Why You Need a Realtor – Buyer

Okay, yes, admittedly an article entitled “Why You Need a Realtor” written by a Realtor might seem a little suspect on the surface, but if you don’t know all the facts, you can’t make an informed decision. So sit back, kick your feet up, and decide for yourself whether or not you need a Realtor.

I’m always a little surprised to find that buyers think they are the ones that pay the Realtors’ commission, but I think that’s much like a rocket scientist being astonished that people don’t know the difference between orbital and celestial mechanics and how Kepler’s equation can be used as a fundamental technique in both fields!

Though some Realtors now charge buyers a fee (call it an administrative fee or doc fee or whatever), it’s nominal. Basically, buyers get free representation. What that representation entails is this: everything! Our services fall just short of holding your hand while you go to the toilet. We’ve got “connections” you wouldn’t believe, and we can give you the name of at least two reputable lenders were sure won’t give you the runaround too late in the loan process.

As your Realtor, we’ll meet you at your convenience and talk with you about the process and the steps involved in buying a home. If you have any questions or concerns, we’re there to answer them. We’ll help you develop criteria to make your search efforts more effective. We know the neighborhoods, the best route and drive time if you live here but work there, the benefits and drawbacks of older versus newer homes, whether or not they have plans to build a Super Wal-Mart where that old grocery store used to be, what area is best for resale, and more.

Once the criteria has been established, we’ll start sending you homes, whether as an automated search on the MLS or hand-delivering them to you one batch at a time. After picking your favorites and a day you want to see them, we’ll really get to work. We have to put the homes in the order best traveled, figure out how long it’s going to take to view each home and what the driving time is between properties, then call the listing agents and set up the appointments.

As licensed Realtors, we’re required to have Errors and Omissions insurance, but that insurance does not cover clients sitting in our car as were blasting through a guardrail while eating, talking on the phone and writing down directions, so many Realtors are now encouraging buyers to follow them in their own cars instead.

At each home is when our senses go into overdrive. We are constantly on the lookout for water stains and foundational cracks and our noses alert to mildew and pet odors. On a beautiful spring day, you may not notice that the sunroom has no HVAC, but we do. You may miss the fact that there are no noticeable laundry hook-ups, but we won’t. Experience has taught us to look closely, and we do.

Once you’ve found your dream home, your Realtor will do some research. How long has it been on the market? Why are they selling? What did they pay for it originally and what updates or renovations were made since then?

Based on the information revealed by your Realtor, you’ll write an offer. More accurately, your Realtor will write the offer for you. We’ve got all the documents you will ever need to purchase a home. Contracts, addendums, addendums to addendums . . . and we know how and when to use them. We will ask you all the questions necessary to make the offer valid and legal, specifying where to initial and on which dotted line to sign. We’ll go over each and every paragraph, encapsulating them for you into bite-size pieces. We’ll present the offer to the listing agent, who will present it to the seller. Then we’ll negotiate on your behalf.

Negotiating is a fine-tuned instrument. Everything factors into play, from nuances in a voice to how the property is presented. An added bonus to having representation at this stage of the game is that if you want to play good cop/bad cop, we’ll be the bad cop!

Once your offer is accepted and becomes a full-fledged contract, we’ve got both home and pest inspectors that we can recommend and you can trust. We’ll schedule the inspections based on your availability. If we can’t be there for at least some portion of the inspections, we’ll go over the inspection reports with you to determine which repairs to ask for. Again, it’s a negotiation. Then we wait for closing. You have a problem? You have a question or concern? You want to find a good painter? You want to view the home one more time to take photos and measurements? Call your Realtor.

About a week or so before closing, your Realtor will remind you to have your utilities either turned on or switched over to your name. Your Realtor will also be in touch with the listing agent and lender to see that things are running smoothly on those ends. Sometime before closing, your Realtor will receive the settlement statement from the closing agent and be able to review it for accuracy. If you’ve already paid the pest inspector but it shows up as a closing cost, we’ll take care of it.

At closing is not when our job is done. It never really is. We are always available to answer questions and help solve problems.

And when it comes time to sell your home, we’re there for you too!

The 4 Major Health Benefits of Weight Training!

While some individuals are strictly interested in weight training to obtain muscle for aesthetic reasons, what most people are not aware of are the many health benefits weight lifting will have for you. Such benefits include:

  • Increase bone density
  • Decrease frequency of injuries
  • Reduce health related risks
  • Prevent fat gain
  • Increase Bone Density

Weight lifting, being one of the best weight bearing exercises you can do, will help increase bone density, which is a major factor in preventing stress fractures or osteoporosis in later life.

Most people assume that running is the best exercise for increasing bone density, this is not strictly true. Running can even be the cause of muscle breakdown in the body and road running can cause significant wear and tear. Weight lifting, being an anabolic process, helps to promote the building of tissues.

Decrease Frequency of Injuries

When you weight train, not only are your muscles going to get stronger, but you also strengthen the ligaments and tendons that are connecting bones, muscles, and other tissues, therefore reducing the chances of injury when participating in other physical activities.

Research shows that 80% of injuries are the direct result of a ligament, tendon, or muscle not being strong enough to cope when a significant force is applied.

Reduce Health Related Risks

Studies have shown that regular weight training can have benefits to overall health and well being by showing reductions in the rate of insulin resistance, heart disease, blood pressure, diabetes and even cancer.

Successful weight training programs are always coupled with a good clean diet, this is a sure fire way to give your body the best defense possible in the fight against disease and chronic problems.

Prevent Fat Gain

Regular weight training increases metabolism, so the more food you can eat while maintaining your weight.
One of the main things that put most people off weight training is the assumption that they will become big and bulky. This is definitely not the case.

Most of the muscle and weight gain that bodybuilders see are the result of their diets and food intake. Bodybuilders take on an awful amount of calories, proteins, fats and carbohydrates to allow their muscles to grow. Weight training on your usual diet will not make you bulky.

Not choosing to include weight training as part of your current workout program is without-a-doubt the biggest mistake you could make as far as your long-term health and fitness level is concerned. Do not let this exercise pass you by any longer.

How To Burn Fat All Day

Yes, there is a way to force your body to burn fat all day. This does not mean you will have to do your exercises non-stop for all your waking hours. You can still go about your daily tasks while efficiently stoking the inner furnace of your body to keep up your metabolism. If you set up your lifestyle and your body system the right way, your body will be working towards your fitness goals 12 hours a day. Even while you are asleep you will have a higher resting metabolism.

You already know that cardio workouts are the best fat burning workouts. By raising your heart rate to its maximum level and keeping that level for a minimum of 30 minutes and a maximum of 60 minutes you are putting your body in its optimum fat burning zone. You are also raising your metabolic rate at which it will stay for the rest of your waking hours. It is, therefore, most beneficial to do your cardio workout as soon as you wake up in the morning. This means your metabolic rate remains high longer for the rest of the day. By working out before breakfast you also get to your stored fats immediately because there are no glucose stores to first burn off. You should then follow this with an active day. Take the stairs instead of the elevator. Walk as much as you can. Stand rather than sit. Do your day to day tasks with as much movement as possible. All these push your metabolism even higher.

Even if cardio workouts are better fat burners, you should also include strength training for muscle building in your program. Not doing strength training could risk having your muscles wasting away. Remember that having more muscles further raises your metabolic rate for more efficient fat burning through the day. You should get proper information and advice on strength training to avoid injury. This is done on alternate days to give your body time to rest, recuperate and repair your muscles. That is a critical part of the strength training and muscle building process.

Finally, you should change your diet and eating pattern. Sugar, starch and all other simple carbohydrates as well as unhealthy fats should be eliminated. Eat only lean complete protein, complex carbohydrates with high fiber and healthy fats. Make sure your total calorie intake exceeds your calorie output while working out. Divide this total into six light meals through the day. This will keep your metabolism running on high.

By following these guidelines you are training your body to become an efficient fat burning machine. You will be burning fat all day on your way to your target weight and body measurements.

In Review: Bosch’s SN350-20F Full Head Framing Nailer

It is no secret that there are a lot of high-quality guns to choose from in the world of pneumatic power tools. It is also well known that Bosch is a really cool manufacturer that builds tools with a concrete and unwavering standard of superiority. When these two worlds merge, those of Bosch coolness and pneumatic high-quality, we run straight into Bosch pneumatics, one of the most impressive additions to the power tool industry in a long time.

Building some of the most promising new pneumatic machines, Bosch certainly hasn’t been stingy with innovation. In fact, their new SN350-20F full head framing nailer is one of the most compelling tools presently on the market.

Built with a surplus of Bosch’s standard greatness, the SN350-20F is a nailer designed to pretty much nail all others to the wall. Being sleek, smart, and boasting an unbeatable toughness, the tool is built to deliver both the smoothest shots and the best overall results. Additionally, despite weighing only 8.4 lbs, the gun flaunts Bosch’s Full Force technology, a brilliant little addition designed to ensure the nailer delivers all 100% of its energy directly into each fastener; this means your end result is an infinitely more secure fastener and a gun that is simultaneously a more compact and more powerful tool.

The gun also incorporates a toothed work contact element to keep a tight grip on your workpieces as you nail the day away, and with a metal strike plate designed to keep the nailer’s exterior protected from the rigors and ricochets of pneumatic life, the tool is durable and efficient. Additionally, an in-line, self-cleaning air filter similarly protects the tool’s interior valve and o-ring from dust and debris, perhaps the most pesty of pests, to altogether ensure the tool has a long and healthy life-span.

The gun shoots 2″ – 3-1/2″ nails at 60 – 120 psi and because the tool’s tool-less selectable trigger allows operators to easily move between bump fire and sequential firing methods, it also offers the most complete and convenient framing experience. A single action follower lock back additionally renders the nail loading and unloading process pretty much as easy as pie, and with a quick release magazine, you can easily remove jams without the hassle of disassembling the tool. A tool-less adjustable depth of drive system is also incorporated to ensure any adjustments and fine-tuning procedures are both fast and easy as well.

Dusting Off the Old Crockery Cooker

When I think of crockery cooking, I always see in my mind's eye my mother's old avocado-green crock sitting on her turquoise-and-white kitchen counter. What a thing of beauty it was … NOT!

But today's crockery cookers are sleek, modern appliances you do not have to hide away in the dark recesses of the pantry or garage anymore.

If you like the experience of walking in the door and smelling dinner cooking without you slaving away in the kitchen preparing the meal, you'll love the convenience of a crockery cooker. Take a few minutes in the morning before work or school to throw some ingredients into the pot, set it, and forget it. When you come home at dinnertime, you'll be greeted by the heavenly aroma of an easy dinner. What could be better than that?

At the end of the day – when I'm tired and ready to put my feet up – the last thing I want to do is dive into a bunch of meal preparation work. But in the morning I'm refreshed and able to put more energy into food prep. But even then, it's not much food prep. Maybe a bit of chopping and browning, but no more than ten or fifteen minutes worth of work, at the most.

Some of the benefits you'll find from dusting off that lovely retro-crock in the back of Grandma's attic are:

  • You can buy tougher (and less expensive) cuts of meat, since the crock acts as a tenderizer.
  • Meat shrinks less when cooked in the crock, and does not dry out.
  • A crockery cooker does not heat up the kitchen nearly as much as the stovetop or oven, so it's a perfect hot weather cooking appliance.
  • Frees up space in oven and stove top, great to use for parties, large gatherings, or doing a large cooking session for the freezer.
  • Flavors have time to develop while your meal slowly cooks all day.
  • Tofu tastes better cooked this way because it has time to soak up the flavors from broth, spices and other ingredients.
  • Can be used on a buffet table for serving hot foods (soup, stew, sauces, meatballs in barbeque sauce, etc.).

You'll want to keep following the tips in mind when choosing and using your crockery cooker:

  • Choose a crock with a removable liner. You'll have more flexiblility in ways to use it, and it's easier to clean.
  • Buy a large one (6-quart capacity is good).
  • Best if used for recipes with a high water content – things you'd normally prepare on the stovetop such as spaghetti sauce, soup, chili, stew.
  • For best results, fill the crock at least half full with food and / or liquid.
  • If you're cooking something like a stew or soup, leave at least an inch empty (preferably two inches) at the top benefit the lid to allow for the food to bubble when it reaches a simmer.
  • Do not peek! Lifting the lid adds time to the cooking process by letting heat out. Add 15-20 minutes to the cooking time for each time you lift the lid to peek or stir.
  • High altitudes need longer cooking times. Check with your crock's Manufacturer's User Guide for their recommendations.
  • Brown meats ahead of time for additional color and flavor. Browning also removes some of the fat from the meat. Fatty meat cooks more quickly in the crock than lean meat.
  • Meat and poultry cooks best if cut into smaller pieces or chunks rather than cooking as a whole roast or a whole chicken.
  • Fish and seafood should be added near the end of the cooking time in seafood soups, stews and chowders.
  • Vegetables such as carrots and potatoes, should be added to the bottom of the crock benefit any meats, etc. Hard vegetables need a longer cooking time, and the bottom is the first part of the cooker to heat up, so they'll start cooking sooner.
  • Stir in cheese at the end of cooking, or use processed cheese.
  • Milk curdles during long cooking times. Add milk near end of cooking time (the last hour, or so).
  • Add spices near the end of the cooking time.
  • Stirring usually is not required during slow cooking on Low heat. You might want to stir once or twice during the last hour, but remember that every time you lift the lid, you're adding to the cooking time. Two stirring sessions equal a minimum of half an hour longer cooking.

The crock itself should be safe to use providing you do not have an old one with frayed cords or some other defect. The following tips on safe user ideas can help keep your family healthy and the cook from being burned:

  • Use fresh or completely thawed meats. Do not add frozen meats directly to the crock.
  • Be sure the crock is clean before using.
  • Keep perishable foods refrigerated until ready to use.
  • Always include liquids in all crockery cooking recipes.
  • Remove the cover by opening away from your face. The steam is hot enough to burn badly.
  • Do not leave the cooker turned off with food in it for any length of time. Start cooking right away, and serve hot from the cooker. Do not let food sit at room temperature to cool.
  • Keep the crock covered while cooking. The lid on a crock does not provide a tight seal (it is not suppose to), but it's important to keep the lid in the center of the crock for best results.
  • Do not set the hot crock on a cold surface unless you put a hot pad, trivet or thick towel underneath.
  • If the power goes out while you're away from home with the crock running, throw the food away even if it looks hot and done. The power might have been off long enough for the food to cool, start growing bacteria, and then reheat by the time you arrived home.
  • Do not reheat leftovers in a crock, but you can use the crock as a food warmer for foods that have been cooked and heated in the oven or on the stovetop.

My House and Garden

A Fondue Party is ideal for an informal evening with friends. This popular dish comes from Switzerland where villagers in the mountains had to rely on local produce, like cheese, wine and home baked bread during the long winter month. The name fondue comes from the French word "fondre", which means to melt or blend. Fondue meaning melted cheese in wine. You will need a chafing dish over a spirit stove and long fondue forks. Place the heated fondue dish on the spirit stove in the center of your table and hand out a fork to all your guests. Everyone spears a piece of bread onto the long fork, dips it into the fondue, turns it once or twice before eating it. In no time the ice will be broken and the party in full swing with everyone trying not to drop the bread form the fork. The custom is that anyone who looses a piece of bread in the dish must supply a bottle of wine. Even the experts find it hard, especially after a few glasses of Kirsch. Fondue Parties in Switzerland are a lot of fun with its warm atmosphere.

Lots of other delicious variations exist now, eg Fondue Bourgignonne made with Fillet Steak accompanied with Mustard, Tatar, Bearnaise, Tomato or Curry sauce and so on.

Swiss Cheese Fondue:

Ideally a rustic wine and small glasses of Kirsch and a crispy salad are served with this. Suitable for Vegetarians.

350g (12oz) Emmenthal Cheese, grated

350g (12oz) Gruyère Cheese, grated

45cl (3/4 pint) dry white wine

3 tablespoons of Kirsch

3-4 flat teaspoons of corn starch

grated nutmeg to taste

1 clove of garlic

pepper to taste

crusty firm bread, like French bread, cut into bite size pieces

rub the fondue pan with garlic

pour in the wine and heat very gently over the cooker

when hot add a small amount of cheese at a time, stirring continuously

bring it gently to bubbling point

add the kirsch mixed with the corn starch

let it simmer for another 3 minutes, stirring continuously

now place it on your fondue stand with a lit flame and serve

Tip: corn starch is a white type thickening flour and not the yellow maize variety

5 Benefits of Acrylic Plastic

Acrylic makes a useful choice for a wide range of applications and a great alternative to the high cost and less resilient glass. This material is shatter resistant and tough and was even used on gun turrets, canopies and periscopes during World War II. Practical uses today include display stands, helmet visors, forklift guards and large aquarium tanks.

Here are a few of the benefits of acrylic plastic:

Easily shaped and fabricate

Acrylic is a material that is easily shaped or molded into a figurine, picture frame, tube or bottle. The acrylic is easily pliable on reaching a temperature in the region of 100 degrees. Even when the material starts to cool it is able to maintain its desired shape. A benefit of this is the ability to work on large projects such as skylights and bow-front aquariums. Plus, it can be sawed, drilled or machined much like soft metals and wood. A cost-effective way to shape the acrylic is to use molds in plastic or wood.

Weather resistant

The tough nature of acrylic means it is a useful choice for lenses on car headlights and home windows. Outdoor signs made with this material have the ability to maintain its look and color for the long-term. Also, the acrylic-based paint is not impacted by light, and easily able to maintain its color. Any wall or hanging signs are hard-wearing and have great light-refracting and weather-resistance properties.

Acrylic is a lightweight material and nearly 50% less than products manufactured in glass. Plus, it is really easy to handle. The popularity of acrylic skylights is mostly related to its weight and not putting much load on the home’s frame or foundation.

Impact resistant

This material is designed with high impact resistance that is nearly 17 times more efficient than regular glass. The tensile strength is up to 8,000 lbs per square inch. In the event of impact damage, the acrylic does not shatter into small pieces. If damaged, the acrylic will instead fracture into dull-edged and large pieces. This safety aspect is appreciated for security barriers, sliding glass doors, bath enclosures and shower doors. Plus, it is even used at hockey rinks for the safety enclosures.

Highly transparent

Acrylic is clear and see-through and will not start to yellow or discolor over time. This makes it a very attractive choice for storefront windows, skylights and greenhouses. Plus, it is a material that is resistant to UV light.

Buying A Used Dory Boat

One mans junk is another mans treasure. We have all heard that phrase, but it can take on a whole new meaning when dealing with wooden boats. You can get a great deal by buying a used dory boat and save hundreds of dollars over the cost of buying new. Especially when you account for the fact that buying a new dory often entails having it shipped halfway across the country, or continent. But if you are going to buy a used dory boat you had better take a long hard look at what you are buying before you lay down your cold hard cash. What you see on the surface might not be what you will get underneath all that paint.

A lot of folks simply neglect their possessions. It's a fact. They have to have them, then once they use them a couple of times they soon "forget" to take care of them. Nowhere is this more the case than with small wooden boats. I have known a lot of people in my time who fall in love with a wooden boat only to let it sit out in all weather and never cast a second thought on it until they go to use it again and wonder why the planks have cracked or she now suddenly leaks. A wooden boat needs regular maintenance. Without it, she will very quickly go the way of the dinosaur.

Now, a well maintained, and cared for wooden boat is a thing to behold. A beautiful creature like no other. There is just something about a wooden boat that is graceful both in and out of the water. That unfortunately, is what leads to the boat being purchased by folks who have no intention of giving her the regular maintenance she describes.

After a few years of sitting out in the hot sun, or cold weather, or combination of both without maintenance whatever, the owner decides to sell. One good look clearly indicates that she needs some touchup before the sale. The owner, who could not be bothered before, now decides to apply generous amounts of wood filler in the cracks, nicks, dings and rot, gives her a hearty coat of paint and puts up the for sale sign. And along comes an unsuspecting person like you who can not believe the great price on this good looking dory. If you suddenly happen upon a great buy like that, be sure to look closer before you go any further.

Take a long, hard look at the boats stem. Does it feel soft and spongy underneath that paint? Could be an indication of rot and neglect. Are there all sorts of humps and bumps so that the stem no longer looks smooth and straight? This could be an indication that the owner slapped it full of wood filler and did a bad job of sanding. If the dory is on her bottom, ask the owner to turn her over so you can see the dory bottom. Look for cracks or gaps or dark and spongy wood. Run your hand along the cardboard plank and feel how it is secured to the bottom. And ask as many questions of the owner as you can about how often the boat was used, where it was used, how often it was painted (she should be painted yearly), how many days per year was she in the water, etc.

When buying a used dory, information is key. Make sure you get as much as you can from the current owner and do not just take his / her word on it. Look for yourself at the dory inside and out, and both topsides and the bottom. Feel for soft or spongy wood or excess wood filler. When you find a well maintained used dory, you will know, and you will have found a treasure that can bring you many hours of joy on the water.

Diet Plan For Building Muscle Mass

If you are already reading this article, it means you have your head on right. For most people, building muscle is a real struggle because they simply do not know how to eat properly. In this article, I'm going to outline the basics of a proper diet plan for those looking to build muscle mass. It's not rocket science, but if you do not have it right from the beginning, you're fighting an uphill battle.

The first thing you need to worry about is how much you eat. If you do not eat enough, you will not gain any weight and that is not what you¡¯re after, is it If you are the type of person who has always been skinny, you can get away with eating as much as you like. If you are one of these people and you do put on a little bit of weight, then you will lose the fat a lot sooner than you earned it.

On the other hand, if you are a person who gains weight easy, but finds it hard to make lean gains, you have to be a lot more careful with how you go about your diet. I fit into this category and when I first began weight training, I weighed around 77kg and was eating around 2200 calories a day. This allowed me to gain lean muscle, without putting on loads of lard too.

The second thing you need to worry about and this is just as important as how much you eat, is what you actually eat. Eating lots of hamburgers will make you put on weight, but not the kind of weight you want. So you need to be smart. Of course, if you are one of those people who finds it really hard to gain any sort of weight at all, then you do not have to worry quite so much. You can eat just about anything and not worry about getting really fat and bloated.

But if you're not one of those people, listen up. You want to restrict yourself to eating only quality foods. I've written an article on this topic, but I'm just going to list the main foods you should be eating down below.

As far as proteins go, you want to be eating lots of chicken breast, turkey breast, lean cuts of steak, tuna is also fantastic, just about any fish is also good and protein shakes can be helpful if you are low on time.

Carbohydrates. You obviously want to be eating lots of good, healthy vegetables. Stay clear of sugary, processed carbs like white bread and white rice. Instead, stick to wholesome foods like wholemeal bread, pita bread, oats, brown rice, etc etc.

And fats, well, I love eating peanut butter because it tastes great and is also good for you too. Other nuts are also great, like walnuts, almonds and good old peanuts. Just be careful about the amount of nuts you're actually eating. Fat is very calorie dense, so it's easy to over indulge.

So there you go, a quick and easy guide to creating the perfect diet guide for building muscle mass. Make sure you read over and understand all of what has been written.

Lion And Wolf Tattoos – The Most Popular Animal Tattoo Designs

Animal tattoos have become very popular in the recent times. Different animals like butterflies, snakes, turtles, spiders and dolphins are being inked on the body parts of human beings nowadays. Lion and wolf tattoos are also very popular. Although wolf tattoo designs are mainly popular among men, still women are also having it on their skin nowadays. Here in this article we will deal with these two popular animal tattoos for women.

A wolf tattoo generally comes in two definite designs-realistic or portrait looking style and cartoon like prints. Realistic style is more preferred by women. It has a deeper meaning and significance. Energy, power and aggression are some of the most significant meanings associated with a wolf tattoo design.

Wolves are generally considered as evil and menacing and thus you will find this kind of tattoo design only on those who are fascinated by fierceness of a wolf. This animal is also used as a mythical character and appears in many fables and folk tales. This adds charm and mystery as well as an element of danger. This creature is also related to cunningness and cruelty. These characters make the creature more bewitching and captivating.

However, many positive meanings also associated with this animal. It has an important role to play in the lives of North American tribes. It even symbolizes guidance and intelligence. As wolves live in pack, they even symbolize loyalty and unity.

Various designs of wolf tattoos are available. Some of the most popular one’s include only the head of the animal, the entire body of it, a wolf near the moon, a pack of wolves, howling wolf, snarling wolf and a wolf looking through the paws. All these different designs are imprinted on the body using colors such as white, black, red, dark blue and many others.

There are many places of imprinting this animal design on the body. If you plan to imprint a pack of wolves, the most preferred place on the body includes the stomach, back and shoulders. If you wish to have the head of the wolf marked on your body, you can make it done on your leg, arm, back of neck and waist. Wolf tattoo designs are usually donned by adventure lovers, bikers and hippie culture followers.

Lion tattoos have always been preferred by women because this design represents female superiority in its highest form. Most of the women who choose to go for this design want to show their place in the stars, meaning it is just a symbol of astrology.

Different designs of lion tattoos are available. Most of the women prefer to go for pattern that depicts a realistic lion. The design of this approach focuses the lion either on a distant object or focuses its captivating eyes and flowing lines of savanna from where it came and beckons you with its eyes. Some of the designs are done so beautifully that you won’t feel like moving your eyes from it. You can literally spend hours gazing into the design. Some of the other designs of this tattoo art include tribal styles and cartoonish lions.

Constipation Remedy Using Citrus Juice

Here's another group of fruits that you can use to get constipation relief. Use these every day for desert or in between meal. Use more than normal to get rid of constipation.

Figs and Dates

Figs are high in fiber and can provide a gentle action on your colon when you have been constipated. This action can take about 24 hours before it takes place. Figs aid in digestion and provide a high level of fiber and minerals, they also provide a natural source of serotonin.

The use of figs and dates combined can have a stronger action on your colon. Here's a source for fig syrup that I found: baar.com/figsyrup.htm

Grapes have a good laxative action. Eat 1-2 lbs of grapes though out the day and reduce the amount of food you eat during the day. Eat more vegetables and other fruits. Reduce the amount of processed foods you eat.

Grapes are high in vitamins and minerals. They have good fiber content and are especially high in manganese.

Since they are high in sugar, bugs are attracted to them. This causes farmers to spray them with pesticides. Try to find them at the farmers market as organic or not sprayed.

Papaya is well known for its enzyme papain. Its minerals help reduce cell waste and eliminate stomach and colon mucus. You can add papaya to your smoothies or eat them in between meals.

Persimmons are as good as apples and maybe even better for your heart. They are high in fiber, minerals – sodium, potassium, magnesium, calcium, iron and manganese – and phenolic compounds, which are anti-oxidants. The persimmon skin is also high in fiber but I find the skin hard to eat. You may like it.

Eat 2-3 persimmons each day, if they are available. They help to keep you get constipation relief.

Fresh plums are filled with minerals and have a mild laxative effect. They can treat gas and have a cleansing effect on your intestines.

Prunes are stripped plums. Eat both for their natural laxative effect. Prunes are more effective than plums for constipation. Buy a bag of discharged prunes and eat them throughout the day. Aside from this laxative effect, prunes are high in iron.

Raspberries are high in vitamins A and C. They are high in magnesium, calcium, and iron. They are helpful in clearing constipation.

Experiment with the different fruits listed here. Eat them at different times and eat different quantities. Prepare them in different ways or buy them in different forms. Using these fruits consistently will give you constipation relief.

As with most new TVs these days, you can access various apps like BBC iPlayer, YouTube, Facebook and Twitter.

Streaming on the TX-L42ET50B is a fast and smooth affair but the interface for the smart hub could do with revamping; it looks slightly outdated compared with those of certain competitors I could mention. The remote control is responsive and the smartphone control app works nicely. Setting up Freeview HD is straightforward and the EPG is easy to use and navigate. Picture quality is excellent throughout with crystal clear clarity and pin sharp images, especially when watching in high definition via Freeview HD or using a Blu-ray player.

The Panasonic TX-L42ET50B is an active 3D TV but unfortunately doesn’t come with any glasses so you’ll have to purchase the active shutter glasses separately. The 3D pictures are reasonable but I’ve seen better. The colours could be improved and even when I switched the picture mode to Dynamic, everything went considerably vibrant, too vibrant I might add. Cinema mode added a cool complexion to the screen.

Sound quality is satisfactory and there are various modes available for you to fine-tune it. As always though, you’re going to need a soundbar or home theatre system to get top quality sound. That’s the way it is these days with super-slim televisions.

To summarise, the TX-L42ET50B is a decent set with plenty of SMART features and good connectivity; 3D glasses included would’ve been nice. Buy it from a reputable dealer and you might get a free five year guarantee thrown in plus some glasses. Make sure you look around for the best deal but you’re probably going to pay around the £800 mark. Happy viewing folks!

Insulate Yourself From Discomfort and Reduce Your Monthly Heating and Cooling Expenses

Whether it's new construction or improving the existing insulation on a completed home, there are a lot of different types of insulation materials from which to choose. Not all insulation is created equal though and not all insulation can be used on existing completed structures. Proper insulation will lower your monthly heating costs and cooling costs, but you must know how to shop for the right material.

The most commonly used insulation has been the traditional fiberglass batting that can be found in any brick and mortar home improvement store. Some home improvement stores even carry polyiso foam board insulation. Concrete insulation is not as common or as inexpensive as other types and is used while building new construction. SIPS or structural insulated panels are a relatively new and highly effective type of insulated wall, but is only used for new construction as well. Loose fill insulation is blown into wall cavities and is commonly found in attic spaces or walls. Each of these types of insulating materials will reduce costs. You need to check the "R" factor that is listed on the insulation to determine how efficient it is. The higher the R-Factor, the more efficient the material is and the lower your monthly air conditioning bill should be.

The last two types of insulation have become quite common and beneficial, especially for use in completed existing structures. Polyurethane spray foam insulation is commonly used in walls and ceilings, and are excellent for filling in irregular wall cavities. Radiant barriers and reflective foils are used quite frequently to drastically reduce heat transfer through attics, ceilings, and floors. Radiant barriers like Temper Shield help to regulate the temperature in the living quarters during the summer months and greatly reduce the loss of heat from the interior of the home during the winter months. This translates to more even temperatures and lower utility costs throughout the year.

Only fiberglass batting, spray foam, polyiso boards, and radiant barrier films are able to be considered do-it-yourself methods of insulation. However, it is only recommended for small areas should the homeowner decide to attempt the installation themselves. For larger areas or higher volume spaces, obtaining the services of a professional installer is highly recommended to ensure proper installation. This will guarantee maximum insulation benefits and maximum savings as well as a quick and frustration-free time for the homeowner.

Having a home energy audit performed is always a good method to identify where the worst and poorly insulated areas of a home are located. Once the results are learned, then the homeowner will be in a better position to determine the best type of insurance to have installed. Once that is done, the savings on fuel and electricity for heating and cooling a home will be realized over the expense of investing in the family's home and comfort.

Chastity and Cuckolding

Chastity and cuckolding seem to go hand in hand, as you’ll no doubt already know if you’ve been researching the male chastity lifestyle for a while. But why do chastity and cuckolding seem to have this link, and, indeed, exactly what are they in relation to one another?

Chastity is where the male (usually) consents to allow his wife or partner to assume control of his sexuality in general and his orgasm in particular. Orgasm denial is a common facet of male chastity and periods of denial can range between just a few days to permanent orgasm denial; my husband, John, and I practice long-term denial and I allow him to orgasm just once a year now (this is not cruel or dominating — this is what he wanted).

Cuckolding is where the woman takes another lover or lovers with the consent, approval and often even the urging of her husband.

But why is this? And why is cuckolding such a common fantasy for men?

Well, to answer the second question first (at least in part) it appears to be a biological trait we’ve evolved, and is down to evolution. A man gets aroused seeing another man having sex so he can then have sex with the same woman and displace the first male’s sperm with his own (and now you know why the man’s penis is the shape it is — it’s basically a pump!). Of course our human intelligence adds a layer of subtlety and nuance to this and makes it a complex and involved fantasy – but it’s really got a very simple cause at its root.

And to answer the first question, not only is it biological in nature but now you know why male chastity means she might be going without a certain something… and some women think that’s unfair. So, part of the deal they make is if they’re going to take the time and trouble to give their man what he wants… then she wants to be able to get what she wants and needs elsewhere.

And many men agree to this quite readily, reveling in the idea of their wife having hot, passionate sex with an other men while they remain locked and chaste for very long periods of time.

Now, this brings me to a common myth I’d like to dispel here: a man’s desire or agreement for his wife to begin cuckolding him while he’s in chastity is NOT necessarily a submissive act. For some men it is, yes; but for many it’s just the sheer pleasure of the act and has nothing to do with submission at all.

I know John isn’t in the least bit submissive, but he absolutely adores the feeling of being permanently half-way to orgasm and being allowed to go all the way just once a year; and the thought of me with another man is enough to send him wild with desire… desire he can’t fulfill unless I permit it (and that’s… just once a year…).

There’s a lot of hype and nonsense about chastity and cuckolding out there, and if it’s something you’d like to ease into YOUR marriage, then it pays to listen to a genuine lifestyle couple who are living it 24/7.

An Account Looking at Mezzine Flooring and the Convenions It Offers

The word 'Mezzanine' has a couple of meanings. When translated from it's Italian origin, it means 'middle'. In architectural terms, reference is made to an intermediate floor between main floors and can often pose as a balcony in a theater, for example. The industrial term differences greatly, where mezzanine is recognized as a semi-permanent flooring system. See, office partitions.

Mezzanine flooring is semi-permanent, can be taken to pieces and placed within another location, depending upon requirements. It hosts the added advantage of being adaptable and will extend as needed within a growing business sector. The floor itself bids to be identified in the middle of two permanent original stories within any given building and can save on the expense of having to relocate due to space issues.

Materials of a mezzanine flooring system will vary, but most commonly used are steel, aluminum and fiberglass, which will be typically found in a building that boasts of high ceilings. This means that excess space located above floor level can be utilized to it's full potential, usually for storage purposes of tools and other materials required depending on a daily basis. Shop warehouses, manufacturing warehouses and Industrial settings will rely on such constructions.

Deciding on a company to install mezzanine flooring need not be a chore, but does need to meet a certain list of requirements. Ideally the entire project needs to be managed externally, by the professionals, whether a single tier is to be created or a multi mezzanine floor system installed.

A professional company who specialize in this area will take into account the conditions found within each individual building which includes the safety aspect, any limitations and access. BS5950 regulations must be conformed to and these can be viewed online, in detail, or a description provided by the provider.

Building regulations are a high priority and also need to be taken into consideration when planning any form of mezzanine flooring structure. Again, a professional external company will handle every aspect of the project, planning and documenting the job and including every detail necessary for a successful completion.

The ideal package for mezzanine flooring will include investigation into the building regulations, design work and CAD designs, installation, planning and the assurance that floor conforms to the stringent safety regulations required. Again, all of this should be clearly documented for the customer to read and keep.

When searching for a company, many people will go by word of mouth through others who have had a decent experience. Should this facility not be available, then independent review sites will offer a deep insight into particular firms, what they offer and how customers have found their service in the past. Always read the information given on websites before making an informed choice.

By having an in depth knowledge about the array of services offered, and quotes from various companies, a decision can then be made based on all the information gathered, resulting in a successful mezzanine floor, concluding in a spacious working environment which can be added to if necessary in the future.
