Loan Modification Vs Loss Mitigation Vs Short Sell Vs Refinance Vs Bankruptcy

I’ll start by explaining the difference between loan modification vs loss mitigation leads. Loan mod is when you renegotiate the terms of your mortgage by modifying the payments owed to the lender. The new terms are based on your ability or inability we should say, to pay your monthly mortgage payments. This can be done by just attaching any past due balances to the loan itself, reducing the interest rate of the mortgage or extending the term of the loan.

What’s the Difference Between Short Sell and Mortgage Modification?

Mortgage mitigation also will result in an entire new contract between the homeowner and the lender however, the favor can be shifted more toward the homeowner. The reason for this is that most times the payments are made more affordable by actually lowering the amount owed or lowering the balance as most would call it, on the property itself. In my position at The Lead Tree, I actually see many loss mitigation leads turn into deals that have shaved ten of thousands off the balance of the loan or in some cases where the homeowner doesn’t wish to keep the property, a short sell can then be made where the bank will take the property for a fraction of the balance owed and some times a short refinance is used to keep the family in the house.

In my opinion, legal mitigation is a wiser option for homeowner than loan modification because it was the homeowners who were tricked into borrowing more from the bank quite simply because the banks were accepting falsified and inflated appraisals just to try to increase profits. As a seasoned mortgage professional I watched it happening everyday. In turn it contributed to the housing crisis which then contributed to the recession. Loss Mitigation puts the blame on the bank and is a way to get the lenders to recognize their wrongdoing in the mortgage meltdown.

Loan Modification vs Bankruptcy

Loan mod vs bankruptcy shouldn’t have to be an option. It’s almost always going to be better off if you can get the lender to take some of the heat off first and use bankruptcy as a last resort.

New BGP Support in Packet Tracer

I have read many posts where the user states that Cisco’s Packet Tracer does not support BGP (Border Gateway Protocol). This is not the case, in the latest version of Packet Tracer 5.3.2 there is limited support for BGP.

BGP is the core routing protocol used for the entire Internet. It is best described as a path vector protocol because it does not use the traditional IGP (Interior Gateway Protocol) such as OSPF (Open Shortest Path First), EIGRP (Enhanced Interior Gateway Routing Protocol ) and RIP (Routing Information Protocol) metrics, but makes its routing decisions based on path, network policies and/or rule sets. It maintains a table of IP networks or ‘prefixes’ which is used to determine the networks ability to reach the varies AS (Autonomous Systems).

The most limiting lack in support that Packet Tracer has with BGP is the inability to create iBGP (Internal Border Gateway Protocol) peers. This means the user cannot create neighbors between routers within the same autonomous systems. Although even with this limitation there is sufficient support to allow the CCNA, and CCNP student to gain a basic understanding of this complex routing protocol and to learn how to use the following supported command within Packet tracer.

IOS commands supported in Packet Tracer 5.3.2:

Enable mode commands:

  • show ip bgp: Displays the BGP routing table
  • show ip bgp: neighbors Displays information about the TCP and BGP neighbors
  • show ip bgp: summary Displays the status of all BGP connections
  • clear ip bgp : Resets all BGP connection using BGP soft reconfiguration

Router bgp mode commands:

  • log-neighbor-changes: Enable logging of BGP neighbor resets
  • >redistribute-internal: Redistribution of iBGP routes into an IGP such as IS-IS or OSPF
  • router-id: Configures a fixed router ID for a BGP router
  • Exit
  • neighbor next-hop-self: Configure the router as the next hop for a BGP neighbor
  • neighbor remote-as: Add an entry to the BGP neighbor table
  • network: Specify the networks to be advertised by BGP
  • redistribute connected: Redistribute connected routes into the BGP routing table
  • synchronization: Enable the synchronization between BGP and IGP
  • timers bgp: Adjust the BGP network timers

While Cisco’s Packet Tracer provide the support available in other routing and switching simulators such as GNS3 and Boson it does allow the student the ability to gain a basic knowledge of the above commands by creating lab scenarios demonstrating topics such as BGP Multipath, Redistribution, Network Advertising, as shown in the following example:

My Attic Sheathing Has Black Mold – Should I Replace the Roof Or Not? The Truth Revealed at Last

“Do I really need to tear off my roof?” is a question that I am asked frequently, by homeowners who have discovered they are the victims of a black mold infestation in their attic.

Many of them have been told by someone that it is the only way to truly fix the mold problem that they have in their attic. Many roofers especially are quick to recommend this remedy as the “only right way to use” if you have attic mold.

Don’t get stuck on the color of the mold either. The media has hyped “Black Mold” way out of proportion. What makes black mold black is the same chemical that gives your skin a suntan, namely melanin. Melanin is not poisonous or dangerous. This gives homeowners a false sense of security if the mold in their home happens to be white, green, yellow or some other color than black, believing incorrectly that it is harmless.

The truth is there are Toxic Molds that are white, green, gray, brown, red and black.

In fact even non-toxic molds can become opportunistic pathogens that are capable of feeding on you and living in or on your own body! It all depends on the kind of mold and the state of your own immune system.

The fact is, it doesn’t matter what kind of mold it is or even if its poisonous… if it is feeding on the boards of your attic, it needs to be treated right away. The reason is simple it can make your family sick and it is destroying the boards of the roof. That’s right mold releases powerful enzymes that are proven to rot and destroy wood! These enzymes are so powerful they are actually the workhorses inside of the gut of wood boring beetles and termites. That’s right scientists have discovered that termites and wood boring beetles actually have a symbiotic relationship and mold living inside of their guts is what allows them to digest the strong lignen binders inside of wood, allowing them to eat their way through the toughest wood.

Now, back to whether you need to replace the roof or not.

In most cases, the answer is a resounding NO!

As long as the boards are not rotted replacing the roof will do one thing only – Empty your wallet! What’s worse is that I have known many, many homeowners that decided to forego mold remediation because they took the advice of a roofer that really did not understand mold . That’s what happened to Mr. and Mrs. Green. On the advice of a roofing contractor they decided not to have the mold in their attic treated but rather to replace the whole roof including the plywood sheathing. Problem solved? Unfortunately not. You see they called me after only one winter with the new roof and to their dismay the new attic boards were covered in as much growth in one year as they had been after twenty years on the older plywood. Why you ask? There are two primary reasons for this. First When you see a board that is covered in mold you are not really looking at the body of the organism itself; instead what you are actually seeing is the fruit-body, like an apple is to an apple tree or a mushroom to a mushroom plant. I’m sure you eaten a mushroom right? Well have you ever seen a mushroom plant??? Its white and fuzzy and it looks like mold, but it remains unseen because it is growing beneath the surface of the soil. The mushrooms we eat contain the seeds so they are the fruit.

The fruit bodies or spores are like the mold’s seeds, its what allows them to reproduce. In fact in one square inch of flowering mold there can be upwards of one to five Million spores! In a square foot there can be billions. When you have hundreds of square feet of flowering mold it is hard for the human mind to comprehend the sheer numbers! And each and every one of those spores can reproduce into up to 12 million in just 12 hours! Ugh! And when mold senses it is being attacked, it has a defense mechanism called bursting or sporulation which causes it to release its spores into the air in a cloud. The act of just spraying mold with a chemical will cause this reaction.

When the roofer rips the boards off of the rafters during a re-sheathing process these spores are literally spread everywhere, all over the attic. In the insulation on the rafters, everywhere! This is like planting a new mold crop all over the attic which is just waiting for the slightest moisture to occur, as an excuse to go right back into full bloom!

The second reason that it is not a good idea to replace the roof boards is that the plywood for sale today is much softer than the older plywood and roofing boards of yesteryear. The reasons is that the new plywood today is made from wood that comes from planted forests. Planted forest wood is much softer than the wood grown in a natural forest. Put simply, in a planted forest there is no dense canopy of leaves overhead, so the trees never have to fight for light. This results in a heavy pith ring from summer growth and a narrow cambium ring, resulting in a much softer wood. And with a mold problem, the softer the wood is the easier it is to be colonized or attacked by mold. That’s why the Greens’ attic grew more mold in one winter than it had in the last twenty years, the new softer plywood was an easy target for the mold that had been spread all over, by the roofer, when he was ripping off the boards; and he inadvertently planted the new mold crop in the attic!

Finally, it is flat out like throwing your hard earned money right out the window! Why waste money to replace shingles and boards that are structurally sound???

It is possible for the mold to be safely treated and for the mold job to last permanently, the key is in both destroying the spores and destroying the mold roots. The home owner must be very careful however in selecting a knowledgeable contractor with a thorough, safe and not-toxic process. It can be a challenge, which is why we train contractors all over the world in safe effective mold treatments. Remember if you have a mold problem in the attic don’t buy a new roof and throw away your money, hire a safe mold professional and treat the heart of the problem the mold…. Not the roof!

Kitchen Knife Guide – How to Select the Best Tool for the Job

Knives are the basic kitchen tool, that should get a great deal of attention when looking for excellent culinary results. One of the first secrets of becoming an excellent cook is having a proper selection of knives, which are well kept and maintained.

Knives come in various shapes and sizes, as each one of them is meant for a specific type of job. Below I will show you the most essential types of knives and their basic use.

Office knife

Office (or paring) knives are the smallest but one of the most important knives in the kitchen. They are used for fine nimble work – things like slicing garlic, chopping a shallot, shaping carrots etc. Blade length is usually around 3.9 in. or 100mm.

Chef / Demi Chef knife

Chef knife is the king of knives for every chef. Sizes are important, and they vary from demi chef sizes (about 9.8 in. or 250 mm) to chef sizes (12 in. or 300 mm) or more. A modern chef’s knife is a utility knife designed to perform well at many differing kitchen tasks, rather than excelling at any one in particular. It can be used for mincing, slicing, and chopping vegetables, slicing meat, and disjointing large cuts.

Boning knife

The blade of a boning knife is specially tempered to make it very hard so that it can withstand cuts into and knocks against hard ingredients, like bones. So, if you are cutting up a chicken, for example, this is the knife to use. Blade length 5 in. or 130mm.

Filleting knife

The filleting knife is used for fish. The blade is thin and, in contrast to the other knives, very bendy, which makes filleting much easier.

Sharpening steel

Sharpening steels in domestic kitchens are almost always too short. Professional chef’s use steels that have a 300mm or 12 in. steel, and this makes the world of a difference.

Knives come in various brands, models and quality levels. When buying knives, make sure that the knife is properly balanced in your hand, meaning that when you are holding it at the base of the handle, it should be evenly balanced.

Second, knife should be made of durable, preferably forged steel. The blade should be sharpened evenly from the cutting edge up. Overly thick blades are usually a sign of poor quality steel. Some of the most renowned brands of knives are Global, Victorinox, WMF, JA Henckels, Wusthof and others.

In order to maintain your knives you should follow a few basic and simple rules:

  • Always wash your knives after usage in cold or temperate water. Washing your knives with hot water will dull the blade. NEVER WASH YOUR KNIVES IN THE DISH WASHER!!
  • To maintain the sharpness of your knife use a sharpening steel. Always sharpen in the same direction, using the same angle and stroke. If your knife is too dull, do not try to sharpen it with a steel. Steels are only used to maintain sharpness!
  • Sharpen knives with a sharpening stone. Always use manual stones. Always soak the stone in water prior to sharpening. Make sure you always use the same stroke and angle. NEVER USE ELECTRIC GRINDING STONES FOR SHARPENING!! You will permanently damage your knife as you will eat away the blade too quickly!

All the details about buying and maintaining your knives are very well presented in the kitchen knife guidebook, which I strongly recommend to all aspiring kitchen chefs and can be found HERE!

CWI (Certified Welding Inspector) – Can They Really Make $5,000 A Week?

A few years ago I ran into a pipe welder friend of mine who told me of his friend who is a CWI.

The guy was sitting in an air conditioned trailer watching pipe welders weld for a cool $5,000 a week. About a year ago I talked to another welder friend who knew a man and wife couple – both were CWIs on the same job, making $9,000 a week. Yes, your first job as a CWI might be $20 an hour, but at least there is some place to go. Find out what it takes to be one.

Are you color blind?

I am so color blind it is scary. I thought I would have been a CWI, but I can’t pass a colorblind test, and that’s the first thing the AWS wants from you. So, if you are color blind, you can stop reading right now.

Do you have at least five years of welding experience?

If you don’t, you can still study for the CWI, take the test, and if you pass, you can work as a CWI helper. If you have a college degree you’ll get some credit toward qualifying. IF you’re a mechanical engineer, you can become a CWI without welding experience.

How long will you have to study?

I passed the International Code Council Welding and Bolting Inspector test after I studied for 3 months (and I mean most of everyday during that period). I actually just failed, took it again two weeks later and passed. I’m NOT a genius, but I’m not an idiot either. I’m telling you this, because when someone tells you all you have to do is sit in a crash class for a week (and $2,000) and you’ll pass – I think they are nuts!

What books will you need?

There are just three books you’ll need. Two come from the AWS (check out their website). One is D1.1 which is the welding code bible. Next is a little prep book from AWS. The third is “Welding Principals and Practices” by Larry Jeffus. I don’t know how your mind works, but I literally read them all twice, from cover to cover, and then I started to study them.

After reading this article, I’m afraid I have scared you away from the CWI. You can do it. Even if you fail it a dozen times and then pass – all the pain of failing will fall away instantly when you pass. Becoming a CWI is perfect for older welders – they can use their experience while doing a less physically demanding job for the rest of their careers. So, go for it, but start out determined to stay the course until victory is achieved.

Tiling Onto A Wooden Floor

When most people think of tiling, what comes to mind is usually basic information that’s not particularly interesting or beneficial. But there’s a lot more to tiling than just the basics.

The best time to learn about tiling is before you’re in the thick of things. Wise readers will keep reading to earn some valuable tiling experience while it’s still free.

When tiling onto a wooden floor you need to bear in mind it’s different than tiling onto a concrete floor.

There are many different things you can do and make sure you do before laying ceramic or porcelain tiles onto a wooden floor.

1. When tiling onto floor boards, you will firstly need to lay down 18mm thick floor grade plywood which needs to be screwed down every 30cm centres. You can use a single part flexible adhesive but I use a two part flexible tile adhesive. This is the belt and braces way of doing it.

2. When tiling onto chipboard you will need to do the same as above if you follow a strict adhesives guidelines – but you can use thinner plywood going down to 12mm if the chipboard floor is already solid and screwed down at 30cm centres. Then screw the plywood down in the same way.

3. When putting Under Floor Heating onto a wooden floor, you would firstly need to put down an insulation board. You can fix this down to your existing floor with a 2 part flexible adhesive and then screw it down at 30cm. Now you can lay the under floor heating mat or cable on top of your insulation board. It’s best to use a flexible self-level compound to cover the cables, then you can tile on top using a two part flexible adhesive.

4. If you have a situation were raising the floor might be a problem then you can use a product like Schluter-DITRA. This is a polyethylene membrane with a grid structure of square cavities each cut back in a dovetail construction, and an anchoring fleece laminated to its underside. Designed for tile and natural stone installations and under floor heating Schluter-DITRA not only serves as a waterproofing membrane but also a vapour pressure equalisation layer to accommodate moisture occurring at the underside of the substrate. It’s also an uncoupling layer for problematic substrates such as wooden floors, etc.

DITRA mat is only 3mm thick and you can use a two part flexible tile adhesive to stick it down. You can lay the matting straight down onto your floorboards if they have no movement up or down. Make sure the floorboards are flat and are screwed down to the joists – any natural movement will be taken up with the DITRA mat.

Laying onto chipboard will be the same way as onto floorboards. You can tile on top of the DITRA mat with a two part flexible adhesive. Again a single part adhesive can be used but a two-part adhesive is better.

I hope this is of some help.

That’s the latest from the tiling authorities. Once you’re familiar with these ideas, you’ll be ready to move to the next level.

Skincare For Men – Men Are You Caring For Yours?

Skin care basics are not just for women.

A good skin care regimen is essential for men as well. What is the difference between men's skin care and women's skin care? The only real difference is that men shave. Otherwise, the basics are pretty much the same. However, not all products are made the same.

Skin care essentials made with natural ingredients are an excellent choice all around.

Some products that are used to clean the skin contain harsh chemicals and can strip the skin of much-needed natural oils and moisture. The chemicals can also leave a detergent film behind which can irritate the skin and cause breakouts.

Men have oilier skin and larger pores than women.

Daily cleansing is vital to healthy skin. A good scrub, one that invigorates your skin without teasing it, is a good choice. Toning and moisturizing after cleansing are the next steps to great looking skin. When considering a toner, choose one with the least amount of chemicals. One that contains around 5% glycolic is best and can be used daily to keep skin firm. This also helps your skin to fight off the effects of the many pollutants in the environment today. The moisturizer you choose should, once again, be one with natural ingredients.

Make sure to hydrate your face and neck on a daily basis.

Moisturizing helps to prevent wrinkles as men age. Vitamin E and Aloe Vera are great natural moisturizers. Do not miss the area under the eyes, where age will show before anywhere else on the face. Keep Vitamin E capsules on hand and use the pure vitamin E under the eyes for an intestinal moisturizing treatment.

Every person has a different skin type.

Whether you have oily, normal or dry skin, it is important to ex-foliate regularly to remove dead skin cells. Also, after shaving, men need to apply a moisturizer that does not contain alcohol or has an intense scent. Sensitive skin is especially prone to react negatively if harsh chemicals are used. Go with something that contains chamomile or another soothing natural ingredient. Lip balm with an SPF of at least 15 is a good way to protect and hydrate your lips.

Facials are not just for women.

Men benefit just as well from either a home facial or a spa facial. If you go to a spa, the professionals there can tell you how to best care for your skin type. You are never too manly to NOT go to a spa and have a facial done. Everything is based on how you look these days.

Men who care about their skin need to actively protect it from the elements.

Stay hydrated by drinking at least eight glasses of water a day. Exercise is vital to healthy skin since it increases the amount of oxygen traveling to the skin tissues which can ward off premature aging. If you are going to be in the sun for longer periods of time, protect the skin with a block containing at least 15 SPF or higher. You'll protect yourself not only from unsightly brown age spots, but skin cancer as well. Sunglasses protect your eyes from overexposure to the sun too.

Skin is affected by our diet and our habits.

Try to stay away from anything in excess. Moderation is the key when it comes to alcohol consumption, smoking, and eating. Stress and fatigue also affect our skin in negative ways. A good night's rest is important not only to function well, it is great for healthy skin too! Eat foods that are high in Vitamin E and Vitamin C, or take supplements to get your daily recommended dosage. Its time for all men, young and old to start caring for their skin and start today, its never too late!

One of the Symptoms of Kidney Stones is Cloudy Urine

In many instances initially kidney stones do begin with any symptoms. The most typical is extreme pain, this begins when the stone moves into the urinary tract, blocking the flow of urine. It causes extreme pain, in the form of a sharp cramping pain in the back and side, generally in the area of the kidney. This is sometimes accompanied by vomiting and nausea, the pain may also spread to the groin area.

Symptoms of kidney stones such as cloudy urine or blood in the urine, together with the above mentioned and the need for frequent urination, could mean that you are suffering from this illness. When the stone is too large to pass through the ureta the pain continues as the muscles of the ureta attempt to push the stone down into the bladder. Fever and chills indicate that this has in fact become infected, and in this instance the doctor should be contacted immediately.

Silent stones often lay undetected, and might only be found in a general health examination, by means of x ray. Often they will pass through the body completely unnoticed. If someone complains of frequent cloudy urine, or sees blood in their urine on a regular basis kidney stones may be detected by ultrasound, IVP or CT scan. Both urine and blood tests may be conducted to determine the cause of these.

As in all health related matters prevention is far better than cure. Kidney stones and cloudy urine may be prevented by ensuring that your intake of fluids, in particular water, is enough to prevent symptoms from appearing.

In hot humid climates as well as countries that do not have adequate supplies of clean drinking water, there is a much greater prevalence of kidney stone related illnesses.

Family health history is also of importance for this illness. If a stone has been passed it may be used to determine the cause of the stone.

One of the simplest forms of prevention, and in fact treatment is to make a few positive lifestyle changes. Water is the best possible liquid to drink, but by increasing fluid intake it could prevent kidney stones and cloudy urine. The recommended intake is around eight to ten glasses of water daily, and it is advised to avoid foods that a rich in Vitamin D, and calcium, as well as various other foods, dependent upon the cause of the kidney stones.

Fortunately there is no longer need of surgical intervention for the treatment of kidney stones. As little as twenty years ago, open surgery was required, today, medical practitioners use shock wave therapy, but this is still not a pleasant process to undergo.

It is a far better solution to look to lifestyle changes and natural treatments than to have to undergo painful medical procedures. There are a number of natural remedies for this illness and they have worked with great success in both prevention and treatment. The world today is changing more towards natural therapies rather than dangerous drug and surgical intervention to relieve symptoms of cloudy urine and kidney stones.

Why is Calcium So Important?

We were raised on television commercials reiterating that calcium was vital for strong bones and healthy bodies. "Milk does a body good," stars and athletes would say with a smile. "Got milk?" was another popular slogan. As we learn more about nutrition, we find that this chemical element is, in fact, the most plentiful mineral in the human body, resistant primarily in teeth and bones, but also in nerve cells, body tissues, blood and other body fluids.

So where can you find calcium? Most people instinctively think of milk, cheese and yogurt, as dairy products are the most significant source for this essential mineral. The good thing about deriving your calcium intake from milk is that milk also contains phosphorus, magnesium and vitamin D, which help the body absorb and use the mineral more effectively. What you may not realize is that you can also get this essential chemical element from leafy greens, such as broccoli, collards, kale, mustard greens, bok choy and turnip greens.

Salmon, sardines, shellfish, almonds, Brazil nuts, fortified soy milk and baked beans are other sources, although you may need to eat a lot to get the kind of levels dairy products contain. A calcium supplement may be taken daily or a few Tums may do the trick. Sometimes, orange juice or bread may have certain calcium levels to help those who are lactose intolerant achieve their daily recommended value.

Healthy calcium levels range depending on age and needs. Babies six months and under need just 210mg or 270mg of calcium for six to twelve months. From one to three years old, the child will then take in 500mg; from four to eight, 800 mg; from nine to eighteen 1300mg; from nineteen to fifty 1,000mg and from 51+ 1,200.

Our bones typically undergo a process of bone breakdown and bone formation. During our childhood, there is more formation so we need less. These processes even-out in our middle years. As we age, there is more bone loss, which is why we need to be more conscientious about our calcium intake in post-menopausal and retirement years.

Hypocalcemia, which is a calcium deficiency, may result from renal failure, stomach surgery or the use of certain diuretics. As a result, patients who can not absorb sufficient calcium may experience numbness in their fingers, muscle cramps, convulsions, lethargy, mental confusion or poor appetite, and in the worst cases, abnormal heart rhythms.

People with this affliction should be under strict doctor supervision and may need to take a special type of calcium supplement to ensure take and absorption. Another concern is osteoporosis, or a loss of bone density, which affects more than 10 million Americans, 80% of whom are women, and leads to broken bones, trouble with mobility and pain.

A Review Of The iJoy 130 Massage Chair

The iJoy 130 massager is a popular chair manufactured by Interactive Health and features the company's patented Human Touch Technology (HTT). iJoy massage chairs have been designed to be trendy in appearance, deliver a realistic massage and offer value for money. But, is the 130 chair trendy or tacky, does it give a massage indistinguishable from the real thing and is it the best massage chair for its price? I'm not so sure.

The 100 series of massage chairs from iJoy retail from between around $ 600 and $ 750. The 130 model retails for around $ 750. And, like the other models, the design emphasis is very much on a young and trendy theme. First off, I think the designs are awful. To me, they look as though a children's balloon artist had been commissioned to design them. I'm sure a lot of people like the overall styling of the chairs but I would not put one in a room where it would be seen by anyone else.

But, it is not just the style of the chairs that fails to please anesthetically. The colors are hideous. There's scarlet red, purple and the most unbelievable lime green on offer. There are only two colors that please; black and cashew.

There is one final problem with the design of these chairs and that's the choice of upholstery. All the chairs are covered in faux suede. This looks fine at first but this type of fabric is very hard to wipe clean. The company should have used synthetic leather like every other manufacturer.

Another gripe I have is that the control panel is built-in on one of the armrests. The problem is; that's where my arm rests. I do not like having the panel under my lower arm; I'm afraid I'll press something by mistake. The control panel can be removed but that then leave a square hole in the arm which just annoys me.

Something I do like about the chair is that it's quite low to the ground. Most other robotic massage chairs are quite high off the ground and I always feel as though I have to climb into one rather than sit down in it.

But that good point brings me to a major disappointment with the chair. It's low because there's no foot massager. If you will not one have to order a stand alone iJoy ottoman that has a built-in massager. But, the ottoman is not cheap and considerable adds to the overall cost – should you want a foot massager.

However, the iJoy 130 robotic massage chair does come well with its massage functions. There are four modes in total; rolling, kneading, compression and percussion. There are 4 range options to use in conjunction with the massage options, there are; full, upper, lower and manual position. You can also manually adjust the back rollers to whatever height gives you the best massage.

Does it give a good massage? Well, yes it does. However, the iJoy Human Touch Technology does not feel at all like the real thing, but it is good never the less. The massage is also a little on the noisy side, which kind of takes away from the 'soothing' and 'relaxing' experience you're supposed to feel. I found listening to music helped.

In fairness, the iJoy 130 massage chair does deliver on its promise of giving a good massage. If you ignore its design and use earphones, using this robotic massage chair can be almost an enjoyable experience.

Keeping Goats and Housing Your Goats

Thinking of keeping goats? Goat raising presents its own set of intricacies from the care of other livestock like sheep. However, the difficulties you will encounter can be mitigated by the proper facilities.

The goat’s ruminant nature is actually the most challenging facet of keeping goats. The animal will not be tied down to one spot. Blocked off from the outdoors, it will continually challenge its pen by finding means of escape either through jumping or craftily unlocking enclosures. Hence, the fence is of the utmost importance. Smooth wire, grounded with 1 joule of electricity per 9,656 meters or roughly 6 miles, will provide a good barrier to condition the goats from their proclivities of escaping and also to keep predators out.

After establishing the perimeter of the land where you plan on keeping goats, housing is next. Unlike sheep which needs to be guided into the barn during unfavorable weather conditions like rain or extreme heat; goats will look for shelter on their own. Because of their hardiness, goats do not demand costly facilities. Trees and the occasional shed can provide shade during the summer and the occasional drizzle. Sturdier habitations will be required during winter and during birthing and kidding.

Feed distribution systems and feed storage are also necessary when keeping goats. Merely spreading grains on the ground is highly inefficient and will accrue higher costs in the long run. Receptacles that can be hung on the fences are preferred. Hay can actually be directly fed to the goats but it will require allocating some space when doing so. Water can be dispensed in troughs small enough that they can easily be cleaned. Automated water systems are also good investments in making sure that your animals are always hydrated. Having bulk storage for feeds will save you in the long run as it is generally cheaper to buy them wholesale. Just make sure that the feed can easily be accessed during feeding time but make sure that it in a place where goats and pests will not be able to get to them. Hay should be stored in an external location because dry bales of it can cause fire. However, keeping it in a humid spot is also not ideal as it can ruin your cache.

Areas where you can perform miscellaneous tasks in ministering to your goats’ other needs are also essential. Holding equipment can either be made or store bought. These can be used in order to keeping the goats in one place while you weigh them, maintain their hooves, or to separate them from the flock for easy transport.

Investing in these facilities and tools will return your capital through benefits in the long term when keeping goats and will make your day to day goat tending activities more stress-free.

My Boyfriend Wants To See Other People – What Should I Do?

“I think we should take some time apart, and maybe see other people…”

Those words probably hit you like a ton of bricks. You thought everything was good – you thought he was happy – and then suddenly your boyfriend tells you he’d like to start ‘seeing’ someone else.

What does it mean? Is he breaking up with you? Is your relationship finally over?

Well, not quite yet. Yes, this is definitely a bad situation. Your soon-to-be ex is unhappy with certain aspects of the relationship, and/or has some other girl already in mind. He’s looking to see if the grass is greener on the other side of the fence, and he’s already halfway over that fence by the time he makes this announcement.

At the same time however, it’s a good sign that your boyfriend didn’t outright break up with you. His suggestion to see other people could be his way of asking for a trial separation, where he gets to see whether or not he’d like to be with someone other than you. In the meantime, your boyfriend ideally wants you to do one thing: stay put. He knows you still love him and don’t have anyone else in mind, so this gives him a small window of opportunity to go out and do his thing… while maintaining the option to always get back together with you if it doesn’t work out for him.

Maintaining Control Over Your Relationship

You’ve really only got two options here. Your first instinct will be to tell him NO… to fight any potential breakup and try and convince your boyfriend to stay together with you. You’ll be so terrified that he’ll like this new girl better that you might be willing to do or say anything to keep your romance going. This includes begging, pleading, or promising ‘to change’ for him.

All of the above actions will put you in a very weak position. You’re tipping your hand – letting him know that you need him a LOT more than he needs you. Essentially, you’re surrendering total control over what happens next. Your boyfriend will rapidly lose respect for you, knowing that you’ll probably be willing to hang around and wait for him even if he does decide to see a new girlfriend.

How To Handle It When Your Boyfriend Wants to See Someone Else

The best thing for you to do here is seize control, walk (temporarily) away, and shove your boyfriend completely out of his comfort zone. This is where you need to be strong, by telling your man that he’s right… you BOTH should start seeing other people… and that you wish him the best of luck. That’s it – no more words – and then you walk away.

As you leave this scenario your boyfriend’s jaw will be pretty much on the floor. Agreeing with the breakup is the last thing he expected. And the idea of you seeing other guys? This isn’t something he thought about or prepared for. Thinking about you with someone else is going to make him uneasy and very uncomfortable.

To sum it up, you want your boyfriend to realize that you won’t be there if he decides to come back. You’re taking away his safety net, and you’re forcing him to fly blind if he wants to pursue any new love interest. In this type of scenario, your boyfriend might not break up with you at all. The pros of staying together might outweigh the cons of potentially losing you, and this will influence him a lot more than you think.

Getting Your Boyfriend Back If You’re on a Break

Now if you’re already on a break, or your boyfriend is already seeing someone else? There are still ways to get him back, as long as you’re willing to be patient and play it cool. Learning which methods and techniques are best for getting your ex to want you again is absolutely crucial, and having a step-by-step plan is necessary so that you know what to do.

Hotel Accommodation – Types And Choosing The Right One

A hotel can be described as an establishment that provides lodging with the additional services of a restaurant, swimming pool and in some cases childcare. Some hotels also offer the option of a conference centre; this is in the hope of attracting people to hold meeting and conferences at their hotels.

Other features that are often found to be readily available within your hotel room are aspects such as a telephone, alarm clock, TV and in some instances even broadband Internet connectivity. You also sometimes, depending on the type of hotel you are staying in, have a mini bar containing both alcoholic and non alcoholic beverages as well as light snacks. Everything that is consumed from within the mini bar is paid for with the rest of your bill on your departure from the hotel. You may also find tea and coffee making facilities, which include a kettle, coffee, tea, sugar and milk. These are found within most hotels.

There are many different reasons why we need the use of hotels, the main reason being tourism. Due to the ever growing and vast increase in tourism worldwide the standards of hotels, especially in smaller establishments have improved considerably. When we visit another country we rely on the service of a hotel to act as our home while we are based there. Other reasons as to why we use hotels include for business trips or if we are too tired or incapable of getting home and so use the facility of a hotel until the next day.

The cost of quality of hotels can vary and the phrase pay more get more often comes to mind. The cost and quality of hotels are indicated by the range and type of services that are available and to help you decide which hotels are the best, most luxurious or the most cost affective there is a rating system in place. Hotels are rated using stars; the most stars a hotel can usually have is five and a five star hotel is a hotel that will be high in price but the most luxurious that you can get. You can then get four, three, two and one star hotels; one being the cheapest but not offering you very much as a guest.

Over the years there have been a number of hotels that have entered the public consciousness through popular culture; two examples of these being The Ritz in London, which is known for its high class appeal and the Hotel Chelsea in New York, which is the subject of a number of songs and also the scene of the stabbing of Nancy Spungen, which was allegedly carried out by her boyfriend and famous punk rocker Sid Vicious. Both of these hotels are now frequently visited by celebrities.

There are some hotels that exist to be different. They are in fact the main attraction of a holiday not the location. Some examples of these are Treehouse hotels such as the Costa Rica Tree House in Gandoca-Manzanillo Wildlife Refuge. Hotels such as these are built with living trees as structural elements.

Another example of a hotel that is unusual is what are known as capsule hotels. These are economical and highly popular in Japan, where they are mostly seen. They are capsules that are stacked side by side and on top of each other. The space is reduced in size to a modular plastic or fibreglass block roughly 2 m by 1 m by 1.25 m, providing room to sleep. Your luggage is stored in a locker and the washrooms are communal. These hotels are mainly used by businessmen to tired to make their trip home or by people who cannot currently get home. They are only ever really used for one or a few nights. The benefit of these capsule hotels are that they are convenient and low in price.

The largest hotel as of December 2007 is the Venetian in Las Vegas, which has 7,025 rooms spread over three towers. The oldest hotel that is still in operation is Hoshi Ryokan, which is based in Komatso Japan. It opened in 717 and is still going strong today.
