Close your eyes and imagine a radiant candy orange sports car glimmering at a car show. Now picture yourself in a gallery and you open your eyes to see the most beautiful sunset painting with a silhouette of palm trees in the background. Today I’m going to tell you how you can make a beautiful candy paint job. I’ve painted radiant red candy racing stripes on a dodge truck, blazing realistic fire, awe inspiring silhouette on tail gates, and relaxing beach sunset paintings on canvas. The one thing these all have in common is I used candy colors.

You will need a small list of art workshop supplies depending on what you want to paint. First with candy paint you need a base color. There is an unlimited combination of base colors but the three most popular are white silver and gold. For instance I mix white with a little yellow to make real flames, and if I want a light metallic candy color I use silver as a base and if I want a dark metallic candy color I use gold as my base. Candy colors and candy concentrates can be mixed with a transparent base, integrated clear coat or even regular clear coat. I don’t recommend using a regular clear coat because it is mixed with a catalyst or hardener which will shorten the life of the candy and must be used right away. House Of Kolor uses an integrated clear called SG100 which when mixed with the candy will still have a very long pot life because it does not use a hardener. House Of Kolor uses solvent based materials that work well but are toxic. If you want a similar product that is non toxic or a waterborne paint you should use Auto Air Colors products. Auto air colors uses a non toxic transparent base. When mixing your paints you will need to add a reducer to thin the paint to a desired level. Reducer usually comes in either fast medium or slow. Fast is a quick drying reducer that should be used when it is cold painting conditions. Medium is an average drying reducer approximately 70 degrees in painting area. Slow is a slow drying reducer that works well in hot painting conditions. Well now that you have a base color, candy colors, integrated clear, and reducer you can prepare for the next project.

You can paint on anything from t-shirts to canvases to automobiles. Candy colors can darken with more coats of candy so you will want to spray as consistent as possible to avoid a cloudy or blotchy look. When candy is sprayed correctly your beautiful paint jobs will stand out like a sore thumb. Almost any clear coat can be sprayed over your candy paint job. Can just anyone make a great candy paint job? No!, I’m just kidding. Anyone who is willing to put in enough time to read this article has the determination to to create an amazing candy paint job. Do you know what always makes me want to do something? When people tell me I can’t do that. It makes me want to prove that I can even more whether I originally wanted to or not. There should be just an outline but no inside detail of these. Third place your stencils over the bottom of your project and spray a white over the sky area of the stencils. Fourth spray the painting with candy yellow followed by candy sunset leaving some traces of candy yellow. Finally spray some candy apple red leaving some traces of both the candy yellow and candy sunset. Protect your picture with a clear coat. Another tip to help you avoid runs is to paint with your project flat and help keep gravity on your side.With these 3 candy colors and white you can also paint some flaming hot realistic flames. If you would like to paint a complete vehicle keep your spray patterns consistent and evenly overlapped as possible. Painters make mistakes or sometimes get a run but with a little knowledge any of these can be fixed. How To Attract Or Build A Relationship Using Divine Technology

Custom Picture Framing Vs Store-Bought Or Standard Frames – Which and When to Choose

Many people wonder whether there’s a difference between custom picture framing and purchasing a “standard” size, store-bought frame from a department or craft store. A frame is a frame, glass is glass, matting is matting — what does it matter? Why should I pay a little more money when there’s really no need? There is a difference, it can matter greatly, especially if the art or item you intend to put in that frame has any sort of value or is of a specific dimension, and the additional cost of having it done right is well worth it. Not everything requires a custom frame, but for certain types of art or items there is really no choice. Additionally, it pays to be wise in your choice of custom framer. Not every facility that advertises itself as offering custom framing is truly providing that service. The following information and guidelines should help you in your decision making process.

The benefits to having your art custom framed:

• No force fitting — the size of the art dictates the final size of the mat and frame — perfect symmetry (I.e. if your art has a dimension of 6″ x 17″, you are not forced to purchase a mat and frame at 16″ x 20″ resulting in “odd” borders)

Any professional framer should be using acid-free materials and UV or museum glass in order to protect the art or item from environmental conditions such as sunlight, acid, air pollutants, etc. It is always a shame to see a lovely, original piece of art that has been tucked into a store bought frame with the intention of having it done by a professional later. When it is removed from the unprotected environment, the damage is clear: fading of color and inks (which can clearly be seen when observed next to the area that was under the edge of the frame), yellowing (evident when the mat is lifted off the borders), evidence of trimming or cut edges on the art because it had to be forced into an inappropriately sized frame (sure to decrease the art’s value if there is any), and on and on. Once something has been improperly handled, there is often little to be done to make reparations (at least as far as the value is concerned).

There are all sorts of ready to buy picture frames available. You can find them almost anywhere you shop from retail and home stores, to craft stores to the local “dollar” store. They are perfectly fine if you have a snap of the family dog or a greeting card you want to display. These types of frames are not acceptable for much more than that though. Do some research, make some calls to custom frame shops in your area and by all means, do not be afraid of asking these questions:

• Does your facility use acid-free materials and offer UV or museum glass?

• Is the framing work done on premises or “farmed out?”

• Do you have the resources to cut your own frames to size, or are you ordering factory, “standard” size frames and then fitting the art to the frame?

• Are you familiar with handling different types of art? (E.g. canvases, needlework, pastels, 3-D objects, textiles, etc.)

• Are you familiar with the proper treatment, mounting and framing of fine or valuable art?

• Are you insured?

By taking the time to assess the importance of the piece of art you are interested in framing, doing a little research and asking some pertinent questions, you will be fully equipped to make the right decisions. Again, not every little photo needs to be professionally framed, but you’ll thank yourself in the long run for having made the right choice for the art that should be.

The carpets in high traffic areas often discolour from wear and tear. However, as I have mentioned earlier the product is not bulletproof, even though it prevents the carpet from discolouring the constant rubbing and pressure on the carpet does flatten the fibres in high traffic areas. The high traffic areas with Scotch Guard stay new looking much longer than without, but again don’t expect miracles, although Scotch Guard is a great product it isn’t magic.

The purpose of this article is not to dissuade you from using Scotch Guard, on the contrary, the intention is to educate you about what to expect from Scotch Guard. So many people over exaggerate the benefits of Scotch Guard and the customers are ill prepared for spills. If you want to prolong the splendour of your carpets and furniture, Scotch Guard can accomplish that goal for you. Nevertheless, it’s important for you to understand the limitations of the product so that you will use proper care and love your results, after all you know what they say “well prepared is half there”.

Re-Core Is So Much Better Than Forbo Colored Cork

Let’s look at Forbo Colored Cork, it is widely used as a tack or bulletin board in our schools and in our homes, they claim No VOC’s. . . why then does it smell so bad?

First, what is VOC? (Volatile Organic Compounds) are organic chemicals that have a high vapor pressure at ordinary, room-temperature conditions. Simply put it is the ‘off gassing’ of a product.

You know that new car smell, that’s “off gas”; products and materials “off-gas” their chemical constituents over time into our living spaces. The VOC’s will then concentrate in the air, furnishings and collect in dust. New buildings and renovations have the highest level of chemical “off-gassing”. Because chemical pollution is invisible, the problem is easily overlooked. One sign that you may be breathing in hazardous chemicals is when you detect a ‘new’ smell, or a strong odor associated with particular products like adhesives, paint and Forbo Colored Cork.

Many VOC’s are dangerous to human health or cause harm to the environment. VOC’s are numerous, varied, and ubiquitous. They include both man-made and naturally occurring chemical compounds. VOC’s are typically not instantly hazardous, but instead have compounding long-term health effects. Because the concentrations are usually low and the symptoms slow to develop, research into VOC’s and their health effects is difficult.

Check product claims

Marketing claims need your special attention. Who hasn’t been caught buying something claiming to be ‘natural’, only to discover later that “natural” only referred to one minor ingredient while the others were far from it? Product label claims to check closely include “organic, low odor, solvent-free, low VOC, no VOC, zero emission, water-based” and “plant-based”.

Forbo Colored Cork claims “No VOC” yet a colored tint is used to make the specific color: Special Note – color tints themselves contain HIGH levels of VOC’s.

Have you ever smelled Forbo Colored Cork, it has an awful smell and it stays that way, it is continuously ‘off gassing’ either in our schools or in our home.

Use your noise, if it has an un-natural odor, then it has ‘off gassing’. If on the other hand there is no smell or only a normal smell it has no ‘off gassing’. What is a normal smell? Cork has its own scent just like an orange does. Cork is natural and is completely safe, by itself; it’s all the stuff that is done to it that makes it unsafe.

If you are already “stuck” with Forbo Colored Cork then you can use nature’s filters to help the air quality and remove most of the ‘off gassing’. Plants and soil bacteria are nature’s biological filters. Indoor potted plants work miracles by removing significant levels of chemical pollutants directly from the air. Even more remarkable is that plants remove high concentrations of chemicals within 24 hours and they keep working day and night. If new chemicals are introduced, even at low levels, they go to work on them too.

But remember when I made that promise in the beginning; Re-Core is so much better than Forbo Colored Cork. Well here it is; Re-Core is a product that uses a recycled material, it’s a core that fits into a frame and is covered with fabric, hence the name Re-Core.

Pick up the nearest water bottle, smell the bottle itself, remember to use your nose, do you smell anything, no you don’t, that’s because there is no ‘off gassing’. This is Re-Core. How to Deal With a Leaking Diving Mask

A leaky mask can spoil a dive. It's a real pain to have to spend most of your dive clearing a mask instead of taking in the underwater surroundings. This can be particularly annoying for new divers and if your mask clearing skills are not up-to-par, a leak can even be a bit frightening.

Do not go out and buy a new mask just because the old one leaks
According to my friend Adrian, a long-time diveshop manager and instructor, a lot of people buy more than one mask in their earlier stage of diving because they believe the problem with leaks lies with the dive mask. But the real problem lies with HOW the mask is being worn. His record serial mask buyer bought four masks in six months until she got a haircut (the culprit was her long hair, under the skirt of the mask).

So once you've got a comfortable and well-fitting mask, there are things you can do to reduce the leaks problem.

Mask leak prevention tips

Strap adjustment
Make sure the strap is not too tight. The immediate reaction to a leak for many people is that the strap is not tight enough. An overly tight mask will make the problem worse – and leave that mark on your face that will not go away for three hours.

A neoprene Mask Strap Cover is really nice for preventing hair tangles and pulls when you put on and remove the mask – a must have for those with longer hair.

Cracks, rips and tears
Check for rips and tear in the mask skirt. This could be a source for leaks.

Take care of your mask. Wash your mask after diving, dry and store in a box or case to avoid damage.

DO NOT use a cheap snorkel mask for diving. They are not designed for diving can not withstand the pressure at depth. Always buy your scuba diving equipment from reputable dealers and shops.

The problem with hair
Hair in the mask is a very common cause of leaks. If you're not wearing a hood, make sure you do not have stray bits of hair in the mask. Tie back long hair and clear hair away from your face when putting on your mask.

Long fringes / bangs can cause leaks. A French plait / braid is one way around this.

Facial hair is a big culprit. Many men are forced to choose between shaving their moustache to have a less leaky dive or keeping it and tolerating a watery vision. Trimming the hair that makes contact with the mask may work and is a less drastic solution.

For men who are determined to keep their facial hair, there are various remedies. Silicon gel / salve applied to the moustache before the dive is a common one. Avoid petroleum-based products like Vaseline as they can break down silicon.

Purge valve
There are two types of people when it comes to masks and purge valves – those who love it and those who hate it. The purge valve is a built-in feature that allows easier cleaning / draining of the water from the mask. For fans, it makes cleaning easier. For non-fans, the purge valve is just one more unnecessary addition that could malfunction.

Personally, I've never owned a mask with a purge valve and I do not think the old fashioned clearing method is so bad.

No such thing as a waterproof mask
I'm convinced you will never have a perfectly sealed mask (not in my lifetime anyways). There will always be small quantities of water entering the mask. With some experience, you get used to it.

Actions such as moving your face around – will create a bit of a leak.
Make sure you are comfortable with mask clearing and removal skills. They are important.

A bit of water should not spoil the fun. Choose the right mask, practice good diving habits and you can have safe and enjoyable dives.

Some 501c3s offer the most ridiculous items and they are instantly dismissed. Some have great ideas at a reasonable price. Some are WAY off in their thinking.

Below are the most recent charity fundraising techniques that have come my way. Each non-profit fundraising technique includes the price it was offered to me at, the price I think is reasonable AND what goes through the mind when I am being pitched with the technique (and some suggestions for nonprofits to increase their donation potential).

Donor Thoughts/Suggestions: Are the gifts exciting? Do I use these gifts regularly (I am a 25 year old male with no kids. Do not try to sell me a scratch off card with which I could win “Free trip to the Zoo”. I will gladly buy lots of cards if I could win “a 1/2 priced Dinner at Joe’s” or “Buy 1 hour of tennis court time, get one half off”.)

2. Charity Scrip

Price: $20 for a $25 Olive Garden Gift Certificate

Reasonable Price: $25 for a $25 Olive Garden Gift Certificate

Donor Thoughts/Suggestions: I go there once in a while. It’s a nice place. Once again, know your audience and try to match the gift certificate with the potential donor.

3. 501c3 Candles

Price: $18 for 2 candles

Reasonable Price: $10 for 2 candles

Donor Thoughts/Suggestions: Candles are nice. Candles appeal more around the holidays. Candles are great around the holidays when they come in scents that my grandmother would like and they are gift wrapped!

4. Non-profit Bricks

Price: $35 for a brick with my information on it

Reasonable Price: $50 for a brick with my information on it

Donor Thoughts/Suggestions: This is cool. My name (or company name) will be on a walkway at your non-profit forever. I am in! This is a cool idea! Just make sure I can fit all the information I want on the brick.

5. Charity Calendars

Price: $10 for one non-profit calendar

Reasonable Price: $0 for one non-profit calendar

Donor Thoughts/Suggestions: No. No. No. I use Microsoft Outlook. I never use paper calendars. If I tell you I’m going to buy your calendar and put it up on my wall, you should interpret that as “I think my grandmother will love it” or “I’m throwing this away when you leave”.

6. 501c3 Chocolate

Price: $6 for one box of Godiva chocolate

Reasonable Price: $10 for one box of Godiva chocolate

Donor Thoughts/Suggestions: I like a little bit of chocolate every once in a while. My girlfriend really likes chocolate. Ok, I’ll take some chocolate. 2 boxes please.

7. Charity Car Flags

Price: $4 for a your 501c3 car flag

Reasonable Price: $0 for a your 501c3 car flag

Donor Thoughts/Suggestions: No way. It’s not going on my car.

8. Non-profit Child ID Program

Price: $25 for my kids ID, teeth imprint and short video

Reasonable Price: $100 for my kids ID, teeth imprint and short video

Donor Thoughts/Suggestions: I don’t have a child but if I did I would do this. This is a good thing, more parents should do this.

Closing Costs When Buying a Multi-Family Apartment Building

When buying a multi-family building as an investment property, closing costs can add up to a large amount, and thus should be calculated with careful attention since the investor needs to estimate if he has enough funds for the down payment and the closing costs prior to closing the deal.

It is also important to estimate how much cash is needed to put aside for the closing costs prior to closing since one of the bank’s conditions when approving a mortgage is making sure the buyer has enough funds for the down payment and closing costs together.

Appraisal Fee: This requirement is helping the bank to assess the market value of the property, so that it can estimate the LTV (loan-to-value). The appraisal directly correlates to the size of the building: the larger the building, the higher the appraisal’s fee.

Phase 1 Environmental Fee: Environmental analysis of the property and all surrounding uses or conditions to make sure the property and its surrounding aren’t contaminated from any past use of chemical, oil tanks and other hazards. Usually this fee is associated only with insured mortgages only and not with conventional ones.

Inspection Fee: Inspection fee includes careful inspection of each unit in the building to make sure there is no structural problem with any of the units and the building overall. Inspection should be done only by a professional, since missed issues by him can later on cost you a lot of money to repair. The more units to inspect, the higher the fee that is charged by the inspector.

Land Transfer Tax (LTT): This fee depends on the province the multi-family building is purchased in. Specifically, if the property was purchased in Toronto, the land transfer tax needs to include Ontario LTT and Toronto LTT.

Legal Fees & Title Search & Disbursements: Each transfer should be reviewed legally by a lawyer. A lawyer is in charge of completing the transfer of the deed, preparing the mortgage, and conducting various searches such as, title search.

Land Survey Fee or Title Insurance Fee: A recent survey of the property is usually a requirement of the lender. If non is available, then title insurance can replace it.

Mortgage Application and Processing Fees: This overall fee depends if the mortgage is insured or not. If the mortgage is insured, then the investor needs to pay both the insurance company (CMHC or GE) and the lender itself. CMHC charges processing fee and mortgage insurance premium depending on the amount being loaned and the amortization period. On top of that, each lender charges application fees as well. The lender’s application fee depends on the institution the money is being lent from.

Reserve Fund: Reserve fund should be added to the closing costs to make sure that in the first couple of years (before any cashflow has been accumulated) there is enough money to be spent in case “big item ticket/s” need/s to be fixed/replaced, such as leaked roof, furnace stopped working, etc.

It is very important that you search around for different professionals before deciding on which one to go with. Your considerations when choosing should include price, reputation, and efficiency.

Advantages and Disadvantages of Split and Paddle Scuba Fins

Over the past several decades, divers mostly used what’s now referred to as paddle fins. They have a flat flexible blade that provides thrust and mobility for a scuba diver. Recently, another type of fin shape has made an appearance, and it’s shaped like a fish’s tail with a split down the center. While fish and whales were the original inspiration for the design, they encompass a wide range of fin styles. However, most have a simple split down the center.

Advantages of Split Fins

The whole purpose is to decrease the amount of energy required to kick while keeping propulsion equal or greater than the paddle fin counterpart. The split does several things. It lets water flow through the blade instead of around it. This removes the “dead” spot found on the upper part of flat bladed fins right below the foot pocket. This is an area of inefficiency because it traps water without providing any thrust. Water now flows down this area and through the split eliminating the dead zone. As water flows through the split it provides lift much the same way a plane’s wing does. The rushing water provides an area of low pressure on the back of each side of the split which sucks the diver forward. Therefore, pressure differences actually help move the diver forward instead of just his or her kicking force.

Disadvantages of Split Fins

The increased efficiency obtained by this new design is not without drawbacks. The main one being its maximum speed. Diver’s utilizing the split design cannot increase their swimming speed past a certain point. By design, the flow through design limits forward speed because it becomes less efficient as the diver makes longer and harder kicks. This is why divers normally use a high frequency low amplitude flutter kick with this fin type. It makes kicking easy, but swimming speed is relatively low. For most people using scuba gear, this is not an issue because they swim pretty slow anyway with all that gear strapped on. Free divers are a different story. They always use paddle fins because they need to get where they are going as fast as possible because they have a limited air supply. They are also very streamlined and can make use of powerful kicks to swim really fast.

Paddle Fin Advantages

The paddle shape is a proven design, and it consists of a flat flexible blade attached to a foot pocket. Many types have a full foot pocket, and other have a heel strap. The main advantages is that they can make use of wide powerful kicks very efficiently. Divers who need to swim fast to chase fish will choose the paddle shape. Free diving fins, as discussed above, are always paddle shaped, and some are very long to provide more speed. Length and stiffness of the blade contribute to speed and required kicking force. As the blade stiffness increases, it become harder to kick, but it provides more forward speed. Likewise, more flexible blades are easier to kick, but they provide less propulsion.

Paddle Fin Disadvantages

This design doesn’t have any significant drawbacks except higher required kicking force. In theory, this makes the diver work harder leading to more air consumption which shortens a dive. However, the differences are small, and divers who are exerting themselves will use more air regardless of fin blade design. It’s far more important to get a fin that’s comfortable than to go for any particular style. It’s also a matter of personal preference. Many people who get used to one blade shape are happy with that and don’t want to change.

The Six National Symbols of Jamaica

Symbols are used to explain a certain set of principles, rules, preferences, and as for the flag, identification. So it has nothing to do with just randomly choosing objects without having any underlying meaning.

The six symbols of Jamaica ALL have individual meanings and as such I am very excited to give some insights as to what these meanings are and why they were chosen as symbols in the first place.

These six symbols are:

1. The Jamaican National Bird

The Jamaican national bird is called the doctor bird. It is an outstanding bird. It is one of 320 species of hummingbirds and the most unique. The scientific name for the doctor bird is “Trochihlus Polytmus.” It may also be called the “swallow-tail hummingbird”, “streamer-tail”, “scissors-tail”, or “swallow-streamer.”

2. The Jamaican Coat Of Arms

The Jamaican Coat of Arms has a male and female member who are said to be of the Taino tribe(Jamaica’s first inhabitants). It also has a shield, five golden pineapples, a Royal Helmet and Mantlings, and a crocodile.

3. The National Fruit of Jamaica

The National Fruit of Jamaica is the Ackee. Although the ackee is not indigenous to Jamaica, it has remarkable historic associations. Originally, it was imported to the island from West Africa, probably on a slave ship. Now it grows here luxuriantly, producing large quantities of edible fruit each year.

4. The National Flag of Jamaica

The Jamaica National Flag was first raised on Independence Day, August 6, 1962. It signifies the birth of our nation. The Flag brings to mind memories of past achievements and gives inspiration towards further success.

5. The National Jamaica Flower

The National Jamaica Flower is called the Lignum Vitae and it is one of the six (6) national symbols of Jamaica. Its scientific name is Guiacum Officinale. Some people often make the mistake and call it the national tree, but it is the national flower and not the national tree. The national tree of Jamaica is indeed the Blue Mahoe, so remember the difference.

6. The Jamaica National Tree

The Jamaica National Tree is known as the Blue Mahoe, or for those interested in the scientific name, it is called the Hibiscus Elatus. The Blue Mahoe is the national tree of Jamaica and is not to be mistaken for the national flower of Jamaica which is called the Lignum Vitae.

All six national symbols of Jamaica reflects truly why I am Jamaican and why I am proud and love to be Jamaican.
