Venture Leasing: Startup Financing On the Rise

According to Pricewaterhouse Coopers, investment by institutional venture capitalists in startups grew from less than $ 3.0 billion at the beginning of the 1990's to over $ 106 billion in 2000. Although venture capital volume has retreated significantly since the economic "bubble" years of the late 1990's, the present volume of around $ 19 billion per year still represents a substantial rate of growth. Venture capitalists will fund more than 2,500 high growth startups in the US this year.

The growth in venture capital investing has given rise to a relatively new and expanding area of equipment leasing known as 'venture leasing'. Exactly what is venture leasing and what has fueled its growth since the early 1990's? Why has venture leasing become so attractive to venture capital-backed startups? To find answers, one must look at several important developments that have bolstered the growth of this important equipment leasing segment.

The term venture leasing descriptions equipment financing provided by equipment leasing firms to pre-profit, early stage companies funded by venture capital investors. These startups, like most growing businesses, need computers, networking equipment, furniture, telephone equipment, and equipment for production and R & D. They rely on outside investor support until they prove their business models or achieve profitability. Fueling the growth in venture leasing is a combination of several factors, including: renewed economic expansion, improvement in the IPO market, abundant entrepreneurial talent, promising new technologies, and government policies preferred venture capital formation.

In this environment, venture investors have formed a sizeable pool of venture capital to launch and support the development of many new technologies and business concepts. Additionally, an array of services is now available to support the development of startups and to promote their growth. CPA firms, banks, attorneys, investment banks, consultants, lessors, and even search firms have committed significant resources to this emerging market segment.

Where does equipment leasing fit into the venture financing mix? The relatively high cost of venture capital versus lease leasing tells the story. Financing new ventures is a high risk proposal. To compensate venture capitalists for this risk, they generally require a sizeable equity stake in the companies they finance. They typically seek investment returns of at least 35% on their investments over five to seven years. Their return is achieved via an IPO or other sale of their equity stake. In comparison, venture lessors seek a return in the 15% – 22% range. These transactions amortize in two to four years and are secured by the under equipment.

Although the risk to venture lessors is also high, venture lessors mitigate the risk by having a security interest in the leased equipment and structuring transactions that amortize. Appreciating the obvious cost advantage of venture leasing over venture capital, startup companies have turned to venture leasing as a significant source of funding to support their growth. Additional advantages to the startup of venture leasing include the traditional leasing strong points — conservation of cash for working capital, management of cash flow, flexibility, and serving as a supplement to other available capital.

What makes a 'good' venture lease transaction? Venture lessors look at several factors. Two of the main ingredients of a successful new venture are the caliber of its management team and the quality of its venture capital sponsors. In many cases the two groups seem to find one another. A good management team has traditionally demonstrated prior successes in the field in which the new venture is active. Additionally, they must have experience in the key business functions – sales, marketing, R & D, production, engineering, and finance. Although there are many venture capitalists financing new ventures, there can be a significant difference in their abilities, staying power, and resources. The better venture capitalists have successful track records and direct experience with the type of companies they financed.

The best VCs have industry specialization and many are staffed by individuals with direct operating experience within the industries they finance. The amount of capital a venture capitalist allocates to the startup for future rounds is also important. An otherwise good VC group that has exhausted its allocated funding can be problematic.

After determining that the caliber of the management team and venture capitalists is high, a venture lessor looks at the startup's business model and market potential. It is unrealistic to expect expert evaluation of the technology, market, business model and competitive climate by equipment leasing firms. Many leasing firms rely on experienced and reputable venture capitalists who have evaluated these factors during their 'due diligence' process. However, the lessor must still undertake significant independent evaluation. During this assessment he concerns questions such as: Does the business plan make sense? Is the product / service necessary, who is the targeted customer and how large is the potential market? How are products and services priced and what are the projected revenues? What are the production costs and what are the other projected expenses? Do these projections seem reasonable? How much cash is on hand and how long will it last the startup according to the projections? When will the startup need the next equity round? These, and questions like these, help the lessor determine whether the business plan and model are reasonable

The most basic credit question facing the leasing company considering leasing equipment to a startup is whether there is sufficient cash on hand to support the startup through a significant part of the lease term. If no more venture capital is raised and the venture runs out of cash, the lessor is not likely to collect lease payments. To mitigate this risk, most experienced venture lessors require that the startup have at least nine months or more of cash on hand before proceeding. Usually, startups approved by venture lessors have raised $ 5 million or more in venture capital and have not yet exhausted a healthy portion of this amount.

Where do startups turn to get their leases funded? Part of the infrastructure supporting ventilation startups is a competent national leasing companies that specialize in venture lease transactions. These firms have experience in structuring, pricing and documenting transactions, performing due diligence, and working with startup companies through their ups and downs. The better venture lessors respond quickly to lease proposal requests, expedite the credit review process, and work closely with startups to get documents executed and the equipment ordered. Most venture lessors provide leases to startups under lines of credit so that the lessee can schedule multiple takedowns during the year. These lease lines typically range from as little as $ 200,000 to over $ 5,000,000, depending on the start-up's need, projected growth and the level of venture capital support.

The better venture lease providers also assist customers, directly or indirectly, in identifying other resources to support their growth. They help the startup acquire equipment at better prices, arrange takeouts of existing equipment, find additional working capital funding, locate temporary CFO's, and provide introductions to potential strategic partners — these are all value-added services the best venture lessors bring to the table.

What is the outlook for venture leasing? Venture leasing has really come into its own since the early 1990s. With venture investors pouring tens of billion of dollars into startups annually, this market segment has evolved into an attractive one for the equipment leasing industry. The most attractive industries for venture leasing include life sciences, software, telecommunications, information services, medical services and devices, and the Internet. As long as the factors supporting the formation of startups remain favorable, the outlook for venture leasing continues to look promising.

How to Write a Powerful Capability Statement For Government Contractors

What is the Purpose of a Capability Statement?

Government contracting has developed into a very competitive marketplace, thanks to its potential for being very profitable. Companies of all sizes, from small, micro-firms with one employee to large, mega-firms with thousands of employees have been successful in selling products and services to government agencies at the federal, state, city, county and municipal levels.

However, competition has heightened as more companies try to break into, be competitive in, and stay successful in this market. Five years ago, no one knew what a Capability Statement was, and now, it is a critical tool to help you be as successful as possible, no matter  what size company you represent.

Another complicating factor is that fewer people are employed by the government to handle outreach and acquisitions. This means that contractors must know how to distill the information that is most important to a particular decision-maker, state it in a clear, concise manner, and reinforce its importance to the prospect, even more so than in the past.

Successful firms use their Capability Statement for a number of purposes:

o Required in many government registration processes

o A door-opener to new agencies

o Proof of qualification

o Proof of past performance

o It will set your apart from your competitors

Capability Statement Format

A Capability Statement should be very brief (only 1 or 2 pages), to the point and specifically related to the individual agency’s needs. Ideally, it is a living document that will change depending on the targeted agency. Why is this? Because savvy contractors know that each agency has it’s own mission and focus, and they speak directly to those in their capability statement.

It is important that the document be visually interesting and have similar graphic elements to your company’s brand and logo. It must also be a searchable document that can easily be sent as a PDF file.

Therefore, we recommend that Capability Statements are created in Word or Publisher using a template that reflects a firm’s brand with its own logo, colors and graphic identity. It is important to fit all critical information on one side of one page. The second side, if absolutely necessary, may contain additional supporting data important to the targeted agency such as case studies of past successful projects.

Capability Statement Contents

The five key areas included in a successful are:

1. Core competencies

2. Past performance

3. Differentiators

4. Corporate data

5. Contact information

It is best to call the document a Capability Statement. This should be stated at the top of the document. This is a term known throughout government contracting decision-makers, and indicates that you have knowledge of the contracting process. A Capability Statement should also show a firm’s logo and other branding elements, for recognition, and be free of long paragraphs, instead, using short sentences and bulleted lists for quick visual scanning.

When composing a Capability Statement, use the following section labels: Core Competencies, Past Performance, and Differentiators. These are the key elements that government buyers are looking for so that they can make a speedy decision.

Show contact information, including web site and a specific person’s name, email and phone number, on each side (page) of the document.

Create a new document for each agency, prime or teaming opportunity. This way each Capability Statement has all the information it needs for that opportunity, and only the needed information.

A Capability Statement is preferably only one page, one side. Go to two sides only if absolutely necessary.

Save and distribute as a PDF, not a Word, PowerPoint or other format. Save the document with your company’s name in the file name. Many federal agencies block Word and Publisher documents because they may harbor viruses, however, a PDF file is much safer, usually smaller and stays visually consistent when mailed.

Core Competencies

These are short introduction statements relating the company’s core competencies to the agency’s specific needs followed by key-word heavy bullet points. This is NOT everything a firm is able to do, but the core expertise of a firm, specifically related to the agency this Capability Statement is written for, its mission and identified opportunities.

Past Performance

Begin by listing past customers for whom your business has done similar work. Prioritize starting with related agency, to all federal to other government, to commercial contracts. If the past projects do not relate to the targeted agency’s needs, do not list it.

Tip: Ideally, include specific contact information for immediate references. Include name, title, email and phone. Use this information when meeting with decision-makers. Leave this information off the Capability Statement when you are sending the PDF as an initial outreach effort or leaving as a handout at conferences.

Doing business with the government is highly competitive. Contractors have the burden of dealing with this competitive market and rising above the other contractors. Many companies who are trying to increase sales to the government market do not have a clear value statement detailing what makes them different from their competitors. A succinct, clear statement that relates to the specific needs of the agency is what will help the procurement and purchasing people, the program managers and end users understand why they should pick your firm over other competitors.

Sample Differentiator Questions:

How is your company best suited for the needs of this agency? What is it about your services that make you stand out from the rest? What is it about your people that give you the advantage over your competitors? Why are your products better solutions than the others that are available?

If these benefits cannot be clearly communicated, it is impossible for a decision-maker to make a clear recommendation for your company over one of your competitors. Many companies fail to take this critical step. And they wonder why they are missing out on contracts.

Company Data

Include one or two short sentences with a company description detailing pertinent history. Include: the size of your firm, your revenue, the number of employees you have, and the typical geographic area you serve.

Tip: Readers will visit your web site for additional information. Make sure your web site is constantly updated and government-focused.

List Specific Pertinent Codes

  • DUNS
  • Socio-economic certifications: 8(a), HUB Zone, SDVOB, etc.
  • NAICS (all) Do not include code descriptions, just use the numbers
  • CAGE Code
  • Accept Credit and Purchase Cards
  • GSA Schedule Contract Number(s)
  • Other federal contract vehicles
  • BPAs and other federal contract numbers
  • State Contract Numbers
  • Name (a specific person)
  • Address
  • Phone (main and cell)
  • Email (a personal email, not info@)

If your firm has won any awards, received accolades or has notable accomplishments relating to that agency, list them only if you have space.

Use this information to help you create a Powerful Capability Statement and open doors to contracting opportunities in the federal government. This document is the key to building relationship with important decision-makers in government contracting, providing them with a concise description of the goods and services your business can provide, and a consistent reminder of your firm. When properly written, a Capability Statement is the tool that sets your company head and shoulders above your competition.

Food Storage Tips for Preventing a Food-Borne Illness

Respect bacteria that live on your food

Why some foods require careful handling. Animal-sourced products (dairy, meats) and many liquids, baked goods, and other items at room temperature are great surfaces for growing bacteria, viruses, and parasites. With no extreme heat or cold to slow down cellular division, these micro-organisms thrive, and some are harmful for humans.

Sources of a food-borne illness. Food poisoning is any food-bourne illness, caused by harmful microbial contaminants in raw foods and their juices. You may not have symptoms, but many people experience vomiting, abdominal cramps, or nausea within hours or days after ingesting the same contaminated food. Most people recover completely, but in some cases effects linger or lead to further illness. Individuals with a weakened immune system – such as diabetics, older adults, and children under 5 are at increased risk. Use care when preparing and storing foods for yourself and others.

Examples of risks related to the immune system. For diabetics, any unexpected illness may disrupt blood glucose levels. Try to prevent unnecessary influences when possible. Same goes for older adults – quality of food is paramount. Regardless of age and health status, stale and improperly-stored food is simply less tasty and may pose health risks.

Simple habits to improve health

Minimize risks while shopping. To preserve the best flavour and safety while shopping, pick up refrigerated and frozen items last, and put them away first when you get home. Keep cold items separated from warmer items in your cart. Avoid bruised fruits and vegetables. Bacteria thrive on moist nutrient-rich surfaces.

Focus on date and temperature. Discard any perishable food that is past the “Best By” date marked on its package. Ensure your fridge temperature is 4 °C (40 °F) or below, and freezer is -18 °C (0 °F) or colder. While you’re at the fridge, ensure vulnerable moist and meaty/dairy foods don’t contaminate other fridge contents by storing each item in a container. Clean containers with hot soapy water before re-use.

Taste and nutritional quality changes over time. As food at room temperature is consumed for energy by micro-organisms, the remaining food product is changed. It may be left brittle and moist. This process of consumption and waste production often causes a change in taste and smell.

Concern yourself with safety over appearance. Smells, bruising, and taste are not reliable signs of food safety. Adhere to recommended storage methods and times posted by reputable health agencies, and don’t rely on colloquial rules of thumb not based on food facts. Store vulnerable items in the back of the fridge where it’s coldest, not in the door, and place items that may drip (such as meats and sliced fruit) at the bottom, where contaminated liquids can’t drip onto other food.

Be aware of different viewpoints. Outside the U.S. and Canada, milk is pasteurized with a higher-temperature process, so milk lasts longer, and without refrigeration. Milk storage times are much shorter in the U.S. and Canada.

Here are a few important tips to handle foods safely:

  • Meats: maximum two hours out of the fridge, including time coming home from the store and cooling off after cooking
  • Milk: return to fridge quickly after use; discard served contents (don’t pour warm material from a serving container back into the original, colder container); store in coolest part of fridge (ie. not the door) between 0 and 4 °C
  • Cooking: find correct cooking temperatures for different types of meats and recipes in a quality cookbook, and wash hands 20 seconds with warm soapy water after handling meats, eggs, and any uncooked mixes that contain them
  • Surfaces: clean counters and cutting boards with sanitizing kitchen cleaner before and after contact with food; use one cutting board and knife for produce, and another for meats
  • Handy information: Consult the Government of Canada’s handy chart of recommended storage times; it will encourage you to understand the need for safe food handling, and lists storage recommendations for many items
  • Example: the current recommended safe storage time for raw beef and pork in the fridge is 2-4 days, and for opened milk is 3 days

Keep learning and enjoy the rewards of safe and healthy food habits!

Keep dust elimination items for furnishings and carpeting. These include:

* soothing dust removers to eliminate common household wastes such as food, drink, pee and blood.
* strong dust removers for old and resistant spots like marking, ballpoint pen, lip stick, make-up, shoe enhance and wax.

Here are some techniques of cleaning furniture and screening upholstery fabrics:

Routine Care

Spot Cleaning

Spot cleaning can recover regionally dirty areas and can be done with a fabric or sponge or either wool detergent, hair shampoo or dry cleaning liquid. Always test on disguised area to ensure there is no color change bought on by the cleaning technique. Sponge again with water that is fresh and then allow to dry. Avoid direct sunlight.

Dry Cleaning

Dry cleaning is a technique that includes the use of natural chemicals and detergent solutions. The pattern of treating and removal is so quick that the remedy does not penetrate the stuffing and that does not leave the material or stuffing 'wetted out'. The procedure is carried out with specific equipment and should be done by a professional.

Private Yacht Charter

Private yacht charter vacations are not your normal 'run of the mill' trips, here we look at some amazing places that your luxury yacht can take you to. This time we are looking Alaska, New England and Greece as destinations for your yacht charter vacation.

Alaska is an unspoilt paradise. The terrain and sea is remote, wild and unforgetable. Glaciers and wildlife can all be seen from the comfort of your yacht. Just imagine the blue glacial water set against the snow capped mountains and an intense range of wildlife. Humpback whales, sea lions and seals and bald eagles are all there to be seen. The presence of man has caused a strange cultural melange of Indian totem poles and the domed roofs of the Orthodox churches. There was once gold in those mountains too

There was gold in these mountains, on the edge of the Tongass National Forest the Klondike legacy can be found in Wrangell. The North end of the 'Inside Passage' is where you will find the Glacier Bay National Park. Here sixteen active tidewater glaciers the awesome force of Mother Nature.

New England and Maine explorations can be done from the deck of your own charter yacht. There is plenty to see if you are chartering a yacht for a week or more. The glacier carved harbors, historic towns and the sea itself are there for you to lap up. From the glorious beaches of The Hamptons to the rugged coastline of Maine this is one trip you will never forget. You can explore the uniqueness of Martha's Vineyard with your own your own yacht charter. History enthusiasts will love a yacht charter based around Boston and Cape Cod or if you want to 'people watch', your charter yacht can stop at Sag Harbor or Shelter Island. And yes, if you want to sail under the Brooklyn Bridge and pass by the Statue of Liberty on your own charter yacht you can.

Greece is steeped in natural beauty and ancient Greek history. If you charter a Greek yacht for a week or more you will not run out of things to see and places to go. The Ionian Islands or the Cyclades, the Dodencanese and the Sporades in the Aegean Sea are popular yacht charter playgrounds. Discovering the Aegean Islands is best done in the early summer to avoid the strong wind called the Meltemi, which can seem relentless. Immersing yourself in the culture and 'day to day' life in the small port villages on the Greek Islands is a traditional pastime for visitors to these sun baked islands.

Although yacht charter is really still only available to the rich and wealthy business people of the World, almost anyone can now get a taste of it. Package holiday companies now include yachting holidays as part of their brochure. The companies take out their own yacht charter and the effect 'sub let' a cabin to their clients. By chartering this way they can achieve discounts for bulk buying multiple weeks from the yacht owner.

The freedom and freshness of the open waters is something that can not be easily described. It must be experienced to get its full effects. The one way to do this is on a yachting holiday. The cost is not as high as you might think but will depend on where you are going and the level of luxury you are expecting. Many people's expectations of yacht may be no more than a little wooden boat with some sails, but with yacht charter we are talking about something that can be very luxurious indeed. In fact if you are looking for a yacht with sails, some of the most beautiful examples are the gorgeous twin hull catamarans, which have stability beyond belief. Most yacht charters however involve the super extravagant diesel powered yachts, which are more like ships, but quicker.

We call the whole yachting deal an experience because it is so much more than just a means to get from A to B. The experience can scarcely be compared to anything else. The combination of majestic waters and your seclusion, makes this experience very unique to some and thought after by many. If you find yourself on a luxury yacht, you are a privileged human being and do not forget it.

To start the process of a luxury yacht charter holiday you will need to make a decision when and where you want to go and make arrangements to get time off work – except of course it is work. You should decide that this is what you want to do and then follow through with the plan. There are plenty of avenues to consider after this first step. A good idea is look for places that you would like to see and get more information on them, even just choosing which ocean you want to be in is a good first step.

Some of the places that you can consider getting information from are travel agencies, the Internet and brochures. These will all yield excellent information that can guide you in your decision. Compare all the advantages and costs involved and decide on the one that would be the best fit for you and your pocket. For most people the 'package holiday' model is going to work best and if your destination is somewhere like the West Indies, there will be bargains to be had for sure.

A private yacht charter could be for you, if you are reading this, then you are obviously half way there. If you still have any reservations, just call one of the companies you can find on Google. Honestly, it really is not beyond your reach, and it could most definitely stand out as one of your best memories for years to come. Remember the first step is a decision and then the next step is to gather information. All that is left to say is "have a good trip".

Planning for, Choosing and Installing Granite Countertops

As with most all projects, in the correct weather, it is most enjoyable planning the project while snuggled up in pure wool blankets for sale.

As soon as the cabinets are installed, measure very carefully for the granite counter top. The overall granite size should overlap the top of the cabinets by 1 "to 1 1/2". The outside edge of the counter top should have a finished edge specified. A bull-nose edge is one style used often. Granite can be ordered in a modular system which is best for doing it yourself. With the weight of the granite it requires a 3/4 "plywood base over the top of the cabinets for support.

Choosing granite includes selecting grade, color, layout, style, etc. Once the choices are made the granite must be ordered as soon as possible. It can take a couple to several weeks for delivery. If you choose to use a granite fabricator, the fabricator will usually want to do its own measurement and installation to be sure the work is done properly. Lastly, make sure there is proper storage space for the slabs before they are installed.

The top of all the base cabinets must be covered with the 3/4 "plywood to support the granite. The plywood should be attached with screws.

The granite slabs can be very heavy. Get the help you need and handle them with care. To cut (scribe) to fit, apply duct tape to the base of the saw to protect the granite. Use a dry cut segmented diamond blade on a circular saw to do the necessary cutting. Test the fitting for pieces that are cut.

Place the slab in place on the sink counter. Trace around the opening exactly for the sink onto the plywood. Remove the dry-fitted slabs only. Make a pilot hole in the plywood then use a jigsaw to cut the sink hole. Cut about 1/8 "outside the line you drew for the sink.

Leveling the slabs to join the seams, use a 1-1 / 4 "screw from underneath to raise and lower the countertop.

To glue the counter top down, having others helping, lift the granite and put half-dollar dolops of silicone all around the perimeter of the cabinets. Spacing should be about every 6 "to 12". Next place a bead of caulk around the sink rim sealing the sink to the plywood. Then apply a second bead on top of sink rim. This will waterproof the gap between the sink and the counter top. Now gently lower the granite slab back down.

To glue the seams tape over each seam with blue masking tape. To fill in the seams start with a dollop of polyester-based resin and add a little amount of color. Try to match the granite color. Mix the resin with a putty knife checking the color match. Make a few different colors to blend the seam. Add the hardener 3% to 97% resin. Mix only small amount for the 5 minutes before it will dry.

Apply a base-coat of a neutral color mix to the seam. Smooth as applied also adding a little lighter color. Put in the darkest color last. As soon as finished remove the masking tape. After the resin is washed smooth it out with a seam stone using a slow speed keeping the stone moving in small circles.

One item I often think is that this project is not the same as glass table top replacement.

Why Do Flights to Hong Kong Show Overbooking Profiles?

Of late, the UK travelers seeking cheap flights to Hong Kong reiteratedly experience overbooking profiles. The dominant carriers, such as Air China, China Southern Airlines, China Eastern, Dragon, Cathay Pacific, KLM and British Airways permanently adding new flights to HongKong and Macau frequently, often face exceeding number of passengers willing to explore this part of the world. The causes for this can be many.

According to the International Air Transport Association (IATA), the Asia-Pacific countries are showing higher growth of air traffic. As per the IATA Director General Giovanni Bisignani, "Europe is recovering at half the speed of Asia with passenger growth of 7.8 percent compared to the 15.5 percent growth in Asia-Pacific". How To Sell Your House By Yourself: A Short Guide

Selling your house is something you’ll have to do maybe just a few times in your life. And unless you know a local real estate agent who will sell your house for free or a hugely discounted commission… it can be a real pain in the rear and an expensive process for you as well.

So… you landed on this page about “How to sell your house by yourself ” because of a few reasons I’m guessing…

  • You have no or very little equity in your house so you can’t afford to pay a real estate agents commissions
  • You have equity but want to try to save money selling the house yourself before you resort to hiring an agent
  • You’re in foreclosure (or heading that way) and just need to sell fast without incurring thousands in agent commissions
  • You can’t wait the months and months it sometimes takes to sell a house in your area, so you want to try to sell it more quickly

Whatever one you land in… there are ways to sell your house yourself in your local real estate market.

Since 2013, the housing sector has been experiencing a major recovery. Selling your house at this time will definitely be profitable if you do it right. In most cases, it is about using smart marketing strategies and being realistic about your expectations on what you want to achieve with this sale.

This article will provide some guidelines to help you sell your house yourself.

How To Sell Your House By Yourself – Let’s Dive In

Know The Real Estate Market Well

The first and most important step is doing a market research on your neighborhood. This step involves visiting various home marketing sites (Zillow, Eppraisal, Redfin, etc), calling a real estate agent or two to see what your home is worth, or reading about the various market pricing techniques. Proper homework on these issues will allow you to come up with a right price for your house and also helps you to avoid making certain selling mistakes.

If you don’t want to hassle with trying to come up with a home value yourself… contact a local cash home buyer. They’ll be able to give you an honest fair valuation of what your house is worth in its current condition. And most cash homebuyers can make you a fair all-cash offer on your house within 24 hours, to give you that option of selling quickly (most cash homebuyers can close within 14 days).

Assess the market

This step is almost similar to conducting market research, only that in this case, you are bound to your neighborhood and similar houses. Are there lots of houses for sale in your neighborhood? If so, what is the average that they are listing for? Are there lots of foreclosures in your neighborhood? That may drag your house price down.

Assess the house

As a seller, your house should be in top condition or shape in order to sell at a good price. Identify certain unique characteristics about it and emphasize them during the marketing. For example, a house with garage parking may be more attractive to buyers compared with one with driveway parking.

Also, does your house require repairs? Does it need to be repainted inside or out? How is the condition of the roof? Is the landscaping in good shape? Is the house outdated at all? (you know, those popcorn ceilings. All of these things can make the house more attractive or less attractive depending on the buyer… which changes the price they’re willing to pay.

After all of this… come up with an asking price for your home that is fair… isn’t so high it’ll take you 12 months to sell the house… but is attractive so you get a frenzy of buyers who are ready to buy it quickly.

Use Photos or Videos

Buyers are obsessed with media. Taking walk-through videos of the house and using the videos to advertise will enable you to reach a wider market. In fact, these videos are considered more transparent than taking photos. However, this should not stop you from using the latter option since it is more affordable compared to the video.

So take some great pictures. Take a picture of every room in the house that helps show it off. Take a picture of the house from the outside in a few different angles… people want to see the house before they ever show up to see it. So having great pictures of your house online could be the difference between getting the right buyer quickly… and waiting months and months to sell.

Get Your House “Listed” On The Local MLS And Market It

You can find no or low fee real estate brokers these days who will charge you a few hundred bucks to put your house on the local MLS. This gets your house in front of all of the real estate agents quickly (so be prepared to pay those “buyers” agents a 2-3% buyers broker fee if you plan to have their support in helping you find a buyer.

Place ads in the local newspaper, signs on the roads, and hold an open house.

All Of This Sound Like A Lot Of Work To Sell Your House Yourself?

It can be.

And in the end, many homeowners think they’re saving money and time by marketing the house themselves… when in the end it costs them more money to go that route.

When you sell your own house here are some things you need to consider…

  • If you’re not a good marketer or aren’t ready to spend a bunch of time marketing your house right… selling it yourself may not be your best bet
  • If you don’t do a good job preparing the house and the marketing materials… and working with buyers to really build the value of your house in their minds… you may actually sell the house for 3-8% less than you may get for the same house an experienced person marketed the house for you
  • Too many sellers never think about holding costs or opportunity costs… every month that your house doesn’t sell means another mortgage payment, tax payment, insurance, utilities, etc. If your mortgage payment is $1,500/mo… and $1,300 of that is interest… if it takes you 7 months to sell your house… that cost you an extra $9,100 (not to mention taxes and insurance you paid during that time). So, if you were able to sell that house more quickly… would it make sense for you to provide a buyer a discounted price today so you can close quickly and move on? Something to think about.

A local cash home buying company can give you a fast offer for a fair price.

What To Look For In The Best Commercial Foundation Repairs

Commercial foundation repairs require an expertise all their own and a company licensed and experienced to deal with them. A healthy balance between the foundation and the surrounding property equals a healthy building.

Primary Causes Of Foundation Problems

Clay soils are predominant in this region and cause most of the foundation issues in commercial buildings. They act like a sponge soaking up large quantities of water and expanding. This in turn exerts enormous pressure on the foundation. The result:

· Cracked foundations or walls

· Windows and doors that stick

· Uneven floors

· Bowed basement walls

· Separating or leaning chimney

Long dry periods can similarly cause drying, contraction of the soil, and sinking of foundations. This is characterized by; cracking around windows or vents, deteriorating mortar and cracked floors. Landscaping absorbs water, especially the trees, creating an uneven water situation or excessive dryness, causing more contraction.

Preventive Maintenance

With large properties, the best prevention for major problems is to keep the soil beneath and around the foundation evenly moist. This can be accomplished through an on-going program of proper irrigation and drainage. Even with proper prevention you may still need to provide repairs to commercial buildings such as; repairs to piers, concrete or steel pilings, soil injection, drainage, mudjacking, root barriers and tunneling. Concrete piers are formed by drilling holes into the ground and filling them with concrete. They must age for at least a week after being poured, before using.

Steel or concrete pilings are columns pushed or tunneled into the ground below the house. Concrete is cheaper than steel. Both can be used right away, compared to piers. In soil injection, water soluble chemicals are injected into the soil beneath the building to inhibit its ability to absorb water and limit upward movement of the soil. This is often done in conjunction with added drainage.

Drainage can be anything from slope adjustment to rain gutters and downspouts to more extensive moisture barriers, French drains or slab drains. It is needed if you have standing water within ten feet of your foundation after a heavy rain, which can happen with homes on clay soil.

Root Barriers are used to keep roots out of areas where they are not wanted. They are preventative only. Mudjacking is the process of lifting a building or area and pumping concrete under it to permanently lift it. Polyurethane resin can be used as well. It is inexpensive but has no warranty and can sometimes ruin sewer lines. For this reason it should be relegated to minor fixes. Tunneling is a part of the repair process that involves tunneling under the building as opposed to breaking holes through the floor or foundation of the building.

Commercial Assessment And Estimates

Commercial foundation repair should include attending to the special needs of a commercial building, be it your residential tenants’ needs, your warehouse on-going business needs, such as supporting the extra weight in part of the building during repairs, or the need to provide extra entrance and egress while adjusting the landscaping for preventative maintenance purposes.

You want a contractor who will assess the structure of your building, be able to read your structural engineering plans, or design a plan according to your needs if there are no plans. You will want an estimate that takes into account the special needs of your building, and a contractor who can discuss these needs with you in planning your commercial foundation repairs.

Furniture such as dining tables, bed frames, book shelves are taking homes and buildings by storm. But first let us talk about a little fact about timber – its uses and types. Timber, which is another name for wood or lumber while still standing in the form of trees or cut down and turned into flat boards for construction was the term used by people since at least the seventh century, while lumber is a comparatively recent word, dating to the settlement of America in the 1600s. Timbers have been an important structural component in ship building. Before it is cut down, the forester must assess it first to identify its value and whether or not the selected timber is safe to harvest. Today, the industry of timber around the world is vast, providing source for a wide variety of products such as paper to particleboard.

Hardwood and softwood are main types of timber and these terms do not refer to how solid the wood is. Trees with wide leaves are being classified as hardwoods while trees that are cone bearing are considered soft woods. While hardwoods can end more stress and are used for outdoor construction, softwoods are better for furniture and other interior items, which means that the type of project you have, will decide on the type of wood you will be using.

Tables seating, drawers, bed frames, book cases, desks, coffee tables and entertainment units are just some of the great objects you could create out of timber. Hardwood such as mahogany, walnut, oak, maple, cherry, rosewood and teak are generally used for wooden cabinets, wall framing and flooring, bowling alleys, doors, handles and other solid furniture while softwood such as pine, hemlock, fir, redwood, spruce and cedar are usually used for frames, windows, plywood, veneer, general millwork and interior trim, posts and paneling. They are all distinct from each other and you can decide the one that best matches your requirements. New and exciting range of locally handcrafted wood furniture is now available on the market with excellent quality and competitive prices. Other suppliers use exotic timbers depending on the availability.

Designs For the Perfect Garden Sheds

Gardens are not only for lawns and household play fields, but can also be perfect locations for storage sheds wherein one can just basically stock unused household stuffs in the shed. As part of the entire house exterior, it is only but proper that garden sheds will also look presentable and in-relative to the house’s design.

In order not to be a total complete eyesore, garden shed designs should be well-planned. Shed plans should be in harmony with the available space in the garden as well as the design befitting the house’s style. Furthermore, garden shed designs should serve its purpose to the owners in general.

The following are some basic tips on how to build your garden shed:

* Space. Before one make his/her own storage building plans, one has already the estimate of the space where the garden shed will be placed. Aside from the space available, decide also which part of the garden it will be located. Make sure that it will not be located somewhere near the main road so as to avoid blockage of the pathway in the future.

* Layout. On a piece of paper, have a layout of your garden shed designs. One needs not to be an architect or engineer for this matter; a basic design of the garden shed – such as how it looks like – will do since this will only serve as a guide to the carpenter or designer in building the shed. If one is really very intricate about it, he/she can hire a designer or architect to make the storage shed plan.

* Materials. In the storage building plans, also include the kind of materials which you like for your garden storage shed. Most of which are made out of wood as woods are deemed as perfect materials for a garden storage shed. Aside from the fact that woods are cheaper, it can also blend well in the environment of a garden wherein shades of green and earth colors fill the area. It is advisable, however, to put wood treatments in certain parts of the garden storage shed. This is to prevent pests or house bugs in getting into the woods.

If you cannot do it on your own, find someone who is learned and skillful in carpentry and designing storage sheds. Look for highly qualified individuals who can construct your garden storage shed. This does not only entail a sturdy garden storage shed output, but also a saving from time and materials used.

Basic Garden Shed Designs

Common garden shed designs today include the A-frame type and barn-style sheds. There are also many other styles such as pet barns, saltbox greenhouse, playhouses, cottages, pool cabanas, or a miniature version of your own house. Outdoor storage may be fitted with a porch and other accessories. When looking at garden shed designs, check what each manufacturer has to offer.

For a garage shed where you intend to park toy vehicles, bikes, motorcycles, and even cars, there are shed kits that come in various sizes available. In choosing, you would of course have to tally the number of vehicles in the household. Usually, garage sheds are also designed to house auto repair tools, parts, supplies, and cleaning equipment. Since garage sheds are valued for their interior quality, exterior designs are usually minimal and simplistic.

Outdoor garden shed designs for vehicles need to have strong foundation. You may choose from concrete, concrete block, pressure-treated lumber, brick, or plywood sheets to support the entire structure. The roof height must give adequate room for people to move in and out while the doors may be single, double, or roll-ups. Garden shed designs may include windows to encourage proper ventilation inside the shed. Another of the most popular garden shed designs are those for constructing potting or greenhouse sheds. Just like garage sheds, outdoor structures for plants need good ventilation because of sprays, fertilizers, insects, and soil. It is a good idea to erect a potting shed near a water source for better plumbing capabilities and maintenance. Greenhouse sheds may include a work bench, hooks for which to hang garden tools, and shelves.

If you are planning a shed to serve as a nursery for seedlings and young plants, as well as a greenhouse for orchids and foliage, you might want to look at larger garden shed designs. You can have the roof be made of either plastic or glass. The best flooring for a custom greenhouse is concrete. Hooks may also come in handy for baskets and ladders. Electricity is also a must for potting sheds as well as plumbing fixtures.

Depending on the type of outdoor shed you wish to have, you may opt for accessories to make garden shed designs even more interesting. Items such as skylights, cupolas, alarm systems, motion detectors, and storage units may be bought separately from shed kit manufacturers or your local home and garden store. You may have shelves installed or purchase storage containers to better organize items to be stored.

Wooden Garden Shed Designs and Plans – Things to Consider in Building One

Ever feel like there’ simply shortage of space where you can properly store your gardening tools and equipment? Brace up, it may be high time for another addition to your yard. I’d suggest you get started looking over some wooden garden shed designs and plans.

If you have an inherent talent for building stuff and tinkering around with your hands, there’s no reason why you can’t build a garden shed yourself. But I do suggest you use wood as your material because it is a lot easier and cheaper to use wood. Not to mention, it would blend right in your yard with your garden.

If you go over different wooden garden shed designs, you’ll find that aside from the construction process, there’s a whole lot more that goes into building a shed. That’s what we’re going to discuss below:

First thing you need to do is to find an ideal location for your shed. An ideal location would have to be somewhere where it’s not very obtrusive in your garden. Also, make sure that the area is not somewhere where the water drains. Muddy or wet grounds would make a bad choice for the location of your shed. The soil can easily shift, and once it does, the shed could easily disintegrate as well.

Additionally, make sure that the shed is not built on property lines or you may face some trouble with your neighbor in the future. Above a septic tank is also a bad choice. It would have not provide a solid ground for a shed.

Size and Budget

Another thing you need to consider is the size of the shed you’re going to build. How much space you have available in your yard as well as your specific need would have to be kept in mind in deciding on the specific size of your shed.

Additionally, once you’ve decided on the size of the shed, it is just as important to calculate how much you’re going to spend for the project. Paying a visit to your supplier and getting a quote would be a good idea. Of course, you will need a complete list of materials to do this.

Wooden Garden Shed Designs

Aside from functionality, you also have to consider aesthetic value in choosing the right wooden garden shed design. Something that would add character and blend perfectly in your yard would be the perfect shed design.

Obviously, you can only choose the perfect designs once you’ve gone over several shed designs. And that is something I strongly suggest you do. A garden shed after all does not only serve your purposes, it has to accentuate the beauty of your home as well.

Here’s what you must consider building your own shed:

1. Decide on the type of the shed

Free shed designs can either be made to be permanent or movable. If you think in the future that you might need to move this to another site or you wish to do a landscaping and you need to relocate it, settle for the mobile garden shed.

2. Know what size you need

Garden shed designs are similar to storage building plans; they have their own separate standard sizes. Standard sizes are your basis and determining factor on what size you really need. You can change the size according to your own preference and needs.

3. Decide on your flooring

A simple garden shed design can be a small structure that only needs simple flooring. If you opt to do something that is permanent, you still need to have a good and sturdy foundation but not as elaborate as a free storage shed plans concrete foundation.

4. Decide on your wall

Assemble your walls in a prefabricated style so you can easily attach this on the sides surrounding the floor going all the way up. Make sure that frames and attachments are complete and properly attached.

5. Determine your roof design

After the frames of the walls are attached, you can start attaching the roof. A garden shed normally consists of a simple flat roof slightly leaning to either side to avoid accumulating water during the rainy season.

6. Know your door size

Make sure you have the right door size. Others make the common mistake of building too small doors that prevent bigger tools and equipment from being stored inside.

7. Sealing it right

Do not forget to seal especially your roofing. This will prevent leakage during the rainy season. Your woodworking storage should be dry and clean inside to protect the things you store.

Building your own shed is easy. Just follow the steps above and you’ll be working like a pro. One of the best things you should consider when getting your own shed plan is its ability to be expanded.

Garden Shed Design – Wood Or Metal?

Are you thinking about getting a garden shed? There are a few things to consider first. First of all, wood or metal. The second thing is, do you buy or build it yourself? You can learn from my mistakes, keep reading and find out the best option for you.

When I first decided to get a new garden shed I made the mistake of ordering a ‘build it yourself’ premade metal shed. It took me about a day to construct and I knew right from the start it probably wasn’t going to be the shed I wanted.

after I had built it I tried to convince myself that it would do the job. The sliding metal doors made such a horrible noise when closing them and even though I had bolted the whole thing down to the ground it still didn’t feel very safe.

It wasn’t until a few days later I noticed that some of my tools and equipment were wet. As I looked up at the roof I realised it was damp. Condensation. The whole roof was covered with condensation which didn’t disappear until late afternoon by which time as soon as the sun had gone down it was already starting to come back.

I put up with it for a couple of months until I finally made the decision to pull it down and get a wooden shed. The original reason I didn’t get a wooden shed was because of the price. Metal sheds seem to be so much cheaper, I now know why.

Being a keen DIY person there was no way I was gonna buy one. I invested a little bit of money and downloaded a whole load of plans from the Internet. After choosing the right plans I took them to my local lumber yard where they gave me a quote from materials. It wasn’t much more than the original metal shed I had wasted my money on.

A few days later the shed was built and it is now my pride and joy. All my tools are safe and dry and I’ve got a load of room to spare. The best thing is people can’t believe that I made it myself. It’s great to show off my DIY skills!

In conclusion, forget about getting a metal shed. They’re just a waste of money. Nothing beats a good old-fashioned wooden shed and building it yourself is definitely the way to go.

It’s so much fun and you get to show it off to all your neighbours and friends once you have completed it!

Cut Glass and Glass Blowing History and Development

Natural glass, like obsidian, is a dense volcanic glass, and has been used by man for millennia. To early man, obsidian glass was an extremely rare and valuable commodity, because of the way volcanic glass fractures, sharp edges occur. This inherent quality of natural cut glass was put to use and was often made into sharp spear points and blades.

Man-made rudimentary glass was made from silica sand, plant ash and lime. Over time it was discovered that if glass was heated until it became semi-liquid, it may be molded or shaped and left to cool into a solid new piece or vessel. In ancient times glass pieces were valued as a substitute for precious stones or gems.

During first century BC, the craft of melting and blowing glass into useable objects was developed. Glass pieces and items gradually became more common after the discovery of glassblowing. Objects such as vases, bottles, and cruets were mouth blown and mold blown during the Roman Empire, usually for ordinary purpose and daily use.

Common glass normally has a greenish hue. The green tint is caused by minuscule amounts of iron impurities in the sand used to make glass. Glass producers learned to make decorative and colored glass by adding metallic compounds and mineral oxides such as cobalt. Colored glass of reds, blues and greens become prevalent. After craftsmen learned to score and cut glass, they found clear glass refracted light in spectacular fashion. Thus, clear cut glass became popular, and demand for colored glass plummeted.

Around 1000 AD, a new development was made in glassmaking. The glass making component of soda-lime, was replaced by potash obtained from wood ashes. From this time on, glass from the northern part of Europe differed very much from that made in the Mediterranean area, where soda-lime remained in common use. Centuries later in Bohemia, ashes from beech trees were used. The production of Bohemian "forest glass" was progressively refined over the years.

During the 11th century new ways of making sheet glass came about in Germany. Glass blowers would blow spheres, and then form them into cylinders. They would cut the glass while still hot and then flatten the glass into sheets. Glass makers in Venice, Italy improved this method in 13th century. By the late 1300's there was as many as 20 glassworks in Bohemia and Moravia. The 12th century saw the arrival of stained glass production. Stained glass, another form of colored glass, was made by adding metal impurities. Church and monastery applications of stained glass can be traced back to examples that remain today, ie St. George. Bartholomew church in Kolin. A glass wall mosaic is preserved there from around 1380.

Venice became the dominant center for glassmaking during the 14th century. Here new glass making methods were developed and export trade such as mirrors, tableware, and decanters flourished. Secrets of glass making were highly guarded in Venice, but historically glass workers moved to other areas of Europe taking their knowledge and skill with them.

A technique called "the Crown glass process" was used to make glass until the mid part of the 1800s. A glassblower would spin around 9 lbs of molten glass at the end of a rod until it spread out into a flat disk nearly 5 feet across. The glass disk would then be cut into panes. Glass from Venice was highly prized for over four centuries as they managed to keep this technique secret. In 1688, a method for casting glass was invented. This led to glass and glass panes in becoming a much more common material. The glass pressing machine was invented in 1827 and facilitated mass production of relatively inexpensive glass items. The glass pioneer, William J. Blenko, is recognized as first glass producer in America to use the cylinder method of creating flat glass by the 1920s.

The Bohemian countries of Czech and Slovakia are still known today as two of the finest cut glass and cut crystal producers in the world.
