How to Protect Curtain Walls From Damage During Construction and Shipping

Many new commercial construction projects are designed with large, glass curtain walls that are attached to the outside structure of buildings. These glass walls allow filtered natural light to enter the building interior as well as create a beautiful outside appearance. If it is just the piping around the seat that needs repair, use this simple trick: Take a match stick and remove the match. Add some contact cement to one end of the match and work it into the damaged area. Then apply the cement to the other end and work that end of the stick in. Fold it in as you go if necessary. Make sure you let the cement dry completely before using the seat.

Toyota’s 2JZ-GTE Versus General Motor’s LS2 – Which is the Better Engine?

Japan, home to the most technologically advanced culture, has several of the largest automotive manufacturers in the world. High standards of quality control, reliability, affordability and efficient engineering have led Japanese manufacturers to be a dominate force in the global automotive market. In this article, a comparison will be made between Japan’s modern engine-design methodology to use smaller-capacity, high revving, turbo charged engines, and that of America’s tradition of using large-capacity, low-revving, naturally aspirated engines. Japan’s most technologically advanced performance engine, the 2JZ-GTE, will be compared against America’s newest high performance engine, the LS2. The 2JZ-GTE engine manufactured by Toyota is a 3 litre (2997 cc), dual overhead cams, inline 6 cylinder powered by two sequential turbos and found in the Supra. Manufactured by General Motors, the LS2 is a 6 litre (5967 cc), 8 cylinder (v-configuration) pushrod engine found in the Corvette.

When comparing performance engines, the main thing that matters is the amount of power and torque the engine produces, right? Err…well yes, and no. There are many factors to consider when comparing engines. However, first, let’s take a side-by-side comparison of the power and torque figures for each engine. General Motors’ LS2 puts out an impressive 400 horsepower at 6000rpm, and 530nm of torque at 4400rpm. Toyota’s 2JZ-GTE makes a modest 320 horsepower at 5600rpm, and 440nm of torque at 3600rpm. From inspection of these figures, it looks like we have a clear winner. The LS2 makes more power and more torque, so why do I believe the 2JZ-GTE is a superior performance engine? An important factor rests on the size of the engine, the LS2 is exactly double the size of the 2JZ-GTE, yet the power and torque figures are not even 25% greater. Why the high level of inefficiency?

The problem with the LS2 is that the engine possesses several fundamental design flaws and relies on outdated technology. The LS2 is of a pushrod design, technically speaking, this means it is a type of piston engine that places the camshaft below the pistons and uses pushrods to actuate lifters or tappets above the cylinder head to actuate the valves. Pushrod engines are an old technology, which have largely been replaced by overhead cam designs in Europe and Japan.

Pushrod design is plagued with several problems. Firstly, pushrod engines suffer from a limited capacity to rev compared to overhead cam designs. This is due to their larger rotational mass, susceptibility to valve “float”, and a tendency for the pushrods themselves to flex or snap at high rpm. The LS2’s redline is at 6500rpm, compared to the 2JZ-GTE’s higher 7200rpm redline. Secondly, pushrod engines have limited valve flexibility. Most pushrod engines only have two valves per cylinder (such as the LS2). Overhead cam engines, however, often use three, four or even five valves per cylinder to achieve greater efficiency and power. The 2JZ-GTE has four valves per cylinder, making a total of 24 valves for the engine. The LS2, with its two valves per cylinder, has a total of 16 valves for the engine.

In the form of twin sequential turbo chargers perhaps the biggest innovative feature of the 2JZ-GTE compared to the LS2 is its use of forced induction. Due to the 2JZ-GTE having a low compression ratio, it allows turbo chargers to be run. A turbo charger is a device that compresses the air flowing into the engine. The advantage of compressing the air is that it lets the engine squeeze more air into a cylinder, and more air means that more fuel can be added. Therefore, you get more power from each explosion in each cylinder. Turbo charging is perhaps the most efficient way to get power out of an engine – both small and large.

By using turbo chargers on smaller capacity engines Japan has been able to create extremely light, high-revving engines that are easily modified and have excellent fuel economy. Simple modifications on turbo cars allow for huge performance gains, especially in comparison to naturally aspirated engines. As an example, the 2JZ-GTE with an aftermarket exhaust, front mount intercooler and running a higher boost setting puts out significantly more power than the LS2. If one spends more money, the gains can be enormous. To extract power from a naturally aspirated engine is significantly more work. Firstly, if you are chasing big power, you really need to open the engine and do internal modifications for extra power, unlike a turbo engine that can be modified effortlessly, without opening up the engine. Power is often extracted from naturally aspirated engines by modifying the camshafts and doing work to the head of the engine. These modifications are both expensive and significantly alter the ‘street friendliness’ of your car. That is, produce a rough idle, have a tendency to stall and poor fuel economy.

With all the praise I have been giving the 2JZ-GTE it may seem that the LS2 engine is a poor performance engine. This is certainly not the case, one only needs to look at the stock power figures to realise that straight out of the car dealership this engine is seriously fast, with neck-snapping torque. Its design may be old-fashioned and its fuel economy poor but there is no doubt about it. If you are after the V8 rumble many Australians long after, then you will definitely be happy with the LS2. The LS2 is very ‘street friendly’ with 90% of its torque available just off idle. This equates to effortless towing, overtaking and a pure adrenalin rush every time you tap the throttle. Furthermore, the LS2 does have some advantages over the more advanced 2JZ-GTE engine. The LS2 is a far less complex engine, and as such, when something goes wrong it is much easier to identify the cause and solve the problem. More so, because the LS2 is naturally aspirated (unlike the 2JZ-GTE) there is far less stress placed on the internal components of the engine and thus, you would expect a longer engine life than the 2JZ-GTE.

Currently with fuel prices reaching an all time high, it is important to make sure your engine has the optimum balance between performance and fuel economy. Yet again the 2JZ-GTE outperforms the LS2. This is due to the capacity of the engine, with the Toyota being 3 litres and the GM engine being 6 litres in capacity. With exactly twice the displacement, unsurprisingly the LS2 uses more petrol. However, this is not by any means saying the 2JZ-GTE has good fuel economy. Unfortunately, power does come at a cost and both engines discussed are not economical.

The 2JZ-GTE has numerous features of intelligent design, which contribute to its strength and robustness as a motor. Two of its most advanced features are the use of sequential turbos and VVT. VVT stands for Variable Valve Timing and it is an advanced technology in overhead cam engines where, a mechanical device is used to swap over between a ‘small’ cam for low and medium revs and a ‘big’ cam for high revs. This allows good drivability at low revs and excellent high-powered acceleration at high revs. However, the 2JZ-GTE’s prime feat of engineering is its use of sequential turbos. Having twin turbo chargers allows a small primary turbocharger to spool up early and give excellent boost response at low revs and then a secondary turbocharger to be phased in further up in the rev range for incredible top-end power. By having this setup, it allowed Toyota to create an engine with phenomenal response anywhere in the rev range and also leave the way open for serious modification potential.

To conclude, size definitely does not matter as far as performance car engines are concerned. Japanese performance engines are using new technologies such as turbo charging and VVT to obtain phenomenal power and torque figures similar to that of engines double their size. The 2JZ-GTE from a technical and engineering design perspective is far superior in every aspect than the outdated technology featured in the LS2.

New Jersey Penalties and Consequences For Failure to Comply With Apartment Registration Requirements

In today’s article, we will discuss the importance of two separate documents required for landlords of residential real estate.

Certificates of Occupancy

The first document is the Certificate of Occupancy. The vast majority of municipalities in the State of New Jersey require that the landlord obtain a new Certificate of Occupancy each time a new tenant moves in. Inspections that accompany the application for a certificate of occupancy vary by municipality. All towns will check the smoke detectors, and if there is gas heating, there will also be a check of the carbon monoxide detector. Some towns will also conduct much more thorough examinations in an attempt to increase the quality of housing throughout the town. It should be noted that it is no longer permissible for a municipality to require a new certificate of occupancy inspection when a family expands by natural means (e.g.; the birth of a new child).

While most landlords are vaguely familiar with the fines which the municipality may impose upon them for failing to obtain a certificate of occupancy, few are familiar with the far more severe consequences which can result from such failure. Where certificates of occupancy are required, a home rented without a certificate of occupancy constitutes an illegal contract. Hence, in the matter of Khoudary v. Salem Board of Social Services, 260 N.J.S. 79 (App. Div. 1992), the Court determined that a landlord who rents without a certificate of occupancy is without authority to file a suit for rents.

In essence, what the Khoudary Court said was that it would not help the landlord enforce an illegal contract. In the event that the tenant vacates the premises owing rents, either for prior months or months that may become due under the unexpired lease, the landlord may not file an action to collect the rents, and furthermore, may not apply any of the tenant’s security deposit toward these rents. The landlord can still bring an action or withhold security for tort damages, such as destruction of the apartment. It remains uncertain whether a Court should allow a tenant to file an action for return of all rents previously paid under the illegal contract; however, most Courts will rule that the tenant should pay for the quantum meruit benefit of the use of the apartment.

For nearly a decade, Courts interpreted the ruling in Khoudary to mean that failure to obtain a Certificate of Occupancy was a bar to eviction. However, this issue has been since clarified. In the matter of McQueen v. Brown and Cook, 342 NJS 120 (App. Div. 2001), the Court ruled that while failure to obtain a certificate of occupancy rendered the contract illegal, the landlord still maintained the right to evict the tenant. Essentially, the Court’s decision holds that a tenant should not be able to benefit from the illegal contract, and furthermore, it is clear that leaving the tenant in the illegal rental would be contrary to public policy.

Landlord Registration Statement

While failure to obtain a certificate of occupancy is not a bar to eviction, the failure to obtain a landlord registration statement (a/k/a Landlord Identity Statement) will prevent an eviction. All non-owner occupied residential dwellings in the State of New Jersey must be registered as rentals. Unlike Certificates of Occupancy, the registration statement does not require an inspection and does not need to be repeated upon the arrival of new tenants. In most cases, a single registration statement will be effective into perpetuity.

In the event that the rental is a one or two family home, the registration may be filed with the clerk of the municipality. In some cases, the municipality will charge a nominal fee for the registration of the property and an additional fee upon renewals. In the event that the property consists of three or more residential dwellings, the property must be registered with the New Jersey Division of Community Affairs. The Landlord Registration Statement should set forth the names of the owners and their emergency contact numbers.

Failure to comply with the registration requirement may have severe consequences for landlords. Most notably, N.J.S.A. 46:8-33 states that “no judgment for possession may be entered until there has been compliance [with the Act]…” While the Statute goes on to state that the Court may continue the case (up to 90 days) until the non-compliance is corrected, some landlords may be caught off guard. Some New Jersey counties even require the landlord to produce proof of registration at the time of the tenancy hearing.

Another consequence of failure to obtain a registration statement is the imposition of fines. Every rug needs a rug pad and kilims are no exception to this rule. The nature of the weave is one in that it creates for a flat rug. As tight as the weave usually is, it is also very flexible if there is no solid pad to keep the rug in place.

Don’t waste time looking for the wrong type of pad for your kilim. Although a few types may work initially, they will not provide the stability that is required. My best choice for rug padding for kilim rugs is a 1/4 of an inch dense needle pinched jute and rubber combination. This specific type of pad does well because the surface, the recycled jute, is textured in order to grab the rug. The bottom consists of a solid, natural layer of rubber that is sewn on to the jute surface. This layer of rubber contains a tread pattern in order to grab to your floor, preventing any sliding. Be careful in selecting the rug pad that has a real rubber backing, not a sprayed on latex rubber that is quite common these days. This costs a little less yet tends to breakdown and harm the floor by the fact that the spray does not hold well enough to the jute surface.

This correct type of padding is important for kilim rugs for a few reasons. First, this pad grabs your rug. This means there will be minimal wrinkling and creeping of your rug. This also helps for vacuuming. The rug pad holds the kilim rug as best as possible allowing for easier vacuuming. Second, due to the nature of the solid rubber backing, there is no movement on hard floor surfaces. So, your kilim rug is held on to the jute surface of this rug pad and the rug pad itself is held on to the floor with the non slip rubber backing.

The best rug pad for kilim rugs is only 1/4 of an inch thick. Anything thicker would not work as well and would not look as well. The thicker ones are not usually as dense as this 1/4 of an inch thick ones and this will create room for movement with your flat rug. Aesthetically, kilim rugs have a flat look and this is their charm. Raising them too high off the floor defeats the beauty of the look and this is not so desirable.

Since kilim rugs are more tribal in nature, they are not perfectly straight and your rug pad should be trimmed about 1 or so inches in from the carpet dimensions on all sides.

What You Need to Know About Chimney Sweep Certification

Whether you’re in the market for a chimney sweep or you’re thinking about becoming one yourself, you’ll need to understand the process through which a chimney sweep becomes certified. Such certification proves that these individuals have been properly trained to install, maintain, clean, and even repair chimneys.

Chimney Sweep Association of America (CSIA)

The CSIA requires candidates interested in obtaining CCS (Certified Chimney Sweep) credentials to pass two tests. Candidates will need three books to study and test. Currently, these include:

· Successful Chimney Sweeping, 2011 edition;

· NFPA 211, 2013 edition; and

· International Residential Code, 2006 edition.

The CSIA requires all first-time test takers are required to attend either a review session (sessions are held throughout the country) or attend a six-day hands-on program through the National Chimney Sweep Training School. The CSIA requires individuals to recertify annually in order to maintain their credentials. Requirements include a mix of CEUs, or Continuing Education Units, reviews, exams, and a fee. Sweeps who earn 48 CEUs during the year following certification do not need to attend a review or take an exam.

Certified Chimney Professionals (CCP)

The CCP is an independent company that provides credentialing for chimney sweeps. It offers three different certifications, and most sweeps prefer to obtain one of these credentials along with their CSIA certification.

· Certified Chimney Professional – Candidates must study a manual understand fire codes and safety, and take an exam that consists of 100 multiple choice and true or false questions. A score of 70% is required to obtain this credential.

· Chimney Reliner Certification – Candidates for this credential must study only from the CCP Reliner Manual provided by the company. The exam mimics the Certified Chimney Professional exam; there are 100 questions and candidates must score 70% to pass.

· Certified Master Chimney Technician – The Certified Master Chimney Technician is the highest available credential, and only sweeps who have eight years of experience along with six years of active certification can obtain it. There is no exam; candidates must only prove their experience through test scores and certification badges, and they must prove that they have business liability insurance. Certification (and annual recertification) has a $99 fee.

It’s only in the last few years, however, that they have surged in popularity to become a mainstream window option for homeowners who like a clean, modern look and the idea of minimal maintenance.

Companies that manufacture them cite their hygienic, maintenance-free convenience, their uniform and stylish good looks, and their innovative sun-shading and privacy features. But are they energy efficient?In these days of soaring energy bills and dwindling resources, both personal and planetary, absolutely every homeowner is most concerned with energy efficiency when buying replacement doors or windows. It’s the one issue that probably trumps all others, because no one wants to see their hard-earned dollars vanish out the window.

So the question must be asked: Are blinds between the glass windows and doors really as energy-efficient as some claim? Window and Door Energy Efficiency 101

Modern windows are smart windows, and window science has completely changed how we understand energy efficiency. The measuring stick we use to gauge the energy efficiency of a window is sophisticated indeed.

We’ve known for some time that glass by itself is a poor insulator; however, double-paned windows created a revolution in the window marketplace. With double-paned windows, the two pieces of glass seal a layer of air between them, thus providing added insulation.

But there was another revolution in energy efficiency on the horizon, thanks to Low-E glass and argon gas. Low-E (low-emissivity) is a thin coating of transparent metallic material that’s applied to window glass for insulating purposes. The Low-E coating helps to prevent heat gain (or loss) in your home by acting as a kind of reflective shield, pushing radiant heat that tries to pass through the glass back to the source it originates from. Argon is a heavy, invisible, non-toxic gas that is a far better insulator than air-the weight of this gas dramatically reduces the amount of heat that can pass through the space between two panes of glass.

Today’s windows are in large part energy efficient because of the treated glass and the use of argon gas. Using stainless steel spacers for insulating performance and paying special attention to framing materials that permit only a low coefficient of thermal expansion so temperature variations don’t loosen the bond or create gaps are also important. But a Low-E coating is the critical element in making windows energy efficient.

How Do They Do That?

A popular TV ad asks, How do they get the caramel in the Caramilk bar? One could well ask the same question of blinds-between-the-glass windows and doors. How do they get the blinds in between the glass?

There are two ways in which these windows and doors are manufactured. First, many blinds-between-the-glass windows and doors are constructed like a glass “sandwich.” In other words, the blinds are inserted between two panes of glass. A Low-E coating is not applied, because silver oxide is especially sensitive to scratching. And there is minimal room in a glass sandwich with a blind for the maximum benefit of an argon gas fill. In comparison, there’s simply no way a window with between-the-glass blinds can reduce your energy bills as much as a sealed double-pane window.

The Triple Pane Option

With time, and in an effort to make windows with blinds between the glass more energy-efficient, some window companies turned them into triple-paned windows. That means they have three pieces of glass with two spaces in between: one space holds the between-the-glass blinds, while the other space has a Low-E coating and argon fill.

While triple-paned windows with blinds between the glass may be more energy efficient, just be aware that the extra piece of glass makes the windows bulkier. The biggest drawback to the triple-paned windows however is the cost. They are significantly more expensive because you’re basically paying for two windows-one with modern, energy-efficient technology, and one with between-the-glass blinds.

The Blinds Between: Innovation without the Science

One of the arguments put forth claims that the Low-E glass and the internal blinds together contribute to making the entire glass unit more energy efficient, that the internal blinds absorb solar heat gain. Let’s take a closer look at that claim.

There are no blinds-or window covering of any kind for that matter-that can significantly increase thermal efficiency and match that of a sealed glass unit with an argon gas fill and a Low-E coating. In fact, the blinds between the glass actually diminish the amount of argon gas you can put between those two pieces of glass, ultimately compromising the energy efficiency of the total package.

But most notable of all is this very simple fact: blinds, drapes, shades, and all other window coverings only marginally impact energy efficiency in one way: by blocking visible light transmission. In other words, sunlight! So even if your blinds are on the inside of the glass, it’s going to amount to the same heat reduction and light reduction that you would get from just pulling the drapes across or drawing a regular blind on a sunny day. You are simply blocking light, not increasing the actual energy efficiency of the window.

The Bottom Line

To sum up, this “augmented” energy efficiency derived from blinds between the glass is largely unfounded, and for two main reasons: internal blinds cannot absorb the solar heat gain and Low-E is absolutely essential for any sort of significant energy efficiency. It’s the only way to reflect radiant heat back to the source. Otherwise, heat transfers easily through the glass sandwich-blinds or no blinds. Inside or out!

You could save a lot of money and get equal or better energy performance from energy-efficient, double-paned windows with Low-E coatings and argon gas. But if you really love the look, then by all means go for it. Just know that your best energy efficiency option will be the triple pane solution.

So while you may have a brilliant idea, this doesn’t necessarily equal success.

Starting out

The first step is to learn as much as you can. Like any profession, the more you know, the more valuable you are. I may not be a swimwear designer yet, but I certainly know a lot about swimwear. Be diverse in your knowledge base – knowing what’s hot in swimwear this season isn’t going to get you far. If you’re really serious about becoming a swimwear designer, research and familiarize yourself with all aspects of the swimwear business. Learn how to design, learn about swimsuit fabrics, understand the financial aspects of swimwear design. The opportunities and the wealth of knowledge at your fingertips is limitless, all you need is a little creativity and determination.

Getting a little heavy sounding? Well it is. But you needn’t get put off yet. Starting small, working on one element at a time and taking each part as it comes is the best way to go. All swimwear designers, including the most talented in the industry, all started somewhere, and bar a few, they usually started out small. My advice? Start by nominating a goal, like knowing all the American swimwear designers, then work towards it. Once you have achieved this, choose another one, like knowing all the European swimwear designers, and work towards this one. Becoming a swimwear designer is a process, and what you’ll be surprised at, even after a short period of time, is how much progress you’ve made. By breaking the task into small parts, you make the job of becoming a swimwear designer much more manageable and much less daunting.

Maximize the situation and take advantage of the advice you’re being offered by other, more experienced swimwear designers.

Networking is also really important. Using Subject 2 Contracts to Buy Real Estate With Less Than Perfect Credit

Subject 2 is a way to buy real estate without applying for a home mortgage loan. This financing option requires buyers to assume mortgage debt from the property owner. Real estate investors often use Sub2 contracts when selling houses to buyers with less than perfect credit.

Subject 2 is a great option for buyers unable to qualify for a conventional home loan. The property owner transfers the real estate deed to the buyer who becomes responsible for paying remaining loan installments. Loan documents remain in the original mortgagor’s name and the new buyer piggyback’s off their good credit.  

Instead of entering into a high interest bad credit loan, buyers can take advantage of assuming low interest payments. Buyers should engage in credit repair strategies so they can obtain financing within a year or two.

The primary purpose of entering into a Subject To contract is to let buyers buy a house without a down payment or credit check with the intention of refinancing the loan into their own name as soon as their credit allows them to obtain financing through traditional means.

Entering into Sub2 contracts requires both parties to engage in due diligence. Sellers should obtain financial records to ensure the buyer is financially capable of paying home loan installments. When buyers default on the note, the note holder is responsible for missed payments or runs the risk of losing the property to foreclosure.

Most Subject 2 contracts require buyers to submit loan payments to the servicing lender. However, some sellers require buyers to submit payments directly to them and they will submit payments to the loan provider. In this scenario, buyers run the risk of losing vested funds should the seller default on the mortgage loan.

Subject 2 contracts should be drafted by a real estate attorney to minimize risks for both parties. Sub2 contracts are used in place of bad credit lender loan mortgages to give buyers time to restore their credit rating. Buyers should refinance into a conventional home loan to purchase property rights as quickly as possible.  

In order to be legally binding, Sub2 contracts must be recorded through the court. Subject 2 records the transfer of property rights to the buyer. However, property rights are “subject to” the buyer adhering to contract obligations. If buyers default on their agreement, ownership rights revert back to the seller and the buyer loses all funds invested into the property purchase.

Therefore, buyers who enter into Subject To contracts should carefully strategize the ability to obtain financing in the future. If buyers cannot obtain financing at the end of the Subject 2 contract they could end up being in default and run the risk of having property rights transferred back to the seller.

When mortgage notes are refinanced the buyer is responsible for costs typically associated with entering into a home loan. Common costs include loan points, home inspections, property appraisals, mortgage insurance, homeowner’s insurance, realtor commissions, legal fees, and closing costs.
