Okay, yes, admittedly an article entitled “Why You Need a Realtor” written by a Realtor might seem a little suspect on the surface, but if you don’t know all the facts, you can’t make an informed decision. So sit back, kick your feet up, and decide for yourself whether or not you need a Realtor.

I’m always a little surprised to find that buyers think they are the ones that pay the Realtors’ commission, but I think that’s much like a rocket scientist being astonished that people don’t know the difference between orbital and celestial mechanics and how Kepler’s equation can be used as a fundamental technique in both fields!

Though some Realtors now charge buyers a fee (call it an administrative fee or doc fee or whatever), it’s nominal. Basically, buyers get free representation. What that representation entails is this: everything! Our services fall just short of holding your hand while you go to the toilet. We’ve got “connections” you wouldn’t believe, and we can give you the name of at least two reputable lenders were sure won’t give you the runaround too late in the loan process.

As your Realtor, we’ll meet you at your convenience and talk with you about the process and the steps involved in buying a home. If you have any questions or concerns, we’re there to answer them. We’ll help you develop criteria to make your search efforts more effective. We know the neighborhoods, the best route and drive time if you live here but work there, the benefits and drawbacks of older versus newer homes, whether or not they have plans to build a Super Wal-Mart where that old grocery store used to be, what area is best for resale, and more.

Once the criteria has been established, we’ll start sending you homes, whether as an automated search on the MLS or hand-delivering them to you one batch at a time. After picking your favorites and a day you want to see them, we’ll really get to work. We have to put the homes in the order best traveled, figure out how long it’s going to take to view each home and what the driving time is between properties, then call the listing agents and set up the appointments.

As licensed Realtors, we’re required to have Errors and Omissions insurance, but that insurance does not cover clients sitting in our car as were blasting through a guardrail while eating, talking on the phone and writing down directions, so many Realtors are now encouraging buyers to follow them in their own cars instead.

At each home is when our senses go into overdrive. We are constantly on the lookout for water stains and foundational cracks and our noses alert to mildew and pet odors. On a beautiful spring day, you may not notice that the sunroom has no HVAC, but we do. You may miss the fact that there are no noticeable laundry hook-ups, but we won’t. Experience has taught us to look closely, and we do.

Once you’ve found your dream home, your Realtor will do some research. How long has it been on the market? Why are they selling? What did they pay for it originally and what updates or renovations were made since then?

Based on the information revealed by your Realtor, you’ll write an offer. More accurately, your Realtor will write the offer for you. We’ve got all the documents you will ever need to purchase a home. Contracts, addendums, addendums to addendums . . . and we know how and when to use them. We will ask you all the questions necessary to make the offer valid and legal, specifying where to initial and on which dotted line to sign. We’ll go over each and every paragraph, encapsulating them for you into bite-size pieces. We’ll present the offer to the listing agent, who will present it to the seller. Then we’ll negotiate on your behalf.

Negotiating is a fine-tuned instrument. Everything factors into play, from nuances in a voice to how the property is presented. An added bonus to having representation at this stage of the game is that if you want to play good cop/bad cop, we’ll be the bad cop!

Once your offer is accepted and becomes a full-fledged contract, we’ve got both home and pest inspectors that we can recommend and you can trust. We’ll schedule the inspections based on your availability. If we can’t be there for at least some portion of the inspections, we’ll go over the inspection reports with you to determine which repairs to ask for. Again, it’s a negotiation. Then we wait for closing. You have a problem? You have a question or concern? You want to find a good painter? You want to view the home one more time to take photos and measurements? Call your Realtor.

About a week or so before closing, your Realtor will remind you to have your utilities either turned on or switched over to your name. Your Realtor will also be in touch with the listing agent and lender to see that things are running smoothly on those ends. Sometime before closing, your Realtor will receive the settlement statement from the closing agent and be able to review it for accuracy. If you’ve already paid the pest inspector but it shows up as a closing cost, we’ll take care of it.

At closing is not when our job is done. It never really is. We are always available to answer questions and help solve problems.

CROCKERY COOKER TIPS

You'll want to keep following the tips in mind when choosing and using your crockery cooker:

  • Choose a crock with a removable liner. You'll have more flexiblility in ways to use it, and it's easier to clean.
  • Buy a large one (6-quart capacity is good).
  • Best if used for recipes with a high water content – things you'd normally prepare on the stovetop such as spaghetti sauce, soup, chili, stew.
  • For best results, fill the crock at least half full with food and / or liquid.
  • If you're cooking something like a stew or soup, leave at least an inch empty (preferably two inches) at the top benefit the lid to allow for the food to bubble when it reaches a simmer.
  • Do not peek! Lifting the lid adds time to the cooking process by letting heat out. Add 15-20 minutes to the cooking time for each time you lift the lid to peek or stir.

  • Brown meats ahead of time for additional color and flavor. Browning also removes some of the fat from the meat. Fatty meat cooks more quickly in the crock than lean meat.
  • Meat and poultry cooks best if cut into smaller pieces or chunks rather than cooking as a whole roast or a whole chicken.
  • Fish and seafood should be added near the end of the cooking time in seafood soups, stews and chowders.
  • Vegetables such as carrots and potatoes, should be added to the bottom of the crock benefit any meats, etc. Hard vegetables need a longer cooking time, and the bottom is the first part of the cooker to heat up, so they'll start cooking sooner.
  • Stir in cheese at the end of cooking, or use processed cheese.
  • Milk curdles during long cooking times. Add milk near end of cooking time (the last hour, or so).
  • Add spices near the end of the cooking time.
  • Stirring usually is not required during slow cooking on Low heat. You might want to stir once or twice during the last hour, but remember that every time you lift the lid, you're adding to the cooking time. Two stirring sessions equal a minimum of half an hour longer cooking.

SUGGESTIONS FOR A SAFE-AND-SANE CROCK

The crock itself should be safe to use providing you do not have an old one with frayed cords or some other defect. The following tips on safe user ideas can help keep your family healthy and the cook from being burned:

  • Use fresh or completely thawed meats. Do not add frozen meats directly to the crock.
  • Be sure the crock is clean before using.
  • Keep perishable foods refrigerated until ready to use.
  • Always include liquids in all crockery cooking recipes.
  • Remove the cover by opening away from your face. The steam is hot enough to burn badly.
  • Do not leave the cooker turned off with food in it for any length of time. Start cooking right away, and serve hot from the cooker. Do not let food sit at room temperature to cool.
  • Keep the crock covered while cooking. The lid on a crock does not provide a tight seal (it is not suppose to), but it's important to keep the lid in the center of the crock for best results.
  • Do not set the hot crock on a cold surface unless you put a hot pad, trivet or thick towel underneath.
  • If the power goes out while you're away from home with the crock running, throw the food away even if it looks hot and done. The power might have been off long enough for the food to cool, start growing bacteria, and then reheat by the time you arrived home.
  • Do not reheat leftovers in a crock, but you can use the crock as a food warmer for foods that have been cooked and heated in the oven or on the stovetop.

Swiss Cheese Fondue:

Ideally a rustic wine and small glasses of Kirsch and a crispy salad are served with this. Suitable for Vegetarians.

350g (12oz) Emmenthal Cheese, grated

350g (12oz) Gruyère Cheese, grated

45cl (3/4 pint) dry white wine

3 tablespoons of Kirsch

3-4 flat teaspoons of corn starch

grated nutmeg to taste

1 clove of garlic

pepper to taste

crusty firm bread, like French bread, cut into bite size pieces

rub the fondue pan with garlic

pour in the wine and heat very gently over the cooker

when hot add a small amount of cheese at a time, stirring continuously

bring it gently to bubbling point

add the kirsch mixed with the corn starch

let it simmer for another 3 minutes, stirring continuously

now place it on your fondue stand with a lit flame and serve

Tip: corn starch is a white type thickening flour and not the yellow maize variety

One mans junk is another mans treasure. We have all heard that phrase, but it can take on a whole new meaning when dealing with wooden boats. But if you are going to buy a used dory boat you had better take a long hard look at what you are buying before you lay down your cold hard cash. A lot of folks simply neglect their possessions. It's a fact. They have to have them, then once they use them a couple of times they soon "forget" to take care of them. And along comes an unsuspecting person like you who can not believe the great price on this good looking dory. If you suddenly happen upon a great buy like that, be sure to look closer before you go any further.

Take a long, hard look at the boats stem. Does it feel soft and spongy underneath that paint? Could be an indication of rot and neglect. Are there all sorts of humps and bumps so that the stem no longer looks smooth and straight? This could be an indication that the owner slapped it full of wood filler and did a bad job of sanding. If the dory is on her bottom, ask the owner to turn her over so you can see the dory bottom. Look for cracks or gaps or dark and spongy wood. Run your hand along the cardboard plank and feel how it is secured to the bottom. And ask as many questions of the owner as you can about how often the boat was used, where it was used, how often it was painted (she should be painted yearly), how many days per year was she in the water, etc.

When buying a used dory, information is key. Make sure you get as much as you can from the current owner and do not just take his / her word on it. Look for yourself at the dory inside and out, and both topsides and the bottom. Feel for soft or spongy wood or excess wood filler. When you find a well maintained used dory, you will know, and you will have found a treasure that can bring you many hours of joy on the water.

On the other hand, if you are a person who gains weight easy, but finds it hard to make lean gains, you have to be a lot more careful with how you go about your diet. I fit into this category and when I first began weight training, I weighed around 77kg and was eating around 2200 calories a day. This allowed me to gain lean muscle, without putting on loads of lard too.

The second thing you need to worry about and this is just as important as how much you eat, is what you actually eat. Eating lots of hamburgers will make you put on weight, but not the kind of weight you want. So you need to be smart. Of course, if you are one of those people who finds it really hard to gain any sort of weight at all, then you do not have to worry quite so much. You can eat just about anything and not worry about getting really fat and bloated.

But if you're not one of those people, listen up. You want to restrict yourself to eating only quality foods. I've written an article on this topic, but I'm just going to list the main foods you should be eating down below.

As far as proteins go, you want to be eating lots of chicken breast, turkey breast, lean cuts of steak, tuna is also fantastic, just about any fish is also good and protein shakes can be helpful if you are low on time.

And fats, well, I love eating peanut butter because it tastes great and is also good for you too. Other nuts are also great, like walnuts, almonds and good old peanuts. Just be careful about the amount of nuts you're actually eating. Fat is very calorie dense, so it's easy to over indulge.

Sound quality is satisfactory and there are various modes available for you to fine-tune it. As always though, you’re going to need a soundbar or home theatre system to get top quality sound. That’s the way it is these days with super-slim televisions.

To summarise, the TX-L42ET50B is a decent set with plenty of SMART features and good connectivity; 3D glasses included would’ve been nice. Buy it from a reputable dealer and you might get a free five year guarantee thrown in plus some glasses.
