You can search “business lists” to find list companies. Don’t pay too much for a list if the price is based on accurate mailing addresses. Addresses are irrelevant when telemarketing. You’re looking to spend about 2 to 3 cents per record.
  3. Buy an auto-dialer (power dialer.) This is a crucial step because auto-dialers are capable of dialing over 100 numbers per hour which keeps you on the phone with prospects. When searching for a dialer just make sure you’re not buying a predictive dialer. Auto-dialers are typically a monthly cost ranging from $50 to $200 per month.

At this point you’re set up to run your campaign. With support from your auto-dialer vendor, you simply import and list and you’re ready to make calls. This brings us to the script. Now, before getting into the script it’s important to discuss that at this point you should be very well training on your products, underwriting and rates.

Well, the answer is indeed yes, your can flip an apartment building. People no smarter than you are doing it all across the country every month, maybe every day. The way you do it is not so different to the way you flip a house, but with a few tweaks. In fact, it’s probably a little easier than flipping a house.

You may be familiar with this series of events. 1) find a profitable deal, 2) get the deal under contract, 3) find a buyer with cash, 3) assign the contract to your buyer for an assignment fee, 4) deposit the check in your bank account.

The variations are in 1) and 3).

First of all, when you are trying to find a property at a wholesale price that the end investor will still be interested in, you have have to know what goes into creating value in apartment buildings.

There’s more to it than just looking for shabby properties with deferred maintenance. You are looking for otherwise quality properties whose owners have let go for whatever reason and are in a bind because of it. One must have factor is location. Bad location is tough to overcome.

The deal has to have upside in it; there have to be things currently wrong with the property that will represent increases in value once they are turned around. It is these very elements you put to work in your negotiations to get the cheap price on the contract you need. Without a big upside no end-investor will be interested, so you must know these elements.

The other thing that is different with flipping apartments is the kind of buyer you will be selling to. Rehabbing houses has become so popular that you often find yourself reselling to relative newbies, which comes with it’s own problems. When flipping apartments, just about all of the time you are dealing with flat out pros.

These are people with multi-million dollar lines of credit, bank accounts with a few million in cash sitting there, or both, who have absolutely no problem with you making a $50,000 profit assigning your contract to them. They know full well they will be pulling a couple million out of the property in two years or thereabouts, so fifty thousand dollars is a small price to pay.

The truth is, by saving the end investor the time and hassle of having to go and find the property you have created a great deal of value for them. He/she will gladly pay your fee, ensuring you receive the money because they want you to go out and do for them all over again.

Lane Conditioner (oil) can reduce the effectiveness of a ball when it soaks in. There are a number of ways to address the problem.

One of the easiest ways to get oil out, is to not let lane conditioner (oil) get in. I’m a big fan of wiping the ball off before every shot. Terry cloth or microfiber towels help remove oil from the surface actively as you bowl. By keeping the surface clean, you don’t get oil, all ready on the ball from the last shot, impeding ball reaction. Manufacturer recommended cleaners or cleaner/polishes will help minimize oil absorption after play is completed.

The key, to addressing the oil in the ball problem, is, how and to what “degree” you subject your bowling ball to heat. Ebonite International will tell you, hot tap water (usually 120 degrees or so, HOTTER is NOT better) will warm the surface and float the oil off the ball. You’ll need a bucket or container big enough to hold a bowling ball. You must soak the ball (submerge it in the bucket or container) for half an hour, or thereabouts. You will need to deal with slimy finger grips (if installed) and soggy tape (don’t leave it in while submerging).

Still oily, do it again. Let dry at room temperature.

A final wipe down with rubbing alcohol or manufacturer recommended cleaner/cleaner polish and you are ready, once again, to roll. Anything added to an alcohol solvent (fragrance, color like in household cleaners) will leave a residue, which can lead to other problems.

Oil comes out but so does some of the chemical structure of the cover (plasticizers), causing (they feel) brittleness and loss of structural integrity.

I remember I was about seven years old coming home from school one to see my poor mother wearing a pair of men`s shoes just so her children had clothes to wear to school. I remember time when my mother actually had to make spaghetti sandwiches for us kids to take to school. Times were so hard for my family when I was growing up that we could not afford to stay in this apartment any more. I remember we packed all our belongings up and my father bought this tent where we all went camping for more then a year.

My family and I spent the summer and half the winter in this camp ground. there was six of us living with this big collie in one army tent. We were stuffed in this tent like luggage all trying to sleep. I remember we lived on pork and beans for months to eat. I remember we were so poor us kids had to run around the camp ground in women`s pants half the time because there was so little money. I remember the terrible smell that use to come from the out houses when I went to the bathroom. I remember we would go days without being able to take a shower. That tent smelled really bad at times with all of my family in one tent. I remember the fun times me and my brothers had playing football with other kids at the camp ground.

I remember it was late October when my parents decided that me and my mother along with my youngest brother would take the bus up to my mothers parents in Canada for a four or five months. I remember that we were eating potted meat on the bus just trying make the more then three day and night ride from Chicago to Vancouver Canada to my grand parents. I was so sick from riding on that bus for three straight days and nights. I remember when we arrived at the bus station my cousin was there waiting with a cab to take us to my grandparents apartment. I remember my brother and I ate and slept for almost two days straight. I sure was glad to get out of that tent and into a clean bed. I remember it was the first time I had a bed and room where there was nobody in the same area.

I remember this was the first time in about six months since I had clean clothes and food to eat that was not peanut butter or pork and beans. My grandparents were not rich or even middle class but they are the best grandparents a young kid could ever ask for. My mother was always going without something so that her children could have better. My grandparents made sure that my brother and I had some new clothes and good food the time that we were there.

I remember it was about four months before my father had found a place for all of us to live so we had to take the bus back to Chicago. My father had rented a hotel room at this hotel for thirty five dollars a week.I remember my older brother telling me how that had slept on bakery baskets for the whole time we were gone in the freezing cold truck.I remember finding out that my father had to put our collie to sleep because our dog had become to wild while staying at the camp ground. I remember she was so bad that if we rolled over on her tail while we were sleeping our dog would bite us so my father had to have her put away. I felt so lost for the longest time this dog was part of our family.

I remember when I first went into room a how small it was for all six of my family to live. I remember the four years how my mother and father worked so hard just make sure that us kids had one meal a day to eat before going to bed at night. I ate so many potato chips for lunch because chips were a nickel and pop was dime. I went to school at Emerson school for my sixth through eighth grade. I remember working with my father after school delivering groceries I was thirteen years old going to school and working with my father after school til around midnight just to help keep money coming in for my family to eat. I remember all the early years there was no holidays for us we had gotten so used to not having money to afford to spend money on holidays that we almost never thought about holidays. For me and my family holidays were just another normal day. I remember we were so poor that me and my family never went to a doctor or dentist from the time I was seven until my father became sick when I was nineteen years old.

My father had a bad heart and bad lungs from years of smoking that he could not work any more. I remember the first job I ever had out side of part time work doing odd jobs was at the very same hotel where we were living as a desk clerk. I remember this job paid two dollars and sixty five cents and hour. I was able to afford my own clothes and food for the first time in my life. I was so proud to have this job I was really making money of my own so I did not have to depend on my parents for food or clothes. I had to work my sixty hours a week and take care of my father at the same time. I remember the first time I ever bought new clothes and shoes I was so proud that I had worked to have so new clothes for the first time in my life. I ate so much while working the next four years that I was finally nick named the cow by my family because I was so fat from eating food that my family usually never afford. This was how I became over weight for years ahead.

I remember as the years went by My father and mother were living in the house that my older brother had bought to rent as apartments but then the hotel where we were managing was sold and we were both out of jobs so we all moved into the apartment upstairs where once again I had to live off my fathers social security. I remember by know my father was constantly on oxygen all the time in those days. My father was getting sicker by the year. I remember the for several years that followed times were so hard just trying to survive as a family . Then my older brother got a job managing another hotel in the city so my brothers and my mother went to help out. I was at the house trying to help my father out because he could hardly breath by then.

I finally had a my first job working construction when my oldest brother started contracting from a real estate company. I spent the next five years learning every trade that I could in the construction business. I was making more money then I ever thought I could because I was working one hundred hours a week. My love life could never get going because I was always working. I could never commit to having a another person in my life . This was not because I did not love the women that came and left my life. I was so in love with this one girl but I was always working so this woman called me a machine. I simply let this woman walk out of my life. I remember what it is like to struggle to live as a kid. I remember the seeing the pain in my fathers face when there was no holidays for us as children.I remember the look if my mother having to wear men`s shoes so that her children could have some clothes to wear to school.

I remember the loss I felt when some woman would walk out of my life. I was so driven to have all the things that I could not have when I was young. I was so driven to make sure that I could eat or where any thing I wanted. I would work countless hours to have every thing that I wanted this is what happens when you grow up poor. I wanted to have more personally. I just did not want to have a family that would have to do without. I was so driven to have that even when I hurt myself on the job I would not even go to a doctor. I once almost cut three fingers of my left hand when a six foot level struck my left hand while it was laying across a metal floor plate. I put splints on the really bad cuts and went back to work. I once had a car crash into the back of my legs. My legs were swelling up like a football. I had the blood drained of my legs and never went back to the doctor. I have had countless injuries over the years yet I have never gone the the doctor. I remember my father working all day with third degree burns on his shoulders from boiling hot water. I remember once my father broke his shoulder when we were at the ball field then went to the doctor to have it set. The very next day my father took off the splint and went to work because he had a family to support. I can not even imagine the kind of pain he must have suffered through to go to work . I learned very young when you are poor you live with injuries that most people could not even bare.

These are some of the things that I learned being poor when I was growing up. I believe that no one should have to go through most thing that I have seen or lived. I learned to have to much drive to work and not enough to take the time to love and live. I do not go through one day where the pain from over working my joints do not hurt and swell from to much work that I have done.

I could write about the hard times that me and my family have gone through. I am not saying there was not a lot of good times and fun for me and my family.I am not writing this out of self pity. I am writing this article to inform people about what being poor is really like. I missed out on learning the good times of spending holidays with your family. I really am a self educated man on the cost of being born into a poor and struggling family. My family and I have stayed so close through all this and much more.

I hope that this article will help people to understand why I want a better way of life for all our people. I believe that if democracy is really going to work it has to be for all people no matter race religion or sexual preference. I believe that no child should have to go without the basic daily needs. I pray that this article will change the future for so many families that are going have to see their children go without. This is why I believe that our country must come together for all our people. I really do believe that people can put aside their differences to make life in our country fair for all people I believe that every child deserves a chance to have a fulfilling life.

Rug making is a prehistoric art and craft that would probably not go out of date. It goes way back and evolves through time. It is a skill that was involves a lot of techniques and procedures. It may seem challenging for one to do but considering that it was established back in the days where there is not much technology and machines to help people with their everyday lives, people have found a way to make it less difficult. So what are these techniques that were used during the ancient times and are still being used until today?

Rug-hooking has been around for at least two centuries. In ancient times, it was a craft most commonly done by people experiencing scarcity: Poor communities. And since that is so, they would often search their homes for scrap materials to be used, usually snippets of used fabrics. And while women from rich families where enrolled in schools teaching quilting and embroidery, deprived women would use whatever materials they found accessible to make their own home-made floor coverings. Cleaning And Killing Black Mold With Common, Non-Toxic, Household Products

It’s suggested that you mix enough water with the baking soda to create a soft paste, then apply it to the trouble spots on your tile, scrub, and rinse with a vinegar/water mixture to neutralize the baking soda to avoid residue.

Repeat steps until you have cleansed all the black mold. Leave your work area open to ventilation and exposed to the sun if possible. This will help speed the drying process and blow out any spores in the air. That will also help reduce the possibility of a recurrence of black mold.

4. Cleaning Black Mold With Vinegar

Clean mold on hard surfaces using a solution of equal parts vinegar and water. Fill a plastic spray bottle with the solution. Spray surfaces in the kitchen and bathroom with the solution and scrub the area with a tough brush. The latest trend in mold and mildew control is the shower and bathroom sprays that use once you’re done taking a shower. These products work just fine, but they act on the same principle as the vinegar spray. Vinegar can substitute just about any bathroom cleaning product sold today, with the exception of heavy duty abrasive cleaners like Comet.

5. Cleaning Black Mold With Chlorine Bleach

Use a solution of one part chlorine bleach to one part h2o to clean carpeting and upholstery that has been affected by mold. Soak a sponge or cloth in the solution and swipe it across the mold to trap the spores in the cloth. NOTE… While leach will clean the black mold, it will not kill it on porous surfaces. You must still use a mold killer before or after you clean the black mold with chlorine bleach.

6. Cleaning Black Mold With Hydrogen Peroxide

Get a bottle of hydrogen peroxide with 3% concentration from your local drug stores. Transfer the hydrogen peroxide into a spray bottle and spray it onto the mold infected surface. Leave it for at least 15 minutes for hydrogen peroxide to take action and kill the molds. After that, scour the area to remove all the mold and mold stains.

For stubborn mold in tough to reach places, like the grout of tiles, use full-strength hydrogen peroxide. Simply apply a number of capfuls to the affected area, allow it to sit for 15 minutes and scrub with an old toothbrush. Note… Keep the spray bottle of remaining hydrogen peroxide in dark place as light reduces the effectiveness of hydrogen peroxide. For more effective mold removal, you may consider using hydrogen peroxide with vinegar during the cleaning process.

Hydrogen peroxide is effective at killing molds as it has the elements of anti-bacterial, anti-viral and anti-fungal. It is a much safer mold cleaner as compared to bleach because it does not produce toxic residue or toxic fumes that harm the environment. Hydrogen peroxide is good at cleaning mold on almost any materials including clothes, walls, bathroom fixtures and other kitchen appliances. For removable rugs, lay them outside on a sunny day with the back of the carpeting exposed to the sun. Mix one part of 3% hydrogen peroxide with five parts h2o. Spray the solution onto the back of the carpet and allow the sun to hit the carpeting for a day. The combination of direct sunlight and hydrogen peroxide will kill mold spores.

7. Cleaning Black Mold With Ammonia

Make an ammonia solution using a ratio of 1 part of ammonia to 1 part of h2o. Fill a spray bottle with ammonia solution and spray it onto the moldy surfaces. Leave the solution to sit for a number of hours before rinsing with h2o. After rinsing or wiping with water, allow the areas to dry completely. For vinyl seats like in your boat, combine 1/4 cup of ammonia with 1 cup of water, and pour this solution into a spray bottle. Spray the mold with this mixture, and scrub it with a bristle brush. Rinse the solution off with clean water to remove it from the vinyl seats. If you still notice mold on the seats, use rubbing alcohol.

NOTE… Ammonia, similar to bleach kills mold growing on non-porous materials like bathtubs, tiles, countertops, and glass. However ammonia is not an effective killer for mold growing in porous materials like drywall and woods. Ammonia is a harsh chemical, it emits toxic fumes when mixed with bleach. Use ammonia with care.

8. Cleaning Black Mold With Liquid Laundry Detergent

Pour two cups of cold h2o and 1 tbsp. liquid laundry soap into a bowl. Mix it up vigorously with a whisk to create thick suds. Dip a rag into the bowl to scoop out the suds. Rub the suds gently onto the moldy carpet. Switch to clean portions from the rag and apply more suds often. Rinse the carpeting with a rag and plain water. Blot thoroughly with a dry rag to remove excessive moisture. Mix 1 gallon of warm h2o and 1/2 cup borax powder into a bucket if the mold remains. Dip a scrub brush into the borax solution and scrub the carpet until the mold is gone. Rinse the carpet with a rag and plain water, and dry thoroughly with a clean rag.

9. Cleaning Black Mold With A Homemade Disinfectant Spray

Once all of the mold has been cleaned, use a disinfectant spray to purify the area. In a plastic spray bottle, combine 1 cup of distilled (or spring) h2o, 1 cup of 91% isopropyl alcohol and the juice of a couple average lemons. The solution is safe enough to spray into the air and does not harm surfaces that it comes into contact with. Store the spray bottle in the refrigerator and use within a few weeks. This will give your house the sterile smell of a doctors office as well as a ‘Lemon Pledge’ hint creating the illusion of ‘dusting all day’!

10. Cleaning Black Mold With Grapefruit Seed Extract

Most households do not have Grapefruit Seed Extract in the cupboard but it’s readily available. Combine 20 drops of grapefruit seed extract to about 1 cup of water will make a useful mold killing solution. Simply squirt the solution on moldy surfaces while wiping with a soft cloth to remove mold and the harmless, light residue will prevent it from coming back.

11. Cleaning Black Mold With Citric Acid

Your local Whole Foods or co-op should have crystallized citric acid on hand and it is relatively inexpensive. Use about 1 cup of acid to 1.5 gallons of hot water. You are able to wring out your mop a little and spread it on lightly, but the chances of it evaporating before you get around to scrubbing increase when you use less. Soak the floor(tile floors only) if you have a large room and need time to do all the scrubbing. Letting the acid soak a little will also give it time to break up mineral deposits, dirt, rust and of course the black mold.

Cleaning a tile floor with citric acid is not only environmentally friendly, it’s incredibly effective.
