Sweet Romantic Pick Up Lines That Will Make Her Melt – Win Her Heart With Sweet Pick Up Lines

You will be surprised by how many women will positively respond to sweet romantic pick up lines. There is a false myth out there that most women do not appreciate sweetness and romance and rather go for “bad boy” types who treat them bad. Yes they are some women that are into those types of guys, but the majority of women actually appreciate decent and nice guys, as cheesy as it might sound to some of you.

You have to remember that ultimately most women are looking for a man to take care of them. They might not be thinking of it consciously, but since we are all biological creatures then in their subconscious minds they are looking for a man to help them survive in this world. That is what women did from the dawn of history and continue to do now, even if they are not fully aware of it. Therefore, women will not want to end up with a man who treats them bad and hurts them. That doesn’t improve their chances of survival. They want to be with someone who will treasure them and ensure their survival.

With that point, I am now going to list below some great sweet romantic pick up lines you can use:

  1. I’m a professional thief. I stole some priceless paintings, diamonds, even a Bentley once. I’m looking to steal the most valuable item that exists. Can you help me on this big heist? Sure you can, tell me… how can I steal your heart? This is one of my personal favourites of all time.

  2. Don’t I know you from somewhere? Hey now I recognise you, you are the girl that appeared in my dream last night. I guess that makes you the girl of my dreams!

  3. I am against body piercing and never pierced a part of my body before. But after I met you, I noticed a piercing in my heart.

  4. Hi I normally don’t do this, but I had to come up and talk to you. You are exactly my type of girl and they are very hard to find. So talk to me.

  5. Hi, I would like to write a love poem about you. Tell me more about yourself so I can have some material for my poem.

There you have it some great sweet romantic pick up lines for you to use. If you would like to learn more about the art of seduction and master the science of picking up women, then visit my website to get your hand on my free report that has turned thousands of men into seduction artists.

How an Antenna Diplexer Allows for Multiple Broadcasts on One Transmitter

A diplexer, which is a form of duplexer, is a three-port frequency-dependent device used either for transmitting or receiving purposes.

It can take different frequency bands and multiplex and de-multiplex two ports and put them onto one port on a single coaxial cable. Or a diplexer can route signals based on frequency that have a sufficient wideband and able to and transfer them to the air efficiently. A diplexer essentially combines signals onto one download or perhaps link those being passed through it onto radio transmitters.

This passive device can also split two signals apart from being on the same receive path like audio and data in Digital Subscriber Line (DSL) telephone systems or combine two signals into one single output on the same transmit path. It’s also capable of forcing constant impedance to occupy a single broadcast frequency or enable one transmitter used by a broadcast station to operate and transmit multiple frequencies at the same time off one RF antenna.

In addition, an antenna diplexer is an electronic component that can also be used to transmit and receive simultaneously using the same antenna – or it can enable a single antenna to be used while preventing the output of the other or else. They allow signals such as from an antenna and a satellite TV dish to share the same feed. Even more, it can separate signals according to the frequency they use.

On the downside, diplexers are not for signals that have overlapping frequency ranges. And if transmitters have frequencies too close together they cannot be combined successfully by a diplexer.

Typically, diplexers are used for high frequency satellite signals and low frequency CATV (cable television) / OTA (over-the-air) antenna signals. They can be also be found as part of a front end module for a mobile telecommunication system.

Diplexers are essential when trying to overcome the problem of the ban on building new transmitting towers in some areas. It is very hard nowadays to get permits to build new transmitting towers in many places as there are laws that say one can no longer build towers. Federal Aviation Administration (FAA) and Federal Communications Commission (FCC) rules related to tower erection restrictions and local zoning regulations drive many of these restrictions.

Although there are exceptions for businesses categorized as “public utilities” to build even in zones where it is explicitly prohibited, in reality constructing new towers is nowadays almost impossible.

Overcoming the problem is possible only by utilizing an existing tower as much as possible. Agreement must be found with owners of established transmitting sites. This is where diplexers come in to play – by allowing two frequency bands to be transmitted together without interferences.

Diplexing is a suitable solution for medium wave broadcasting stations and to allow more than one transmitter such as UHF-/VHF from a single pre-built tower to be used for broadcast television reception.

It is said that diplexing AM (Amplitude Modulation) transmitters is easier than diplexing FM (Frequency Modulation) transmitters due to the fact that not all radiators will work for that type of transmissions. Antennas, in fact, must be broadbanded to allow the broad range of FM frequencies to be transmitted.

Distance is also a factor as it affects FM transmission more than AM ones.

Due to the special attention FM duplexing requires, costs might be a concern if the antenna was not already built for this type of transmission. Other factors that need to be evaluated include:

  • Are tower antennas are non-directional or directional?
  • What’s the antenna efficiency?
  • Does the tow have the needed orientation?

Examples of tower mounted diplexers (TMDs) are abundant.

An example of a TMD is the Sutro Tower of San Francisco, a 977-foot steel tower used by 11 television stations, four FM radio stations, as well as satellite companies, cable providers and for wireless communication services. Even more iconic is the Empire State Building in New York that hosts a very busy diplexer that appeared way back in March of 1952 where ABC and CBS FM stations operated from a common antenna.

The signals were diplexed into a single set of dipoles on the latter stations’ antenna near the bottom of the tower.

It is clear how diplexers are essential in allowing new transmissions even though there are building prohibitions against new towers. Thanks to these devices, stations are able to prevent intermodulation and keep the voltage component of a standing wave (VSWR) to the lowest amount for each input transmitter and frequency even in presence of tower building blocks.

Consequently, new transmissions can still be allowed.

Despite this, diplexers appear to meet both the wishes of residents who don’t want any more towers built and able to serve the interests of businesses needing to have transmit/receive antennas for telecommunications. With this device and purpose, towers can be used to provide the locals with communication systems capabilities and companies the ability to have a transmission medium to conduct business.

5 Secret Steps of the Bonded Promissory Note Under UCC and Other Federal Law

The bonded promissory note pays your debts and creates debt for you under U.C.C. and other Federal Law. You already know that your mortgage promissory note and mortgage contract got you into debt when you purchased your home or commercial property, so we will concentrate on the secrets of the bonded promissory note to get you out of debt in the following article. The secrets are:

  1. Knowing the bonded promissory note law is most important.
  2. Filing the complete U.C.C.1 information is the key
  3. Knowing your bond number is crucial
  4. Knowing who to make the bonded promissory note out to is very important
  5. Knowing the judicial side will get you home or commercial mortgage and note debt free

All the products of the economic system are pre-paid by virtue of public policy Law (P.L 73-10), which no longer exists constitutionally, article 8 and 10, authorizing gold and silver money to “pay” at law with. You have the right to discharge any debt public or private since June, 1933. The bonded promissory note can be used to offset any debt. The IRS recognizes bonds as a form of payment. The instrument tendered to the bank and negotiated to the United States Treasury for settlement is an “Obligation of THE UNITED STATES, BANKRUPTCY” under Title 18 USC Sect.8, representing a “certificate of indebtedness… drawn upon an authorized officer of the United States”, and in this case, the Secretary of the U.S. Treasury.

When you file a complete UCC1 financial statement consisting of about 24 pages, you are the Debtor as well as the Creditor of everything you now own or will own in the future. This UCC1 form is recorded with your Secretary Of State and is then public record. This gives you control of your value and property as the executor and administrator of your straw man corporate entity under the HJR 192 law. This is a very important step in the bonded promissory note debt relief process and should not be left out.

The bond behind it started when you were born and birthed, as a ship at dock, under maritime law, then the State issued you an original certificate that is kept in your State Capitol, like a Bill of Lading, or ship’s cargo, that has your bond number series on it in red either on the front of back. This is your bond number(s) with your State and Federal Government, along with your social Security Number, that gives your Straw Man in all capital letters, under Public Policy mandated by 73-10, HJR 192, where the government of the United States took away your gold/silver backing of the currency making it impossible to “pay” at law for anything that makes the bonded promissory note possible for paying your debts. The government seized the gold in 1933, and now must pay the bills for us according to public law HJR 192. It is your very inability to pay at law as a result of this executive order that gives you the ability/authority to demand that the items be treated as pre-paid using the bonded promissory note and/or Bill of Exchange which are considered money under UCC Article 2.

You must make your bonded promissory note to the right person or entity. This depends if you are in mortgage foreclosure or current with your bills. Example: If you make it out to the foreclosing attorney in hopes that it will get to the bank, you just gave the attorney thousands of dollars and your mortgage will be foreclosed on, because the bank did not receive your paid in full tendered payment.

You then must go to court on the judicial side to get your home or commercial mortgage and note debt free and acknowledged by the banks and the world. This is done through a quiet title law suit where you are the plaintiff and the party being harmed.

All 5 steps are mandatory in order to use the bonded promissory note to pay all your debts. This should enable you to be debt free as under Public Policy 73-10, HJR 192, the straw man law of 1933.

Spilling the Football in the 4-3 Defense

Today, most Defensive Coordinators will tell you that they are a spill team. That means that they want to keep the ball going sideline to sideline, and prevent it from cutting up the field.

Every defense uses the principle of a “Contain player” as well. The contain player is the player who stops the spill. In our 4-3 Defense, we say that everyone in the defensive front is a spill player, and one player (to each side) is the “box” player.

The box player, quite simply, boxes the play and forces it back to the inside. That’s in a perfect world, of course.

Many coaches use the term, “Force” player instead of “Contain” or “Box” because they want that player to force the ball to change direction in some way. Either the ball carrier needs to turn back to the inside, where help is, or he needs to bubble the ball back to try to go around the force player.

If the ball carrier is forced to bubble back, that gives the pursuit from the inside a chance to get there. It also means the player is closer to pinning himself to the sideline. The sideline is the 12th Man in any football defense.

The 4-3 Defense is a true spill defense. Each player on the defensive front 7 is responsible for the inside half of his assigned gap. He should almost run into the blocker that is to the inside of his gap responsibility.

We call this “squeezing the air out” of the gap. Think of when you put something in a zip lock bag, and squeeze all of the air out before you seal it up. By taking all of the space out between him and the inside player in the gap, the ball is forced to, at the very worst, continue outside of him.

As the players squeeze the air out in the 4-3 Defense, we are building a wall of defenders for the ball carrier to maneuver. There should be no place for him to turn up the field. Even the slightest crease can result in disaster. It takes just one player failing to squeeze the air out, and we could be in trouble.

If each player does his job in building the wall, the ball will continue outside of the spill and eventually run into the contain player, or box player. The box player in our defense is normally the Strong Safety or Free Safety to the play side. We use a Quarters Coverage to get both safeties involved in the run defense and create a 9 Man Front.

The final piece of the puzzle is the deep defenders. If we are using Quarters Coverage, we have a 9 man front, and two defenders who must always stay over top of the #1 Receivers. These are the corners.

Any defender who is responsible for a deep zone of the field, or who is locked in man to man coverage, cannot be counted on for your run fits. He is not in the spill, nor is he the box player. Our corners have the job of taking away trick passes, play actions, and other plays where the wide receivers could pose a threat even after the offense shows run.

Beta – A Useful Tool in Our Stock and Option Investing

When we defined the Greeks in a previous article, it included a discussion of the price sensitivity of the option premium as it relates to the underlying equity, time and other factors. One of the rules was that (all other factors being equal) an increase in share volatility will increase an option premium. An equity with greater volatility will be associated with an option premium which generates greater profit but is also associated with higher risk.

One way to measure the volatility or systemic risk (market risk) of a security is to compare it to the market as a whole; the S&P 500 being the most commonly used benchmark. This is known as beta. This number is calculated using a process known as regression analysis wherein the “market” is assigned a number of “1″. Beta is the tendency of a stock’s returns to respond to changes in the market.

The Numbers:

– Beta of 1- the equity price will move in conjunction with the market. If the market is up 2%, so will the stock (be expected to).

– Beta of less than 1- the stock will be less volatile than the market. An example would be utility stocks

– Beta greater than 1- the security price will be more volatile than the market. An example would be tech stocks.

An example:

If a stock has a beta of 1.5, it is considered 50% more volatile than the S&P 500. If the market appreciates by 8%, the expected return of that equity, based on its beta, would be 12%. On the other hand, if the market declines by 8%, that equity would be expected to decline by 12%. There you have the two faces of enhanced volatility…greater potential returns with enhanced risk. If an equity had a beta of.5 and the market was up 8%, one would expect that security to appreciate by 4%.

Negative betas:

A stock with a negative beta tends to move in the opposite direction of the market. An equity with a beta of (-) 2 would decline by 10% if the market appreciated by 5%. It would increase by 10% if the market declined by 5%.

Problems with beta:

There is no such thing as a panacea in the stock market. This ratio does have its flaws and should not be relied upon solely in determining the risk of our investments. Here are the drawbacks:

– Beta does not account for business changes like a new line of products.

– Beta looks backward and history is not always an accurate predictor of future events.

– Beta ignores the price level of a stock.

– Beta makes the assumption that the volatility is equal in both directions.

The drawbacks are more significant for longer term investments. Beta can be extremely useful to us as 1-month covered call investors. For our purposes of selling 1-month call options, beta is a good measure of risk.

Implementing beta into our decision-making process:

High beta stocks will outperform the uptrending stock market and underperform the downtrending market. Low beta equities will underperform the uptrending market and outperform the downtrending market. In a bullish market, I lean towards high beta stocks and sell O-T-M strikes. In a bearish market, I favor low beta stocks and sell I-T-M strikes. In neutral markets, I “ladder” (use a mix) my beta stocks, in much the same way that I “ladder” my strikes.

You can access beta information from several free sites such as:

http://finance.yahoo.com/

– Type in ticker on upper left

– Look at left column on next page

– Click on “key statistics”

– Look on right side of next page for beta stats

Conclusion:

Beta is simply a tool in our arsenal. Market conditions will dictate whether we should lean towards high or low beta stocks. It should be used in conjunction with all our system criteria. No one factor will make our investment decision evident. By continually throwing the odds in our favor using sound fundamental and technical analysis along with common sense, we will watch our profits rise and our successes dominate our portfolios.

How To Figure and Allocate Overhead

To “engineer” profit into a bid proposal requires an intimate knowledge of all related project costs. Estimating materials is pretty cut and dried. Labor, on the other hand, is a more tricky proposition. That estimate depends on a lot of subjective factors such as level of expertise, reliability and ability of the job-site employees, the weather, the ability of other trades to stay on their schedules and other rather random events.

Subcontractors who participate in a project offer a bid-a fixed price- that places the risk of poor estimating on them. But there are additional costs that a job must absorb such as other direct costs related to the particular job site; such things as licensing, storage, fencing, porta-potties and other non-labor or materials expense.

But what about the overhead costs (G&A-general administtrative) costs such as office rent , administrative personnel, insurance, accounting and legal fees, equipment leases used on all jobs, etc? Oh, yes, how about your salaried project managers who cover several jobs at the same time? All expenses that need to be paid each month- no matter how many jobs are generating income- need to be somehow included in each job estimate. We call those costs “Overhead, Fixed costs or G&A.

Unfortunately, contractors are continually bidding and estimating jobs to keep the “pipeline” filled. If they bid too low, they can win many jobs but run the risk of only generating cash flow and very little profit. Others prefer to bid on jobs they know will provide the chance to have a decent profit margin. Low bidding for cash flow is a formula for disaster and usually demonstrates that a contractor doesn´t have a good idea how to engineer a profit or what the profit should be. Those contractors usually use “rule-of thumb” bidding, which may not accurately represent real costs. Without a doubt, the least understood cost is “overhead (G&A).

Overhead (G&A) and how to allocate it to your jobs

Now I can see your eyes roll back and you´re probably thinking, “please spare me the boring details and get to the meat of it!”

OK, here it is.

  • Step 1: Look at your monthly expenses for the past 12 months. Add all expenses related to the job site and put them in a column labeled “Direct Costs.”
  • Step 2: Now identify all those expenses that you need to pay each regardless of income or number of jobs for the month. Label this column “Overhead” or “G&A.”
  • Step 3:Whatever is left over, take half of that amount and add it to the “Direct Costs” costs and the other 50% add to the “Overhead costs.”
  • Step 4: Now, divide the total 12 months of Overhead or G&A costs by 12 to give “an average monthly Overhead or G&A cost.”
  • Step 5: With this average monthly Overhead or G&A cost, you can allocate a percentage of that monthly average to each current job. For example, if you have five jobs, you estimate what percent of total monthly Overhead or G&A to charge to each job. You can base the percentage cost on percent of monthly revenue generated by each job or you can estimate the percent of estimated administrative time needed for each job.

Keep in mind that the total of all job overhead costs for each month should be close to the average monthly overhead cost. Of course, this important number needs to be constantly updated when any of the overhead cost line items change.

Building a Duplex: Tips and Advice

Investment properties in Australia are a hot commodity; not only can you increase your real estate investment portfolio, you can also use your investment property to garner additional income for your family. One of the ways to accumulate an investment property is to buy or build a duplex or other dual-occupancy property. A dual-occupancy residence can be detached or semi-attached, such as an apartment over the garage or a separate building on a piece of property. When building a duplex, tips and advice from those who have been in your situation prove an immense help to you before and after you begin the process of construction.

Know the law

Building a duplex, or granny flat, requires knowing a bit about real estate law. You cannot build any structure without the proper permits and you should never build any structure for investment purposes without first checking with an accountant regarding the tax you are required to pay upon sale of the duplex or on the money you earn as rent from the duplex.

Meet all council building requirements

In addition, your duplex must meet all structural, height, floor space and other relevant and required restrictions before it can be built. This requires making a blueprint of the structure and including all relevant details of the building. You can, however, add on to an existing structure to turn it into a duplex or build an entirely new structure on empty land.

What will you use the duplex for?

Before you begin construction on your duplex, there are a number of other factors you need to keep in mind. The first is what you plan on using the duplex for. Many people commonly take advantage of these granny flats as a way to care for elderly family members.

The addition of a granny flat, or duplex, gives you the space and privacy you desire as well as the proximity required to take care of your elderly parent or grandparent. Others use their granny flats as an apartment for recent graduates looking to move away from home for a little more privacy; since many graduates cannot afford a place of their own until school is over and jobs are secured, parents are letting their kids stay in their duplex while they go to school. The situation is a win-win for both parents and their adult children.

Your other option is to rent out the duplex to someone outside of your family. This method of investment generates income for you by renting the granny flat to someone with a contract requiring them to pay a set amount of rent each month.

Why choose a duplex?

Duplexes add value to your home when you decide to sell. The addition of a separate living quarter is something buyers look at as an upgrade, which also allows them to use the structure for investment purposes much the same way you do before choosing to sell your home.

These dual-occupancy homes are perfect for investment reasons, in-laws, visitors, elderly relatives or your kids when they are old enough to move out of your main residence.

Tips and considerations

Now that you have made the decision to build a granny flat, or duplex, on your property you need to adhere to a few tips and tricks. The first one is that you always include the necessary accommodations to the duplex. You will get more money and more potential renters based on the amenities in the duplex.

Additionally, the structure cannot be considered a duplex if it does not have a bathroom, kitchen and living area. You can make the structure a “studio” type building, which has a bathroom and kitchen and the rest of the living area is used as a living room, dining room and bedroom. However, the large your duplex, the more potential renters you will have. At least one bedroom will net you far more in monthly rent than a studio type duplex.

Another consideration is access to your house. If you are attaching the duplex to your house and using it as a rental or investment property, you don’t want your renters having access to your home, which means you need to ensure the duplex has an exterior door of its own and no access to your home.

Design

Consider using building materials that are sturdy and visually appealing. Pain the duplex a neutral colour that most people will find attractive. If you plan on allowing children or pets to live with their families you might consider a hard floor such as wood or tile and avoiding light color carpets that are easily dirtied and stained.

Speak to the right professionals

Always get advice from the right people before building a duplex! Talk to your accountant, conveyancer, solicitor and mortgage broker. They will help you make informed decisions.

Foods That Reduce Bone Density

You probably know that calcium and vitamin D are needed to build strong bones. But what you may not know is that there are certain foods in your diet that can actually reduce bone density, increasing your risk for osteoporosis. For even stronger bones, avoid these everyday calcium destroyers.

Caffeine

Caffeine leaches calcium from your bones, reducing their strength. In fact, you lose about 6 milligrams of calcium for every 100 milligrams of caffeine infested. In a recent study of 31,527 women ages 40 to 76, researchers found those women who drink 330 milligrams of caffeine or more a day – the equivalent of about four cups of coffee – had an increased risk of bone fractures. This risk was especially noted in women who had a lower consumption of calcium.

The good news is that limiting caffeine in intake to 300 milligrams a day while getting adequate calcium probably offsets any losses caffeine causes. Therefore, if you can not reduce the caffeine, make sure you are getting enough calcium.

Sodium

Too much sodium in your diet can cause you to excrete calcium in your urine and perspiration. Sodium is found in table salt and many processed foods. Studies show that regular table salt, not simply sodium, causes calcium loss, weakening bones with time. That's important because Americans get about 90% of our sodium through salt.

Americans get about twice as much sodium as recommended. The dietary guidelines for Americans advise limiting sodium to 2,300 milligrams a day. For every 2,300 milligrams of sodium you take in, about 40 milligrams of calcium is lost in the urine.

Soda

Many carbonated soft drinks contain phosphoric acid, which can increase calcium excretion in your urine. And nearly all soft drinks lack calcium. Excess phosphorus promotes calcium loss from the body when calcium intake is low. The occasional soda is fine, but many people, especially women, consume more than an occasional soda.

Wheat bran

The only food known to reduce the absorption of calcium when ate at the same time as calcium is 100 percent wheat bran. If you take calcium supplements, foods containing wheat bran should be eaten two or more hours before or after taking the supplement.

Alcohol

Excessive drinking of alcoholic beverages is associated with lower bone density because alcohol interferees with the absorption of calcium and vitamin D. Alcohol interferes with liver enzymes that are necessary for converting the inactive form of Vitamin D into the active form. Without sufficient active Vitamin D, your body can not absorb calcium from your gastrointestinal tract. To lower your risk for osteoporosis, limit your intake of alcohol to one drink a day.

Balance Your Diet with High Calcium Foods

If you consume high amounts of any of the foods mentioned above, it is important to eat a well-balanced diet to keep your bones healthy. Getting the recommended amount of calcium each day to offset any loss of calcium caused by any other foods you eat will go a long way to preventing bone loss.

Fortunately, there are plenty of good sources of calcium to include in your diet:

  • low-fat dairy products
  • dark green, leafy vegetables
  • calcium-fortified whole grain cereals
  • calcium-fortified juices
  • calcium supplements

Whatever your diet, you should be getting 1,000 mg of calcium daily if you're under 50 (more if you are pregnant or nursing). If you're over 50, you need 1,200 mg of calcium daily.

If you are looking for an effective supplement to strengthen and protect your bones, we suggest Healthy Choice Naturals Osteocare . It provides you with a rich source of highly absorbent calcium, magnesium and important minerals scientifically formulated to support and strengthen your bones.

The Parathyroid Counterpart – The Complete Opposite of the Parathyroid Hormone

The parathyroid hormone is not without a counterpart to regulate its effects on the body. Although parathyroid hormone is mainly secreted in response to low calcium and phosphate levels, the body maintains another mechanism to decrease the levels of calcium should it rise beyond normal levels.

What is the Parathyroid Counterpart?

Calcitonin is a peptide hormone composed of 32 amino acids with a molecular weight of about 3400. It is synthesized and secreted by the parafollicular cells or C cells of the thyroid gland. These cells constitute just about 0.1% of the whole thyroid gland.

Calcitonin acts in a way that is the opposite of parathyroid hormone. It tends to decrease plasma calcium concentration before hypercalcemia could occur.

What Stimulates the Release of Calcitonin?

Calcitonin is stimulated by any increase in the plasma calcium concentration. An increase of ten percent of the normal calcium levels could cause a twofold increase in the rate of secretion of calcitonin.

How Does Calcitonin Affect Plasma Calcium Concentration?

It has been observed that calcitonin can decrease plasma calcium concentration quickly. This hormone mainly operates on two mechanisms to exert its effect in bringing plasma calcium concentration down to normal levels.

  1. Calcitonin has an immediate effect on the activity of osteoclasts and possibly, even on the osteolytic effect of the osteocytic membrane. Calcitonin works immediately to decrease bone resorption by osteoclasts and the pumping of calcium from bone fluid to the extracellular fluid by the osteocytic membrane. This shifts the balance in favor of depositing calcium in the bone instead. This effect is best observed and most especially significant in young animals due to the rapid interchange of absorbed and deposited calcium in the process of skeletal growth.
  2. Calcitonin exerts a more prolonged effect on osteoclasts, decreasing the formation of new osteoclasts. Osteoclasts secondarily lead to osteoblastic activity, further decreasing the number of osteoblasts. This means that for a longer period of time, there is reduced bone resorption by the osteoclasts and bone deposition by the osteoblasts. This mechanism, however, is only capable of maintaining the plasma calcium concentration for a few hours to a few days at the most.

Calcitonin also appears to have minor effects on intestinal and renal handling of calcium. These effects are also the opposite of the effects of parathyroid hormone on the intestines and the kidneys. However, they appear to be of little significance and are rarely considered.

Calcitonin Has a Weak Effect on Plasma Calcium Concentration in Adults

Despite its counteracting the effects of parathyroid hormone, calcitonin has only a weak effect on plasma calcium concentration in adults. This is because any slight dip in the plasma calcium concentrations leads to powerful stimulations of parathyroid hormone secretion within several hours. Such is the stimulation that it almost overrides the effect of calcitonin completely.

Also, there is very little absorption of calcium occurring in the intestines that even with the effect of calcitonin, calcium absorbed by the body through the gut is still very small that it hardly affects plasma calcium concentrations.

The counterpart of the parathyroid hormone has a greater role in children because children undergo rapid bone development in their growing years. Children deposit and absorb as much as 5 grams of calcium a day, around 5 to 10 times the total calcium in the extracellular fluid. Also, in conditions like Paget’s disease, wherein the osteoclastic activity is greatly increased, calcitonin plays a more active role in reducing calcium absorption.

Pros And Cons Of Going Commando

Have you ever heard about someone going commando? It is general knowledge if you do, but if you don’t; going commando is nothing to do with soldiers rather, it is when people prefer to walk without their underwear. The style has gained a lot of momentum in the last few years but it came to the lime light when celebrities starting walking down the red carpet of popular award ceremonies without their intimate apparel. Though, it was female celebrities on the red carpet, many men (common people) are all happy and comfortable without their men’s underwear. This article throws some light on the various aspects of going commando.

Let us look at the pros of roaming around without men’s underclothing.

PROS

1. Comfort: This is one of the biggest reasons that men stop wearing their apparel styles and prefer to go without them. According to various men who go commando, comfort is the basic feature or feeling that keeps you going. They believe that having nothing down there is the most comfortable feeling rather than having some fabric.

2. No underwear lines: The next reason that they support their answer with is that when there’s no underwear; there’ll be no underwear lines that are common in styles such as men’s briefs or male bikini underwear.

Having talked about the various advantages (according to men), the following are the disadvantages of the same.

Disadvantages

1. Stains: Starting from the practical as well as visible ones, sweat stains are the most embarrassing disadvantage of not wearing anything underneath the pants. It is the same situation that happens with the armpits when you abstain from wearing a vest. A solution to this can be apparel styles such as mens pouch enhancing thong or g-string that are comfortable, barely there and functional as well. Made with high quality fabrics, they possess characteristic traits like sweat absorbency, exceptional moisture wicking features and more that save you from the embarrassment.

2. Chafing: Though it might not be visible to people outside, but chafing can be a lot of trouble down there. The constant rubbing of the trousers with the sensitive shaft skin causes rashes and tiny red marks in the groin area. Eventually, red marks increase and men may undergo severe pain down there.

3. Infection: One of the most common ailments related to no-underpants is the infection. Germs procreate in areas that are sweaty, unclean and dirty. However, men can go commando during the night time to let their manhood breathe free. The idea behind it is that underwear is changed every day (practically speaking), but trousers and denims are not changed or washed after every use. Hence, one the body fluid accumulates on the trousers and come in contact with the shaft or the penis. Hence, if you wear an underclothing, you’re less prone to infection in comparison to wear nothing.

4. Saggy body: Why do females wear bras? To support and lift their assets. The same is the case with manhood. The fragile and sensitive part of the male body, manhood needs the help of something that lifts and enhances the visibility. Without anything underneath, manhood would be seen drooling here and there without any support. Apparel styles make sure that you stay firm and the body is perceived to be defined by others.

5. Crotch rot: Crotch rot also known as Tinea Cruris, a very serious skin allergy that is caused because of wet or tight clothes. So, when you wear nothing inside but just the clothes, you sweat and you harm your family treasure. There are various fabrics available in underclothing styles such as nylon, polyamide, polyester and more with moisture wicking qualities that absorb sweat and does not leave your privates wet.

These were the pros and cons of going commando. The decision is still yours because without your efforts, you package would be at risk.

Melrose in Pickerington, OH

Melrose subdivision in Pickerington Ohio was started in 1990 and upscale homes were built there until 1998. The neighborhood is located in the SE corner of Refugee Rd and Hill Rd N. Melrose also backs on the south side to the Pickerington Youth Athletic Association PYAA. Melrose is situated with two entrances and near all shopping, banks, restaurants etc. If you drive through the neighborhood you will find tree lined streets and a friendly atmosphere filled of some of the best Pickerington residents.

Many different home builders constructed homes in Melrose over a nine year span. The three main builders were Ryland Homes (also the original developer), M/I Homes and Rockford Homes. There were also a few scattered lots sold to custom builders. These 3 builders are a prominent part of the growth of homes around Central Ohio. Ryland has since ceased to build in Central Ohio but is still a big national home builder while M/I Homes & Rockford Homes continue to do business as builders and developers in the current home building market in Ohio.

Melrose has 407 parcels including a small section of homes called Inverness Glen. Over the years Melrose has been one of the premier neighborhoods in the City of Pickerington. Each home that was built in Melrose was passed before an architectural review board that approved or disapproved the exterior elevation of the property. The goal was to keep all the homes of similar design but at the same time avoiding a cookie-cutter look. For example no two properties of the exact same design could be constructed side by side or across the street from one another. One of the other planned development strategies was to prevent any kind of fence. This gave Melrose a more open and appealing look instead of rows and rows of houses barricaded in by high fences. Many other planned unit developments fall in line with the designs put in place by Melrose but Melrose took it a step further and limited the exterior color selections to all natural colors. You won’t see a baby blue house with pink trim in Melrose. Everything is aesthetically pleasing to the eye and features a natural look and design.

Since 1990 Melrose has had time to grow and mature. The trees are bigger and most of the distressed sales have sold and filled with new owners. Winding throughout Melrose are curvy streets, a few decorative ponds and many tree lined borders that create a private retreat. If you want a fantastic home in an even more fantastic neighborhood you must visit Melrose in Pickerington. Homes in Melrose range form $175k up to about $235K and is centrally located in the heart of Pickerington.

The schools assigned to Melrose are the following. Violet Elementary is the Middle School, Tollgate is the Middle School, Lakeview Junior High is the Junior High and Pickerington North is the High School.

Landscaping Tips For an Irregularly Shaped Lot

Landscaping an irregular shaped lot can be frustrating to most people, but it does not have to be. The uniqueness of it is what makes it stand out providing many more design options. As in any project, you need to consider what type of landscape you are looking for. The possibilities range from low maintenance evergreen plants to a tropical one. Selecting the type of plants you will be using is very important.

As we all know, it does get expensive purchasing plants and it is to your advantage to save your plant purchase receipts, especially from major retailers. They provide replacements within one year of purchase if the plant does not succeed. A good blend of plant types is 5% annuals, 15% of tropicals, 30% perennials and 50% evergreens. The reason for this breakdown of percentages is that annuals will only survive one year. Though some tropicals need to be kept in a green house for the winter, many of them will come back in spring, providing they have some protection from wind chill and are properly mulched. Perennials are very resilient and will come back every year. Then there are the evergreens that provide color year round.

Depending which direction your door entry faces, you should consider what type of shade protection you will be needing and whether you will be getting the morning light from the east or hottest part of the day from the west. That being the case, the planting of trees in this areas is advisable. Things to consider in selecting a tree is: potential growth, longevity and invasiveness of roots. Take into consideration what underground utilities are within the root growth area, such as water and sewer lines. If your property already has established trees in the path of your lines, it is best they be removed. It will be much more expensive having those lines repaired on an ongoing bases since the tree roots will continue to expand.

If your property has a gradual to steep downgrade, you can minimize soil erosion by grading your yard to varies levels. This can be done by either building retaining walls or as simple as planting evergreen shrubs in strategic areas. An example of this is my pie shaped property which is located next to a river. I put in place 80 pound cement bags at the back of the property to minimize soil erosion. I simply stacked the bags criss cross up to 4 feet high and then water them down. This method is very viable and the least expensive.

For properties of high traffic noise, I recommend the planting of Wax Leaf Privet shrubs which are evergreen and will grown up to 10 feet. Though there are varies type of Privets, the wax leaf has deep rich green leaves and is very easy to work with. Other plants that can be included are Red Leaf Photinia which can be maintained as a bush or trained as trees reaching 20 feet. Depending on the area that you live in and possible restrictions of home owner association guidelines, installation of an 8 foot treated lumber fence is recommended. This height serves several purposes. It creates a deterrent to possible property theft and the privacy you deserve. A fence of this height will also protect your plants in the winter from wind chill and will keep your back yard at least 10 degrees cooler in the summer, minimizing water evaporation. Also, by landscaping walkways you attract birds which contribute a tropical atmosphere.

On my pie shaped lot, I planted Green Ash trees on the North side which provided protection from rain storms which usually come from the North West. To the south, I planted evergreen shrubs getting protection from the constant south wind. For color, I have numerous Crepe Myrtle trees of varying colors which at this point reach 30 feet. They provide an abundance of color visible from a great distance. Since most people do not spend their day in the front yard for enjoyment, it is to your benefit that you have a small front yard. True, that the front yard is judged by potential home buyers and you should keep it well maintained, however, the emphasis of landscaping should be at the back.

With all the work it takes in creating a landscape worthy of coming home to everyday, you can add a touch of class to your yard by constructing patio arbors and gazebos. On my property I constructed a 16 foot radius gazebo, 4 foot off the ground, at the corner of the lot. This strategic location provides an overview of the yard and lures you to it to enjoy a morning coffee or a weekend cook out. As a landscape enthusiast, my knowledge based website provides ideas of landscape designs.

Bayahibe Vs Punta Cana – Both In the Dominican Republic But Oh So Different

Bayahibe was a mostly undiscovered gem on the south coast of the Dominican Republic until the late 1990’s. A few independent travelers knew about it before then but the more resort oriented traveler had never ever heard of it. Bayahibe is becoming increasingly more touristy but there is still a striking contrast between Bayahibe and the far more popular Punta Cana resort megaplex on the east coast.

Bayahibe also has a totally different atmosphere than the popular tourist destinations of Puerto Plata, Sosua, and other tourist destinations on the north coast. However, in this article, I will concentrate on some of the differences between Bayahibe and Punta Cana.

Bayahibe Has a Real Sense of Community Unlike Punta Cana

Founded in the late 1800’s, Bayahibe has a long history of being a working fishing village. As such, it has a strong sense of community that isn’t based solely on tourism dollars like you find in Punta Cana. In fact, Punta Cana’s history is relatively short-lived and is almost entirely based on tourism. Its entire development and expansion has been driven by tourism profits.

Compared to Punta Cana, Bayahibe is more unpretentious and laid back. In Bayahibe, it is easy to mingle with real Dominicans and enjoy some authentic Dominican Republic culture. Dominicans are very friendly and big-hearted people and they will gladly talk with you. In fact, don’t be at all surprised if they also want you to dance the merengue with them! If you want to meet some real Dominicans in Bayahibe, just hit the seaside bars, the open-air restaurants, the very popular billiards hall, and shop in the local community. You can find no similar authentic experience in the Punta Cana resort villages even if you try.

Bayahibe Has Fewer Resorts and More Non-Inclusive Hotels and Cabanas

The Punta Cana coast has become one all-inclusive resort after another with very few options for the independent traveler. Bayahibe, on the other hand, has only one all-inclusive resort known as the Dreams La Romana Resort. This a 568 room resort that sits right on one of the best portions of Playa Bayahibe (Bayahibe Beach). Otherwise, all the lodging in Bayahibe is small independent hotels, bed and breakfast places, and cabanas. Hotel Bayahibe is the largest of the independents and it has only 25 rooms. Again, you get a more authentic experience staying in Bayahibe as compared to Punta Cana. Just for clarification, I should mention there are 6 full scale resorts in 2-3 miles away from Bayahibe in Dominicas to southeast which is sometimes considered part of the Bayahibe region.

Cabanas are cute stand alone “huts” or small cabins, traditionally built with a thatched roof although they don’t all have these now. They are scattered throughout Bayahibe, including some right on the beach. You used to be able to rent them at a steal but the price has really gone in recent years as more tourists have come in and as more of them are being used as housing for employees of the resorts that are creeping closer — the cabanas are still a good deal though if you can find one! Of course, they are also a totally different experience than a Punta Cana resort.

Caribbean Sea vs The Atlantic Ocean

When many people think of “The Caribbean” they believe the entire region lies within the quiet and calm Caribbean Sea. However, this is not at all true. The Dominican Republic, like the other large Caribbean Islands, lies at the border of the Atlantic Ocean and the Caribbean Sea. Its north and east coastlines face the Atlantic Ocean and its south coastline faces the Caribbean Sea. Now, here’s the most important difference to the tourist: the waters of the Atlantic Ocean are much more rugged and wild than the peaceful and calm Caribbean waters.

Bayahibe is located on the south coast of the Dominican Republic. Therefore, the waters adjacent to its shores are calm and tranquil. The sand is also ultra fine and silky. On the other hand, the Punta Cana coast (which includes Bavaro) is located on the east coast of the Dominican Republic. This places it on the Atlantic Ocean where the waters are more turbulent and the sand is a bit coarser. As you head south on the Punta Cana coast, you begin to enter the transition zone between the Atlantic Ocean and the Caribbean Sea and sea becomes a bit more gentle and the sand becomes finer. However, the sea even on the south end of the Punta Cana coast is still not as tranquil as the sea adjacent to Bayahibe.

Sunsets Over West Facing Bays Vs East Facing Water

Because of the curvature of the land in the region, Bayahibe is located on two bays that look westward. In fact, this is one of the few locations in the entire Dominican Republic to face west. Therefore, the sunsets here are considered the most spectacular in the country with the sun sinking directly into the ocean. You can enjoy this water view of the sun setting from any number of open-air restaurants and bars — or from the public beach.

Punta Cana is located on the east coast of the Dominican Republic and therefore it not ideally suited for watching sunsets over the water, although the sunrises can be spectacular in Punta Cana.

Weather & Microclimate

Bayahibe is considered by many to have the best microclimate of any location in the Dominican Republic. While Punta Cana certainly has less rain than Samana Bay and other rainy north coast Dominican locations, Bayahibe has far less rain than Punta Cana! In fact, Bayahibe also has less rain than La Romana, the popular resort area only about 19 miles to the east. It is said that Bayahibe has about the same amount of rainfall during its “rainy season” as the north coast of the Dominican Republic has in its “dry season.”

Bayahibe is also warmer on average than most other tourist destinations in the country. This is particularly true in the winter when both the ambient temperature and the water temperature is warmer than in Punta Cana and tourist destinations on the Dominican north coast.

Distance To Saona Island, Catalinita Island, and the East National Park

The most popular day trip in the Dominican Republic by far is a boat excursion to Saona Island (Isla Saona). In fact, more than 2000 people visit this island on average per day! Saona Island is part of the East National Park (Parque Nacional del Este) located on the extreme southeast corner of the Dominican Republic. Almost all Saona Island boat excursions leave from the Bayahibe Harbor. This means that tourists in Punta Cana have to first take a bus or taxi ride into Bayahibe before they can get on a boat in Bayahibe to Saona Island. This can take 1-2 hours one-way, 2-4 hours round-trip. Therefore, it is much more convenient and relaxing to take an excursion to Saona Island if you are already staying in Bayahibe!

Baseball Hitting Tips – How to Recognize a Curve Ball Quickly!

One of the most important baseball tips on hitting is that you must learn how to recognize a curve ball as quickly as possible. Recognizing a curve ball quickly is not an easy thing to do. Hitting a well located curve is not easy either. That’s why you will hear the expression, “he’s a good fastball hitter” ten times for every one time you will hear, “he’s a good curve ball hitter.” I’m well aware that part of that is because there are many more fastballs being thrown, so of course more fastballs will be hit harder. But I’m also well aware that the movement on the curve makes baseball hitting much more difficult and the slower speed disrupts timing. The quicker you can recognize that it’s the curve that the pitcher is throwing, the better chance you will have of hitting it well. Like we’ve said many times, a fraction of a second is an eternity when it comes to baseball hitting and it most certainly applies here. That’s why pitchers who have “late breaking” pitches are usually very successful, because the batter does not realize it is a breaking ball until it’s a fraction of a second too late.

Ways to Recognize the Curve Ball Quickly:

  • Watch the release point of the pitcher very closely. One of the better baseball tips on hitting to remember is that quite often the pitcher’s release point for a curve ball may be slightly different than his release point on his fastball.
  • Watch the trajectory of the ball as soon as it’s released by the pitcher. It could very well have a slight arc to it that is not present on the fast ball.
  • Watch the pitcher’s arm angle. There’s a strong possibility that with the fastball, the pitcher may come almost directly overhand and with the curve he may drop down a little bit. This happens very often because many pitchers are in love with horizontal movement. (Personally, I’m in love with downward movement.)
  • Practice watching as many curve balls as possible.

Let’s say you play three times a week and get about ten at bats per week. Out of those ten at bats, you see about one curve per at bat, which is about ten per week. I strongly suggest that to improve at recognizing a curve quicker, you must see more than ten per week. If you are serious about baseball hitting and having better at bats against the curve ball, here is what I highly recommend you do.

1. Whenever you have batting practice with your team, ask your pitcher to mix in some curve balls during your last ten or twelve swings.

2. If one of your pitchers is pitching batting practice, stand behind the backstop and practice trying to recognize his curve ball as quickly as possible.

3. If one of your pitchers is throwing a “bull pen,” go stand nearby and watch him closely. Try to read the curve as quickly as you can.

If you’re serious about your baseball hitting, you will find the time to do these things. By doing the things listed above, you may very well be seeing 50 curve balls per week instead of only 10 per week. I’m well aware that it’s not as efficient as if you were up there hitting in the batter’s box but it will still improve your recognition of the curve. How can it not help? It has to to help you.

Hitting the Curve Ball:

  • Quick hands are an essential part of successful baseball hitting. If your hands are quick, you can “stay back” longer. By staying back and not over committing, this is extremely useful when attempting to hit the curve ball. There is much less of a chance you will be fooled by it and be off balance and too far out in front. There is no substitute for having quick hands.
  • “Hit it where it’s pitched.” An old cliche but still one of the best baseball tips on hitting. A tough low and away curve ball with very good downward movement is not an easy pitch to hit. I highly recommend hitting it to the opposite field. Very few well located low and away curve balls are pulled by a batter and hit well.Very few.

Bar Interview Attire – What Clothes To Wear To A Bar Interview

Picking out the right bar interview clothes is not always an easy task. The bar interview attire you choose can’t be overly formal nor can it be too casual for the establishment where you’ll be interviewing.

The bar interview clothes you choose should be a reflection of you and your abilities. What does that mean exactly? Well, if you wear a pair of jeans and a dirty T-shirt to your bar interview, it tells a little something about you. If you can’t even take the time to clean your own shirt for an interview, how can the owner / manager expect that you’ll be able to keep their bar clean?

A tip to figuring out what to wear to a bar interview is to go to the bar where you’ll be interviewing and take notes on what the current staff are wearing. Pay attention to the pants they are wearing – jeans vs khakis vs dress pants, as well as their choice of tops – T-shirts vs golf shirts vs dress shirts, and whether they are wearing regular ties or bow ties. Make notes about the kind of shoes the staff are wearing – do they have running shoes, deck shoes or formal dress shoes?

Once you’ve determined the current staffs’ level of dress, you’ll want to one-up that. Generally speaking, for most bar interviews, you’ll want to dress smart casual. If you’re looking to get hired in a 5-star resort, then you’ll likely have to go the extra mile and wear black dress pants with a white tuxedo shirt and a bow tie (for the men) and a blouse (for the ladies).

No matter what type of bar you’re interviewing at, you can’t go wrong with black dress pants – for men as well as ladies. Make sure your pants look good. That they fit well, aren’t bunching up around your ankles or aren’t so short that the interviewer wonders where you parked your canoe.

Bar Interview Attire for the Ladies

So we’ve determined that black dress pants are the way to go – make sure they don’t hang too low on your hips. Now for your top. Wear something that fits to your form – something subtly sexy but not overboard. Think about what you’d be able to wear to school and don’t show anymore skin than that. Anything white or off-white always pairs well with black pants. Otherwise choose a color that stands out a bit but compliments the rest of your outfit. Don’t go crazy with jewellery – it’s just an accident waiting to happen in a busy bar. And the same goes for perfume – you can use a very small amount but be very careful that it’s not overbearing.

Choose flat shoes – bartenders don’t wear high heels behind the bar and you shouldn’t to a bar interview either. You’re trying to look like you’d be all set if the interviewer wanted you to start on the spot.

Bar Interview Attire for the Men

Again, we’ve mentioned black dress pants as the ideal option. For your top, try to pick something with a collar – a nice dress shirt like the type you’d wear if you were going out clubbing. Make sure the shirt fits well and doesn’t look like a hand-me-down you got from your older brother or father. If you have to, go buy a shirt – you’ll need it when you start working anyway. You can wear a tie if you think the place is upscale enough but it’s usually not needed. Pick a nice color collared shirt that looks good on you. Your shoes should be dressy and preferably have rubber soles – although for the interview, it won’t matter but behind the bar it will.

Bar Interview Attire Tips

Tattoos should be covered where possible Men should take out all piercings Women should take out any visible piercings expect for one pair of earrings (wait till you get the job to see if your nose ring is okay). You don’t have to tuck in your shirt or blouse if it looks good hanging out. Men and Women – easy or no perfume or cologne

Now that you know the proper bar interview clothes to wear, just make sure you show up at least 10 minutes early for your interview and you’re ready to shine.
