Disadvantages of Using Tap Water for a Drinking and Cooking Supply

Water is the most abundant and the most important medium on Earth as well as in the human body. Because water is an universal solvent, all the other substances are found in it, dissolved to different degrees and that is why pure water can not be found in nature. Mineral content of natural waters (and waters in our bodies) varies.

Water is fundamental to all the living creatures and in human body it is the primary component of every bodily fluid and involved in almost every bodily function.

Water requirements depend on our diet, activity level and climate in which we reside.

Regardless of our personal water requirements and geographical location of our residence – how to keep water clean and safe (how to heal polluted bodies of water) for human consumption should become everybody’s concern because there is no optimum health without clean water. Most of the tap water in U.S. comes from surface sources (rivers, streams and lakes) and the rest is from groundwater (subterranean reservoirs). Water from both sources (surface and subterranean) most likely contains many environmental pollutants: animal wastes, local fertilizers (i.e. nitrates), insecticides, industrial chemicals and wastes, air pollutants (i.e. lead and radon), toxic organic chemicals, petroleum spills.

All the city tap water is treated in local treatment plants which in many cases use an obsolete process of settling tanks, filtration through sand and gravel and adding chemicals to purify the water for human consumption.

After the treatment our “drinking” water might contain all or most of the following, most likely hazardous chemical additives: chlorine (to kill the germs), fluoride (to prevent tooth decay), calcium hydroxide or other alkaline substances (to change pH of the water and prevent pipes from corroding).

Unfortunately, all of these processes may still not clean up the water of all the environmental pollutants.

To make things worse, chlorine and other chemicals are likely to react with other organic chemicals in the water and form new substances that may act as carcinogens. Even some water pipes might contribute toxic chemicals or metals.

It doesn’t come as surprise that bottled water is one of the fastest growing businesses all around the world. Anyhow, the synthetic materials, used for manufacturing of plastic bottles are also a growing concern, so – home-filtered tap water (using solid carbon filtration) is at the moment our safest source of fresh drinking and cooking water.

A Turquoise and Lime Green Wedding

Summer weddings call for bright and festive colors and accents. Sometimes you can take your cue from current fashions and come up with some great inspirations. One of the freshest looks for weddings this year is the very stylish turquoise and lime green combination.

Turquoise and lime green are bright and bold colors, but they are also surprisingly versatile as a wedding color scheme. Depending on the exact shades that you choose, these colors can be beachy, preppy, 1960s mod, or thoroughly contemporary. Not too many other color palettes can make that claim! One of the things that makes lime green and turquoise work so well together is that they have a similar intensity and depth of color. You can create some really interesting visual effects, especially with pattern.

Once you have decided on the general feeling that you would like for your wedding, it is time to start getting into the details that will make your vision become a reality. For instance, let’s say that you are having a wedding by the ocean, how would you go about using a turquoise and lime color palette? With the bridesmaid dresses, for starters. Picture crisp turquoise organza dresses edged with a lime green organza border at the hem. They would look magnificent against the blue of the water and the sky.

If you love the idea of a 1960s look for your wedding, pick a great mod print to use in your décor. Big graphic flowers or pop art circles would be fantastic. You can use your favorite pattern on everything from table linens to the invitations. Just be sure that the bridesmaids don’t end up looking like they are wearing tablecloths; keep either the linens or the dresses more muted so that they do not blend together.

You can also use shades of lime green and turquoise to create a very chic environment for your wedding. One of the top trends for bridesmaids right now is flowing chiffon dresses. This style would be even more stunning when created from an ombre chiffon that is dyed to flow from one color into the other. Another idea is to have your attendants wear chiffon dresses that have an accent color peeking out from under the main hue.

Turquoise and lime green can be used to design magnificent centerpieces. Fill tall cylinders will real limes, fill with water, and then top with a floral arrangement. There is a wider array of green flowers available than you may think, ranging from romantic green hydrangeas to exotic green orchids. These combine beautifully with white flowers, and the green and white centerpieces will really pop against turquoise linens in either a pattern or a solid.

The bride will certainly want to get in on the fun of such delightful colors. Your bridal accessories, such as shoes, jewelry, and wraps are great ways to add a touch of color to a white wedding gown. A small accent will really stand out against a white dress, so you don’t have to do too much to create a dramatic effect. A strand of white pearls with a scattering of turquoise and lime crystals would be fresh and pretty for a summer wedding. If you want to keep your dash of color under wraps, opt for a sassy pair of strappy sandals that will peek out when you are on the dance floor.

Great wedding designs begin with great color choices. Turquoise and lime green are definitely colors that say fun and festive, which makes them terrific for a summer wedding. Use them throughout your wedding to create an event that will be bold, eclectic, and original.

What Can I Use to Replace the Bars in My LA Weight Loss Diet?

Many people are looking to replace La Weight Loss bars with another brand of bars or a food substitution. There are many popular substitute bars such as Luna, Balance Bar Trail Mix, Power Bar, Honey Stinger, CLIF Nectar, LaraBara and Bumble Bar, Pria, and Go Lean. The cost of LAWL bars seems to be the main driver, but that can easily be overcome by buying your bars on eBay. But there is also the need for some variety and some people just can’t find a bar to their liking. So, if you are looking for a substitute, here are some alternatives. Just remember, by not eating the required 2 La Weight loss bars a day, you void the money back guarantee offered by La Weight Loss Centers.

If you feel you don’t need the bars you can exchange 2 equivalent bars for 1/2 protein, 1 vegetable, 1 fruit, and 1 starch. Stay focused on upping your vegetable intake while lowering processed flours and sugars.

If you are looking for a bar replacement, look for a bar that has about 160-180 calories, 17 grams of carbs, at least 8 grams of protein, and 4 grams of fat.

Here’s the general nutritional info on the LA Weight Loss Bars:

Below are the most common substitutions for La bars. The information is a general guideline for substitution. Read the nutritional information on the back of any bar you are considering to be certain that the weight loss bar falls within the general nutrition counts for the La bar you are substituting.

Luna bars are reported to be the closest to the actual LAWL bars in nutrition. Many consider the Luna bars a direct substitute for the LA bars. So you eat two a day just as you would normally with the La Weight Loss bars. The Luna bars in particular (as opposed to other brands of protein/diet bars) make a good substitute because they are similar in calories (around 180) and protein (8-10 grams). Any bar that meets those two basic guidelines can be used.

Slim Fast Bars are a low calorie meal replacement, the bars are usually 250-260 Calories, which is a little more than a candy bar, but packed with more whey protein and less refined sugar.

Balance bars are very similar to protein bars sold by most companies. The balance bar is made by the same company that provides weight loss centers with their bars.

Kinetix bars are cheaper, have more protein, less calories. Similar in texture size and taste as the La Lites, Kinetex have about 4X’s the sodium that the LA Lites have and 2X’s the amount of protein, so you would have more protein than you are allowed on the plan.

Kashi Go Lean bars. They have about the same nutritional value as the La Lites.

South Beach cereal bars. They are similar in most counts, but have less calories, less carbs and more protein. There are two kinds of SBD bars just so the newbies know there are the cereal bars that are around 140 calories, and there are the meal replacement bars which are around 200-220.

Zone bars they are fairly close in calories/protein. Zone Perfect bars score better on the value scale (more protein per calorie). However, they are higher in calories overall.

There are a lot of energy bar articles, threads and posts, but they all seem to be either about snacks, or about how awful energy bars are. It would seem like someone should be able to manufacture the equivalent of a healthy, balanced meal replacement bar that tastes great. But, if what you want is a no thought required, eat this one thing twice a day meal substitute that you don’t have to worry about and lose weight, then it would just be easier to buy La Weight Loss bars on eBay. The prices on eBay are as good or better than the cost of other bars and you will still be eligible for the money back guarantee offered by La Weight Loss Centers.

4 Inch Penis – Is a Penis of 4 Inches Too Small?

In most cases, yes, a penis of 4 inches is too small, especially if that’s the size of your penis when it is erect (hard). A penis of 4 inches is too small if you would like to have sex in the missionary position (man on top). I’ve surveyed many women by posting polls on various forums, and also based on a personal experience, a 4 inch penis is not enough to do the job. It may be nice to some women at first, but as time goes by, your woman’s vagina will start to loosen up a bit, and this can be bad news for you. In the long run, this can usually lead to your woman being generally unhappy and unsatisfied, and eventually cheating on you. What hurts the most is the fact that, the truth is, the sight of a bigger penis will arouse any woman. Most women, once coming across a big penis, will greet it in disbelief. They will hold it, stare at it, and utter words that will only arouse the beholders ego, “wow.. It’s so… big..” – Any guy would love to hear that.

This is however not the same for men with smaller penises. In most cases, even if you are with a nice, caring woman who understands, no woman can deny that a big penis turns them on. That’s when you start to think and feel sorry for yourself. “What if she finds someone better? What if a guy with a bigger penis comes along one day?” – Any man can just come along and show your woman what she’s missing out on. Chances are, if you are her first boyfriend, or the first person she’s had sex with, she will think your penis is “big” because she hasn’t seen any other penises to compare. And when a man with something more to offer comes into the picture, that’s when we really start to worry, get jealous, and even become defensive and controlling. After a while, it starts to really affect our thought patterns and how we perceive things. We generally start to become paranoid, and this can often lead many men into becoming even more insecure with themselves, and even worse, it may lead to breakup, and giving up on the relationship at hand.

This can also be a problem in many real life situations, especially when you are meeting a new girl, or your girlfriend, or if she decides to invite you over to her place, or who knows, she may even decide to invite HERSELF over to YOUR place. But, either way, this can be very frustrating, and possibly the most frustrating situation any male could be in.

Sometimes unexpected things happen. What you thought would be an innocent get together turns out to be your worst nightmare. Things somehow start to heat up a little bit, and the tension between the two of you starts to rise, and before you know it, you both start kissing passionately, until she utters those words that drive any male off the roof, “I can’t take it anymore, let’s have sex now!”

Wow, hold on, wait a minute!

You find yourself getting highly aroused and all you really want to do at that moment is to have sex with her, but that’s exactly when the painful realizations start to sink in. That’s when you find yourself coming back to your senses and your insecurity starts to really take over. Questions like, “will she laugh when she sees my penis?”, “will the size of my penis turn her off and ultimately kill the mood for both of us?”, and, “what if she tells other people how small my penis is!?” start to fill your mind and take over you. You then make the embarrassing decision to back out and use any excuse you can think of. You can’t

Thousands of men who are about to get lucky find themselves in this exact same situation everyday! And for most of us out there who are put in this situation, it’s exceedingly hard to stomach what we missed out on, and we tend to feel sorry for ourselves and beat ourselves up about it. It’s a horrible truth that many of us have to come by, but I just want to tell you that, although things may seem hopeless, there is hope, and there IS something you can do about it!

5 Components of Physical Fitness

The 5 components of physical fitness are often used in our school systems, health clubs and fitness centers to gauge how good a shape we are truly in. The 5 components that make up total fitness are:

  • Cardiovascular Endurance
  • Muscular Strength
  • Muscular endurance
  • Flexibility
  • Body Composition
  • Total fitness can be defined by how well the body performs in each one of the components of physical fitness as a whole. It is not enough to be able to bench press your body weight. You also need to determine how well you can handle running a mile etc.

A closer look at the individual components:

Cardiovascular endurance is the ability of the heart and lungs to work together to provide the needed oxygen and fuel to the body during sustained workloads. Examples would be jogging, cycling and swimming. The Cooper Run is used most often to test cardiovascular endurance.

Muscular strength is the amount of force a muscle can produce. Examples would be the bench press, leg press or bicep curl. The push up test is most often used to test muscular strength.

Muscular endurance is the ability of the muscles to perform continuous without fatiguing. Examples would be cycling, step machines and elliptical machines. The sit up test is most often used to test muscular endurance.

Flexibility is the ability of each joint to move through the available range of motion for a specific joint. Examples would be stretching individual muscles or the ability to perform certain functional movements such as the lunge. The sit and reach test is most often used to test flexibility.

Body composition is the amount of fat mass compared to lean muscle mass, bone and organs. This can be measured using underwater weighing, Skinfold readings, and bioelectrical impedance. Underwater weighing is considered the “gold standard” for body fat measurement, however because of the size and expense of the equipment needed very few places are set up to do this kind of measurement.

Why the need for physical fitness testing?

As stated earlier the 5 components of physical fitness represent how fit and healthy the body is as a whole. When you have the battery of tests performed you will receive information on the specific areas you made need to work in. A very specific goal oriented fitness program can be developed from the test battery.

If body composition is of (higher fat compared to muscle mass) there are many health related diseases and illnesses you have a higher chance of contracting. It is important to combine healthy eating habits with your exercise program.

If you scored low on the cardiovascular test you would have a higher chance of being at risk for heart related illnesses and would not do well with activities that require longer times to complete. You would participate in things such as long bike rides, swimming and jogging for extended periods of time to correct this component.

The next three tests can have results that are isolated to specific joints and muscles of the body or affect the body as a whole.

If you score low on the flexibility tests, you have a greater chance of decreased performance in daily living activities/sports and a higher risk of injury. You may also experience low back pain. It would be important to included flexibility training into your workout everyday.

If you scored low on the muscular endurance test you fatigue early into the exercise or activities of daily living. Many exercises that require high reps and low weight would be implemented into your training program.

If you scored low on the muscle strength test you do not have enough strength to perform well in sports, resistance training and activities of daily living. Your fitness program would have a progressive strength training component added that would allow you to become stronger with little chance of injury over time.

Fitness testing has its limitations – while it gives you a good idea of where your body is, it does not paint the entire picture. As stated earlier some of the above tests are only testing specific body parts. Other important factors such as balance and agility are not tested. It also requires the ability to perform the tests. It would be dangerous for someone who is in poor condition and does not exercise to participate in fitness testing.

Before deciding to undergo fitness testing, make sure you know why they are being done and determine that it is safe for you to participate.

Plasma Cutters – Two Ways to Generate the Plasma Arc

Plasma cutters generate the plasma in one of two ways: High-Frequency (HF) Contact or Pilot Arcs. Which one your plasma cutter uses depends on how old it is; the new high-tech machines use pilot arcs. The main difference is that HF Contact models must close a circuit with a work piece that conducts electricity in order to cut whereas the pilot arc models can cut anything. They work in very different ways.

HF contact method of creating plasma is still found in low budget plasma cutters and in older plasma cutters. How it works is the plasma cutting unit is connected to the work piece by a clamp and cable and when you touch the nozzle of the torch to the work piece an electric circuit is created. An electric arc zips from the work piece threw the plasma torch nozzle to the negative electrode inside the torch head. At the same time, pressurized inert gas flows in the opposite direction, from the torch head out onto the work piece. As the gas surges past the zapping electric arc it is heated to around 50,000 degrees Celsius. At that temperature the gas becomes plasma which is a form of matter that is a liquid and a gas at the same time. It is this super-hot, super-fast moving plasma that cuts the metal. The HF contact method is said to have one cycle because the main plasma flow is generated in one step.

The Pilot Arc method is a two cycle process. First, a high voltage, low amperage circuit is used to make a small, high-intensity spark in the body of the torch which produces a small pocket of plasma in the torch head (note that the plasma is already generated in the torch without the need to touch the work piece, this is what eliminates the need for a conducting work piece). Now, you can use a trigger to ignite the main plasma arc that will be used for cutting whatever it is you want to cut. Pilot Arc is the method used in CNC plasma cutting applications.

There is a difference in cost between these two systems, so keep that in mind while you are shopping around.

How To Date Your Fred Bear Bow

Since we have the opportunity to sell a lot of different items through our eBay Drop Off Store, certain things start to stick out that seem to sell extremely well. One item that sticks out are the vintage BEAR Recurve Bows.

Recently on an out of town trip we stopped by an antique store like we usually do and saw this recurve bow in the corner. Since we were already somewhat familiar with how well bows have sold from selling them for a client we naturally gravitated to it. It looked to be in excellent condition and came with a quiver and 3 different sets of arrows. The asking price was $100.00 and we ultimately got all of it for $75.00.

Based on the dating procedures listed below we determined that this was a Fred Bear Kodiak Recurve bow from 1965 in excellent condition. It was a 60″ bow with a 44# pull.

After we got the bow to our store we noticed that inside the big quiver was a smaller single quiver. Based on a light embossed marking on this smaller, leather quiver that we pulled out we were able to date it to the late 1940’s.

We decided to break this up into 3 different auctions and started all three at $9.99. The results of the auctions are listed at the end of this article.

There are several features and changes that were made to the bear bows over the years that will help narrow the age of your bow or your potential investment.

    1. The Serial Number: These bows usually have, what appears to be a hand inscription on one of the limbs that gives a serial number along with the length and pull weight of the bow. This serial number works very well for dating Bear Bows from 1965-1969 when the first digit of the serial number is the year of manufacture.

For example, a serial number of 5L212 would be a 1965 Bow.

Prior to 1965, the serial numbers for all Bear bows were started over every month, making these bows almost impossible to date by serial number alone. The “K” series of serial numbers (for example KZ9672) were started in 1970.

    2. Patent Mark: Most of the BEAR Bows we have sold have the logo and the US Patents printed on it along with the date of CANADA 1953. This date that is printed on all bows made between 1953 and 1972 is simply the date of the patent for a working recurve limb and has nothing to do with the actual model year.

    3. Decals & Silkscreening: In 1948 the small Running Bear decal was first and then was replaced by the large Standing Bear decal in mid-1953. The large Standing Bear decal also has the words “Glass Powered Bow” under the Standing Bear.

The large Standing Bear decal was used until 1955 when it was replaced with silk-screening the identification on the bows. By 1956 the silk-screening appeared on all bows.

    4. All Wood vs Laminate: If your bow is ALL wood (no laminations of any kind) then your bow had to be made before the mass productions beginning in 1949.

    • If the ALL wood bow has a stamp that reads “Bear Products” in some form it would have been made before the early to mid 40’s.
    • If it is stamped “Bear Archery” it would have been made AFTER the early-mid 40’s and BEFORE 1949.
    • Also wooden bows with a small “Running Bear” decal can be dated to 1948

    5. The Leather Grip: ALL Bear bows had leather grips until 1959. In 1959, the Kodiak Special removed the leather grip and in 1961 the Kodiak did the same, as well as the Grizzly in 1964.

    6. The Coin Medallion: Beginning in 1959 all Bear bows had a coin medallion of one type of metal or another. Below are the approx date ranges for the type of coin used.

    Copper Coin – 1959

    Aluminum – 1960-1961

    Pewter – 1962

    Brass – 1963 – 1970

    Nickel-Silver – 1971-1972

ALL coins were flush with the wood until 1972. In late 1972 the coin was raised above the surface of the bow and came in both gold and chrome covered plastic and are still used in Bear bows today.

    7. Manufacturer Location: in 1978 Bear moved all manufacturing and offices to Gainesville, Florida. If your bow shows Gainesville on it then it was made after 1978

    8. Model Of The Bow: Check the Model of the bow. Below is a yearly production chart for the most popular Bear Bows.

    Wood Handle Take-Down 1969-1972

    Wood C-Riser Victor Custom 1973-1975

    Alaskan (leather grip semi-recurve) 1959-1961

    Alaskan (recurve) 1966-1970

    Tigercat 1964-1978

    Bearcat 1964-1971

    Black Bear 1972-1978

    Little Bear 1965-1978

With this information you should be able to get really close to dating your Bear Bow if not pin-pointing it to the year.

If you are looking to price your bow I would suggest first logging into your eBay account and do a Completed Auction Search on the general keywords that match your bow, i.e. Bear Grizzly Recurve and see what has sold in the past 30 days.

Our eBay Results: Within 6 hours of listing our 1965 Bear Bow by itself starting at $9.99 it had already reached $152.50 which was exciting but based on our research not surprising. What was surprising was that it stayed at $152.50 for the next 6 days. On the last day with 8 minutes left it was up to $182.50 with over 40 watchers. Usually on these types of auctions we tend to refresh and refresh and refresh the auction all the way to the end to watch the bidding but we got busy writing more listings and forgot. When we did remember to go back and check the auction it was over and had ended at $282.55

The other 2 auctions for the quivers and arrows sold for a total of $80.00. So our initial $75.00 Investment at an antique store ended in $362.55 in sales. That was almost a $300.00 profit (minus gas and eBay fees of course).

    How to End Sinus Drainage

Drip, drip, drip. When will it end! Have you said that to yourself when post nasal drip – sinus drainage – went on and on? If we were to know the causes we could go right to the root of the problem. So here are some of the causes of sinus drainage:

    • Irritation of the nasal passages, caused by: Allergies, air pollution, smoke, viral infection
    • Air dryness
    • Bacterial infections

Given your particular living environment and lifestyle, try to ascertain the one thing, among those mentioned, that you think could be the cause of the problem. Do a little experimenting. For example: Get your nose close to the carpet, or to some plant in or around the house and sniff profoundly to try to detect whether you are allergic to it. Have you noticed whether the problem begins or is more severe when the air is very dry? Could it be that the drainage started after you have had a nasal or sinus congestion for several days, which then developed into an infection?

The answer to these questions could determine what caused the drainage and how best to end it. For example, if the drainage discharge is very profuse, clear and watery it is most likely an irritation of the nasal passages and in this case you would want to: Drink a lot of pure, simple, room temperature water, at least 5 full glasses a day. If allergies seem to be the culprit then an antihistamine such as loratadine 10mg – Claritin – would stem the drainage. The latter does not cause drowsiness, this is important if you need to drive. Taking extra vitamin C is very helpful in many cases. These three simple remedies should begin to relieve allergy symptoms within 24 hours.

If the cause of the drainage seems to be air dryness, then the use of a cool steam humidifier in your immediate environment should offer substantial help. I use an ultrasonic humidifier and it seems to work very well. It keeps the nasal and sinus membranes properly moist and avoids the extra watery mucus they produce to compensate for the air dryness. Again, drinking abundant plain, pure water can do much good and help prevent a sinus infection.

Bacterial infections are sometimes the cause of the problem. You would know it by the thick, sticky, yellow-green discharge. If the infection has already fully developed the best thing to do is to go see your doctor who would very likely prescribe an antibiotic such as Bactrim DS. If you catch the infection early on, then drinking lots of plain water and taking some botanicals which boost the immune system should stem a full blown infection and dispose of it in a few days.

Reducing significantly mucus producing foods goes a long way to treat and prevent sinus and nasal drainage.

    Fun T-Ball Drills

T-ball is a wonderful way to acquaint young children with the sport of baseball. Being so young, the most important aspect is making sure that the children are enjoying the experience while learning the basics. There are many fun t-ball drills that players will enjoy while learning and practicing the fundamentals.

Catch is perhaps the most famous and basic of all t-ball drills. It is even used in the major leagues during pre-game warm-ups. Catch is one of the fun t-ball drills that is easiest for children to learn. Catch is the best way to learn the essentials of catching and throwing.

    Bounce to the Bucket:

Bounce to the bucket is a fun t-ball drill that requires a large basket or a cooler, placed on top of a base. Outfielders then try to throw and bounce the ball into the open container. It’s fun to make this game a competition by giving ten points for every ball that goes in, five points for hitting the bucket, and one point for bouncing the ball closest to the bucket. This drill is important because it allows players to practice throwing from the outfield to the bases.

    Catching Contest:

The catching contest is a great drill to practice catching and throwing. Break the players up into groups of two and then have them throw the ball back and forth between themselves. The last two players that have not dropped the ball are the winners.

    Catch the Coach:

Catch the coach begins by having the coach run from home plate to first base. After he starts running the coach should yell out “tag me,” and the player holding the baseball should run after the coach and attempt to tag him out before he reaches first base.

    Catch the Players:

Catch the players is a fun drill to practice base running. The coach lets four or more players begin running the bases, starting from home plate, each player separated by about seven seconds. The coach starts running last, attempting to catch the players and tag them out one by one by grabbing the cabs from their heads.

    One and Two:

One and two is a drill which is good for practicing catching and throwing accuracy involving two players playing catch. The thrower is awarded two points if the ball is caught at or above the shoulders. One point is scored if the ball is caught between the waist and shoulders. No points are awarded if the ball if caught below the waist or not caught at all.

    Track Meet:

Track meet is one of the fun t-ball drills that begins with two players at home plate. At the start, one runs to third base, the other runs to first base. They continue running in opposite directions around the bases, and the first player to return to home plate wins. In order to avoid collisions, instruct the runner that begins at first base to touch second base from the outside corner, and the runner coming from third base to touch the inside corner of second base.

    Land With Timber

Land and timber, independent of the other, have value. Sometimes when land with timber sells, not long after the sale, the new owner harvest some or all of the timber, and the timber pays the new landowner what he just paid for both the land and the standing timber. When this happens, everyone quickly realizes that the buyer had better or greater knowledge than the seller. The buyer knew what he was buying. The seller did not know what he had and what he was selling. If you are buying, selling, or if you are an agent or broker representing a buyer or seller with timber on the land, you need specialized knowledge. You need know know that timber has value. Timber can be a valuable asset. Land with scattered timber may not be worth much at all. But land with nice, thick timber, close to a mill, and land with a higher better use may be worth $10,000 an acre or more.

When buying or selling land with timber – the timber may be worth a lot of money. A buyer may be able to use the standing timber to help pay some of his costs of the deal or as immediate profit. Forestry-land-consultants can provide a buyer or a seller with great advice with an interest or opportunity to be involved in the sale of the timber. Transactions happen where one side values the timber too high or too low than the actual timber value. For example, the landowner with the help of a qualified land consultant – determined the value of his timber was $400,000 with the timber and the land combined. A buyer decided on his own that the value of the land and timber was worth nearly $2,000,000 and paid $1,400,000. The opposite is also true. A buyer determines the value correctly is higher than what the land owner will sell for and the value of the trees helps pay for the transaction. Coincidently, this can be true of any natural resource a property may have. For example, gold, silver, fresh water that the buyer in turn bottles and sells, etc.

Buyers and sellers of land and timber need to be educated on the values of timber and the costs of harvesting. There is a procedure to be followed in determining the timber values. Buyers and sellers need to know the process. Agents and brokers working with buyers and sellers need to know the process. They need to know how to read and how to understand maps and photos, measure acreage, timber inventory procedures, products and utilization of the products, and they need to know market value. There are different types of timber and timber sales. Buyer, seller and brokers of this kind of real estate need to know the types of sales available, why they exist, and how they work. Computer growth and yield programs showing how timber stands grow is specialized information land agents and brokers who deal in land need to know and understand to best serve their clients. A correctly performed profitability analysis of various scenarios from the buyer or seller’s qualified agent or broker is highly valuable to the buyer or seller. Regardless if buying or selling, a forestry – land consultant is knowledgeable in the timber business can make you money.

Convert Lumber Pricing From Per Thousand to Per Piece

It used to drive me crazy trying to figure out how to calculate prices per thousand and then convert it into per piece. It was so tedious and after awhile, just plain irritating. So I designed a quick little spreadsheet on Excel that would calculate the answer for me and I must use it at least a dozen times per day, if not more.

Now that I’ve got a nice clientele, they are always asking me to convert pricing for them so I decided to do two things. Put up an interactive calculator on our website so that they can do it themselves AND write an article helping others that find themselves in the same boat.

So let’s give an example and then how to convert it.

You need a truckload of 2x4x8′. You phone around and get quotes on the material. The best quote is $250/M for 20 packages (294 pieces per package). What is that per piece? So how much is it for the whole load EXACTLY?!?

Here’s the formula on how you calculate per piece.

Step 1 – Get the board feet per piece. (See my other article – “Board Feet? How to Calculate”)

Thickness X Width X Length / 144 (Make sure to change the 8 foot to 96 inches (8×12))

    2 X 4 X 96 / 144 = 5.33333

Step 2 – Take the price per thousand (or Per M) and divide by 1000.

    250 / 1000 = 0.25

Step 3 – Multiply the board feet in step 1 by the answer in step 2.

    5.33333 X 0.25 = 1.33333

Your answer is $1.33 per piece (Rounded down of course).

Okay, are you still with me? Good! Now how much is the total truckload? Well, there are two ways to go about this. You can either take the long road or the short cut (which is more accurate). I’ll explain both.

Long Road – This is now taking 20 packages and multiplying by 294 pieces which will give you 5880 pieces. Now take $1.33 and multiply 5880 and you have your answer of $7820.40

Short Cut – In step one simply include the amount of packages and pieces in your calculation.

    2 x 4 x 96 x20 x294 / 144 = 31,360 and multiply it by step 2 (0.25). You have your answer of $7840.00

NOW, you will notice that there is almost a $20 difference? That’s because in the first calculation we rounded down all those decimals to just two. That adds up over 5880 boards (by $19.60 to be exact!) So you definitely want to use the shortcut now that you know how.

So one last question. Why do lumber companies quote per thousand? Simply because of volume AND multiple sizes. It’s much easier to give one quote on 2x4x8, 2x4x10, 2x4x12, 2x4x16 at $250/M then having to calculate all the different sizes and them ad them together or quote each size individually (there may be ten different sizes on the truck!). Also, if the truck is heavy and a package has to come off, the lumber company would have to re-quote all over again when it was already painful to do it just the first time!

There you have it. Hopefully this now gives you a clear understanding of how to calculate and convert per thousand to per piece. Oh, one last thing, if you’re really stuck and still can’t get the calculations, simply visit our website and a free calculator program can be found there!

How To Use An Ouija Board Safely

    You will need:

    • 1 Ouija Board
    • 1 Candle (preferably white)
    • Incense ingredients for burning, incense sticks or aromatic oil for burners (optional)
    • Always have 2 or more people present for best results (it is not recommended for beginners to use the board alone)
    • Pen and paper

    Conditions for a successful séance:

    • Only have people present who are serious and respectful. If the board is used without care or in a joking manner, this can attract unwanted and potentially dangerous negative energies and spirits.
    • Do NOT drink alcohol or use any mind altering drugs including marijuana!
    • Clear your mind of all negative thoughts or distractions. Your mind must be clean and clear.
    • Anybody having any psychosis or psychological disorders or persons who are nervous, anxious or have addictive tendencies must not use the board.
    • Never ask questions relating to your own death or death of another person.
    • Keep your posture straight and do not cross your legs under the table.
    • Make sure you visually protect yourself and have faith that you are protected. Imagine a white light surrounding you and your friends. It is always a good idea to make an affirmation before you begin. For example, “With the power of the elements, spirit guides, angels and higher self, I and the users of this board are protected from all negative spirits, entities, energies and influences.” This is what I personally use, but you should say something that resonates personally to yourself.

At first, keep to easy questions that require just a YES or NO answer. It is helpful if one person has a pen and paper and writes down what is being “said”. The best time for a séance is in the evening between 9.00pm and midnight. Ideally it should be dark and quiet outside. If there are more than 2 people then place the board in the middle of the table so that everyone can reach it. If only 2 people are using the board, it is better to place the board on both your knees and sit opposite each other – this allows the energy to flow better.

One person should be the main person to ask any spirits to come forward and talk. This same person should be the one to close the board down at the end too (see “closing down the board”). Everyone should lightly place their fingertips on the planchette. The main person should start by asking for protection against any negative influences (by visualizing a light around you and the participants and asking your spirit guides and higher self or angels to protect you and that you are only willing to communicate with spirits for your/our highest good).

Then ask if there are any spirits that would like to come forward and speak. Something along the lines of “Are there any spirits in the room that would like to speak to us. Please communicate with us by using the board only. When you are ready please move the planchette to YES or move it in circles“. It is safer if you ensure that the spirits only communicate through the board – make it certain that you are in control of the board and either ignore any other spiritual activity in the room (knocks, bangs, tapping, lights etc) or ask the spirit to either use the board or leave.

When you receive contact through the board ensure that you thank the spirit that has come forward (it is very important that you remain at all times with utmost respect and gratitude). When receiving an answer to your question, each letter must be clearly visible in the hole of the planchette – if it is between letters, ask the spirit to reconfirm the letter and it should move to the correct one. ALL fingers (2-4 fingers per person) must remain on the planchette at all times.

It can take up to 15-20 minutes before any spirit will come forward to talk. Remain calm, keep your fingers on the planchette and clear your minds apart from focusing on the planchette. If nothing happens then slowly move the planchette yourselves in large circles around the board a few times, then pause and wait – usually the spirit will take over from here. If you still have no luck after about 45 minutes then close down the board and try it another evening.

    Suggestions to ask:

    • Asking the name of the spirit is always a good question to start with.
    • Occasionally spirits cannot or do not wish to answer certain questions so respect their silence and do not ask the same question over and over again. Ask once, once again to confirm and that is all.
    • Ask if the spirit is a good spirit. If the planchette goes to NO, it is advisable to close down the board and wait at least half an hour before attempting to make contact again.
    • You can ask any general questions about your own life, for example:

How can I live better? What am I doing wrong? Am I in the right job? What can I do to improve my life/situation etc?

    • Note: Take the answers like you would anything else that somebody tells you (alive or dead). Do not revolve your life around answers you may receive as they may be inaccurate.

    Closing down the board:

This is extremely important! The board MUST be closed down properly at the end of each and every séance. Start by thanking the spirits for coming forward and talking with you. Wish them peace and say Goodbye. The spirit should move the planchette to GOODBYE and you may pack up the board.

If the spirit does not move the planchette to GOODBYE, then tell the spirit that you are saying goodbye and that you ask they do the same. If the spirit STILL refuses to leave, then you must move the planchette to GOODBYE and in a stern strong voice say GOODBYE and LEAVE out loud. Remove your fingers from the planchette. If you feel that is not enough you can also slam the planchette down on a hard surface (obviously take care not to break it!) or pass it through a candle flame if it is not made of flammable material.

    Safety Note:

Do not use the board for longer than an hour and a half. This is exhausting for both yourself and the spirits, and can be harmful.

It is always advisable to “ground” yourself afterwards by eating and drinking something.

The more you use the board the more spirit activity it will create (similar to a magnet). The board can become addictive to some people and this is harmful, not only to your well being but this can also attract unwanted negative energies and bad spirits. It is advisable to not use the board more than twice a week.

Be safe, be successful – but most of all enjoy!

Divorcing a Narcissist – The Ultimate Challenge

You may be shocked when your narcissistic husband or wife asks for or demands a divorce. The narcissistic partner has been planning this action for some time. Narcissists are plotters. They ponder how a particular move will benefit them long before they reveal it to the other party, even if it is a spouse to whom they have been married for decades. The truth is that you only thought you were part of a real marriage. Narcissists are incapable of genuine relationships. Most often, their marriages are business deals. They choose partners because they are physically attractive, young, emotionally pliable, fit the narcissist’s perfect image, come from the “right family background,” have a strong economic portfolio.

Some narcissists who have had long marriages (with many affairs on the side) prefer to make a deal so that the family dynasty remains intact. I have known husbands and wives who have offered the other party millions of dollars to “stay in the marriage.” In exchange for cash and other financial incentives, the narcissist makes it clear that he or she is romantically and sexually free to pursue other relationships. Some partners prefer to agree with this proposal and maintain the marriage façade. The reason for many is that they cannot give up the sumptuous lifestyle that the high-level, very successful narcissist provides. The injured party may complain and moan but he or she acquiesces to the irresistible offer.

There is the question of mediation rather than divorce. It is not impossible but very difficult. Narcissists are not willing to compromise;they are always right and they don’t share blame or possessions.

Having studied and worked clinically in the area of narcissistic personality disorders for many years, I believe that it would be very rare to have a positive mediation result with a narcissist.

Those who choose to divorce a narcissist are entering a psychological thicket from which they can exit victoriously. Despite all of your psychological pain and the nightmare that you expect, be sure to do your homework. Study, interview and use word of mouth resources through friends and confidantes who know the work of several great divorce lawyers. Choose an attorney who specializes in divorce and who has been at the center of these battles innumerable times. Make sure that your attorney has a good character that is worthy of your trust and that he will fight for you with great perseverance. It is important that the lawyer understands the narcissistic personality disorder.

When the formal divorce process is over, the important personal work begins. Draw on your strengths. You will find mental and psychological resources that have been hidden under the intimidation of living with a narcissist for so long. Research, interview and find an excellent therapist who specializes in divorce with whom you can grieve your loss. Part of the healing after divorce are your assertive efforts to redirect your life. Call upon your close friends. Take good care of your physical, mental and emotional health. Be open to discover ways of healing yourself through physical exercise, yoga, meditation, support groups. After all of your work, you will find yourself leading a life that is calmer, healthier, more peaceful and creative—-a life that belongs to you and that you share with others that come across your new path. Some day you may find yourself giving other spouses excellent counsel on how to successfully divorce a narcissist.

Sink Pluming – Add Or Replace a Shutoff Valve

I never forget the time I lived in this old house that had out dated sink plumbing and electrical wiring. I remember being faced with sink plumbing problems every week it seemed. Every time I had to work on the sink or any other plumbing fixture I had to shut off the water to the whole house. I then decided enough of this and installed shutoff valves under the sinks. Since then, I replace many plumbing fixtures in my 38 plus years in the renovation business that I own and operated.

For those who are faced with that same problem or if the shutoff valves need replacement and want to save some money. Follow the steps below.

    • Mini tubing cutter
    • Basin wrench
    • Adjustable wrench or wrenches
    • Screw driver
    • Reamer brush
    • Propane torch
    • Flux brush
    • A Fire extinguisher if available in case of a fire – or have some water readily available.

    • Flux
    • Plumber’s emery cloth
    • Solder

Usually sinks and toilets have a fixture shutoff valve. Shut off these valves if you are working on any of these fixtures. If the job involves cutting water lines supplying a kitchen sink or a flush tank and there is no fixture shut off valve, I suggest that this is the perfect time to install one.

To install a shut off valve.

Turn the water main off and turn on the faucet of the fixture you are working on. Also, turn on a faucet from a lower level to drain the water lines that you are working on. Disconnect the supply line from the faucet and heat the fitting that is soldered to the ½ inch water supply line and separate it from the water line by pulling and twisting it with pliers. Be careful not to bend the pipe out of round.

Use a cloth to wipe off as much solder as possible while the solder is still hot. Wear gloves to protect yourself from getting burned. Let the pipe cool off and clean it with plumbers emery cloth and dry fit the fixture shutoff valve to make sure it fits. If it does not fit, clean it again until the valve fits. Clean the inside of the valve (the end that goes on the copper pipe)with a reamer brush.

After taking the shutoff valve off, separate the stem from the valve by undoing the nut that keeps it in place. If you don’t the seals will get ruined from the excessive heat when soldering. Apply flux to both the end of the copper pipe and the inside of the shutoff valve. Fit the shutoff valve back on the copper pipe and heat it near the end that goes on the copper pipe. When the flux start to sizzle apply the solder around the joint where the valve meets the copper valve.

Note: Bend the solder into a hook 2 or 3 inches long and start soldering from left to right until it start dripping from the bottom.

Wipe off the solder with a cloth while it’s still hot and then let it cool off before putting the stem back on. Follow the same procedures for both supply lines.

Shut the valves off, turn the water main back on and test for leaks

Next step is to connect the new supply lines to the sink faucets I like to use the braided stainless steel type. They are easy to work with and lasts a long time. Tighten all connections and check for leaks this time turn on the shutoff valves. If you encounter leaks, tighten the fitting where it is leaking until the leak stops.

Now you can tell your better half what you have just accomplished and reap in the rewards. Haha!

    Parking Lot Maintenance and Liabilities

Safety is a key priority when designing or retrofitting a parking lot for a business, residence or public establishment. Clearly visible and easily understood signage is important, but many properties fall short in meeting these basic criteria. Some property managers are facing liability that they could have avoided, particularly in Ontario where new Regulations came into force in 2007 to dictate parking space size, driveway clearance and many other considerations. Pavement markings, traffic control and accessibility are three main areas where parking lots can be deficient.

Line markings are paramount for the safety of both pedestrians and drivers.  Walkways for pedestrians should be clearly marked with diagonal striping known as hatching so that drivers of approaching vehicles are aware and can yield within a safe distance.  Further hatching can be used to mark off hazards and obstructions that may pose risks to drivers and the structure of a building.  Keeping line paint fresh and clean from debris is important and highly recommended.  The minimum acceptable 2 way aisle width is six meters. Parking space widths and clearance requirements can vary depending on the location of possible obstructions such as walls, poles etc. Inadequate laneway access for emergency vehicles can result in large fines. Fire truck access lanes must be clearly marked and wide enough to accommodate emergency vehicles. Signs should indicate that parking is prohibited in the lanes, and the lanes must allow enough clearance for traffic to move through.  Signage and markings should be as similar as possible to the public roadway so that drivers understand what is required of them. The location of the sign can be critical to preventing accidents and mishaps.  Easily visible and understandable signs will help prevent or minimize liability issues.

High volume traffic and high volume parking lots generally have issues pertaining to speed.  Large arrows on the pavement or on walls of underground garages can help control speed and direct traffic movement.  Rubber or plastic speed bumps can be installed with bright, reflective colours for optimal visibility. These speed bumps will help slow vehicles in parking lots that have high pedestrian traffic and effectively minimize personal injuries or vehicle damage due to pedestrian vehicle contact. In addition to calming traffic, there are also speed bumps designed specifically for sheltering temporary power cables or water hoses from traffic.  Installing rubber curbs in the place of concrete curbs can be an extra step to ensure the safety of parking facilities.  These sturdy, durable rubber curbs are bright and reflective for optimal visibility and sit lower to the ground to prevent bumper contact, thus stopping the wheels before contact can occur with a wall or sidewalk. They do not chip, crack or require paint like traditional concrete curbs and are secured in place with heavy-duty rebar spikes.

It is mandatory that most parking facilities be equipped to accommodate people with special needs.  According to the Ministry of Community and Social Services, one in every seven people living in Ontario has a disability. As that number grows, the requirements for the number of handicapped parking stalls and the guidelines for the proximity to buildings will inevitably become more stringent.  Failure to meet these guidelines may result in fines and penalties.  The width of handicapped parking stalls must be increased to meet new regulations, and most properties are taking the extra step to ensure accessibility and safety by allotting space for a marked walkway between handicapped spaces. This proactive approach can ensure that the property is on par with current regulations, and ensure the safety of those who require additional space to manoeuvre their modified vehicles and possible support equipment.  Markings on handicapped stalls must have maximum clarity and visibility to ensure that all drivers are aware that these spaces are reserved for those with permits, and to ensure that these spaces are left vacant for those who legitimately require them.

The Canadian government allows businesses and commercial building owners to deduct costs to make renovations or alterations that enable individuals with disabilities to gain access to business or residential properties. It is the responsibility of the property owner/manager to ensure that these requirements are being met, maintained and kept up to standard.
