In using Aquos Bakugan in a brawl, the generally accepted tactic would be by using different strategies to boost the Bakugan’s power or to decrease the opponent’s. Most Aquos players would at first put in play a Bakugan with low power and then increase it with abilities and Gate cards as the game progresses.

The Subterra Attribute represents the element of earth, and the Bakugan of this attribute are usually built for earthen attacks and abilities. Its colors are brown and orange. In putting a Subterra Bakugan in play, the main strategy would be a direct and straightforward overpowering attack. It is like Pyrus in this way, using strength and force to win a brawl.

The Ventus Attribute represents the element of wind. Many of the Bakugan of this Attribute are usually creatures of the sky. Its abilities and attacks uses the air and the wind. Its colors are green and cyan. Strategies involving Ventus Bakugan are usually calculated and cunning, playing out a fast and effective game plan. Many strategies involve luring opponents and making them believe they have the upper hand, and then suddenly in comes in an ability that would turn the battle in the Ventus brawler’s favor.

The Haos Attribute represents light, and has the colors of white and gold/yellow. The Bakugan of this Attribute usually have low power levels, which enables a Haos brawler to use strategy as a means to win a brawl. They also have very strong Ability cards to further strengthen their attacks and defenses.

The Darkus Attribute comes close to the Pyrus Attribute as also one of the most powerful. It has the colors of purple, green, and black. The Bakugan of this Attribute sometimes have red streaks on them. It is an advantage to a Darkus brawler that there are many varieties of abilities and strategies available for a Darkus Bakugan. With its many attacks, high power level, and various strategies, it is not surprising why this attribute is usually reserved for the villain of the Bakugan series.

One thing is for certain when brawling. Whatever Attribute you choose, strategy is still important in winning a brawl. Each Attribute has its own advantages and disadvantages but it will always be the strategy you use that will conclude who will win in a game.

How to Tell the Difference Between Fiber Optic Transmitters and Light Sources

:: What are fiber optic transmitters?

Optical transmitters generate the light signals transported by a fiber optical communication system. a transmitter includes a light source but also includes signal generation circuit and components such as an electro-optical modulator.

The transmitter contains electronics that modulate the light source. At low speeds, the transmitter directly modulates light emission by varying the drive current to the light source. But the transmitter needs a high performance external modulator such as a electro-optical modulator for high speed applications. It maintains a constant drive current to the light source, producing a steady output beam, which passes through the external modulator that produces the 1 and 0 signals.

Transmitters can have more than one light source. Each light source operates at different wavelengths and are modulated separately with their corresponding signals. These light sources are then coupled to a single fiber with WDM (wavelength division multiplexing) technology. DWDM (density wavelength division multiplexing) technology essentially expand a single fiber's information carrying capacity by hundreds of times.

Using Bike Inner Tube As An Exercise Device (Hip Flexor)

I have already written several articles relating to the use of a old bicycle inner tubes as a very effective exercise device. There are two major reason you should consider at least giving this a try. One, you are saving the environment by recycling your old inner tubes and transforming them into an exercise device that can be taken anywhere. Secondly, for some reason, old inner tubes are simply extremely effective in performing a multitude of exercises in both your warm-up and main set workouts. Not to mention that they are free, easily transportable, and easily replaceable if lost. I very rarely go on a trip without several different types of inner tubes (light road racing tubes, regular road bike tubes, and mountain bike tubes).

The most recent exercise I developed for use with either your road bike tubes or mountain bike tubes is what I called the lyning hip flexor activation exercise. This requires that you lie flat on your back on the floor. Loop your inner tube around on itself so you have two loops in order to reduce the diameter of the tube in-half. Then lift both legs in the air with knees bent and at at 90 degree angle to the floor. Place the looped tube around your foot at about halfway up your arch. Then push one leg forward and the other back towards your chest activating your hip flexor. Focus on the pull back of the leg that is opposite the leg pushing forward.

This is a great move to include after you have foam rolled, completed your stretching routine, and are ready to re-activate your muscles prior to your main workout. You will immediately feel the difference once you first stand-up from this movement and begin to walk. You will be amazed at the more fluid feeling you experience in your hip flexor and overall forward movement. I highly recommend this exercise to activate your muscles prior to any and all bike rides and runs. This will help prevent muscle tears and pulls if done on a regular basis and before all workouts and races.

Please refer to my other articles that include using old inner tubes for use in maintaining strength and general health for your rotator cuff, glutes, and chest. Use various inner tubes for varying resistance in your training. As always start out with the lighter more elastic tubes and build up gradually to the standard tubes. I like to use the mountain bike tubes for the lower body and not for the upper body since they provide too much resistance.

Before you start shopping for fireplace mantels and surroundings, you need to know the measurements of your hearth, fireplace facing, and a few other key elements. With those figures in hand, you can find a fireplace mantel or mantel and surround that will suit the scale of your fireplace and the look of your room. Determine What to Measure. If you're replacing your current mantel and / or surround, then you should measure that. Shelf Width – Measure the total width of the top of the mantel at the widest part.

If you have a fireplace without a shelf or surround, then you would follow these measurements. These measurements assume you have a facing, which is a decorative material like brick or stone surrounding the fireplace opening. If you do not have a facing, skip those measurements. If you do not have a heart, which is a raised decorative surface on the floor beneeth the fireplace opening, then measure from the floor and skip the hearth measurements.

Facing Height – Measure the height of the facing from the top of the heart to the top of the facing.

Total Facing Width – Measure the total width of the facing from end to end.

Facing Width – Measure the width of the facing on one side of the fireplace opening.

Facing Depth – If the facing projects out from the wall, measure the distance from the outer edge to the wall.

The Real Estate Investors' All-Cash Formula For Buying a House

As you move forward into the business of buying and selling houses, you'll need to start looking at how successful investors make offers. Let's say you already have your marketing in place. You're getting leads, and you know how to pre-screen those leads by asking three questions:

1. Is the house pristine or neglected (pretty or ugly)?
2. Can you buy the house with immediate equity built in the day you buy it, or can you create equity?
3. What is the degree of the seller's motivation? The way you can answer that is by looking at the WWOW:

W : What is the property WORTH (value)?
W : How much do they WANT (asking price)?
O : How much do they OWE (the loan balance, if any)?
W : WHY are they selling (their motivation)?

Let's say a lead comes in on a property estimated to be worth $ 100,000 (after the house is fixed-up) by a certified appraiser, but the seller is asking for $ 75,000. They owe nothing on the house, and the reason they're selling it is because it was inherited.

You've now got clues to answer all three of the questions above. To the seller, that house is little more than a free pile of money gifted to them from a relative. Not only are they not emotionally attached to it, but they are telling you by their asking price that they are willing to give up $ 25,000 worth of equity. That immediately answers questions two and three. You know you've got them ruling in the right direction. Their motivations are in your favor.

By looking at the average house price in the market of the lead, you can tell whether it's a pretty house or an ugly house. In this case, let's say the market average in that area is $ 200,000. With this house being below market average (because it's only worth 100k) we would lean towards this probably being an ugly house, most likely needing some degree of repairs. Now there are really only two buying strategies when it comes to buying ugly houses-either All-Cash or Split-Fund!

The other four buying strategies are for pretty houses only because your exit strategy for getting rid of a property that you get a deed on, for example, is to owner finance or lease option that property when you sell it. You're taking over someone else's mortgage and then you're going to create financing with your buyer that wraps around the mortgage that you took over. You are only going to do that with pretty houses because you'll be selling to a higher-end buyer-they're usually more responsible and can pay bigger down payments.

Even if you can get a super deal on a house buying all-cash, you never do it on a pretty house because there are only two ways to lose money in real estate-writing a big check to buy a house or signing your name to a big bank loan in the process of buying. Even if you could get an $ 800,000 house for $ 500,000 all-cash, you do not violate those rules. Not that it's out of the question that this can turn out to your benefit, but it's rare-it'll happen maybe once or twice in your career career as a real estate investor, if at all. As a rule, it's a safer bet to take an option on a pretty house rather than risk your cash.

So we're going to focus on the all-cash strategy in this example.Since we've determined that it's an ugly house, we have to consider that it will need repairs. You do not have to be absolutely accurate about what estimated will be. In fact, you can underestimate and still not get hurt poorly because when you're using the all-cash formula, you'll be guaranteed to turn a profit. Based on what the owner says the house needs-new paint, carpets, minor upgrades as such-we can make a ballpark estimate that repairs will cost about $ 10,000. So what can you offer based on this scenario?

The maximum offer for an all cash purchase is 65% of the ARV (After-Repair Value) of the house.

That leaves a 35% profit, hedge factor, cushion, whatever you want to call it. For this example, let's say the ARV, based on legitimate comps, confirm that the house is indeed worth $ 100,000. Multiply that by .65, then subtract the $ 10,000 in repairs, and your maximum offer would be $ 55,000.

The reason why we buy at 65% is because we leave open one of our selling strategies-wholesaling. When you wholesale the house to someone, you're typically selling it to an investor who is going to buy it in cash from you, then rehab it and sell it again. When you buy at 65%, you can typically sell it fairly quickly to an investor at 70%, turning a 5% wholesale profit.

This formula only changes when you write a check and pay cash for a house when you current real estate market conditions decreasing in value. In such cases, you may want to lower your buying all-cash formula factor down from .65 to .50. Before you make the offer, make sure you have reliable comps on the house and include a repair estimate, a ballpark number that's reasonably considered. Also, when making an offer, you do not want to come out of the gate making your MAO (maximum allowable offer). You might want to start out around $ 48,000 in this case, or where you'd like, but you know that the most you will offer is your MAO of $ 55,000.

If we're writing a check for anything, we're either getting it at a great discount or we're not doing it. As long as the ARV is correct and you factor in repairs somewhat accurately, you will never get hurt using this formula.

When I arrive at the house, I like to park in the driveway because that is where family parks and they are more likely to greet me. I look for the door that they use the most and I go and knock on their door (usually the back or side door). While waiting for them to come to door, I look down at my clipboard and pretend to read. I try not to make any eye contact until they open the door.

When they open the door, I greet them as if they have been waiting for me all day long. “Mrs. Jones? My name is Joseph and the reason I’m stopping by today is because you recently sent this card in and it’s my job to bring you that information you requested. I’d really like to go over this with you, can I come in?”

If they say yes, GREAT!!! I’m in! If they say it’s not a good time, then I will schedule an appointment with them for the next day. Now you are off to your next one. Some people will let you in and some people will make appointments with you, some won’t be home. (Always make sure you go back or call if they’re not there.) Of course, some will slam the door in your face… ha (fortunately, not usually.)

At the end of the day, you should have made 3-4 presentations and scheduled 4-5 appointments. The point is, you are out there working and making money. I’ve honestly made $8000 in commission in one day!!! No joke.

Making Appointments

Rather then drive around all day, some people prefer to make appointments or hire someone to make appointments for them. Personally, I hired someone to do this for me. I schedule my appointments an hour and half apart. Usually it starts at 10:30am and ends at 7:30pm. I try to get 7 appointments a day, 4 days a week. I always make my appointments the day before because they forget if it’s more than one day away.

When you arrive at your appointment, smile BIG and assume you are getting in. Say you are there for the appointment and ask to come in. It’s easy to get in… most of them remember that you are coming.

Presentation

To put you at ease, I want you to know that I’m not a sales person at all. I’m the most passive, non pushy person you can imagine. There really is no trick to it. So relax your shoulders and have fun.

Once you are in the door, you compliment their home, their yard, their dog, the smell of the house… you know… whatever! Just compliment. My favorite one is to mention how clean the house is. If it is really clean, it means they work really hard at it and they appreciate someone noticing. As I’m walking in the house, I look at the pictures and I either ask who is in the pictures before I sit down or I ask later. In any case, seniors love to share their pictures so make sure you ask about them.

I’m always very casual and I do my best to avoid the sales presentation for about a half hour. I like to have them talk to me and tell me about themselves and their family and their problems etc. I honestly get sucked in. I’m right there, feeling their joy and pain and I’m concerned and interested. I don’t care about the insurance at that point. Eventually, you move to the presentation and by this time you are friends and this helps them listen and helps you know how to communicate to them. Here are the steps:

1. You tell them why they received the card and what it’s about.

2. You bring up the cost of a burial and the fact their family is going to have to pay $10,000.

3. You find out why they sent the card in.

4. Ask who their beneficiary is and if they have ever paid for a funeral (both these questions bring out emotion because they don’t want their kids to pay for the funeral and by asking if they have ever paid for one, this helps them remember the pain of paying all that money for a funeral.)

5. Ask them what medications they take and what they are for. Then you ask how their overall health is. “Have you had any heart problems, or kidney, or liver or lung problems? If so, when?” You need to know when because most applications only care about the past 2 years or so.

6. Now you know what they are going to be approved for and you can show them some prices. I usually write down 3 or 4 prices on the back of their lead card. I try to match what I think they can afford. Once I write them down, I go over the prices and then hand them the sheet. I say, “Now, Mrs. Jones, I want you to look over these three prices and you tell me which one is best for you?

7. Before I give them the prices, I tell them about an immediate benefit and a graded benefit. The immediate benefit means that their family will get the full face amount if they died even after only one payment. The graded policy, however, makes them wait two years before they have full coverage. To find out which one they qualify for, I have to ask the questions on the application. (However, if you asked enough questions earlier, you already know….)

8. Before I ask the immediate benefit questions, I ask them to pick out a price first. (This is called asking for the sale. You have to ask for the sale or you will not sell!!! Plain and simple). Knowing the price they will pay helps with the next step. When you know they qualify for immediate benefits, after you ask the appropriate questions (that you already know the answers to), you stand up and congratulate them.

9. At that point, all you have to do is ask for their personal information. “Mrs. Jones, can I see your SSN and Drivers License”… the point is that you start writing the application.
