Mesa Arizona Apartments That Approve With Bad Credit Or Broken Lease

Mesa is technically part of the satellite cities of Phoenix Arizona, and is located approximately 15-20 miles away. This suburban locale has a rich history and diverse culture and as such continues to attract droves of visitors looking for sun, jobs and a opportunities. This means area apartments do experience their share of demand. Mesa apartments routinely check credit and rental history and any applicant whose credit falls short of acceptable ranges may be denied approval. Broken leases are also frowned upon in Mesa if one is looking to rent an apartment.

The fact that area apartments do check credit ratings and previous lease agreement violations does not mean that there are no apartments that are willing to work with a problem applicant. If you are such a person, here are some areas within Mesa where you can start looking for a second chance apartment:

  • Chandler
  • Mesa Grande
  • Valley Metro
  • Lehi and much more…

The reason it become difficult to locate these apartments is because they are reluctant to advertise in the local media. There are varying reasons for this reluctance, one of them being that they do not want to attract undue attention. They also want to retain their current rental rates and maintain the quality of the neighborhood. This off course can translate into frustration when it comes to bad credit apartment applicants in Mesa because they have a hard time locating a unit to lease.

One of the best ways of locating these types of apartments in Mesa is to use the Internet. This can save you valuable time and money as you can go through different apartments and call them ahead of time. Another option is to use an apartment locator. Some of them have insider knowledge as to the locations of specific apartments that lease to people whose credit is damaged or whose rental history is tarnished by a broken lease but sometimes one may actually need to network more to unearth the actual locations.

It is also good to bear in mind that even if you do locate a second chance apartment in Mesa Arizona, you will be required to meet the basic requirements. One of them is that you must prove financial ability to meet your rent meaning you must have been on your job at least 6 months and be earning approximately 3 times the amount of rent. You may or may not be asked to succumb to a criminal background check but it is standard procedure in many apartments in Mesa.

Best Rug Pad For Needlepoint Rugs to Keep Them Flat

The beauty of needlepoint rugs lies in the fact that they are handmade and flat weave. This flat weave creates a certain look that is almost like having a painting on your floor. Since needlepoint are thin and could be quite flexible, it is important to have the best rug pad to keep them as flat and wrinkle free as possible, as well as keeping the needlepoint rug from sliding.

I hear people ask me if they should put a thick rug pad under their needlepoint carpet to add comfort. Well, some cushion is fine yet too thick of a pad would not keep the rug flat. The needlepoint rug does not have any pile and hence no substantial weight to keep it from buckling on top of a thick and very cushioned pad. The best rug pad for this is one that has a little cushion and a lot of non slip function.

A jute and rubber combination rug pad is best for needlepoint rugs. This contains has a recycled jute surface that is textured. This textured surface safely grabs your needlepoint. The bottom of this pad consists of a layer of natural rubber that safely grabs to the floor. Now, you have a rug pad that is grabbing your carpet and the floor and this is the best way to keep your needlepoint rug flat, wrinkle free and looking the way it should. The pad is needle punched and this means it is dense enough to keep your needlepoint rug still when people are walking on it. It is 1/4 of an inch thick to add some comfort without lifting your needlepoint too high off the floor.

With the right rug pad under your needlepoint, your rug will last a lifetime. vacuuming will be easier as the rug pad grabs your rug. Walking will no longer cause wrinkles in your rug and finally, your rug will remain flat and this is the look that is best for a needlepoint rug.

This type of pad comes in various qualities. I would only use the one that contains recycled jute, not a synthetic chemical, and a real layer of rubber underneath, not a sprayed on latex rubber. The sprays tend to breakdown and mark your floors.

UHF Versus VHF – Which Two-Way Radio Frequency is Better?

There are two major formats for two-way radios. They are Ultra High Frequency (UHF) radio and Very High Frequency (VHF) radio. Neither frequency band is inherently better than the other. They each have their pluses and minuses. Both formats are effective ways to communicate with another person. But how do you decide which one will fit your needs? Let’s go over the key components of both frequencies to help you decide.

Two-way radios communicate with each other through use of radio waves. Radio waves have different frequencies, and by tuning a radio receiver to a specific frequency you can pick up a specific signal.

Radio waves are transmitted as a series of cycles, one after the other. You will always see the “Hz” abbreviation used to indicate the frequency of a radio. Hertz is equal to one cycle per second.

Radio waves are measured by kilohertz (kHz), which is equal to 1000 cycles per second, or megahertz (MHz), which is equal to 1,000,000 cycles per second–or 1000 kHz. The relationship between these units is like this: 1,000,000 Hertz = 1000 kilohertz = 1 megahertz.

You may also hear the term “wavelength” when you hear about radio waves. This term is from the early days of radio when frequencies were measured in terms of the distance between the peaks of two consecutive cycles of a radio wave instead of the number of cycles per second. Lower frequencies produce a longer wavelength.

While wavelength measures distance between the peaks of cycles, frequency refers to how long the measured time is between the “crest” and “trough” of a wave arriving at the source. So frequency measures time instead of distance, but they are essentially both saying the same thing.

What is significant about wavelength for two-way radios is that it affects transmission range under certain conditions. A longer wavelength as a general rule lets a radio signal travel a greater distance.

Lower frequencies or wavelengths have greater penetrating power. That’s one of the reasons they are used for communicating with submarines. VLF radio waves (3-30 kHz) can penetrate sea water to a depth of approximately 20 meters. So a submarine at shallow depth can use these frequencies.

So from what you read above you may think VHF is always the better choice for a two-way radio no matter where you are using it. That’s not necessarily true. Even though VHF has better penetrating capabilities, that doesn’t necessarily make it the better choice for buildings. Remember the conversation about wavelength above? Wavelength has a big impact on transmission.

To explain this let’s assume we are communicating from one side of a commercial building to the other. In between these two points is a metal wall with a three foot door in it. Metal is an enemy to radio waves and they typically don’t pass through it.

For our example let’s assume that the UHF wavelength the radio uses is about a foot and a half long and a similar VHF radio is around five feet long. These are in the ballpark of their normal wavelengths.

When the UHF transmits its signal the foot and a half long wave will pass through the door since the door is wider than the wavelength. The VHF signal will be totally reflected since it is wider than the opening to the door.

Your microwave oven is an example of this. The glass front door has a metal mesh with very small holes. Microwaves being a very high frequency have wavelengths that are only several inches long. The mesh keeps the microwaves trapped in the oven but it allows you to see inside because light waves have a microscopic wavelength.

Just imagine walking through the building carrying a five foot wide pole. You will encounter the same challenges a VHF signal encounters. Now imagine walking through the building with a pole that’s only a foot and a half wide like a UHF wave. There are lots fewer doorways you couldn’t get through.

The one difference is that wireless signals will penetrate through drywall, masonry, human bodies, furniture, wall paneling, and other solid objects. All these objects will reduce the signal strength though. The more dense the object, the more it reduces the signal. VHF will penetrate these obstacles better than UHF, but that doesn’t necessarily mean that VHF is better for indoor applications as we will talk about in the UHF section below.

In our example above we assumed you had a metal wall with an opening. If you reverse this and you have a three foot metal object in front of the transmitting radio, then VHF would win. Since the object is three foot wide it will totally block the UHF signal whereas the VHF signal will get around it. Lower frequencies such as VHF diffract around large smooth obstacles more easily, and they also travel more easily through brick and stone.

For most applications, lower radio frequencies are better for longer range. A broadcasting TV station illustrates this. A typical VHF station operates at about 100,000 watts and has a coverage radius range of about 60 miles. A UHF station with a 60-mile coverage radius requires transmitting at 3,000,000 watts.

So there is no clear choice for which is better, VHF or UHF. There is a lot of “black magic” to radio technology so it’s not always easy to tell which will work better for your application. To help you decide on the best technology for you, more detail about each one is included below.

UHF Radio

UHF equipment operates between the frequencies of 300 MHz and 3000 MHz. Until recently, it wasn’t widely used. Now, the UHF radio frequency is used for GPS, Bluetooth, cordless phones, and WiFi.

There are more available channels with UHF so in more populated areas UHF may be less likely to have interference from other systems. If you are in an area where population is thin, VHF should work fine for you. Not too long ago the FCC also opened up a new VHF frequency called MURS that is so far not heavily used in most areas. There’s more about MURS below in the VHF section. If you are in an area where interference from other radios may be an issue, UHF transmitters and receivers could be your best choice unless you use a MURS VHF radio. UHF is better at squeezing through physical barriers like walls, buildings, and rugged landscape. Anything that obstructs a radio wave, will weaken a radio signal. UHF lessens that effect. Though it may not travel as far, UHF radio waves will traverse around obstacles better than VHF.

To highlight the differences in indoor range, below is an excerpt from a brochure of a leading two-way radio maker on the predicted range of one of their lines of handheld VHF and UHF two-way radios:

“Coverage estimates: At full power, line-of-sight, no obstructions the range is approximately 4+ miles. Indoor coverage at VHF is approximately 270,000 sq ft and 300,000 sq ft at UHF. Expect about 20 floors vertical coverage at VHF and up to 30 floors at UHF. Note: Range and coverage are estimates and are not guaranteed.”

VHF waves are not very good at finding their way around walls, buildings and rugged landscape. Therefore range will be significantly reduced for VHF radios in these environments. That may not necessarily be a problem if the range needed is only a few hundred feet. You can also add an external antenna to an indoor VHF base station that will reduce or eliminate this problem.

One of the downsides to UHF is that the FCC requires you to get a license to operate in these frequencies. Although many frequencies in the VHF business band also require a license. If you choose a radio in the VHF MURS frequencies you can operate it without a license. UHF equipment is usually more expensive. The components need to be finely tuned and are more expensive to construct. This does not mean it’s necessarily better, just more expensive.

One advantage of UHF transmission is the physically short wave that is produced by the high frequency. That means the antenna on the radio can be shorter than an equivalent VHF radio.

VHF Radio

VHF equipment operates between the frequencies of 30 MHz and 300 MHz. FM radio, two-way radios, and television broadcasts operate in this range.

Both UHF and VHF radios are prone to line of sight factors, but VHF a little more so. The waves make it through trees and rugged landscapes, but not as well as UHF frequencies do. However, if a VHF wave and a UHF wave were transmitted over an area without barriers, the VHF wave would travel almost twice as far. This makes VHF easier to broadcast over a long range. If you are working mostly outdoors, a VHF radio is probably the best choice, especially if you are using a base station radio indoors and you add the external antenna.

Since VHF has been around longer and isn’t as complicated to make, equipment is usually cheaper when compared to similar UHF equipment. One disadvantage to this equipment can be its size. Since the frequency waves are bigger, an antenna must be bigger.

VHF radios also have a smaller number of available frequencies. Interference with other radios could be more likely to be a problem. However, the FCC recently made this less of a problem when they opened up the MURS frequencies. The 150 MHz frequency is a Citizens Band radio spectrum that is called the MURS service. MURS stands for Multi-Use Radio Service. This service is for use in the United States and Canada. It is a low power, short range service in the VHF 150 MHz Citizens Band radio spectrum. There are 5 channels in the MURS frequencies with 38 privacy codes under each one that enable you to only pick up conversations on your code. The FCC does not require users of products for MURS to be licensed.

With MURS you can add a larger or external antenna to improve range. If you want to put an antenna on top of your house or business, you can do it with MURS. Some antenna manufacturers claim an external antenna can increase the effective radiated power of a transmitter by a factor of 4. These MURS intercoms can transmit up to four miles, and perhaps more with an external antenna depending on the terrain.

One benefit of VHF wireless radios is that battery life is almost always better than for similar UHF units. For handheld radios this is a plus.

VHF equipment is usually lower cost for those on a budget. Equipment can be more economical than similar UHF products.

In summary, if you are planning on using your two-way radios mainly inside buildings, then UHF is likely the best solution for you. If you are mainly using your two-way radios for communication outside, then VHF would be a good choice. Either radio technology can work for you if you don’t really have a long range to cover. In that case you may want to choose VHF for it’s lower cost.

How Long Will Your Main Sewer Line Last?

Main sewer lines for homes are built to last quite a long time. Nowadays, most of the lines for homes are made out of PVC pipe. If you have never heard of PVC pipe before, you are not alone. PVC stands for polyvinyl chloride, and this polyvinyl chloride piping is sincerely built to last. If your sewer line is built using polyvinyl chloride, or PVC, piping, then it will likely last 100 years.

If your home and therefore your main sewer line was built prior to 1980, though, there is a good chance that it was built using clay piping. Clay pipes last much less time than PVC pipes do. Clay pipes lasts only 50-60 years.

The lifetimes of these two types of pipes are just estimations though, so there is a chance that you will have to replace your home’s sewer system before the 100 year or 50-60 year lifetime that is predicted for PVC and clay pipes.

There are a few ways for you to tell if your home’s sewer system is going to need to be replaced before its estimated lifetime. One way to know if your sewer line is needing to be replaced is to go out in to your lawn and see if you smell anything out of the ordinary. When main sewer lines get old, they get brittle and crack. When the pipes get brittle and crack, the sludge that flows through the pipes on a day to day basis slowly start to leak towards the top of the soil in your lawn. When this sludge starts creeping up to the top of your lawn, it will create foul smelling sinkholes. If you see these sinkholes, you definitely need to call a plumber to come check out your main sewer line before the problem gets any worse.

Another example of a sign that your main sewer system may need to be replaced will happen in your own home; in your bathroom at that! If you are getting ready for your work day and you start to hear something interesting coming from your toilet, you may have a serious problem. The sound will be like a strange gurgling sound coming from your toilet, and if you hear that noise, you will have to call a plumber quickly, because your main sewer line may be going out.

Be on the look out for either of these two signs that it is time to replace your sewer system because it is better to catch this issue before it sneaks up on you and ruins your day!

DLO Cable Compared To THHN 10 AWG

DLO cable is very different than THHN wire because they are both designed and manufactured for different daily struggles. THHN is commonly used indoors, outdoors and in conduit applications and it remains still for its entire life. DLO cable, on the other hand, is used outdoors and commonly handled on a day to day basis giving it a few variations as to the amount of protection and user handle ability.

THHN is dual rated with THWN as a thermoplastic hook up wire with a nylon coating. Thick bare copper strands, or even a single solid strand, of copper create a stiff electrical wire for easier installation in conduit. Pushing a flexible cable through conduit will prove to be very difficult.

Since DLO cable is handled by the user on a day to day basis the flexible copper strands help the user bring the cable from point A to point B. DLO cable is also commonly wound up onto a large spool for the day giving it another reason to be manufactured as a flexible cable.

DLO stands for Diesel Locomotive Cable which is obviously used in locomotive installations and other applications that require higher than normal voltage. It’s a 2000 volt single conductor power cable with rubber EPDM insulation and a second rubber jacket even though it’s only a single conductor. The added insulation approves it for high voltage but gives it a think outer diameter that may need to be considered when installing it in raceway.

THHN 10 AWG electrical wire is used in homes and buildings to run power from the electrical box to the outlets, lights and appliances throughout. Running a single 10 AWG wire is less common than running an NMB cable with multiple 10 AWG wires. Most of the applications throughout homes and buildings requires more than one THHN wire at a time making NMB 10/3 a common household electrical wire.

You’ll find in your search that DLO cable is much more expensive than THHN wire. Remember that there won’t be a difference in price based on the amount of copper because both are 10 AWG. So the price difference lies in the insulation, construction and approval process. DLO, for instance, is UL, CSA, MSHA and RoHS compliant while THHN only has a UL and RoHS approval.

Speak to your electrician or your wire and cable provider about the type of wire you need and the AWG size for the application. Choosing it your self can cause all kinds of problems that will be found during the inspection process so make sure everything is done right the first time.

Mortgage Brokers – Turn FSBOs Into Referral Goldmines With This Awesome Phone Script

Even with the housing marketing as crappy as it is, converting for sale by owners (FSBOs or also known as “fizzbos”) into referral sources is still an effective marketing strategy. Don’t make the mistake of thinking that you are only going for the opportunity to help that fizzbo get a purchase loan for his new home. The real goal is to develop a relationship with the homeowner so that you prequalify all of the potential buyer prospects interested in their home that’s for sale. Using a phone script will make this even easier.

Drive around your area and search for all the homes being sold “For Sale by Owner.” And if your area is like mine, there should be plenty of them. When you find one, write down the address, phone number, and sales price if it’s available (if they have a flyer, even better).

Once you have collected several addresses and phone numbers, it’s time to make the phone calls. Because FSBOs are heavily targeted by real estate agents, the homeowner will probably be very resistant to your phone call. You have to break through that resistance as soon as possible. And the best way to do this is to tell them early that you are not trying to get their money. Once they know that none of their money is at risk, they’ll be much more open to talking to you. Here’s the script to use:

FSBO: Hello?

You: Hi. Are you selling the beautiful home on 15 Oak Street?

FSBO: Yes I am. Who am I speaking to?

You: My name is Ken Johnson from ABC Mortgage and I was wondering what your sales price is on the home? Oh, and what’s your name by the way?

At this point, the fizzbo will be a little taken aback. His resistance is still high because he knows you are from a mortgage company, but you haven’t said anything yet to make him hang up on you.

FSBO: Well, my name is Bob and I’m wanting to get $200,000 for it. Now, why are you calling me?

You: Bob, I can hear the agitation in your voice, and I can probably guess why its there. Since you placed that for sale sign in your yard, you are most likely getting bombarded with calls from real estate agents wanting you to list your home with them. I can promise you that I’m not calling about that.

FSBO: Really? Then why are you calling?

You: I want to create a win-win partnership with you. One in that you sell your home quicker and with much less stress, and you don’t have to pay me a single penny.

FSBO: Well, I could use any help selling this house faster. But what’s in it for you?

You: Typically, during the time a house is listed for sale, it gets interest from dozens of potential buyers. Almost all of the prospects will not buy that particular home. But they still want to buy a home and probably need financing to make it happen. It is those buyer prospects that I want to get business from.

FSBO: Ok, I see. But how will you help me then?

You: I’m glad you asked that. Did you know that when it comes to selling a home “fore sale by owner”, most of the transactions never get completed? Were you aware of that?

FSBO: No, I wasn’t. Why is that?

You: The number one reason that those transactions never get to the closing table is because the financing was not properly established by the buyers. So they will go look at homes that they just can’t afford (because they haven’t been prequalified by a mortgage professional) and then go making offers. This results in a lot of wasted time (and plenty of stress) for the homeowner.

FSBO: So you’ll help me by prequalifying the buyers interested in my home?

You: Exactly! By allowing me to prequalify them (at absolutely no cost to you), you will only have to deal with those prospects who are financially able to purchase your home. Besides weeding out all of those buyers who can’t buy your home anyway, the process of prequalifying eliminates those prospects who are just “lookers.” You know, the ones who are always driving around looking at houses for sale, but never intend to buy them.

FSBO: Wow. So you’ll do that prequalifying for me, and I don’t have to pay you anything?

You: Nope. Not a single cent. I will make my commission from the buyers side. Does this win-win situation sound like a good idea to you?

FSBO: Yes it does. What’s the next step?

Once you have the FSBO onboard, everything else will be cake. Each FSBO relationship that you establish should be able to provide you with several buyer prospects. Having a few FSBO partnerships will generate a steady stream of purchase mortgage leads. And because the time to maintain them is minimal (its basically just prequalifying prospects once you have your partnership created), you can have a number of ongoing partnerships going on simultaneously. Just remember to come across as not wanting to get any of their money, and they will be much more willing to work with you.

Tinting Your Car Windows to Protect Your Leather Seats

Having window tint professionally installed onto your vehicle will provide you with a stylish and sleek look. But having your car windows tinted will also serve a more useful purpose: protecting the interior of your vehicle. This is especially beneficial if your car has leather seats. Leather will eventually become brittle and crack if it is exposed to sunlight for too long. Protecting your car’s interior with tinted windows can significantly prolong the life of your leather upholstery and trim, which will improve the resale value of the vehicle.

Leather seats are abundant in luxury cars and SUVs. These vehicles cost a lot of money, so it would be wise to protect your investment by shielding the interior of your vehicle from harmful UV rays. UV rays will not only cause the leather to dry out and crack, but it can also fade the color of your interior, including carpeting, fabrics and plastic trim.

Without tinted car windows, you and your passengers risk being burned by the super-heated leather seats on a hot day. Everyone has entered a vehicle after it had been sitting in the sun for a while. Prolonged exposure to sunlight can cause the leather interior to become so hot that it can actually cause severe burns to the driver or passengers. When your vehicle windows are professionally tinted, your interior will have protection from direct sunlight and the leather will not be able to reach such a dangerous temperature.

Furthermore, tinted windows can protect your vehicle by warding off break-ins. Criminals will not want to break into a vehicle if they can’t see what’s inside. While you should never leave valuables in your car, having tinted windows will provide the necessary privacy you need for your belongings. Thieves will be deterred from breaking into your car simply because they can’t see through the window tinting.

You should always hire a professional window tinting company to install your window tints. They have the equipment to do the job correctly and have years of experience installing window tint on all types of vehicles. The do-it-yourself kits should be avoided – especially if you have no experience installing window tints – because often times they result in air bubbles and a tint that will only last a few years.

Every state has laws regulating the tint darkness grade allowable. Bring your vehicle to a reputable automotive tinting shop and they will be able to offer your window tinting solutions that are within the boundaries of your state’s laws.

Protect your vehicle and your leather interior with professional automotive window tinting. You can keep your car private, cool and shielded from dangerous UV rays – all while giving your vehicle a classic and sleek look.

The Inside Secret of Being Attractive – EFT

Do you feel attractive or ugly?

I’ve been there. We all have days when we look in the mirror and go ugh!

But there is a secret technique which can help you to overcome your inside ugliness and feel more attractive

It’s a fact when you FEEL more attractive, you are more attractive.

What is this technique?

The secret is EFT (Emotional Freedom Techniques). Many EFTers just simply refer to it as tapping.

Being attractive is an inside job. Being attractive has little to do with body paint, sorry make up or spending countless hours lift weights or the annual going down the gym. When you feel attractive you are attractive. You’ll not only be attractive to yourself. Others will automatically find you attractive as well. It is as if, you have a magnetic pull of some kind. This is where EFT helps. EFT resolves and dissolves your feelings about how you feel about yourself and others

Don’t get me wrong, make up, smart suits also help

You communicate on two levels. Consciously and unconsciously. Your unconscious signals are far more powerful than your words and actions. Others notice your unconscious signals first, words seconds. So if your attractive from the inside, they will pick this up first.

EFT can work even if you don’t know why you don’t feel as attractive as you are. You can simply begin.

Even though I don’t feel attractive and I don’t know why. I deeply and completely love, forgive and accept myself just the way I am.

Yes, even tapping with something as general as that can help you begin to feel more attractive.

Why you don’t feel attractive can have many pieces that make it up.

Have you been told you were not attractive in the past?

With EFT you can start working its magic by tapping:

Even though X said I was ugly and that really hurt me. I forgive myself for holding onto this belief about myself.

You can also work on your general self-esteem and happiness:

Even though I feel down. I accept all of me just the way I am.

Even though I’m frustrated and not happy. I’m choosing to let this go now.

Your speed of results will depend on whether you think being more and appearing more attractive is a big change for you. You can literally change in an instant with EFT. Or for you the change can happen more gradually as you and those around you get use to the new you and the way you feel and act.

Once you start to feel more attractive about yourself, others will notice and want to be around you more. If you feel uncomfortable about this, you can also use EFT for that too.

Work Breakdown Structure (WBS), The Project Manager’s Most Effective Planning Tool!

A Guide To The Project Management Body of Knowledge (PMBOKĀ®Guide) Fourth Edition states, Work Breakdown Structure is”… a deliverable-oriented hierarchical decomposition of the work to be executed by the project team to accomplish the project objectives and create the required deliverables, with each descending level of the WBS representing an increasingly detailed definition of the project work.”

Imagine the WBS is a drilling tool used to get the project manager and the project team to the smallest part of the hierarchical work decomposition. It chips away at the summary information (the first tier of the WBS) to the detail data or tasks (the second tier of the WBS). This second tier is usually broken down into third and successive tiers depending on the size of the project.

WBS accesses information by starting with a general category (the deliverables) and move down through the hierarchy to get to the work packages. Work packages are the output of breaking down the projectwork intomany smaller parts to the level where Project Manager is comfortable to manage the project. Each discrete part is a smaller part of the tier or level above.

WBS is about arranging the tasks and allocating them among the project team to complete. It makes the deliverables more precise and concrete so that the project team knows exactly what has to be accomplished within each deliverable. Its multi-purpose nature also allows the project manager to double-check all the specifics of the deliverables with the stakeholders in order to make sure that they are not missing anything or duplicating efforts.

WBS deals with time management and much more; and is the basis for measuring the progress of the work in the project. It is the best framework to estimate the time it takes to finish each task, the cost to perform each task and the risk associated with each task. The team members can work their way from the smaller tasks back up to the highest level of the entire project. Project success depends on a well-crafted WBS. This is a must tool for any project manager.

Use Work Breakdown Structure to Impress and to Succeed

Communicate Project Plan and Build Team Commitment

WBS is an effective communication tool to top management, team members and all other stakeholders. It transfers all the knowledge, information and feelings of the detailed work to be to done, to the team members. It illumines the understanding of the team members; evokes positive attitude and behaviour towards the project and the creation of the product. It facilitates discussion among team members and other stakeholders. WBS also promotes the customer’s and organization’s interest by outlining their strategic objectives; and the how of accomplishing those objectives by persuading the team members to take action.

When team members and stakeholders participate in the process of creating WBS, it builds commitment to see the project through from the beginning to the end. It invokes a loyalty to produce quality product for the customer. They are able to have a better understanding and appreciation of the work that needs to be done. It also gives the team a sense that the tasks are achievable. Therefore, it helps to improve team performance and reduce the risk of executing the project work. It makes it much easier for the project manager to get the team and stakeholders to accept the deliverables they create.

Manage and Estimate Project Scope

WBS gives a detailed illustration of the scope of the project. It allows stakeholders to have greater understanding of the scope, the work and the complexity of the project. The project manager is able to see the structure of and the various parts that make up the project, as well as have a clear picture of the boundaries of the project. With WBS the project manager is also able to give a more realistic estimate of the cost of material, of labour and of equipment for each task.

Assign Tasks and Track Project Progress

WBS clearly defines the deliverables; it helps the project manager to easily assign those deliverables to individual team members, sub-contractors or other organizations. The project manager is better able to write assignment descriptions for team members. It allows for accountability on the part of each team member.

The WBS is an achievement-driven methodology. With WBS the project manager would find it easier to assign and monitor project works that are well-conceived and with measurable achievements. In this way, all team members would be more focused on the desired end result. It therefore assists project managers to be more effective in holding their team members accountable for attaining the achievements outlined.

Control and Monitor Project Work

Once the project manager gathers all the basic information and has a clear understanding of the project objectives, defining the WBS becomes very easy. It helps the team to focus on the deliverables and not the activities. The deliverable is the big picture. It is the panoramic view of the unique products or results that must be completed in order to perform the project successfully. The WBS helps the project manager to detect and record any condition that might affect the desired result of the project. It also allows the project manager to be in a better position to give direction where needed. It is like the rudder that steers the project ship to dock in the harbour on time and within cost. It prevents important deliverables and activities/tasks to slip through the cracks.

The project becomes more manageable when it is broken down or decomposes into smaller detailed parts. It becomes easier to define and allocate specific resources to these smaller parts. Decomposition saves time during the project. The small parts now become the measuring instrument for work completed or to be completed.

To ignore preparing the WBS and merely jotting down a list of activities to be completed is to invite failure into the project. Usually, a “To Do” list does not give the project manager effective control. It defines the activities to be done and the amount of time spent on each. Usually when the team is overwhelmed with the activities that they have to perform, they write a task list in order to operate more efficiently. The aim is to manage their time better. Therefore, task list is only a time management tool. It is ineffective in bringing about success of the project when compared with the WBS.

With the list there is no way of knowing if team members are capturing all the activities to complete the work. The list can seem unending and overwhelming to the team members. It could make team reporting difficult because they are unable to measure how much work is completed and how much is left to be done. A list of activities could take the project beyond its scheduled time and cost, preventing a successful outcome.

Manage Project Quality

WBShelps the project manager to focus on delivering quality products that are fulfilling the business and stakeholders’ requirements and objectives. Attention to quality prevents defects and re-works. It prevents waste and saves time and money. The Project Manager isin a better position to project budget and schedule baselines. The project manger’s time would be better spent preventing problems rather than dealing with them. It is far better to plan in quality than to later inspect the work and find problems. Inspection that results in fixing defects is very costly to the project and organization.

Once the project manager sets clear acceptance criteria, it becomes the baseline to measure tasks performance and completion against them. This gives the project manager and the team a better understanding of the tasks, improves quality and guarantees a higher rate of project success.

Manage Subcontractor’s Work

Subcontractors work can sometimes get out of control. The project manager needs to know what is to be done, when it will be done and who will be doing it. It is a lot easier when the project manager views and treats subcontractors as if they are part of the internal project team. As part of the team, subcontractors are then expected to submit WBS with their bids to be considered for the contract; report on tasks should be done against a detailed WBS, so that their work becomes measureable. This allows the project manager to be more likely to pick up the differences in cost and schedule estimates among all the vendors bidding for the project; exercise some control over the contractor’s work. This reduces the risk of delay and re-work of contractors’ delivery.

Clearly, the WBS is very important and most effective in planning, executing and monitoring projects. It shows the hierarchy of the project works and the relationship of one deliverable to another. It is used to solve problems that may be encountered on the project; allows team members to be able to quickly complete the tasks contained in the work packages without requiring more information; gives the project manager a clear picture of what work packages to outsource or subcontract out if necessary. Since work packages are divided into activities, they are excellent for time management for the completion of these activities. It accomplishes what is intended in the project in order to have the desired result of the products or deliverables that satisfy the customer. A project manager is therefore “blind” without this planning tool.

Make it a part of your project now!

Computer Engineering Has Changed the World and the Way We Study Engineering

Computer Engineering has Changed the World When we were kids, no one had a computer and few ever imagined such a thing as a personal computer. The closest we came was a word processor. By the late 80’s and early 90’s the personal computer began to gain traction and when online services and then the internet gained a foothold, computers became more than just calculators or digital game machines. Moore’s law, named for Gordon Moore, Intel’s founder, stated that,” the number of transistors that can be placed cheaply on an integrated circuit will double every two years”. This remarkable statement has proved to be true and may be the central reason for the explosion of the internet and personal computing.

In the old days people commuted to jobs where they might use tools such as calculators, typewriters (or word processors,), copy machines, printers, fax machines as well as basic paper, pens, pencils and rulers to perform their jobs. On their off time they might read the paper, watch the game or a movie or talk to a friend. If the friend lived far away one had to call long distance on the phone. These days you can do all of these things simultaneously online while also doing your job! Computer engineers have created and continue to create a world of seemingly endless possibilities. The more people coming online offers more opportunity to design applications that entertain, educate and provide solutions to the challenges of our lives. Society has changed in so many ways, not the least in the ways we are educated and obtain the degrees and certifications required to get fulfilling careers with high salaries. Schools are offering access to degrees programs online. This allows for more flexible schedules which can mean the difference for those who already need to be working while the obtain the degree that can bring them to the next level in their career or create the opportunities college degrees can offer.

Many search engine university sites showcase innovative, online degree programs from new and more established schools alike. Prospective students should browse schools and request information about their programs. It doesn’t cost anything to get educated about getting educated! It makes sense to look into several schools to decide which school and program is the right one to achieve your career goals in computer engineering.

These schools are but a few of the quality schools featured on that offer computer engineering. If you are interested in a college degree in computer engineering, you owe it to yourself to research programs and your options regarding online and traditional campus schools.

Fight Back Passive Aggressive Actions With 5 Guerrilla Tactics!

Is very easy to discover the inherent pain that a relationship based on passive aggression brings. It is important that you identify exactly the behaviors that trigger your confusion, isolation or anger, and ascribe them to his peculiar way of doing life in general. You are not responsible for his attitude, learned in his childhood.

A passive aggressive intimate connection is a sad paradox. It is as if, in the middle of our constant search for love, companionship and support, we humans encountered a huge blockage that says: “I will pervert and block all your steps towards reaching love, in such a way that it will be impossible to discover who did it and how it was done…all the way I’m professing my love and devotion for you.”

This is the challenge presented by the passive aggressive person’s constant sabotage, which has the objective of deliver a permanent resistance to any deep intimacy, trust and union. You would say, “This is contradicting any search for love…! How can it be that in the middle of this warm relationship building we encounter such a strong resistance that the same love gets destroyed?”

It’s difficult to accept, but some people are so scared of being deeply loved, that they will unconsciously frustrate all steps towards intimacy with passive aggressive behaviors. So, you are warned. And probably you know already the multiple ways in which this passive aggression will rear its ugly face. Perhaps if we review some of them, we can begin to offer an strategy to understand how it happens and so reduce the damage. Let me count the ways…

1.- Behavior always focused on negative aspects of life: The basic attitude here is that life is a miserable experience and there is no joy to be expected, so we are victims of a cruel destiny. In this view, others including you are responsible for the circumstances he is in, and little can be done to change. In order to continue piling up misery and rejection, positive aspects are thoroughly ignored or rejected.

TACTIC NUMBER 1: To counteract the effects of PA behaviors you need to be sure of your own accomplishments, and be proud of them. To keep the mindset of victim hood, your partner will diminish or ignore them, Remind yourself constantly about your good qualities, before it’s too late and you begin to accept your partner’s misery framing as the mirror with which you perceive yourself. Catch yourself diminishing your merits and tell yourself to Stop! Do some breathing exercises and tell yourself how good you are at what you do.

Keep your good friends around, so they can also remind you of your good qualities.

2) Behavior that induces a constant confusion in your brain The main problem with passive aggressive behavior is how to identify the unhealthy interaction. This is difficult because your mind needs to observe and evaluate the situation while it is simultaneously being confused by a barrage of contradictory messages. He’ll say his actions stem from good intentions and the want to provide support, while at the same time he abandons any commitment at the least opportunity. Moreover, he is always going to rationalize his hurtful behavior, producing more confusion in your brain.

TACTIC NUMBER 2: Accept confusion and emotional pain as indicators of being in a relationship with a passive aggressive (PA) person. Another kind of person would make you feel totally different; the truth now is that another person is confusing and manipulating you! DO take your confusion seriously: go for a walk; do something alone; write in your diary; learn breathing exercises to calm your brain and heart; watch a positive romantic movie in TV; anything that fills you with mind clarity and peace is welcome!

3) Sabotaging your best projects: If you show enthusiasm and excitement for some personal project, it is sure that you will receive negative opinion, criticism and put down comments. Because your partner will perceive your projects as threatening the amount of attention now allocated to him, she/he will sabotage them.

TACTIC NUMBER 3: Don’t expect or want anything important, fundamental, or vital from a PA partner, at least at the beginning. The more detached you can be from the final outcome of any shared intimacy, the more protected you become from manipulations that will eventually disappoint you. So, you need to present your heart’s desires in a way that is detached from the emotions they produce in you. If you show enthusiasm and high expectations, any project will be nipped in the bud. If you can present the most fabulous ideas with a blank face, then you’ll likely to get what you want. Learn to control any visible emotional connection or desire, while you move ahead with your projects simultaneously.

4) Giving you the “Silent Treatment” Maintenance of aloof silence toward another as an expression of one’s anger or disapproval: a deliberate discourteous act. Are you getting the cold shoulder, but you don’t know why? Is someone who’s normally eager to speak to you now keeping your conversations to the bare minimum? This can be hurtful, frustrating, and confusing.

TACTIC NUMBER 4:   Asserting Yourself in light of the silent treatment. If you remember that he uses this way of controlling you, without a clear reason that would justify his detachment, then you can be safer. Think again that this reaction is his choice, that he could behave in a different way, and that this behavior is not revealing or confirming anything about your value as a person. You are not responsible for his behavior, he is deciding to be cold and distant and controlling. Again, detaching yourself, having your own projects and friends, can help you protect your core from the isolation forced unjustly on you. When you feel stronger, perhaps you would try to confront him explaining the impact that this behavior has on you, and on the future of the relationship.

5) Always “not being completely there” In a time of need, the PA person will always be, as the saying goes: “an hour late, a dollar short, or a block away.” He backs off at the right moment, doing nothing when something is expected from him. He hides behind a curtain of good intentions…”I tried to, but…” He “was meaning to go with you to the doctors…but something else came up.” He can give you a dozen reasons why he could not do what he promised. The first excuse is that he forgot about the deal. This leaves you confused between believing him, and listening to your hurt feelings.

TACTIC NUMBER 5: Every time you receive this excuse; each time he says that he “forgot”, substitute the words: “didn’t want to” instead of “forgot.” You then can properly realize what is going on, and can move on with your decisions. You put an end to the confusion and paralysis provoked by his mix of good intentions and omissions.

Living with a person who relates in this way can induce pain, confusion and loneliness. Regardless of that, you might be very well looking at his good aspects and trying to make a good effort to develop a stable and long term relationship.

Steps to Building Your Own House – Block Work

Once you’ve poured and floated your ground floor slab you have completed the substructure of your house and are ready to begin the superstructure. This means everything above ground.

Depending on the size of your house the next couple of weeks will be entirely taken up with block work and brick work which, depending on whether your house is a bungalow or multiple story house, is taken up to ground floor ceiling level.

The main things to watch with your block layers, unless you are building it yourself, are the Damp Proof Coursing (DPC), the wall ties and your wall insulation. For the purpose of this article we will concentrate on a 300mm cavity wall which is one of the most common methods of house construction.

In order to prevent rising damp coming up your walls it is vitally important that a layer of DPC is placed at ground floor level beneath each wall. For example if you’re building a 215mm (9″) block on flat wall a 215mm wide layer of DPC should be laid out first and then built on top of. Appropriate DPC should also be incorporated around windows and doors ie. underneath and behind window sills, up the jambs of the doors and windows and also across the heads (tops) of windows and doors. Any good home building manual will display detailed drawings for the positions and sizes for appropriate DPC’s in specific areas.

Correct DPC’s are one of if not the most important detail to get right when building your house and will prevent lots of potential problems further down the line if done right.

For the external walls, using the 300mm cavity wall example, consisting of two 100mm wide blocks on edge separated by 100mm the other two details to watch are the wall insulation and the wall ties.

The wall ties are used to tie the two separated leaves of block work together and make them more stable. Generally ties sit on top of the first course of blocks spaced at 900mm centres and then spaced 450mm vertically as block work rises. The drip built into the middle of the tie is to stop water from bridging the cavity from outside to inside. There is also usually a plastic clip on the tie which is used to hold the wall insulation in place.

The wall insulation, generally between 50mm and 75mm in thickness (seek advice from your engineer) is to be placed in the cavity tight against the inside leaf of block work and the main thing to check is that there is not a gap between the block and the insulation as this can have a big impact on the effectiveness of the insulation. Other places where insulation is necessary during the block work stage of construction is at the back of the window sill to prevent a cold bridge from forming from outside to inside.

The heads of the windows and doors must be spanned by an appropriately sized lintel. Generally speaking opes of less than 2.5m wide can be spanned by a concrete lintel bearing 200mm either side of the opening. If the opening is wider than this you should consult your engineer for an appropriate type of lintel, eg. an RSJ or a steel cathnic lintel.

Once the block work has reached the level of your downstairs ceiling (generally about 2.4m depending on your house design) you are ready for your floor joists or your roof to begin. If you are building a bungalow, it is up to you whether to build you gable peaks before or after your roof timbers are fitted. If you are building a 2 storey house you can fit your floor joists and deck them out and then return to building the remainder of your block work to roof level using the same principles as discussed.

This concludes the block work section of your build, next will be carpentry.

New Science In Treating Aging Skin – What You Need To Know

The science for aging skin, just like all other things, is constantly undergoing various changes and discoveries. That being said, you can find a lot of new ingredients and new remedies today that were unheard of in the past. What might have been a dream for us in the past is now a reality.

Nanotechnology In Skin Care Products

Most moisturizers and creams did not have such a high success rating because they can not penetrate easily into skin tissues and cells. In fact, most of these products can not even successfully penetrate the pores of the skin. They usually just stay on the surface of the dermis.

The skin care industry now introduces nanosomatic technology. The ingredients have undergone a reduction system that made the molecules smaller. Because of that, they can penetrate deeper into the skin to deliver best results. Their smaller molecular structure also allows the cells to absorb the ingredients better. This leads to more effective hydration and more impressive correction of damaged cells and collagen fibers.

One of the ingredients you should look for is Nano Lipobelle HEQ10. This has similar functions to Coenzyme Q10. Coenzyme Q10 is a popular antioxidant. It has been made more potent because its molecular structure has been reduced. As a topical treatment, it works better because it can penetrate deeper into the skin.

Internal Collagen Growth

Synthetic collagen is a common ingredient in many anti aging products today. But this ingredient has not really given much success to us. Collagen is a complex protein. Supplementing it with synthetic or laboratory-made collagen does not guarantee an effective skin aging treatment.

What our skin needs is an internal boost of collagen. We have to wake up our integumentary system's ability to produce collagen. This can be done through the help of an ingredient called CynergyTK.

This ingredient can be found in animal sources such as horns and hooves. However, experts recommend sheep wool as it contains keratin similar to human skin. Keratin is a kind of functional protein used by the body for the production of collagen and elastin. Without this functional protein, our body can not produce collagen and elastin sufficiently.

Sea Weeds

Sea weeds have been around longer than us. Recently, it was discovered that sea weeds can long young looking skin. This can actually prevent the loss of hyaluronic acid. HA is an acid responsible for collagen moisturization. Young people have elastic and dewy skin because they have ample supply of HA. As we get older, harmful enzymes in the body break down this acid, causing a decline of moisture in collagen and skin tissues.

When looking for a moisturizer, choose one with Phytessence Wakame. This is a type of sea weed used by Japanese people.

Reducing The Impacts of Hip Joint Pain

Every day there are increasing numbers of patients that complain to their doctors about hip joint pain. They are dealing with this problem on a daily basis and it can be very debilitating.

Older people tend to experience more joint pain than their youngger counterparts and often this is as a result of the outbreak of arthritis. Joints in the knees, elbows hands and hips are often sore as a result of this condition and patients commonly complain that they suffer more acutely in colder weather.

If you have suffered a dislocation before then this is another way in which joint pain can be caused. This is primarily true for those that have had to have limbs reset and a lot of pain can be created in this way. Often a particular type of movement or even a lack of movement will spur the onset of hip joint pain.

There are various ways in which to reduce the impact of joint pain. For those that are possibly more flexible, it is a good idea to stretch the area around the joint as much as possible at regular intervals. This means that there is a greater flow of oxygen-rich blood to the area. Otherwise you can always use heat which will also help your muscles to relax and ease up the joint.

There are a number of treatments that doctors and physios will be able to prescribe to you. They have the right knowledge when it comes to the one that is best suited to the particular type of pain that you have. They might suggest a gel or tablets to help you over come your pain.

Calcium as well as fresh fruit and vegetables can also form part of a concerted effort to beat joint pain. They provide the body with the nutrients that it needs to combat pain.

You do not have to be a slave to hip joint pain with all of the treatments that are on the market these days. There are a number of cures and treatments that can be used and you should look into them and get professional advice in order to choose the right one for you.
