How to Make Natural Candles – Choosing the Best Wax For Making Candles at Home

There are several natural waxes to choose from for your homemade candle.

While paraffin may be natural in that it’s a petroleum-based wax it has been shown to be not so healthy & doesn’t burn clean so I think we can eliminate this wax.

Healthier natural candle waxes are Palm, Beeswax, and Soy & Ghee.

Let’s check out some pros & cons of each of these waxes.

Palm in made from the wax of the berry of the Palm tree. It’s white, all natural, renewable & clean burning.

Palm wax has a unique crystalline structure that is very attractive.

It can hold a very high scent load. Some palm waxes can hold up to twice as much scent as paraffin or soy wax.

Palm wax comes in granular form, is very easy to work with & it pools evenly when lit. It doesn’t need any additives & it cleans up easily with soap & warm water.

Cons of palm wax; the cost of palm wax is a slightly more than Soy wax.

Turning to Soy candle making, this wax has lots of Pros too. It burns long, cool & clean.

Cons of soy candles:

It’s stated by some manufactures that soy candles are produced containing no Genetically Modified Material. For most soy waxes this is only true because after processing there is no DNA in the wax left to assess whether the soy beans used were GMO or not. In the United States in 2002, 98% of the soybean harvest was either genetically modified (GMO) or non-GMO mixed in with GMO soybeans. The only reliable source of non-GMO soybeans are Identity Preserved or Certified Organic, these are very few. This means buying soy wax that is not Identity Preserved or certified organic is supporting the biotech industry. This is a disadvantage of soy wax in my opinion. Also I feel soy candles made from GMO soybeans can’t really be called “natural” as their DNA was humanly modified, the fact that the DNA was later removed doesn’t negate that.

Now lets look at Beeswax which has been used for candles since ancient times.

It burns slow & clean & has its own sweet fragrance.

It gives of more light & heat than other waxes & is virtually drip less.

Beeswax is the only fuel to emit negative ions when burning & this process cleans the air of positive ions such as dust, odors, toxins, pollen, mold, dust mites feces, and viruses.

Lighting a beeswax candle inspires a spiritual feeling; they have traditionally been the candles of choice in many churches.

Using a sheet of beeswax & rolling it up with a wick inside is such a simple way to start making candles, a pair of scissors are the only equipment needed. Beeswax candle making with sheets is child’s play.

Poured beeswax candles are just as easy to make as candles make with other waxes.

One con for beeswax is that the price is significantly more than other waxes but this is balanced by the quality it has of burning slower & lasting longer than other waxes. Beeswax can be added to other waxes to increase their burn time. Beeswax candles have their own natural sweet fragrance with which only some aromas will nicely blend. Beeswax can be bought in either a yellow or white color. Some white beeswax may have been bleached & have chemicals added, best check with the supplier.

Bayberry wax is an aromatic greenish vegetable wax that is removed from the surface of the Bayberry by boiling the berries in water and skimming the wax from the surface. Burning a Bayberry candle to the nub during the holidays is a 300-year tradition supposed to bring good luck in the coming year. Bayberry wax is recommended for making dipped tapers only & may not burn well as votive, tea-light or pillar candles.

Bayberry wax costs about 4 times that of Beeswax. It takes 15 pounds of Bayberries to make one pound of wax. It has a warm, earthy fragrance reminiscent of newly mown hay, and dries to a lovely olive green color. A small amount can be added to other waxes to make them harder & impart its green color. This is a pro as there are no other natural colorants for candles apart from the yellow of the beeswax. All natural candles, that is totally natural candles, are white unless they have beeswax or bayberry wax added.

Ghee lamps have traditionally been used by Sikhs & Hindus for thousands of years as a spiritual practice. Lighting the light dispels darkness & brings comfort, hope & peace. Lighting a light with cow ghee specifically is said to ensure radiance & heavenly bliss, prosperity, health & happiness.

Ghee is made from unsalted clarified butter. It is easy to make for one’s self at home or one can buy it from the grocery store. Organic ghee is available. Once one learns to make a container candle one can make a ghee candle. Securing the wick in the middle of the container without glue is the trick. Traditionally the receptacle of the ghee is earthen mud, silver, gold or brass, never stainless steel. The wick traditionally is laid on the bottom of the container & is propped up on the side of the lamp rather than standing up straight in the middle. I have bought a ghee candle made in a small glass jar with a lid that has a central wick & it works fine. I would be very careful about propping the wick on the side of a glass container. Ghee is very soft at room temperature & a liquid when heated so it needs a container. My ghee candle burns without a ghee smell & gives a very sweet feeling. Now I know how to wick the jar I can keep renewing the candle by adding ghee & wicks or I can make a much bigger one that burns longer for the same price as my little store bought candle.

Percy Ross the author of the above book began life in poverty but through hard work became a millionaire and philanthropist, giving all his money away before he died, relatively recently. He wrote the above book when he was 70. He was known for giving away silver dollars as a symbol of hope to poor children and had a column in newspapers called “Thanks a Million”, from which he helped countless people with their requests.

His parents were Jewish immigrants, his father was a scrap merchant, and scraped by hardly making enough to feed his children. At the age of 7 Percy was taught how to sell eggs to neighbours to help put food on the table. Lessons he learnt that helped him all his life, he developed ten rules for success and the correct ways to ask for what you need.

As a child he disparately wanted a bicycle like other boys, but his father couldn’t afford it, eventually he got him a very old bike but Percy was overjoyed with it. Bicycles featured strongly in gifts to underprivileged children. By 1977 he had given away 100 new bikes but in 1971 he held a Christmas party for needy children and gave away over a thousand shiny new bikes.

Percy put his success down to learning from his father the right way to ask for what he needed. The book dwells on his ten lessons for success. It is a beautiful book to stimulate and inspire, I hope it is still in print. Yes, it is still available in book stores! So you can enjoy it too and study his 10 rules

5 Simple Hitting Drills That Will Raise Your Average Overnight!

The best hitters in the game use a variety of hitting drills to improve hand-eye coordination, bat speed, and power. These drills will have you or your players hitting the ball more consistently and with more power, with the ability to place shots more effectively. The result will be higher average and better run production in just a week or two of practice.

1. Ball on a Cone or Tee: Hand-eye coordination is the key to all good hitting, in any game and at every level. Improving your ability to match what your eyes are seeing with the trajectory of your swing creates the kind of contact that produces more line drives, and with time, more power. Hitting legend Ted Williams used to practice by using a cue stick to hit bottle caps. That’s not a bad idea, but these drills will serve the purpose, too.

  • Ball on a cone: Put a traffic cone on the floor 3 feet out from a mat. Kneel, or have your players kneel, on the mat. Put balls on the cone and have the players focus on hitting a line drive. Hit 15 to 25 balls in each session, more if time allows – the more the better. The drill emphasizes contact using just the arms and upper body, which is essential to hitting the ball consistently.
  • T-Ball: Kids start in t-ball for a reason – they learn to make contact, plain and simple. Since solid contact is the key to all good things in hitting, contact drills never go out of style. Pro, college, and top amateur teams continue to use hitting tees to warm up and find the hitting touch, especially after layoffs. Start hitting practice with a round of tee drills to emphasize keeping an eye on the ball, with a bonus feature being an increase in confidence. When pitch speed is added, the improvement will be noticeable. When the game starts, sharper hitting will lead to more base runners and more RBI’s. VARIATIONS: place the tee on the inside, middle, and outside parts of the plate to encourage hitters to go with the pitch, so they learn to drive balls to all fields. Most hitters try to pull everything, and this will help break that habit.

2. Wiffle Ball: This drill emphasizes bat speed and a compact, powerful swing. Using either a pitching machine or a live pitcher, stand 20 feet in front of the plate and use waffle balls for safety. Set the machine to about 40 mph, or gauge your pitch speed accordingly. Batters have to get the bat around in a hurry. The drill will expose swings that are too long – the kind of swings that keep pro players in the minors. On the positive side, it encourages increased bat speed to be able to get around on the pitches, and a shorter, more compact swing that is the foundation of power.

3. Wait and Explode: Many hitters develop the bad habit of starting their swing far too early. The results are all bad. For instance, the hitter will often stride into the pitch too early and then have to hold back the upper body waiting for the ball. Timing and hand-eye coordination is thrown off, plus if contact is made, it’s only the upper body involved. The powerful motion of the legs is eliminated. Misses, weak grounders, and lazy fly balls are the result. Here’s how this drill works. Have the batter stand in the box and coach them not to move at all until the ball leaves the pitcher’s hand. Keep it up until the hitter learns to be patient, reserving their energy until they can complete the swing in one powerful motion. Hitters with good contact skills but poor power will start driving the ball much harder with this drill.

Another way to encourage a “wait and explode” approach is to use tennis balls and bounce balls up to the plate. The hitter must not move a muscle until the ball bounces, 6-8 feet in front of the plate. Patience is learned, and hand-eye coordination is also improved. A short, compact, energetic swing will result.

4. The Barrier Drill: This drill will teach good mechanics. Have the players stand one back length back from a barrier, such as a net or string, and take their cut. If they hit the barrier with the bat, they are taking too long a swing, unlocking their elbows before the shoulders are fully engaged. Point out what’s happening and see if they can make the correction, which will produce a compact, powerful cut.

5. Reward or Run: There’s nothing like the possibility of a little physical exercise to get players to concentrate. Using a pitching machine, or reliable batting practice pitcher, feed each batter 15 pitches. On strikes only (make swinging at a bad pitch an out, no matter if they hit it or not), count well-struck balls versus misses or weak hits. If the batter has 8 or more good cuts reward them in some way. If 8 or more bad swings happen, it’s time to run! As the season continues, and the players improve, bump your better hitters up to 10 or 11 quality hits to avoid running. Tailor the drill to stretch each player to achieve their best.

Ayurveda Treatment For Diabetes

Diabetes is a wide spread chronic disease of which 80-90% are Type 2 Diabetes mellitus. Beta Cells of the Pancreas Glands is responsible for Insulin which is essential for proper utilisation of carbohydrates. Panchakarma for Diabetes

Snehapanam is one of the excellent preparatory methods before the main Panchakarma. The medicated ghee is prepared by processing herbal paste, herbal juice, milk, ghee etc. The herbal paste and juice are selected, based on the disease being treated, from herbs like amaltas,Sarsaparilla,Jaman,Indian Kino Tree, guggul, ginger, neem, onion, chopchini, tribhala, malabar nut, sweet flag, mustard etc. The herb chopchini has powerful anti inflammatory and antibiotic properties and gives the effect of a steroid. Snehapanam, done once a day in empty stomach, is usually continued for 3 to 7 days. The exact duration and type of ghee to be used are decided by the doctors who treat you .

Thalapothichil, In Thalapothichil, the person’s scalp is completely applied with high value medicinal pastes. This enables the medicines to penetrate faster into the brain cells. The healing properties of the herbs also calm down the nervous system and rejuvenate the person. To start the treatment, the person sits on a chair, well relaxed. Selected medicinal herbs, thoroughly ground and made into fine paste, is then thickly applied on to his scalp. The head is then covered up with leaves, usually banana leaves, to form a perfect mask. This is done to allow the medicines to stay on and function well. The mask remains on the person’s head for almost 40 to 50 minutes giving wonderful relaxation to the mind. Thakradhara Thakradhara means the profuse pouring of medicine-rich buttermilk on a person’s forehead. The treatment induces coolness to the brain, relaxes the mind, reduces mental stress and increases memory power. Thakradhara is a good treatment for diabetes. Thakradhara starts with a mild, full body oil massage to loosen the nerves and muscles. After this, medicated buttermilk is poured on the person’s forehead relentlessly for almost an hour. Such continuous out pour of buttermilk, directly on the head, gives wonderful relaxation to the mind and soul. A prolonged treatment for 2-3 weeks not only removes diabetes but also recoups the total mental status of the person. Excellent cooling and therapeutic agents are used in this treatment. The buttermilk is made by boiling milk with assorted herbs. It is then cooled, fermented and cream-removed. The left over buttermilk is the medium used for Thakradhara. Vamanam, in addition to treating many diseases, also rejuvenates the person’s body and mind. These methods loosen the impurities of the body channels and prepare the body for the main treatment. The person is made to drink sweetened milk stomach full, followed by a single dose of medicinal decoction. In 2 or 3 minutes he vomits, throwing out all the excessive acids, and toxic substances of the body. The medicinal decoction used is made of black Pepper, beetle killer root,Tamarind and Liquorice. Herbal powder, medicated castor oil, or herbal paste is commonly used as the purgative medicine. Avipathychoornam is the herbal powder generally used for the treatment. It is a mixture of herbs like turpith, embellia fruits, dry ginger,lotus,cardamom, long pepper,konch,sweet flag, cinnamon, etc. The treatment usually begins early in the morning. The person consumes the appropriate herbal medicine in empty stomach. The medicine does a good cleansing of the entire digestive system. And within 1 to 2 hours he empties his bowels, expelling along with it, all the accumulated toxins. The dose of medicines, diet patterns etc. are to be strictly followed as per the doctor’s recommendation. Virechanam, using strong medicines, is mostly done only once in a month under the supervision of doctors.

Vasthi is an enema therapy and is considered the ace colon cleaning panchakarma treatment. In this form of treatment special medicines are introduced through the anal route for the evacuation of accumulated toxins and metabolic wastes. It washes out all the toxins in the metabolic system through the digestive tract. It is highly recommended in the treatment of diabetes. As an effective rejuvenating health therapy, vasthi imparts high immunity and longevity, reduces degeneration of tissues, and prevents aging. Dill seeds, bael, honey, rock salt, herbal pastes, oils and decoctions are the main ingredients used in vasthi.

Commercial real estate is an easier property market segment to work in because it is built around logic and not emotion. Most of the prospecting calls and meetings you make are with people that are ‘business savvy’, and know real needs and solutions when they see them.

The emotion seen with owners in residential property is not a problem in commercial real estate however you do need to know what you are talking about given that commercial is a complex investment property type and the property owners are usually very aware of what is going on. For this reason, and to all the newcomers to the industry, you must know your product very well and be able to talk to it from many angles. Without this many property owners will discount your relevance to them.

Get Your Head and Thinking Straight

B2B cold calling is an essential part of daily activities in commercial real estate however it frequently fails because most salespeople sound like they are making a cold call. Here are two essential rules of cold calling success in commercial real estate:

  • It is the ‘how you do it’ that really matters to the call conversions to appointments.
  • What you ‘think about’ in doing the regular call process also is a critical part of the method.

Change the Name – and you will change the results you get

‘Cold calling’ implies something less than ‘warm’ and pleasant. To solve this problem, I prefer to think of it as ‘Call Direct’. It is a more positive mental image than anything that is ‘cold’! To be successful in making these calls, you must sell the process to yourself and believe that you are good at it.

When calling a prospect in commercial real estate, most salespeople are trying to ‘get’ something from someone. They are trying to ‘get’ an appointment or ‘get’ a listing. The fact of the call is that no one wants to ‘give’ something to someone they do not know, like, trust and respect. This is why most commercial salespeople fail miserably at this process.

But ‘getting’ is not the purpose of ‘call direct’. ‘Call direct’ is a discarding or disqualifying process. It is just like panning for gold or digging for diamonds. You have to turn over a lot of dirt before you find the gems. If you do not understand or accept this principle, then you will become frustrated and think that your efforts are not working. You will give in far too easily (this is what most people do and they therefore struggle to achieve great levels of listings and transactions).

Your objective in ‘call direct’ is to disqualify as many people as possible, as quickly as possible. That eliminates the time and money wasted in sending literature or seeing people who will never use your services, and it stops the fruitless follow-up calls that lead nowhere but to frustration.

You only have 30-45 seconds to deliver a specific and compelling reason for the person on the other end of the telephone to ‘want’ to continue the conversation. Skip the small talk and get right to the point. Be a ‘top performer’ in the call process.

You will be most effective when your 30-45 seconds causes the prospect to identify a real estate related problem in their mind that you can help them fix. People will talk to you if you shed light on a problem they need to have fixed; only for that reason.

Problems in commercial real estate typically focus around loss of rent, tenant problems, wasted time, inefficiencies in returns, competition pressures, disposal needs, functioning of the property, age of the asset, or repositioning etc.

If the prospect (not you) identifies something that is having negative ramifications on their property performance (a problem) AND they are serious about getting rid of that problem, then you ‘may’ have a possible reason to continue.

If there is a possible fit between you, then you can set an appointment to explore the possibilities of helping that prospect in some way get rid of that problem. There is no point in setting up an appointment simply because the other person lets you do so. You must determine that they are relevant to you, they are the decision makers, and that they have an interest in what you are talking about.

Protect your time by qualifying the correct people over the telephone before you make that appointment. There are a lot of prospects out there who think that they are the ‘decision maker’, and in reality are nowhere near those that are. Think like a ‘top performer’ and protect your time; it is the most important resource that you have.

What to Say?

Have you ever been stuck to know what to say when you call prospects in commercial real estate? If you are like many people you will use a script that is fairly typical and ‘all about you’. The process has poor results and ends in low call conversions to appointments. You have to change the call process significantly so that it has some relevance to ‘them’. When you do this your call conversions will rise.

The object of the call is only to get appointments with relevant people. That is the only thing you should be ‘selling’ in the cold call. The call should be used to identify if there is a genuine need on the part of the person that you have called, and then only to set up a meeting.

You are a skillful and relevant commercial real estate consultant in your market, and on that basis you are calling people to see if they have a property need and if you can help them with that.

Remember this fact and make it the foundation of your calls. There is no purpose in setting up meetings with people that really do not need you, or have no ability to make a decision on commercial real estate matters. This market today is not something in which you should waste time. Your time is money and money is precious.

The Call Structure?

The ‘call direct’ structure is so important and must be centred on the prospects situation and not yours. Try this as a basic approach.

  • Tell them your name and company
  • Ask permission to talk to them for 60 seconds
  • Tell them that they can end the conversation if they want to after that point.
  • Get right to the point by focusing on their needs (not yours)
  • Help them identify their business problems by offering a ‘short menu’
  • Never try to convince a prospect to take your services or have a meeting without qualification; instead let them convince you it is worth your time and effort to meet with them.
  • Honour your agreement and let them off the hook if they do not want to engage

Here’s an example of ‘call direct’ for Commercial Real Estate Sales or Leasing:

  • Brian, this is John Brown from Atlas Commercial Real Estate. The nature of the call is property related.
  • Can I take 60 seconds of your time to chat and then you can tell me if we should continue speaking?
  • Thanks for that…. I will be brief.
  • I am just calling to see if commercial property is an issue for you in this market, particularly with sales or leasing needs.
  • ‘Results are on the radar’ for many local property owners at the moment, and we have some ways of helping with that.
  • Is that an issue for you?
  • That’s not a problem Brian, as I said I just want to see if we are a clear fit or a match and can help you in any way.
  • Many property owners are concerned about their returns or occupancy situation in the face of more competition or market pressure. They are looking for ways to increase reliability and consistency of the property’s performance.
  • Its good insurance in this market.
  • Brian, that being said, could these be things be issues for you in the future?….. Or is everything running 100% smoothly?’

In less than 60 seconds you will know if you have someone on the line that is relevant to you. If they do not have any commercial real estate problems that you can fix, then it’s over (for now). Remember, they may not have a property problem today, but they may have one in the future. Put them in the database for another call if you think it is relevant.

If you make ‘call direct’ a scheduled business event at the same time in your daily diary, and you action it with consistency, you will be amazed how much new business you will dig up. Understand also that ‘no’ is an ‘ok’ word that, when given by the prospect, simply needs qualification in case some future need is still hidden in the discussion. You will get many ‘no thanks’ comments as part of the call process. Do not try and push or convert every ‘no thanks’ to an agreement for a meeting, unless you really know that the prospect is truly relevant and that they will have a need in the future.

Make this call process part of your daily business model and continue it even when you become more successful. As you get more referral business from ‘happy’ clients you should still continue the call process as it is foundational to permanent and real success in all types of commercial real estate markets. The only other essential element to incorporate in this activity is a good database program where you can register leads and feedback. This will be your funnel for future business.

As simple as all this sounds it is surprising how many people do not do what I have explained here. They loose focus and quickly revert to old random habits and actions; they then get random results. Your success in the commercial real estate industry is centred around your choices and your ability to change your habits on the things that really matter to your business. Get the message? Roofing Material For Your House In Kenya

There are various factors that determine which kind of roof to use for your house.

CLIMATE

In hot desert-like climates where rainfall is low, flat roofs are very common. Areas such as North-Africa have a lot of these roofs.

A flat roof is not exactly ‘flat’. It usually slopes at an angle of 5 to 10 degrees. This angle can not be noticed easily and helps to drain water during cleaning or after rainy weather.

In traditional African societies, communities living in Arid areas of Kenya such as Maasai, Samburu had their shelters made of flat roofs. This is because rain is not common in these areas.

In rainy climates, the roof becomes steep. In snowy regions such as Northern Europe, the roof is very steep [over 45 degrees] so as to drain away snow. In traditional African societies which live in rainy regions such as Kisii, Mount Kenya and Coast, the thatch roof is very steep [over 60 degrees] so as to increase the surface runoff of rain water.

COST

Roofing materials vary depending on the budget.

In Kenya, thatch roof is the cheapest at KES 180 per square meter.

It is followed by Iron sheets. The thinnest grade in the market at the moment is Gauge 32 which costs about KES 210 per square meter. Gauge 30 costs about KES 240 per square meter and Gauge 28 pre-painted costs approximately kes 500 per square meter.

Concrete roofing tiles cost around KES 400 per square meter.

Clay roofing tiles cost around KES 630 per square meter at Mombasa. These have the advantage of being light-weight and since they are made of natural clay with no added paint, their rain-water runoff can be consumed without any health issues as compared to the others which have paint. Paint contains Lead which is harmful to the human body.

Stone coated steel roofing tiles such as Harvey, Decra are in the range of the most expensive and cost approximately KES 1500 per square meter. These are usually gauge 26 in thickness and hence give a lifetime guarantee. Their light weight also gives savings to the timber supporting trusses which will be less than when supporting heavier concrete tiles.

THEME DESIGN AND SHAPE OF THE ROOF

Curved and cylindrical roofs require special types of materials such as copper and bituminous felts. These felts can take the shape of the roof easily.

Copper felt is expensive. This is usually copper in colour when new and turns greenish as it ages.

Hipped roofs are best laid using tiles since with tiles, there will be less cutting and hence less wastage. Some steel roofing suppliers in Kenya can supply curved roofs. Gable roofs can be done using any type of roofing products.

Some buildings such as Highlands restaurant at Afya Centre, Nairobi have glass roofs. These give nice views but are expensive to put up. A square meter of 10mm structural glass costs approximately kes 2,800.

The steepness of the roof can also be used to control cost. The more steep the roof, the more the surface area and hence the more the cost. Some roofing tiles such as Mangalore design require steep roofs to make sure that the rain water surface runoff is fast and hence no leakages.

Recreational facilities such as tourist lodges which require rustic natural finishes will opt for the thatch roofs which can be patterned to various designs.

Now I’m going to show you a secret order of numbers that – like magic – automatically lets you know how many grandparents are in each generation.

The pattern for these numbers (called Fibonacci numbers) is: 1, 1, 2, 3, 5, 8, 13… Male bees start with the first “1” because they only have one parent, a female, and she’s the second “1.” For females, the pattern starts with the second “1” because they have two parents who represent the “2.” Here’s how Fibonacci numbers enable you to play a trick on your friends. Each person has to guess how many bee grandparents are in the fourth and fifth generations in two seconds per guess. You “guess” there are 21 grandparents in the fourth generation and 34 grandparents in the fifth generation. You write the sequence starting with the “3” because the first generation of grandparents for both of Lisa’s parents contains 5 members.

The Fibonacci Rule says each number is the sum of the two previous numbers. Therefore, the fourth generation totals 21 bees because 8 plus 13 equals 21. The fifth generation has 34 members, since 13 plus 21 equals 34. This Sequence works for every male bee and every female bee. Males start with “1” because they have only one parent. Females have two parents so they start with the second “1.”

For Lisa’s father’s third generation, you start counting to 3 from the second “1,” and get 5 grandparents. What about the third generation for Lisa’s mother? Correct! Starting from the “2,” you count to 3 and get 8. How cool is that!

How Is TDSR Different From MSR?

As Singapore debt levels were estimated to be among the highest in Asia, the Monetary Authority of Singapore (MAS) decided to implement the TDSR – Total Debt Servicing Ratio, which is a framework that allows the standardization of the manner in which financial institutions underwrite loans and ensure that borrowers do not become overleveraged. This new implementation also includes refinement of rules related to the LTV (Loan-to-Value ratio).

What the TDSR implies, is that all loans will be checked before approval of a loan application. In other words, non-housing-related loans will also be checked. These are loans such as car loans, student loans, credit card debts, personal loans, etc. Furthermore, variable income, such as bonuses, and rental income is no longer enough to qualify for a bigger loan, because financial institutions have to place a discount on the amount declared.

The MAS has set a threshold of 60% of the borrower’s income, and if the borrower’s debt level exceeds that threshold the loan will not be granted. Additionally, the MAS has announced that they are prepared to make changes to the current threshold, if need be.

The Mortgage Servicing Ratio (MSR) is another “tool” implemented to ensure financial prudence among Singaporeans. Similar to the TDSR, but not quite the same, the MSR only takes into consideration the housing loan repayments; in other words, the MSR shows the amount of monthly income that goes into your home loan repayments. The current threshold for the Mortgage Servicing Ratio is 30% of your monthly income. That is to say, if more than 30% of your income goes into your mortgage, you are not eligible for a loan.

At minimum, for the computation of the MSR a medium-term interest rate is used. Initial rates that apply for the first years of the mortgage are not taken into account.

Regarding the gross monthly income, for commission earners, its assessment is based on the NOA – Notice of Assessment – for the past 2-3 years, which is also applicable for self-employed Singaporeans, though the income is not recognized 100%, but generally 70% of its total worth. For salary earners the income is recognized 100%.

What do the TDSR and MSR imply?

For people who already have an outstanding home loan (or two), the probability of being granted another loan decreases considerably.
