Most people tend to find having to complete application forms a 'pain in the backside'. But as they say, "no pain, no gain"! Whilst the majority of UK Employers in the Private Sector prefer to receive CV's, quite a number do not – they request you fill in a form. In the Public Sector the reverse is generally true, and in some parts of that sector, such as Local Authorities, it promises to be an automatic requirement!

Here are a few practical tips;

• If you're a 'bit messy' then get the form photo-copied first and start by using that!

• Follow all the instructions; ie Use Back Ink so they can copy the form!

• Have the Job Advert, Job Description and Person Specification to hand

• Make sure you address all the Employers stated requirements by spelling out clearly on your application that you meet his / her requirements. ie Show you match their needs as far as you can!

• If you add additional pages, put your name and Job applied for at the top of each – they may get detracted inadvertently when opened!

• Check everything through thoroughly, check spellings and grammar.

• Take a copy for your own use and to prepare if you are interviewed.

• Consider whether you need an accompanying letter, not usually required with an Application Form, although some Employers' do ask for one!

• Use as large an envelope as possible because if it's folded many times and crumpled up that will not give a very good impression.

• Remember the closing date and post it in good time!

Covering letters:

These are usually used with CVs and there are some of a much larger topic, like I said about CVs and I can not possibly give you all the low down. However I can give you some important practical tips and guidelines, again from my extensive personal experience.

• Use single sheet, good quality A4 paper – usually white

• Get it word – processed, except the advertisement specified 'please send a hand – written covering letter'

• Remember "Dear Mr …" or "Dear Mrs …" at start, – "Yours sincerely", at the end

• OR Dear Sir / Madam at start, – Yours faithfully, at the end.

• Do not repeat yourself by re-hashing the CV, keep it short, otherwise they will not get into the CV itself.

• Three short paragraphs should do: An opening one to make clear which Job you are enclosing your CV for, remember they may have more than one kind of Job advertised. A middle paragraph which clearly picks out how your experience and background fits with what they want. Very brief main point or two only! A final one which ends positively, ie do not say 'I hope to hear from you'. It's better to say "I look forward to hearing from you shortly" etc.

• Finally, do make sure you include your full postal address and current Telephone Number and email address if you have one. You would be amazed how many people get that wrong or miss part or all of it out!

A review of Fireproof from a Christian perspective.

Fireproof is a very realistic portrait of marriage when it is suffering. I was very impressed by Kirk Cameron's acting and the feeling behind each role in this movie. Many times a Christian movie misses the mark … however, in this case the movie was top notch.

Fireproof shows the major maritime struggles of Caleb and Catherine. They are so far apart emotionally that all they do is fight and accuse. A little while into the movie Caleb's dad gives him a book called the "Love Dare." He makes his son commit to doing it and walks him through when it looks like it will never work.

Caleb's character finds the Lord in this movie and it gives him strength to access a powerful stronghold in his life and press on to save his marriage.

As you all know, I do not like to give too many details in my reviews, so I will move on to things to watch for with the kiddies …

There is no actual sexual content. However, there are innuendos to Caleb's pornography issues AND Catherine has a flirtation with a doctor at the hospital she works at. However, nothing develops that would make it off limits.

As far as violence, there are couple scenes where Caleb and Catherine yell at each other and Caleb screams in her face. He appears to scare her when he does this. There are also a couple of intense fire and rescue type scenes that may scare younger children.

Overall this is an AWESOME movie. I give it a 4 out of 4 stars. I HIGHLY recommend it to all married couples no matter what sate your marriage is in. I also recommend that if you PLAN to get married it would be a great movie to watch. It may prepare you and help you prevent the failures you see in Caleb and Catherine as individuals.

Investing in Real Estate Profitably: Eliminating the Need for Mortgage Insurance

In an earlier article, we presented various options for ensuring that you have positive cash flow when holding rental houses, by minimizing loan payments. One problem which we now can address is to how to eliminate the need for paying mortgage insurance.

Any loan with less than 20% down payment will include or require mortgage insurance. It may be included in the rate (which is called "Lender Paid Mortgage Insurance" or LPMI) or more commonly it is a separate itemized item, but in either case you must pay it.

If you want to pay less than 20% down, the best way to get around mortgage insurance is to finance your purchases with two loans, a first and a second mortgage. For example, the first mortgage is commonly 70%, 75% or 80% of the purchase price and the second mortgage makes up the difference to 90% or 95% of the purchase price. You can get both mortgages from the same lender, but usually you can find better rates on the second mortgage from a lender that specializes in second mortgages. An independent loan broker can put this together for you nicely.

Both mortgages typically close escrow at the same time and both lenders are fully aware of each other. For simplicity, put both loans in the same escrow and sign them both at the same time. If you want to be tricky and try to use two mortgages to get 100% financing (ie no down payment), there are ways to do this, but we do not recommend it and it is not within the scope of this article.

The second mortgage is typically at a higher interest rate than the first, but not always. For example, there are some very competitive home equity lines of credit (HELOCs) with rates only a fraction above the prime interest rate. You have to have good credit scores to qualify, but if you do, they are very attractive. The problem with a HELOC based on the prime rate is that it charges the prime rate does not get too high before you pay it off. As you may recall from the early 1980s, the prime often does go sky high and it could happen again.

There is a particularly large variation in the interest rates for second mortgages from various lenders. Moreover, if your credit, income, and assets are not ideal, you may not be qualified for certain second mortgage programs, so it may be more difficult to find a second mortgage at a good rate that you do qualify for. It is very important therefore to ask your independent loan broker to check out various options and to shop the rates. He / she should be comparing at least half a dozen different second mortgage programs.

When you use two loans as described above, it is usually advisable to have an interest-only or minimum payment loan for the first mortgage. This allows you to focus on paying down the principle on second mortgage over a period of say 5 years, if you can afford it. If you can not do that, than obtain a second mortgage that also has a 5-year fixed period and an interest only option. You are then covered with predictable and low payments for at least 5 years.

All About Swimming Pool Sand Filters

Swimming pool sand filters are one of the ways to keep your pool crystal clear and clean. This type of product uses sand as a means to collect and remove debris from a body of water. Sand is contained in a vessel or tank, water is pumped into the top of the tank, and into the internal distributor. This allows the pool water to "rain down" and flow through the media. As the water flows through, dirt and debris are collected and removed from the water. The debris is held behind and the clean water is returned to the swimming pool.

What are some of the items found and associated with a type of filter?
1. Multi Port Valve OR Control Valve

What are some of the functions found on a standard Multi Port Valve?
o FILTER – For normal filtering and vacuuming.
o BACKWASH – For cleaning the filter bed of accumulated debris.
o RINSE – Use after completing the backwash cycle to ensure all dirty water is rinsed from the tank to waste.
o WASTE – By-passes the tank for draining or lowering the pool water level and for vacuuming heavy debris directly to the waste line.
o RECIRCULATE – Water is recirculated through the valve by-passing the filter.
o CLOSED – Shuts off the flow from the pump to the filter

How are sand filters cleaned?
Most filters come equipped with a valve, commonly referred to as Multi Port Valve. The Multi Port Valve has various settings allowing water flow to be directed in many direct directions. One of the directions is BACKWASH. In the backwash mode the water inside the tank is made to flow in reverse. Instead of the water flowing from the top of the tank down, the water from the pool is fed into the bottom of the tank through the laterals. This causes the sand to be churned, the dirt and debris which has been contained is flushed out of the tank through a separate waste line. Many Multi Port Valves have a sight glass for viewing this process. As the water is backwashed, use the sight glass to inspect the water, as the water becomes visually clean the backwash should have considered finished, the pump stopped and the valve now put in the RINSE mode. Reenergizing the pump in the rinse mode allows the water to flow in the standard operating direction and allows settling to occur in the tank. Dirty Water is flushed out to waste during this process.

NOTE: This process will lower the water level of the pool. Once the pool level is lowered additional chemicals may be needed. Retesting of the water will be required to determine the type and amount of chemicals which will be required.

What if backwashing is not enough?
If backwashing does not "clean" the media, the time has come to disassemble the unit, empty the tank and replace the sand. The media will deteriorate over a period of time, become hard and crusty, and forming channels. When this takes place, backwashing will not be enough to allow proper filtration. It is important to remember the following when performing this task.

1. If the filter has not been disassembled for some time, when removing the multi port valve, top dome or top half of the tank, remember to have new o-rings available which will be in the area of ​​disassembly. Old o-rings stretch and crack over a period of time and need to be replaced periodically.

2. Carefully remove the old media from the tank. This can be accomplished by scooping or by using a sand vac tool (a tool which by using a garden hose and exhaust hose, vacuums the sand out of the filter tank.

3. Inspect the bottom laterals, checking for damage or cracks. Replace any laterals which are defective to prevent by-passing of sand back to the swimming pool.

4. Prepare to refill the tank with the new media (Check the instruction manual for the filter and use the size and type which is recommended).

5. Fill the tank half full with clean water

6. Slowly and carefully add the new media to the tank. Use caution not to damage the laterals during this process. Add the correct amount for the size filter being serviced.

7. Reassemble all parts removed, top half, dome, and valve, replace o-rings as required.

8. Position the multi port valve in the RINSE position to set the new media, check for leaks, once settled, turn off pump and return the valve setting to the filter position. Restart Pool Pump and begin normal operation.

How often does the sand need to be changed?
Filter size, pool usage, bather load and weather conditions will dictate the time frame for changing and recharging the filter.
