Real Estate Investing 203 – Shifting Classes or Uses

Back in Real Estate Investing 101, I briefly mentioned “Shifting Classes” after the Buy & Hold strategy. There are a few different ways to shift classes and uses that can build value for investors.

Residential to Commercial

One of the most common ways to increase value while shifting classes or use is to have a property re-zoned from residential to commercial usage. A property that is located on a busy street would be a prime example. The busy street lowers the value for a residential property because of the noise and associated traffic. It is even more true of a corner lot. So, this busy location is a detriment.

However, for a commercial property, the traffic is an asset. If it is a corner lot with heavy traffic on multiple sides, that is even more of a bonus. A savvy investor might see the commercial potential of a property, possibly even years before having it re-zoned. In fact, it is preferable to buy the property well before it can be converted to commercial zoning and rent it out for residential purposes. The reason that one may choose to do it this way is that the property can be purchased for the best price, and then carried with the costs offset by a renter while the investor seeks to have the property re-zoned. Depending on local rules and nearby zoning, as well as future plans the city may have, it might take a year or more to get the property properly re-zoned. Meanwhile, because the property is located on a busy thoroughfare, advertising for renters is as easy as putting a sign on the property.

Keep in mind that frontage may be just as important for commercial property as acreage. That is another reason that corner lots are such a premium. They have as much as twice the frontage/acre as a lot on just one street. Obviously, lot dimensions will play into this, but in almost all cases the corner lot is the premium.

Low Density to High Density Residential

Another popular way to increase land value is to change it from a lower density residential to a higher density residential usage. Finding a single property or an assemblage of properties to re-zone to higher density can increase the attractiveness of the property to a developer.

Of course, as with most real estate, location is everything. A townhouse or condo development might not be in demand in a less densely populated area, but might support very high valuations in a sought after area. It might also be a great way to capitalize on a smaller parcel adjacent to a popular subdivision. For those familiar with the St. Marlo subdivision at the extreme southern end of Forsyth County out side of Atlanta, The Weston, which is next door is a great example.

Apartment to Condo Conversions

This is an often overlooked strategy that is similar to flipping, but on a huge scale. It is out of the realm of most investors, but purchasing an apartment complex and converting them to condo can be extremely profitable. This is especially true of a slightly older community. As the community ages, the demand for it may decrease. As demand drops, the rent may not keep up with fresher complexes. At the same time, the mechanical systems will be getting ready for an overhaul. If one can purchase the entire operation at a reasonable price, one might be able to flip it to individual ownership.

There are a few different strategies that can be employed depending on the needs of the investor as well as the needs of the community and subject property.

Starting at the lowest end of the economic scale, if the property is converted to condo, there might be reluctance from current residents. One way to overcome this is to build a pricing model that allows the majority to remain in place, increase the value of the community and more quickly sell the remaining units. Finding a financing solution that allows the tenant to be converted to a buyer means that one doesn’t need to market as many units. Offer to pay closing costs, finding sources of down payment assistance or 100% loans would also help to ease the transition. If there is a way to allow the current residents to buy in below the prices that the property will be marketed at, this is even better. This gives the current residents instant equity, and they will be more likely to be better neighbors since they now have a stake in the community. Occasionally, converting to low income housing may also carry tax benefits for the investors. Having single unit or multi-unit investors in line should there be residents that don’t wish to purchase is also an option, but not as attractive since there will be a lot of residents without a financial stake in the community.

The same strategies can be used with higher priced properties as well. But, financing is often easier to set up. Many of the residents may already to considering purchasing their next residence, and allowing them to buy in below market will be very attractive. Set up several programs that allow different pricing based on renovations to existing units. Offer a low price for un-renovated units (only to residents in those units), a mechanical only upgrade, and a full upgrade including fixtures, etc. For a full upgrade, one might offer a nearby similar unit to allow a faster transition.

This can also be done with vacated apartment complexes, but there will generally be much higher renovation costs. However, the profit margin may be significantly higher. While driving through New Orleans earlier this year, I couldn’t help but think that there were huge opportunities in renovating apartments.

Commercial to Condo

Loft conversions are hugely popular. Most of the conversions that are currently being done are very high end. However, this can be done at various price points. The primary difference will be in the level and quantity of finish for the units. Finding a building worth saving, that is convertible to residential space is the first challenge. It needs to be unique and have plenty of character.

If one is shooting for the lower end of the market, all that needs to be done is to provide the stubs for plumbing, and require the buyer build out kitchens and baths on their own. Set some sort of minimum standards, and be sure all work is permitted and done to local code.

Moving up, one may choose to put in baths and a kitchen, either fully finished or in some other state agreed by the buyer. One could also go as far as to have several private rooms, and fully outfit the space with high end finishes and fixtures. Additional amenities could be included ranging from pool and parking to high-speed, wireless internet access.

In all of the condo conversions, whether from apartments or commercial space, it is very important to set up some sort of Owner’s Association. This will help keep cohesion in the community as it is populated. This also provides a mechanism to care for common property and maintain amenities. Another issue that the OA will need to deal with is the level of renters for the community. The lower the percentage of renters v. owner-occupants, the lower the maintenance needs generally are. However, if there are no renters allowed, it might adversely affect resale values. There are a lot of different strategies for dealing with that particular situation.

My Peach Faced lovebirds are pint-sized bundles of joy. They have the full personality of parrots while being easy to house because of their size. They love to pull them off my clothes! Such loving little birds: they love to snuggle and preen.

Many people believe lovebirds must be kept in pairs. This is simply not true. A single lovebird makes a better pet because it bonds to you rather than to another lovebird. While it is easy to keep a pair of lovebirds tame, if you plan on spending lots of time with your bird you can keep it alone. However, if you work long hours and don’t think you’ll have a lot of time for your love bird, I recommend you get him/her a companion. This will keep your lovebirds happy and prevent boredom. It is important to realize that while lovebirds are a small parrot, they have the intelligence and abilities of some of the largest parrots.

They never stop amazing me with their ability to escape their own cages. I have to put copper wire on the cage doors to keep them in, and sometimes they figure out how to untwist the wire and open the door!

Lovebirds will sometimes try to become the little bosses of the household. I recommend using the same type of gentle dominance training that is used for larger parrots.

Are you looking for a bird that you can teach to talk? Lovebirds can learn to mimic sounds and speech on occasion. However, I don’t recommend that you buy any species of bird only because of the expectation that it will speak; even the famous African Greys sometimes don’t learn to speak. So, if that is your only reason for buying a bird, I’d seriously urge you to reconsider as the bird could end up abandoned because of your own disappointment.

In my opinion, love birds and parrots both make great pets even if they never utter a word. We have both in our home. The lovebirds chatter away all day, never making a sound that anyone can understand, except as being simply ‘noisy chatter.’ However, our Double Yellow Head parrot makes up for it; his vocabulary is very long, extensive and he is constantly talking.

If you decide to breed love birds just remember they are prolific breeders. You may soon, as we did, find our home over run with lovebirds! And, as a word of caution, “do not” put bark chips in the nest of the baby birds. Though the odor is pleasant to humans and is good for older birds it is too strong for baby lovebirds. I must admit I learned the hard way and had casualties on my hands! Paper is the best thing to put in the nest along with some alfalfa. Do not get powdered alfalfa, rather dried alfalfa blades. If you decide to use paper, do cut the paper (newspaper is best) in long strips and put it beside the nest. Mama will take it into the nest. And, remember if mama snaps at you she is only protecting her nest!

My favorite lovebird is Lucky, so named as it was our first clutch and she was the only one, of six, that survived when I put the bark chips in the nest.

We do not have an aviary breeder, rather, our lovebirds are paired off in separate cages. The best way to tame babies quickly is to remove the babies from the next when they are about two weeks old and hand feed them. This way, the birds get the best of both worlds: the immunity conferred from their parents and the tameness that comes from being handled by humans.

Our lovebirds are abundance weaned so that they are happy, well-adjusted birds. We feed them pellets, a good seed mix, alfalfa, wheat grass, quinoa, sprouted beans, and other veggies and fruits. And, oh yes! Lovebirds love to not only eat grapes, but to toss them around also. In short, lovebirds love playing. They keep us entertained for hours. How to Open or Start a Swimming Pool in the Spring

Starting or opening up a swimming pool is pretty simple. But it does require a bit of work and a couple of extra hands. Honestly, it's best to start a week or two before you want to open it for not only best results, but also to take some of the "last minute" stress away.

No matter whether you have an above ground pool or an inground pool, the basic work is the same or similar. Follow these simple steps with details & tips:

Remove all the leaves, dirt & debris from the winter cover before removing it. I can not tell you how many times I've seen people let all of the winter mess just go right into the pool! Talk about extra work. I've seen really clean "winterized" water become black with the "tea" & debris from the winter cover. Spend a couple of half-hours scooping the excess & accumulated leaves from the top of the cover. Remember, it's not just last fall's leaves; it's the spring pollen, tree "helicopters" & pine needles too.

Remove all winter & ice expansion plugs ( Gizzmos). You can not start the pump & filter system if water is not flowing from pool to filter & back! Be sure to replace the respective directional returns (eyeballs), suction grates (usually used on lower suction fittings), Circulator fittings, etc. If you are using standard, stationary eyeballs, remember to point the flow of water DOWN toward the bottom of the pool to optimize the circulation. For even better circulation, consider replacing standard directional returns with "the Circulator".

Bring the Water Level up to normal operating level. If the water on top of the cover is relatively clean & algae free, use that water to fill the pool. It's free! It may be a little dirty, but that's okay, it will be treated with the rest of the pool. At this time it's a really good idea to add either an algaecide to the water or a natural pool enzyme to start cleaning up the water and prepping it for the initial shock. If you are adding fresh tap water to top the pool off, add a good metal and mineral stain & scale control product to prevent sudden metal stains, especially iron or copper, when the pool is first shocked.

Carefully remove the winter cover. Clean it up, fold it up & store it away. When cleaning, use a good cleaner that is specifically made for cover material. A good chemical cleaning of the winter cover will lengthen the life of the cover by removing the dirt & soil from the fabric (you would not put dirty clothes away in the closet for the next season would you?)

Hook up the filter system. Properly attach the correct hoses or pipes to the proper valves or fittings on the pump and filter. Even I've made this mistake: the right hose goes on the wrong filter fitting & 2 weeks later, the pool is still not clear! Here's the easiest way to remember: basket to basket (skimmer basket to pump basket) and hole to hole (exit – "to pool" – hole on filter valve or tank body to return opening on pool wall). Be sure to properly lubricate all multiport or shut-off valve "O" rings with a good silicone lubricant. Not only will you give the gasket added life, you'll help it seal more easily too. Do not over-tighten clamps on above ground hoses; over-tightening will often "crimp" the hose allowing air leaks. REMEMBER: replace ALL of the drain plugs to the pump, filter tank & heater (if equipped).

When starting the pump for the first time , be sure to "prime" the pump with water. Do not start it dry, not only can harm be done to the pump, extra stress & strain is placed on the entire system. If your pump is below the water level, as on most above ground pools, priming probably is not necessary because the water is naturally "falling down" to the pump (gravity feed). If the pump & filter system is more than 3 ft above the water level, priming is an absolute must. Keep in mind that the system could take several minutes to "catch" and start.

SPECIAL NOTE: it is VERY normal for LOTS of bubbles to come out of the return fittings when first starting. Even for up to 24 – 36 hours, some bubbles will remain in the plumbing system while it returns to normal operation.

SPECIAL TIP: to make the filter start easier, open the "air bleeder" valve on the top of the filter tank when the filter starts. You will hear a big "whoosh" of air as it is pushed out of the filter. When water gushes out, replace or close that valve. If your filter does not have a manual air bleeder, temporarily remove the pressure gauge for the same results.

Clean & vacuum the pool of all dirt & debris. Get all of the excess stuff out of the pool before adding shock & start up algaecide, especially if the water is relatively clear & clean. The less stuff in the water, the more effective your initial shocking will be.

Clean the liner or tile line with a good quality pool surface cleaner like Off the Wall Surface Cleaner. DO NOT use household cleaners as they can affect the pH and add phosphates to the water which will contribute to algae growth later on. This is where most of the winter's scum has left its mark. Clean it off now while it is still "soft" & easy to remove rather than when it bakes in the sun is more difficult to clean. Prevent this scum line (biofilm) from reforming with regular cleaning or by using AquaFinesse Pool Pucks.

Add your initial doses of shock & algaecide . Now you can add the chemicals! When starting, do not skimp. Do a good "heavy" shocking and proper dosing of algaecide at opening. In the long & short run, you're going to save a lot more money by doing this the right way. Follow the doses below.

Allow the opening or start up chemicals to circulate for 24 – 36 hours before doing any testing or water balancing. Why wait? 2 reasons:

1. Additions of Shock & algaecide will change the water chemistry and water balance. That little bit of time will allow the levels to settle back down for a more accurate reading.

2. The chemicals already in the pool water may be settled toward the bottom. This is especially true of cyanuric acid typically known as pool conditioner or stabilizer. If the water is not allowed to circulate & stir up what's on the bottom, you will end up adding stabilizer that, more than likely, does not need any additions. This is a great way to save money. By the way, NEVER add conditioner or stabilizer unless the pool water needs it and only if the test shows a level of 20 ppm or less. Stabilizer or cyanuric acid levels should be no higher than 60 ppm. Higher levels are simply wasteful and provide nothing for the water balance.

Install ladders & deck equipment. Be sure to secure tighten anchor bolts, diving board & slide anchors (if equipped). Check to make sure bolts or hardware are in good condition. Replace worn or corroded nuts & bolts for your safety.

Filter 24 hours before bringing in Opening water sample for Testing & Analysis. Adjust pH, Total Alkalinity & Calcium Hardness as needed.

Chemically clean the filter with Kleen It or Strip Kwik Filter Cleaner after 2 weeks to remove the filtered winter stuff. Chemically cleaning the filter about every 8 weeks lengthens the life of the filter media and promotes longer filter runs.

NEVER DRAIN your pool. The liner will shrink, voiding the warranty and could cause damage to your pool. In gunite, plaster, or even fiberglass pools removal of the water from the pool could result in the pool structure "floating" and causing serious damage to the structure. Always check with local builder for specific instructions.

Start up chemical doses in chlorine, bromine , ionizer, salt-chlorine pools. Shocking must be thorough in order to break up residual chloramines (combined chlorines) from winterizing. If chloramines are not dealt with now, a lingering chlorine demand (an inability to maintain a solid chlorine or bromine level) problem will develop.

Chlorine shock: un-stabilized Cal- Hypo is the preferred product to use on an initial spring shock. It gets in, oxidizes, then gets out (gasses off). Use at a rate of 3 to 5 lbs per 5,000 gallons for best results. Do NOT use a non-chlorine shock with the initial start up. Liquid chlorine bleach is OK, but is very weak (about 11%) when compared to Cal-Hypo (about 60%).

Initial Algaecide: do not skimp with the algaecide! Always use an algaecide that has at least 30% active ingredients. Be careful using algaecides with copper as an active ingredient; improper use may lead to staining of pool surfaces. Gallon jugs of algaecide typically contain less than 10% active ingredients and are a virtual waste of money. Follow the label directions for an INITIAL dose, typically 1 – 2 quarts per 10,000 gallon.

After adding the initial shock and algaecide, be sure to run the filter for 48 to 72 hours continually. DO NOT backwash the filter during this time. Let the filter and the chemicals do the work.

Final & continuing steps: balance the water (pH, total alkalinity, calcium hardness). Using additives such as borates and natural enzyme products will enhance any pool chemical care system you use. How Much Ya Bench? Yep, the age old question once again rears its ugly head. No matter how many different exercises exist there is no escaping the one question that serves as the “strength barometer” for anyone who’s touched a weight in their lives. Nobody ever asks you “how much can you do on a tricep pushdown”? Never had anyone ask me what my top weight on concentration curls is either. No, when questions of strength are at hand the only one you’ll hear (outside of possibly “how much can you squat?”) is that one regarding your ability to lay under the iron bar and press it with all your might.

The problem is…for most guys…the number isn’t all that impressive! As a matter of fact, some guys will even find themselves intimidated to get under the bar and for that reason, avoid the bench press altogether. If you’re wondering how someone could be intimidated by the bench press exercise then you were obviously not one who has ever gotten stuck under the bar (ahem….like yours truly!). Trust me, it’s not fun trying to find some way to wiggle out from under a weight that was obviously too much for you to handle in the first place and is now slowly crushing your chest with the force of a boa constrictor in a straight jacket!

Well it’s time to get over your fears and start blasting through your bench press barriers! 1. “SPREAD” the hands apart – If you want to really start pressing some serious weight then you better be sure you’re getting your pecs some help! This would come in the form of its good buddies the delts and triceps kicking in to help out. Delts are pretty much active as soon as the bar is lifted off the rack, so they’re not much of a concern. The triceps are however. In order to get the triceps contribute more, you’ve got to put them on high alert. Do this by doing what they do best….straightening the elbow. You might ask “how do I do that if I have my hands fixed on the bar”? Simple. By trying to spread your hands apart while holding firmly to the bar. They obviously won’t move anywhere, but the force will be directed to the outsides and will cause the triceps to fire as you isometrically “extend” the elbows. Still not sure if you know how to do this? Not a problem. Place one of the small hip minibands around your wrists and do your bench press like that! Problem solved!

2. ACCELERATE THE BAR – If you’re going to want to BREAK THROUGH BARRIERS on the bench press, then you can’t expect to knock on the door of new highs like you were the Avon Lady! No. You’ve got to slam on that door like you’re the big bad wolf coming to take back what you deserve. The easiest way to simulate this in the weight room is to literally accelerate the bar on the way up to accelerate your strength gains! By not doing this you’re missing out on the opportunity to take advantage of the old physics principle that an object in motion will stay in motion. So get that bar in motion and go for speed during the sticking point to make this “stick” a thing of the past.

3. USE THE “TOUCH AND GO” SYSTEM – You probably are wondering what this is? Not too complicated but an extremely effective method for increasing your bench press. As a matter of fact, it is the number one trick that I use myself when I’m trying to get more out of my max. All you have to do is make your last two sets one in which you’ll use a weight that you never really did before (so perhaps a 1-2 RM) followed by one where you’re going to slash this weight by at least 50%! By “touching” this top weight you are waking your muscles up to the possibility of having to lift much heavier! Go back to the lighter weights and they feel even lighter than they did before. Do this at a few consecutive workouts and you’ll be touching all new highs in the iron…quite possibly, in just a few min!

4. ALIGN THE ELBOWS AND WRISTS – Again one that is pretty self explanatory, but also one that I see abused countless times every day in the gym. Guys, when you’re doing your benches, please make sure that you are actually getting the help from the triceps by having the wrists and elbows in line with eachother. Too often the mistake is made by the amateur builder when he/she moves their hands in too close. This leaves the elbows “stranded” out on an island and the hands too tight to eachother. There is no mechanical advantage to having your two joints aligned like this! Get them lined up and you can immediately expect to be adding some weight to the ends of that bar!

So you see? It’s not that complicated really. It’s actually more like a physics problem than anything else. Put that tricep at a mechanical advantage instead of a mechanical disadvantage and turn your muscles in your chest, shoulders and triceps into a mechanical monster in no time! A cold chimney top above a warm chimney bottom also leads to downdrafts, difficulty lighting fires, and smoke entry into the building.

If your chimney is not insulated, the easiest and most economical solution for you is to install a metal chimney liner inside your existing flue. You can wrap the liner with fireproof insulation before you insert it into the flue, or you can install the liner first and then pour insulating material into the space between the liner and the inner chimney walls. Be sure the liner you choose is big enough in cross sectional area for your fireplace and is made of the proper material for your application. Stainless steel should be used for wood, oil, or coal burning and high efficiency appliances, while aluminum may be adequate for low efficiency gas burning applications.

The combustion products will stay hot all the way out of your house, rather than cooling as they rise and condensing to form creosote and soot inside your flue.
