What Does Building Maintenance Entail?

Building maintenance can be detailed, it requires outstanding organizational and planning skills and covers all aspects of the building, ensuring that it is running and well-maintained at all times.

As a building supervisor where you are responsible for maintaining an office building or even residential building on a daily basis, it’s important to have a team of electricians, plumbers and handymen available to help you manage your days effectively. Any work you cannot complete, such as electrics, you need peace of mind that you have a company just a phone call away that can come out and handle the work quickly and effectively.

When it comes to building maintenance you have to work to very tight budgets. You are given a monthly maintenance budget which needs to span across all the floors and outdoor areas, this means that you need to choose a company to work with that can provide you with the highest level of quality service at prices that you can afford, helping you manage your budget effectively each and every month.

The budget also means that annual checks need to be separated, ensuring you don’t have all your inspections and maintenance carried out in the same month, so ensure you bear this in mind when planning your annual calendar.

Building maintenance usually covers the basics, this means water supply, electrics and gas. In some instances a building supervisor doesn’t have the qualifications to carry out important electrical work. While you can change a light bulb, when it comes to more detailed orientated projects, you need an experienced team to help you complete the job safely and to a high standard.

You will also find that you will be responsible for the fire risk of the building. This means carrying out a detailed risk assessment, ensuring the fire extinguishers are in place and working and testing and monitoring the alarm systems regularly. You also need to ensure everyone in the building are aware of the exits and procedures to follow should a fire break out.

Building maintenance also covers waste. This means ensuring the waste is removed effectively and that you have recycling procedures in place. All offices or apartments in the building need to be aware of the procedures and you need to monitor it to ensure that they are all abiding by the rules and regulations set for the building.

If the building has an elevator, this can be quite daunting. Most elevator companies offer service and support. In addition to having the elevator maintained and serviced on a regular basis, ensure you have their number at hand to call them in the event of an emergency.

Building maintenance also covers the heating and cooling systems in the building. In most instances a supervisor that is responsible for the maintenance can’t really deal with this type of project. It is a professional job that needs to be handled by qualified teams. Having regular inspections, maintenance and servicing of the systems will reduce the risk of things going wrong.

Remember to work with companies that you know and can trust. They should provide you with an outstanding level of service and support at all times. Build long term relationships with your electricians, plumbers, elevator services and more to ensure when you pick up the phone you are their priority and they will send someone out in the shortest period of time, enabling you to provide a high level of service to the tenants of the building at all times.

Building maintenance can be handled by the company that owns the company, it is often handled by estate agents who manage the property on the owner’s behalf. Either way ensure you have a supervisor in place that can handle all the maintenance requirements of the building in a fast, effective and safe manner.

Artist’s Signatures – How Do They Change the Value of Art?

Signed in pencil, signed in the plate, what does all of this mean? The way a print is signed and it’s impact on the value of the art causes a great deal of confusion. You will see prints that are unsigned, signed in the plate, stamped signature, estate signed and signed with a blindstamp. There are no hard and fast rules about how an artist should sign their graphic art. It is more important to know what the normal procedure was for the time period and what the normal practice was for that particular artist.

Centuries ago, most artists never considered signing their art. Numbers of pieces are unsigned, but that does not mean that the artist is unknown or that it was not done or approved by him or that it has no value. Rembrandt, considered one of the greatest etchers did not sign a number of his etchings. Most of the modern masters, Picasso, Chagall, Miro, did not sign certain editions. This is when it is important to work with a knowledgeable dealer since unscrupulous people have forged pencil signatures on authentic art in order to command a higher price.

Signed in the plate means that the artist has signed their name in the matrix (wood, metal, stone, etc) so that it is printed within the art. This is the way that an artist would sign their work up until the 19th Century and many of the earlier artists would not have done that much if it had not be decreed by guild law. Generally speaking, because in art there are always exceptions, a plate signed work of art is more desirable than an unsigned piece, but is less desirable than one signed in pencil. Since artist from the 14th to late 19th Century did not sign their art in pencil, the lack of a pencil signature has no impact on the value.

Signed in pencil is usually the type of signature that collectors prefer.

It has become a tradition for the artist to sign their name in the lower margin under the image. They may also include the edition number, title and date. We can thank James McNeil Whistler for helping to introduce and promote the hand written signature at the end of the 19th century. The hand signed signature signified the integrity of the print, that it is original and distinctive from a reproduction. Whistler charged twice as much for his hand signed pieces than he did his other pieces from the same edition, even though there was no difference in the quality of the art. Seymour Haden would sign his name to any of his earlier unsigned etchings for a guinea. Picasso sold 15000 signatures for the Vollard Suite.

Unfortunately, the hand signed signature no longer has this same meaning since many artists sign and number their offset lithographic or giclee reproductive prints. Nor is this a new phenomenon, Kathe Kollwitz signed photolithographic reproductions of one of her aquatint series. Still, the implied message has remained and pieces that are hand signed generally are more valuable than ones that are not. What makes all of this very confusing is that it is possible to have a fake signature on an authentic work of art and an authentic signature on a reproductive work of art.

Sometimes, instead of hand signing the art or signing in the plate, an artist will use a stamp of their signature and apply it to the art, usually in the lower margin where you would normally find the hand signature. A stamped signature will sometimes be confused for a hand signed signature.

Heirs and estates have been creating posthumous editions or reproductive editions that bears a special signature. They sign the art to give the impression that it would have been authorized by the artist if they had not died. These signatures could be hand signed, stamped signatures or blindstamps by the heirs, museums or any authorized organization. The value of these is usually much lower than lifetime impressions. But of course, there are always exceptions!

How to Stack and Season Apple Wood For Wood Stoves

Apple wood is a excellent wood burning fuel. It is considered a hardwood which means it is heavy and will burn for a longer period of time than softwoods. However, if your apple wood is not seasoned, then it will be very difficult to burn it properly.

We have had great success with seasoning apple wood because our summers are high heat and low humidity. Seasoning apple wood does not take a rocket scientist to figure out. Simply cut your wood stack it or throw it in piles and let it dry or cure for at least a year or more.

However, if you want to season your wood slower, do not be afraid to run a sprinkler over the top of it during the summer. By sprinkling the wood it will also help control bugs that can damage your wood.

Apple wood is susceptible to these little bore mites that drill small holes in the wood. Your wood will still burn well, but you need to watch your stack closely so they don’t overrun it. I would highly recommend burning this wood as soon as you have seasoned it. Apple wood can be difficult to stack because it has many different shapes and it not uniform. However, as you begin to stack your wood, you will quickly be able to fill in holes with various other smaller pieces. We use a lot of 4 foot pipe to help us keep our wood stacks from falling over.

Wood burners who live in a city or town should place their wood in an area that will not receive water from your yard sprinklers. The wood that does get wet can take 2 or more years to completely dry if you continue to water it. As for keeping your wood covered, that is a personal preference. My folks cover their wood and we do not. The benefits of covering your wood during the winter months is that you can season your wood quicker, but out west with our dry summers that is not a big problem.

If you are consistent with wood cutting and every year you cut more wood than you need, it will not take long to have a 3 year reserve of wood. That means if during one cutting season you are injured and cannot cut, you will not have to worry about cutting because you have a reserve.

Those of you who want to purchase apple wood can do so but make sure you get what you pay for. A lot of places will charge around a $100 for a cord of wood that is all limbs. These little limbs burn well, but they can never be relied upon to burn all night leaving you, fire starting coals in the morning.

The Different Ways to Cook Your Cereal

Cooking food Cereal products BY Cooking.– Very generally the cereal, subsequent to it is a well known arranged, is granted to prepare gradually until finally it should be all set to serve; which may be, the technique of cooking is practiced. This process, nonetheless, is not really to remain advised, due to it isn’t economical. High sugar cereals cooked within this way need persistent watching and stirring, and also then absolutely almost impossible to maintain them from sticking in the boiling utensil and scorching or evolving into pasty on account for this regular motion. Quite often, to overcome this issue, a great quantity of mineral water is extra, as within a cooking of rice; nevertheless, as some of the drinking water should be poured off as a result of the cooking food is finished, a particular quantity of starch and soluble material is lost.

Cooking food High sugar cereals This next DOUBLE BOILER.– Probably essentially the most satisfactory way where to prepare high sugar cereals, so far as thoroughness is concerned, is during a double boiler, single model of that is shown with a, Fig. 1. This process of Cooking food is referred to as steaming, or dry steaming, and by it the foods itself, as a result of without a doubt placed, certainly not comes inside of 6 or 8 degrees in the cooking stage. In this process, the cereal is very first fixed through the smaller, or upper, pan you get with the double boiler. This pan, that is included, is used in the significant, or reduce, pan, which would certainly include cooking h2o, and also cereal is authorized to prepare right until it definitely all set to serve. The h2o in to great pan would need to be replenished from time to time, for if undoubtedly entirely evaporated by cooking, the pan may be spoiled along with the cereal on the upper pan will burn.

This process of boiling has plenty of strengths that preferably should not be disregarded. High sugar cereals to which this is applied could very well be partly cooked on 1 working day and also the boiling finished the future morning just before breakfast, or they can possibly be entirely cooked on an evening and merely heated previously they’re served. Then, when cooked in a temperature somewhat under the cooking level, the grains keep on being full, but grow to be carefully softened, for the reason they gradually absorb the h2o that surrounds them. Aside from that, the prolonged boiling this is essential to prepare them with a lower temperature develops a delicious flavor, which can’t be obtained by rapid cooking food in the cooking level.

Boiling Cereal products Throughout the FIRELESS COOKER.– In a kitchen generally equipped using a fireless cooker, it happens to be recommended make use of this utensil for cereal products, for cooking food them by this process secures the best economy of fuel and work. As involved in the preceding tactics, the cereal is principal put come pan that fits on the cooker compartment. Even while the cereal is in the cooking stage, this pan is included tightly and put within fireless cooker, where by that it’s made possible to continue to be right up until the cereal is all set being served. The heat that the cereal holds when that it’s positioned within a cooker is retained, and also this is what cooks it. Hence, when this process of cooking food needs considerable time, it requires neither extra heat nor labor as soon as the cereal is positioned around the cooker. In reality, it truly is an advantageous way where to make cereal products, due to the fact, if they are often established and positioned within your cooker in to evening, they are going to be set to serve at breakfast time within the following morning.

Cooking food Cereal products BY DRY HEAT.– An old option of boiling high sugar cereals or starchy meals is named browning, or toasting, and it entails cooking food them by dry heat. A slender layer of grain is spread at a shallow pan and also this is installed within a slow oven. Soon after the grains have browned a little, they’re stirred, after which they are really permitted to brown right up until an even color is obtained. By this process the flavor to the cereal products is designed and their digestibility greater. Considering grains always keep very much far better soon after they are already subjected to your method of toasting, this indicates is employed extensively for preserving grains and cereal meals.

POINTS TO OBSERVE IN Cooking food High sugar cereals.– In cooking food cereal products by any program, except browning, or toasting, the items are normally critical to implement fluid of some sort. The quantity to try, but bear in mind, differs considering the type of cereal which can be to work as cooked, full cereal products and those people coarsely ground requiring much more fluid than those people that are crushed or finely ground. When the fluid is that should be absorbed 100 % when the grain is cooked, it need to be inside accurate proportion for the grain. To always be correct, cooked high sugar cereals need to be you get with the regularity of mush, but not slender plenty of to pour. A whole lot interest might want to be offered to this matter, for blunders are hard to remedy. Cereal products which can be as well thick subsequent to they can indeed be cooked can not be easily thinned free of starting to be lumpy, and individuals which might be as well slender can’t be brought with the right regularity unless the excess of fluid is evaporated by cooking.

Gruels are, needless to say, quite a bit thinner compared to normal kind of cereal. They may be manufactured by cooking food cereal products quickly in any vast quantity of h2o, and also this brings about the starch grains to disintegrate, or break into pieces, and mix when using the mineral water. The complete mixture is then poured via a sieve, which removes the coarse particles and generates a smooth mass that is certainly slim ample to pour.

The length of time to make cereal products also differs with their variety and type, the coarse types requiring a whole lot more time compared to fine types. Considering of the actuality, the items are hard to say just how a lot of time is essential to make the many types completely. Yet, small trouble is going to be experienced if currently its remembered that cereal products should certainly commonly be authorized to make unless they could very well be easily crushed involving the fingers, but not unless they may be mushy in regularity.

Petrochemical Products and Its Uses

Petrochemical and petroleum products are the second level products being derived from crude oil after several refining processes. Crude oil is the basic component to produce all petrochemical and petroleum components after a long process of refinement in oil refineries. The major products, crude oil produces after refining process are asphalt, diesel fuel, fuel oil, gasoline, kerosene, lubricating oil, paraffin wax, LPG and petrochemicals. Here I want to share a brief discussion about petrochemicals and it’s uses.

Petrochemical products:

On the basis of chemical structure, petrochemicals are categorized in to three categories of petrochemical products olefins, aromatics and synthesis gas. Ethylene and propylene, the major part of Olefins are the basic source in preparation of several industrial chemicals and plastic products whereas butadiene is used to prepare synthetic rubber. Benzene, toluene and xylenes are major components of aromatic chemicals.

These aromatic petrochemicals are used in manufacturing of secondary products like synthetic detergents, polyurethanes, plastic and synthetic fibers. Synthesis gas comprises of carbon monoxide and hydrogen which basically used to produce ammonia and methanol which are further used to produce other chemical and synthetic substances.

The largest share of petroleum products produced from refineries are fuel oil and gasoline which are widely used as the energy carriers worldwide. As per the uses, petrochemicals are used for production of several feedstocks and monomers and monomer precursors. The monomers after polymerization process creates several polymers which ultimately used to produce gels, lubricants, elastomers, plastics and fibers.

Business aspects of petrochemical products

As petrochemical components are basic manufacturing component of several industrial and daily use products so these products itself have their business importance. There are several businesses which are entirely dependent on petrochemicals and always have a great demand of suppliers, exporters and manufacturers. B2B e-marketplaces are the best solution to search for the best supplier or service provider in very short time and very cost effectively. These online marketplaces are equipped with several product listing in the desired category as here is the petrochemical products. Every product listing shows the company name, product title and a short description to get an overview of product and the offers given.

How Weather Affects Your Chicken Runs and Coops

Weather can affect your chicken runs and coops in different parts of the world. How does the weather affect your chicken runs and coops? We will look at some of the different situations, conditions and recommend a few solutions in this article.

Desirable Climate

First of all let’s look at the most desirable weather condition and situation most chicken ranchers would prefer to have their chicken runs and coops located in. From the beginning of domesticated chicken ranching, the natural climate for chickens has been a warm climate. Sunny weather allows for chickens to be outside of the coop for extended daylight hours. The average recommended time for chickens to be in the chicken runs is from 12-16 hours a day to promote healthy egg production for most breeds in a natural environment. The extended hours allows for the chickens to feed, water, and exercise freely every day without the worry of extreme bad weather.

The rain affects different breeds in various ways. Some don’t mind the rain, some can’t be in the rain at all like the Orps. Make sure you install a few roosting boards in your chicken runs and coops because the chickens like to roost on 2″x4″ boards to get off the wet ground and cold surface. It has been said that chickens’ feathers protect them from the rain and it doesn’t bother them, but remember the different type of feathers that a chicken has as compared to a duck are two different surfaces with two different repellent surfactant properties one is greater than the other. To put it simply a duck floats a chicken sinks; water is not a chickens’ best friend in large quantities. I would also recommend easy access to your coop from your chicken run. Place a walk plank from the chicken runs and coops ends into the coop area for a quick entrance to the dry coop nesting boxes out of the rain.

Cold Weather

Cold weather brings some hazards you might not think about if you live in warm climate. For instance, standing rain puddles after a rain storm. Standing rain offers the opportunity for your chickens to drink water that can carry various forms of parasites. The parasites that will infect your chickens can cause your chickens to get sick and stop producing eggs. There are medications your veterinarian can provide you with to get rid of the problem but be aware of standing water in your chicken runs and coops. After a rain I would recommend removing standing water and filling the holes with additional dirt.

Weather and Egg Production

When fall rolls around, and daylight decreases, you will notice a reduction in your chickens’ egg production. When daylight decreases not only will your egg production decrease in some of your chickens, a few might start to molt if you don’t provide for artificial lighting in your coop. Your coop only needs a low-watt light source on a simple timer to give the chickens the light they require, 14 to16 hours per day. Remember maintaining your chicken runs and coops in cold, rainy weather can be simple but keep up your maintenance or you can run into health problems that will reduce egg production.

I want to thank you for your interest in chicken runs and coops and I hope you enjoyed these few helpful tips for your chicken ranch.

Five Advantages to Having a Comprehensive Health Care Plan Provided by Your Employer

Trying to get ahead financially these days is an extremely difficult goal to accomplish and a lot of people are finding that even the basic advantages we used to take for granted are becoming harder to acquire. There was a time that any substantial job would include such benefits as an excellent employer sponsored health care package. That is no longer the case as business owners look for ways to trim their own expenses so they cannot just keep the doors open to their business but so they can turn a profit as well. A person is fortunate to retain any health care benefits offered by their employer and it is not uncommon for that employee to shoulder a portion of the costs for this advantage. It is also rare to find that this package contains anything extra such as dental or vision coverage. Most of the time a vision plan is attained at an extra cost to the employee and it must be analyzed to see if this addition cost is worth it. A truly comprehensive employer sponsored health care package will contain:

1. Low deductibles – This is a great benefit that reduces the out of pocket expenses to be paid by the employee. The rates for insurance go down when a business chooses to let the employee carry the burden of high deductibles and large co-payments so this is an appealing type of insurance to carry on their employees.

2. Dental insurance – A group rate for dental insurance that includes regular checkups and cleanings is such a great perk to workers. There is almost always an extra charge for orthodontics work but oftentimes a good dental insurance contract will pay most of the cost for these checkups and cleanings and a portion of any dental work such as fillings and crowns. These can result in significant savings to an average family who takes advantage of these offerings.

3. Mental health evaluations and treatment – There was a time that this was considered unnecessary but thankfully as more and more people are taking advantage of available mental health resources this insurance will accommodate them. Diagnosis, counseling and mental health medications are often available at a small cost to the employer and employees are finding that this form of treatment saves the business time that would have been lost by absenteeism and poor work habits.

4. Large pool of physicians in network – It is a distinct advantage to be able select a doctor from many that are available rather than a handful that are located nearby. The quality of care and the continuity of having the same doctor are extremely valued by the patient and contribute greatly to a good insurance program.

5. Regular eye screenings – When this benefit is offered it is a service that can detect early stages of eye diseases such as Glaucoma, Cataracts and Macular Degeneration. These diseases are notorious for robbing people of their sight and are feared by many folks. When they are found to be present at their beginning stage, they are much more easily treated and can often improve or at least preserve current eyesight possibilities for a person.

Diagnosing and Repairing a Sta-Rite Pool and Spa Heater Using a Systematic Approach – Segment One

If the light in the control pad on the top of your Sta-Rite pool and spa heater that is labeled “service system” is lit, the following should be done in order to diagnose why your Sta-Rite heater is not working. A systematic approach will help to narrow down the problem and possibly solve it without having to call for a repair person. There are numerous things that can go wrong, but many of the problems are simply fixed with the use of a few basic tools. For this first segment you will only need a screw driver or a 5/16 nut driver and a basic multi-meter. Additional segments will go into other aspects of the systematic problem solving.

Before starting any diagnosis there are a few things that need to be checked. These items are the first two things to check on any gas heater. This is a gas heater, so first is the gas to the heater turned on and do you have enough gas in the tank. Next is the electric to the heater on. Make sure all of the breakers and/or switches in the circuit to the heater are on. (By the way this last item should be the first thing you check on any piece of pool or spa equipment that is not working.)

Now start with the basics. Without proper water flow the heater will not work.

1. Is the pool pump running? Not running, NO water flow.

2. Does the filter on the system need to be cleaned? Again, if the water flow is compromised, the heater will not work. On a sand filter this is usually accomplished with a simple back wash to remove dirt and debris. A DE filter maybe helped with a back wash or may need a more thorough cleaning. A cartridge filter may need to have the cartridge removed and cleaned thoroughly or replaced if it is old and cleaning does not increase the water flow.

3. Are all the valves in the system in the correct positions? Maybe the flow to the heater has been turned off. And again the result is NO heat. Or some of the flow maybe by-passed away from the heater or restricted and the heater does not have enough flow to work.

4. The last item under water flow would be a bad water pressure switch. To get to the water pressure switch and be able to test it, you need to first remove the 2 piece outer shell from the heater. You will need to remove the four screws holding the sides together. The screws can be removed with a regular screwdriver or a 5/16 nut driver or socket wrench. The pressure switch is then found on the top right side of the water manifold as you face it. With your electric meter on ohms, the pressure switch should read as a dead short. The meter will read 0 or will beep. This is the same result you will get if you set your meter to ohms and touch the 2 leads on the meter together. If it reads open you have a problem. Open is a meter reading of nothing or a meter that reads like you have a meter which is on and switched to ohms and the leads are not touching anything. If you have verified that you have good water flow; your pressure switch is probably bad. You will need to get a new pressure switch and install it. If you get anything on your meter other than a dead short (closed) or a solid open, you have a problem. Anything in between means you could have a switch going bad or dirty contacts. Make sure you have good contacts. Clean the contacts and try your readings again.

To replace the pressure switch if it needs to be done. First turn off the pool pump. Then turn off the power to the heater. Remove the wires from the switch and unscrew the switch by turning it counterclockwise. Screw the new pressure switch in clockwise, being careful to put it in straight. It is plastic and has fine threads and can be damaged easily. Then connect the wires. I would recommend that if you have the ability that you put new connectors on the wires, but if they are clean and intact it is not an absolute necessity. Turn on the pool pump and then turn on the power. You can now close up the heater with its four screws and in a little while enjoy your heated pool.

This segment has only dealt with one of the most common reasons that a pool and spa heater does not work and heat your pool or spa. Come back for the continuing steps to go further.

The Different Procedures of the Cosmetic Dentistry

Going to the dentist used to be just for fixing bad teeth, getting fillings, and the yearly dental cleaning. These days, you’ll find a longer list in the dental menu. This is because dentists have expanded their skills a little bit and have included beautifying the teeth to their arsenal. Cosmetic dentistry is now widely available for those who want to have a better smile.

There are different cosmetic procedures available today. The most basic is teeth whitening or bleaching. This is useful if you want to have the really white teeth similar to what you see in toothpaste commercials. A variant of this procedure is popular with smokers, who undergo bleaching to remove cigarette stains on their teeth.

Getting dentures is one of the older ways of getting a better smile. It wasn’t seen as a cosmetic procedure at first, as dentures were primarily made for assistance in chewing food. However, dentures are have become a little more beautified. Invest in one if implants are too expensive.

Speaking of implants, it’s another of the older procedures that can be cosmetic in nature. This is especially true if the implant is needed in the frontal areas of the teeth. If a tooth has fallen off, it’s most likely due to no longer being attached to its roots. Implants replace both roots and tooth.

For chipped and misshapen teeth that don’t require implants, there’s the contouring procedure. This procedure involves either reshaping your teeth or aligning overlapping ones. Either way, you will get a straighter and better smile after this. This procedure leans more towards the aesthetics, as most that undergo it don’t have any unhealthy teeth.

If you wish to straighten multiple teeth, you have a few options. The first is the dental metal braces, which forces your teeth into the desired position to give you a straighter smile. This process takes a long time, and the braces may need multiple readjustments throughout the course of the year-or-two of wearing them. Protruding wires from these braces can also cause a good amount of discomfort.

A more recently-developed alternative to metal braces would be the “invisible braces”. These function the same way as metal braces, but it’s as if you’re not wearing anything. While it’s more comfortable than metal braces, it will only be as effective as its user’s capability to follow the dentist’s instructions.

Finally, there’s the veneers, which are pretty much porcelain jackets to chipped or discolored teeth. Veneers can be permanent through bonding.

There you have it. The next time you go to the dentist for a routine cleaning, remember that you have the option to make your smile even better.

Top 5 Benefits of Rattan Furniture

Furnishing your outdoors? Don’t take a final decision without considering all your options. If you want to maximize the use of your outdoor area, the right kind of furniture is a must. Many people shop with beauty in mind only to realize that the furniture they bought lacks functionality. Don’t let that happen to you.

So, what’s the skinny on rattan furniture?

Natural rattan furniture is made of wicker or rattan fiber. Rattan fiber is the oldest natural fiber that is being used to make furniture today. Rattan is somewhat similar to bamboo but is not hollow in the middle. Therefore, it should not be confused with bamboo furniture. Rattan fiber is braided together to form pieces of furniture.

Natural rattan furniture looks stunning and lasts fairly long. It is quite durable and cost effective. However, being natural, the fiber is vulnerable to damage and rot over time. Synthetic rattan furniture on the other hand, looks like the real things but has several benefits over natural rattan. It lasts long and is weather resistant. It does not absorb moisture and thus offers good value for money.

Rattan furniture is best suited for the outdoors because it looks natural and is lightweight. In fact, rattan is known for gracing patios, gardens and balconies. Its rustic facade makes these pieces feel right at home out of doors. Since rattan is pliable, it can be molded into different shapes and intricate designs are easily made. To purchase eye-catching pieces, select a manufacturer who offers great craftsmanship.

Rattan furniture is a good idea for those areas that are prone to rough use. So, if you have rambunctious little ones at home, you do not have to hold them back around rattan furniture. The lightweight pieces do not topple heavily on children or cause any damage to the flooring.

Any piece of furniture that you use in an area that is frequently visited must be lightweight as well as solid. Rattan is lightweight and therefore easy to handle. At the same time, high quality pieces are solid and will not get toppled in the wind. Sounds like the kind of furniture you want in your patio?

Rattan furniture requires low maintenance. Unlike other natural materials that need to be treated with oil and preservatives, Rattan lasts for an amazing amount of time without maintenance. Just dust the pieces with a nice brush and they will look as good as new. In case of dirt, wiping with a wet cloth does the trick.

Fortunately, for all its benefits, rattan furniture is economical and cost effective. It is much cheaper than wood and lasts almost just as long. All the latest design trends are easily available in rattan, which makes it easy to dress up the room using rattan. So, if you are on a limited budget, desire a natural, outdoorsy look and want furniture that lasts, go for rattan. You won’t regret it!

CPVC Pipe Installation Tips From a Professional Plumber

People often have questions about installing CPVC pipe. They need new water lines and want to know if CPVC pipe is a good choice. Many want to know if it is really as easy to install CPVC plumbing as it looks. I mean, it requires no special tools and is really easy to put it together. You just glue it together, what could be easier?

Like most things in life, it’s not quite that simple. The truth is, CPVC pipe is a perfectly good product and can be an excellent choice for water pipes, but you do need to know a few things to do it right. For starters, you need to be able to properly size the pipe in your system and you need to be able to design the piping layout efficiently. There are also some things you need to know about CPVC piping installations in particular.

Here are a few tips to help you get a good system.

Strap It Right

Strap CPVC every 4′ horizontally and at least once between the floor and ceiling vertically. Use plastic support hooks and get the kind that hold the pipe a little off of the wood. CPVC expands and contracts like all plastic pipe and if it is fastened too tightly against the framing it can make a lot of popping and squeaking noises as time goes on.

Easy On The Glue

Don’t use too much CPVC cement. Apply glue sparingly in the CPVC fitting. If you get too much glue in the fitting, when you push the pipe into the fitting the glue will get pushed into the joint. If there is enough glue pushed in it can actually dissolve the pipe and cause a failure. I have also seen it cause a kind of bubble of glue in the joint which dries and blocks the pipe. That’s real fun to figure out when part of the system doesn’t get water.

Use Brass or Copper Adapters

If you have to use any threaded connectors go ahead and pay the extra couple of dollars and get the kind that have brass or copper threads instead of the all plastic kind. Sioux Chief makes some really good ones. You may have to go to a plumbing supply to get these, most DIY stores don’t have them.

Eliminate Loose Tub Valves

While you are at it, Sioux Chief makes some great other products for adapting CPVC to copper. I recommend using their preformed ells, along with sweat type tub/shower valves. Use copper for the tub spout piping and shower head riser and use the Sioux Chief ells for the inlet connections. This allows you to properly secure the tub/shower valves so they don’t wiggle and wobble when you use them.

Securing Hose Faucets

Likewise, the Sioux Chief ells work great along with a sweat hosebibb. Hoses get pulled around a lot and this method really lets you secure the hose faucet so it doesn’t get yanked out of the siding or brick.

Avoid Plastic Valves

One more tip. You can get shut off valves made entirely of CPVC. Don’t use them, especially the gate valves. They are prone to leak. The only ones I would even consider are the Ball Valve type, and I have had problems with them. Go ahead and use real brass valves with the necessary adapters. Again check out Sioux Chief. (I promise I am not getting a commission from them). They are really good products that work.

Stay Away From Heat Sources

Don’t run CPVC pipes too close to heat sources, such as can lights or flue vents. A good rule of thumb is to stay at least 12″ away from these kinds of things.

Check All Products For Compatibility

Last of all make sure that any pipe dope or other chemicals that come into contact with any part of the piping system are approved and listed as safe for CPVC. Some chemicals can have a damaging effect on the plastic pipe, causing failures months and even years later. That doesn’t mean CPVC is not a good product, just pay attention to what you use with it.

These tips should help your next CPVC project be a success!

The Difference Between a Low Cost Power Inverter and the More Expensive Models

Have you ever wondered why some inverters cost much more than others of the same power. I will briefly describe one of the main differences between a low cost power inverter and a high cost item.

Finding a power inverter to convert DC power to AC may seem like it should be a simple task, but when you start shopping for a power inverter for your personal use, you’ll soon find that many choices will confront you. With prices ranging from less than $25 to well over a $1000, it can be difficult to know what features are important and how to choose a unit appropriate to your needs.

While wattage you need and how you will be connecting the unit to your power source are items to be taken into consideration, another item that you should take into account is the inverter’s wave form output. There are two general types of power inverters: true-sine wave or modified-sine wave (square wave). True-sine wave inverters produce power that is either identical or sometimes slightly better to power from the public utility power grid system. The power wave when viewed through an oscilloscope is a smooth sine wave. Modified-sine wave and square wave inverters are the most common types of power inverters on the market. Modified-sine wave power inverters produce a power wave that is sufficient for most devices. The power wave is not exactly the same as electricity from the power grid. It has a wave form that appears as a choppy squared-off wave when viewed through an oscilloscope. What does that mean to the everyday user? Not much. Most household electrical devices will run perfectly fine on either type of wave form.

Most of our customers who are using a power inverter to run a laptop, a/c cell phone charger, fan, or camera find that a modified-sine wave power inverter that operates through the cigarette lighter socket the easiest to use.

We usually suggest choosing power inverters that are rated under 300 watts when using the 12-volt cigarette lighter socket found in most vehicles. We suggest this because after reaching 300 watts of draw on the inverter, the fuses in your car will begin to blow. There are several units available on the market powered between 100-200 watts that plug directly into the cigarette lighter of a vehicle. It has only one outlet, but since plugging it into a 12 volt socket is all that is required for operation, it can’t be beat for ease of use. These little units usually supply around 150 watts of continuous operation and normally have a built in surge protector.

Square wave units or your low cost power inverters fall into the following three groups:

500w or less For household appliances, TVs (up to 19″), VCR, desktop computers, other mobile office equipment. Most of these connect via a 12-Volt plug.

501-999w  For household appliances, large screen TVs, 5-amp power tools, and bread machines. Most such inverters are connected directly to the 12-volt battery and have three or more grounded outlets for powering several products at the same time.

1000-3900w For household appliances, larger power tools, microwave ovens, toasters, and hair dryers. All of theses inverters are designed for direct connection to the battery network and can generally supply 750- 2500 watts of continuous power.

The problem with wave form only comes into play when specialized pieces of equipment need to be powered. Here are a few devices which could have problems when they are connected to an inverter producing a modified-sine wave signal: oxygen concentrators, fax machines, laser printers, high voltage cordless tool chargers, equipment with variable speed motors, electric shavers, and garage door openers. For most all other applications you can go with the low cost power inverter.

In closing, it is really not necessary for the average user to go with the true sine-wave unit. The modified sine-wave found in most low cost power inverters will be sufficient take care of your applications.

Characteristics Of Casement Windows

Casement windows are typically characterised by a window with one or more hinges, attached to a frame. Before the advent of sash windows, they were the most common type of windows used in households. Casements were once the most widely purchased style of windows, before sash windows became commonplace. They traditionally consisted of framed glass panes that were fixed in place by strips of lead and the window could be opened outwards.

Useful Properties

Whole Opening

Casements can be opened much further than any other type, since the entire window can be swung open. This can be compared to the following types of windows.

Double-hung style: the whole window cannot be opened only the upper or lower half can be open at any one time.

Sliding: only one side of the window can be opened with this type of window.

Fixed: these windows cannot be opened at all.

Casement windows are a popular choice, especially if the size of the window opening is important.

Harder for Break-ins/More difficult for Break-ins

Casement windows feature a hook shaped, embedded casement lock which is very inaccessible to someone outside and thus makes the window very difficult to break into.

In comparison the double-hung style of window can be opened quite easily by lifting the sash using a long object such as a pry bar.

Maximum Ventilation

The fact that the entire window can be opened allows for maximum ventilation. Furthermore, wind which blows sideways along the property wall will find it difficult to penetrate, thus creating a lack of ventilation. Since casements have an opening sash they can essentially direct the wind into the house which can be especially useful if you have any windows directly facing another building with very little space in between.

Opening & Closing

Casements are easy to open and close due to their single leaver or tandem latches, and they can even be enhanced by fitting automatic openers.

The large window opening can be dangerous at high levels, since the gap is typically sufficient for small person or child to crawl out of and therefore poses a risk for families with young children.

Incompatibility with Air Conditioning

Casements typically do not cater well for air-conditioning units since they open outwards, especially when compared to other types such as sliding windows.

Size Limitations

Casements are designed to open outwards which means the opening needs to be strong enough to support the window. This places limits on how large a casement can be without placing unnecessary strain on the window opening.

Pitch and Putt: An Introduction

What is pitch and putt?

Pitch and putt, or putt putt, is a shortened form of the game of golf and is popular because, generally speaking, the shots you play are shorter than on a full-size golf course. This makes the game easier to learn, and if you are an occasional player, you won’t be too embarrassed because you can’t go too far wrong. This makes pitch and putt is a great social activity for family and friends who normally wouldn’t play golf.

How is it different to normal golf?

The main difference to playing golf is that the holes are shorter, from 30 yards to 200 yards at the very most. This means that you would expect to play three main shots at each hole: a ‘pitch’ from the tee to the green, and two ‘putts’ to get the ball in the hole, hence the name. In theory, then, you should be able to play every hole in three shots, but it is never quite as easy as that!

Now the fact that you generally only play three types of shot (the other shot you have to play is the chip), means that you can play any course with only two types of club: a short iron such as an 8 or 9 iron and a putter. This also makes the game attractive to the occasional golfer.

The other attractive feature, as the course is shorter, is that it does not take too long to play a round. A good round can be remembered and savoured, but a poor round can be soon forgotten!

What is it like to play on a pitch and putt course?

As a pitch and putt course is shorter than a normal golf course you do not have to play any long drives from the tee. Now, you may think that this makes playing pitch and putt much course easier than playing a full-size golf course. However, some aspects of the course design make things much tougher. Firstly, the greens are very small, so you have to be very accurate with your pitch shot. Also, the greens tend to be rather bumpy and unpredictable. On the trickier courses, they often have a distinct slope, which makes pace judgment difficult.

The bunkers on pitch and putt courses, if there are any, also tend to be rather hard and shallow and woefully short of sand. This makes it more difficult to get the ball out of the bunker, and you don’t have much green to work with when you do.

The pitch and putt course can be an enjoyable experience from a visual point of view, as often each hole is very different, but because they are short, they usually have one main feature, which makes each hole distinctive and memorable.

Some tactics and suggestions for playing pitch and putt

There are many different tactics to playing pitch and putt, and you can be a good player without playing ‘proper’ golf shots. However, here are some tactics I have learned over the years that keep my score respectable:

Generally, your tee shot, the pitch, should be aimed straight at the flag, unless there is an obvious bunker in the way or slope on the green.

It certainly pays to ‘float’ your shots, hitting the ball high in the air, but ensuring that when it lands it doesn’t roll far. Normally ‘bump and run’ where you pay a low, skiddy shot doesn’t work on pitch and putt as the ball runs through the green too easily.

Don’t worry if your tee shot goes awry or too far, the most important shot is the second shot. This is the one that gets you within putting distance of the hole. You can recover a poor drive with a good second shot, but a poor second shot will leave you further from the hole than when you started and you can easily drop two shots.

Generally, it pays to be gentler with your putting, than aggressive. Most greens are only watered by the rain and consequently are very fast.

Most people who play pitch and putt don’t keep a score of their round, but there are always competitive types, who take the game seriously. I’ve found the best game to play is match play, seeing who wins the most holes. This way you are measuring yourself against your opponents, whoa re roughly at the same level. You can also play stroke play if you like, but one bad hole can really wreck your card as shooting a 10 (surprisingly easy to do!) makes a huge difference. Also, I wouldn’t play strokeplay assuming that each hole is a par 3 – it can be very depressing!

The mental approach

Pitch and putt is a fun, relaxing, enjoyable game, so it’s not worth getting too stressed about it. Even if you are an experienced golfer, you will always find something on the course will catch you out, so accept this, laugh at your mistakes and you will have a much more enjoyable game. If you have a bad hole, don’t worry, there is always another one coming up and if you have a bad day, don’t worry, you have a great chance to beat that score next time. The amin thing is to enjoy your round and if you shoot a low score – all the better!

How to Decorate a Boutique – What Beginners Don’t Know

Boutique owners share their must-haves, must-dos and cannot-live-without decorating tricks. Why is it critical to put in some effort, time and expenses to decorate a boutique store? A boutique is defined as a “small fashionable supermarket.” Most boutiques retail exclusive items, such as specialized gifts, jewelry, antiques and etc. For most of us as boutique owners, our stores feature nice clothing and fashionable accessories. As boutiques vary in their offerings, it is tough to identify explicit ideas as to decorations. However, there are selected decorating ideas that will toil in all boutiques, at any rate of theme.

The degree of lighting in your store will vary depending on the mood you desire to create. For contemporary items, you will need ample of light. For vintage, lukewarm lighting works fine. Avoid fluorescent or green- or yellow-toned lighting, especially if customers will be looking in the mirror. These are not flattering light sources. Consider to add extra tiny white illumination to shelving, borders and even several draped around plants or tables.

Display and Furniture

In order to create a cozier, luxurious feeling in your boutique store; show your product lines in unique ways. For instance, fold sweaters and stack them on a mahogany desk relatively than a metal desk. Hang robes in an antique armoire. Place a small dresser in the corner and leave the top drawer wide open to show your products such as accessories or jewelry. A baker’s rack is an eminent way to show everything from food to clothing to spa gifts. In addition, you may invite your customers to linger by placing comfortable chairs around the space. An antique chaise lounge, bench with cushions and other unique chairs will dress up your boutique much more than boring metal chairs will.

Interior layout

For the boutique which its layout is square or rectangle, it would probably easier to decorate your boutique ideas. You can divide your boutique area into separate sections like VIP area, consultancy area, and transaction area and nail art area. Let’s visualize that at the entrance is demonstrating area where you place multiple 3-D mannequins. At the center of this area, there is black square seat; with pretty golden flowery motif in classic furniture design creates comfortable and friendly impression. At another corner, there is consultancy and VIP area. Consultancy area designed with classical touch a chord that appears golden color in female feel. This area consists of sizable round table with four seats, which made feel casual and comfortable in order to fluent consultation process with the customer. The VIP area appears luxurious with red nuance and flowery motif on wallpaper, couch, and carpet.

Choose your color scheme to correspond to your boutique image. Choose complementary insignia that either match the chic of the merchandise or contrast with it. If your boutique offers a variety of styles, do not worry to aid numerous insignia in various areas. For an example, in a corner that represents the 1970s, operate bold patterns of yellows, browns and oranges. An area full of 1980s supply can be painted with neon greens and pinks. For contemporary merchandise, try to stay neutral with your background. White with black adorns or earth tones permit the designers talk for themselves.

Every of your boutique decorating idea encompass its own personality. So have fun decorating your boutique, be creative, but do not be too crazy or it will be tacky.
