One aspect of a Feng Shui evaluation is to analyze the environment surrounding a building. When using Feng Shui to choice a home, most Feng Shui consultants will tell you not to pick one close to a cemetery. After looking at a beautiful home this past week that just happens to have a cemetery adjacent to the back yard, I decided to take another look at the idea of living near a cemetery.

Why care about what surrounds your home? Why not just focus on the internal energy? Well, simply put, the outside energy affects the internal energy of your home. Too much Yang energy is easier to feel than too much Yin. Here’s an example. Think of a home that has a busy highway running behind it. The fast moving energy and noise pollution gives the inhabitants an unsettled feeling, even on the inside of the home. A home like this would be described as unbalanced because it has energy that is too Yang. Yang energy is bright, loud, and hot.

Having your home next to a cemetery is just the opposite. The overall energy becomes unbalanced as well. Homes next to a graveyard or cemetery are too Yin instead of Yang. Energy that is overly Yin is harder for us to feel, though. Although viewed like a quiet park by some, others are very unsettled by the quiet process of decomposing that is occurring. Having a Yin home may not bother one at first, but little by little, it can make the inhabitants of that home decline, by reducing their drive. The same can be true of living near a stagnant body of water.

What can be done if you find yourself living in a home you love that is adjacent to one of these situations? First step is to buffer your home from the energy. For example, the house I looked at this week has a ravine full of large trees in-between it and the cemetery. Adding Yang elements to the area near the cemetery would be helpful in balancing the energy. Examples of this would be outdoor lighting, bright flowers, flowering shrubs, a fire pit or a chiminea.  Fire and light are very Yang elements and would work to balance the energy. On the flip side, an example of reducing activity in the house that is too Yang, would be to add Yin elements. Again, adding trees and shrubs which can filter sound and light energy will help. In addition to you could add the ultimate Yin element; earth. A decorative brink or stone wall or even a mound of soil with landscaping on top would help to balance the energy and buffer the home. As always, think about what makes sense in your landscaping before adding remedies.

Making sure your home is sheltered and balanced from external elements will have the biggest effect on the internal energy. Be sure that any Feng Shui consultant you use analyzes not only the interior but also the exterior. This will help to ensure a supportive environment.

Pro Tools Optimization Guide For Audio Recording

Optimizing your Pro Tools system is yet another important part of having smooth and stable recording / mixing / mastering sessions and each particular process requires different configurations.

Optimizing for recording: When recording audio, latency is a big issue, you want the least latency possible so that there is no lag between the source and what you're capturing, latency issues can cause artifacts in the recording that are not very pretty !

(Assuming you're already inside PTD / LE) Go to the "System" Menu and select "Playback Engine." Here, you will see various options, the first one being H / W Buffer Size. This means: "Hardware Buffer size" which refers to the timing of latency between the hardware and the software. You will notice there are quite a few options in the dropdown menu:

  • 64
  • 128
  • 256
  • 512
  • 1024
  • 2048

As I said, you want the lowest option your system can perform, if your system can utilize 64 ms latency, fantastic, if not, do not stress yourself too much. If you can keep your buffer size between 64 and 256, you're doing well. If you're uncomfortable playing with these settings for now, that's fine! Those of you who fall into this category, just keep it at 512 samples.

The next option that you will see is: "Host Processors" This indicates to how many processors Pro Tools will use to allocate threads to. If you have a quad core CPU, you will be using four cores, if you have hyperthreading enabled in your BIOS settings, you will see 8 in this menu, if you have 8 physical cores (dual CPU) you will see 8 and if you 're using hyperthreading with 8 physical cores, you will see 16! If you're using 8 physical cores though, you will not have any need to enable hyperthreading. Basically, for this particular option, keep it as high as you can, the manual will say to use one less core, but I disagree.

The final setting under the "Settings" category is CPU usage limit, what this is, is basically a brickwall limiter for your CPU that works off of a percentage. When your system reaches a specified usage amount due to RTAS plug ins and Audiosuite rendering, etc, once it reaches the peak, it will go no further than that. A setting of 85% or 90% is acceptable here.

The next section you will see refer to the DAE playback buffer, which deals with disk latency and plugins / audio streaming. This is a very important setting for recording and mixing. Different from the H / W buffer in that this setting does not focus on the CPU or Digidesign hardware, but on your hard drive. You will see "size" and in the dropdown menu you will see levels 1-4, keep this on level 1 and if your system can handle it, put it on 0! For Cache size, leave this on normal without your system is really having a hard time, then switch it to large. (If you followed my recording PC guide, you will be just fine leaving this on normal!)

Lastly, you will see an option with a tick box that says: "ignore errors during playback / record" (may cause clicks and pops). This setting is debatable, if there is something wrong and you keep getting errors when mixing about the DAE engine and you just can not get it to go away, tick this box (especially with the 8.0.3 update) I hear no clicks or pops with or without it. I have not had this particular option enabled when tracking so I can not speak for this option in such an instance, only with mixing.

Try to keep it unchecked if possible, if you notice nothing wrong with tracking or mixing, leave it on, it is most likely doing no harm.

These steps should lead you in the right direction for a stable recording system with Pro Tools HD / LE!

Basement Insulation Tips

People who live in Ontario have dealt with weather-related issues regarding basement insulation as long as there have been homes in the area. No one needs to tell them that in the extremely cold region they live in, basements that have no insulation let far too much cold air into their homes and allow heat to escape.

In the southwestern part of Ontario it is estimated that the average ground temperature is 55 degrees F (12 degrees C). This is far too cold to leave your basement un-insulated, but many people have found the cost of insulation to be out of their price range. Unfortunately, this just raises heating bills on the other end.

The sad fact is that without full-height insulation, the floors upstairs will be extremely cold no matter how much heat you pump into your home. In northern areas of Ontario, about 20-25% of the heat you lose from your home goes out through the basement, usually around the sill plate where the basement wall meets the first floor. This means that you’re basically pumping heat into the outdoors instead of into your home which is nothing but a huge waste of your money.

Due to a limited budget, many people try to take the least expensive option in these cases, which is to add batt insulation between the floor boards in the basement ceiling. This may work to an extent, but eventually the insulation will trap moisture that will rot floor boards and lead to more major damage. Full-height insulation is a necessity in Ontario, and it needs to be at least R-12 for homes heated with oil or gas and R-19 in homes with electric heat. Although the costs can usually be recouped in 1-5 years, insulating can be very expensive which is prohibitive for many homeowners.

To help mitigate this problem, the federal Canadian government along with the provincial government in Ontario offers rebates to homeowners who add insulation to their basements and bring them up to local building codes. For example, homeowners who cover 100% of their exterior basement walls with at least R-23 insulation can receive a rebate of up to $2000.

Many years ago I was sitting in a big hall, with a lot of people, listening to a famous speaker, salesman, and marketer named Larry Thompson. He said that there is a little state in Mexico called Sinaloa and that before we left that room we would lock that into our brain and never forget it.

I thought, "Oh yeah, as if !!" but more than a decade later I still remember.

It represents one of the most basic lessons in sales that anyone who is going to sell anything, or who works with marketing, needs to know.

He said it is the name of a town but also an acronym, SINALOA, It stands for Safey In Numbers And Law Of Averages.

What does it mean? It means that you will never be secure in sales if you do not have numbers working for you rather than against you.

If you need to do 5 sales a week you have really good people to talk with then talking to 5 may give you the results you need but ….. if just 1 person does not go forward then you fall short of your goal.

If you expect everyone to buy from you but you still talk with 10 then you only need half to commit and you will achieve your numbers.

If you want to be successful you need to have lots of prospects, lots of people to talk to, lots of people thinking about what you are offering and a lot of people who are seriously considering taking what you offer.

It gets back to the old adage, "the harder you work the luckier you get."

Jim Rohn, the motivational philosopher, says "If you're the best salesman and you close 9 out of 10 people you talk with, and I'm new and I close 2 out of ten, then we can have a competition and over a month I'll beat you. Why? Because I'll talk to more people than you do. If you talk to 10, I'll talk to 100, you'll get your 9 and I'll get my 20. "

The second half of the acronym is LOA – Law Of Averages.

It works like this; if you sell widgets and make $ 100 for very one you see then have a profit number to work with.

If you're going door to door then, if you have a good product, a normal sort of exit is that for every 10 doors you knock on 3 people are likely to agree to look at what you offer.
If you then present to those 3, and do it well, then you are likely to make 1 sale.

Now the question – If you make one sale that day then have you made $ 100 on the sale or have you made $ 10 from it?

It you need to knock on 10 doors to get enough prospects to be able to make 1 sale then knocking on 20 doors you are expecting to make 2 sales, $ 200. If you think about this and realize that final profit is directly related to the number of doors you knock on. You need to knock 10 doors to make $ 100 then you are actually getting $ 10 per door.

You say "Thank you for the $ 10".

You knock on the second door and they set up a time to look.
You say "Thank you for the $ 10".

You knock the third door and they yell at you and call their dog to attack you.
As you run out the gate you say "Thank you for the $ 10".

Whenever it is desired to balance an account, the two sides are added up, and if the totals of the two sides are unequal then the difference is put on the side having lesser total. This will make both the sides equal. The amount of the difference inserted is known as ‘balance’ of the account. In particulars column it is written as Balance c/d (carried down). In subsequent period it is known as Balance bid (brought down). If the total of the credit side of the account is less, the balance will be inserted on credit side with the words “By Balance c/d”. This balance is known as Debit Balance and after closing the account it will be shown on the debit side with the words “To Balance bid”. Similarly if the total of debit side of the account is less, the balance will be inserted on debit side with the words “To Balance c/d”. This balance is known as Credit Balance and after closing the account it will be shown on the credit side with the words “By Balance bid”.

Personal Accounts

It is worthwhile to refresh your memory and recall that personal accounts relate to individuals and business entities (firm; company, corporation etc.) and the rule is : Receiver is to be debited and giver is to be credited. Now if on any particular date the business wants to know as to how much amount is ‘due to’ or ‘due by’ a particular person to itself (business) then it should balance the account of the person concerned. Debit balance as per personal account signifies that the person is the debtor of the business i.e. person owes an amount equal to the balance to the business or the amount, represented by the balance is ‘due to’ the business by the person. Similarly, Credit balance as per personal account signifies that the person is the creditor of the business i.e. business owes an amount equal to the balance to the person or the amount represented by the balance is ‘due by’ the business to the person.

Real Account

These are the accounts relating to property or possession or rights. Rule is : “What comes in is to be debited and what goes out is to be credited.” Thus all incomings are to be recorded on the debit side and outgoings on the credit side. On any particular date these accounts should have ‘debits balance’ representing the worth of the item covered by the account. At the end of the year (generally) or at any other point of time when the financial position of the business is required to be ascertained these accounts are balanced. These balances are shown on the assets side of the statement of position or Balance Sheet. These accounts do have ‘debit balance’ which signifies the ‘book-value’ or ‘written down value’ or ‘going concern-value’ of the assets of the business as on that relevant date.

Nominal Accounts

These are the accounts showing the various heads of expenses and sources of income. At the end of the specified period (generally one year) these accounts are closed by transfer to the final accounts i.e. Trading or Profit and Loss Account.

Necessity of Ledger

Maintaining of ledger is a must in every accounting system. It is necessary as will be clear from its advantages:

(1) Transactions relating to a particular person, item or heading of expenditure’ or income are grouped in the concerned account at one place.

(2) When each account is periodically balanced it reflects the net position of that account. For example, how much is due from a customer or how much is payable to a supplier or what is the value of total purchases or what has been the expenditure on salaries? Such information is available by balancing the ledger accounts.

(3) Ledger is the stepping stone for preparing Trial Balance- which tests the arithmetical accuracy’ .of the accounting books.

(4) Since the entries recorded in the journal are referenced into ledger the possibility of errors or defalcations are reduced to the minimum.

(5) Ledger is the destination of all entries made in journal or sub-journals.

(6) Ledger is the “store-house” of all information which subsequently is used for preparing final accounts and financial statements.

Opening entry and its posting. In the case of an existing business we are required to pass an entry in the journal (on the basis of the Balance Sheet prepared at the end of the previous year) for bringing in the new books all assets and liabilities: this is known as Opening entry.

Take another set of 10 breaths, counting 10 to 1, while visualizing the Soul -seat.
  3. Feel the laser line going from the Soul-seat down through the Tan-Tien in the pelvis and into the center of the Earth. Take 10 deep breaths, while focusing on the core of the earth.
  4. Focus on the Laser line going through the Soul seat — Tan Tien — pelvis — center of the Earth. Feel the strength and silence in the room.
  5. Be aware of the ID point, 2 and to to 3 feet above your head, inch inch in diameter. While visualizing the ball, keep your spell straight, you may hear a high-pitched sound, if your auditory perception is open this is like God-Head ID point. Take 10 deep breaths, while focusing on ID point. Feel that tiny laser beam [half the size of your little finger] going to the molten core of the earth through the Soul-seat and the Tan Tien.
  6. Feel the power. This is alignment. This is bridge between heaven and earth.

Here’s a little background on this amazing strongman.

Alexander Zass was an old-time strongman, born in Poland in the 1800s, but later on his family moved to Russia.

As a young boy he was motivated to build his strength when he saw circus performers and the incredible feats that they performed. He began by climbing trees and fashioned some homemade barbells and dumbbells to begin working out with. As he became older, he began working out with some of the great Russian strongman of the time.

In some of the books he wrote, specifically Samson Systems and Methods he expounded on his idea that in order to have true strength you need to have what he called… Tendon Strength.

He felt that you needed to develop your connective tissues, the tendons, first rather than concentrating on the muscle fibers. He concluded that the best method is to use is what today we call isometric exercise.

Most of his conclusions came about as a result of his imprisonment during World War I. He escaped so frequently that the guards had to change him inside his cell. He practiced and learned how to break his chains. Later on he would use these chains to maintain his strength and physical conditioning by using them in his isometric workouts. And so he developed Alexander Zass isometric exercise.

Later on he would publish a training program in instructional course that detailed his use of isometrics employing a chain like exercise device.

The Eviction Process

Obviously, evicting a tenant is not a thrilling part of real estate investing for the tenant or the landlord. What follows is a description of the eviction process itself (especially as it pertains to what can be expected in Ohio), pepered with some of my personal comments with regards to how I typically handle evictions.

Generally, if I've not received rent monies from a tenant by the 8th or 9th of the month, I call the tenant. My leases stipulate that the tenant has a grace period until the 5th of the month to mail rent monies without being charged any type of late fee. As long as the envelope is postmarked by the 5th – no late fee. Asking 3 or 4 days (from the 5th) for a tenant's payment to arrive is pretty liberal and plenty of time to allow for the monies to be received from cross-town mail.

If upon a call to the tenant I believe we're going to have problems, I immediately deliver a 3-day notice to the property. A copy of the notice is made before delivering. The 3-day notice is posted (taped) on the front door of the property if the tenant or other occupant is not there when it's delivered. Any tenant that reaches this point (the starting of the eviction process), is advised that the 3-day notice is simply being posted as a way to protect my interests in the event the tenant does not make good on the outstanding monies due.

Attaching a 3-day notice to the tenant's door does not negatively affect the tenant's public record. It's not until the 3-day is basically filed that it becomes public record. The landlord can not file for eviction until 3 business days have passed from the point the 3 day-notice was placed on the property. Once the 3 business days are up, the landlord can begin the formal eviction process. How does this start? You will take your paperwork, including a copy of the 3-day notice, and file to have an eviction hearing. I use an attorney to process all of my evictions. Specifically, one specializing in handling evictions. I personally prefer using an attorney that will try to remedy the situation with the tenant before the case is even heard. You do not have to use an attorney – you can do a lot of this yourself and save a few bucks, but I recommend you use one. If you've never been to your local court system to witness eviction hearings, I highly recommend it. You'll soon get a flavor of what takes place during these hearings and will know what to expect ahead of time should you ever get to the point of processing an eviction on one of your own properties.

You can expect it to take approximately two weeks before your hearing is scheduled. It's important to note that I always keep the communication line open with the tenant through this whole process. I think this is extremely important. I want the tenant to know that I do not like going down this path just as much as the tenant does not. It's not my goal just to boot a tenant out of the property. In fact, I try very hard to work out payment arrangements or even payment assistance resources with the tenant in an effort to get him or her back up on their feet. Yes it may take a little hand-holding and some of your extra time, but I'll say eight out of ten tenants going through this extra hand-holding will appreciate your trying to help and will absolutely clear their overdue balances with you. You walk a very fine line here with the tenant in that he or she may also be taking advantage of you. It can be a tough call. At times it can simply come down to relying on your gut feeling with the situation.

If judgment is taken (in your favor) at the hearing, the judge will give you permission to "red tag" the door. A red tag is just that – it's bright red and has marked on it the date that possessions will be moved out of the property if the tenant has not vacated. The tenant has five days from tagging to get out of the property. It will usually take 2-3 business days after the court hearing for this tag to get placed on the front door of your property. Again, I keep the tenant abreast of my intentions during this process. You as the landlord call the shots with regards to whether or not any possible set-out occurs. I mention to the tenant that I still do not desire to set property out at the curve, and if payment arrangements can be made, the set-out can be averted. You will again have to make the call here. Do you want to accept only partial payment for what is owed and try to arrange a plan for payment on the extra monies? Or do you feel the tenant is just not going to make it, and in this instance, follow through with the eviction process?

The final step is the dreaded set-out. It's extremely rare that I ever have to get to this point. If it comes this far, frankly the tenant desires it. I've given them every opportunity within reason to try and remedy the situation or move out on their own accord. If the tenant has not moved out by the date stipulated on the red tag, you as the landlord have the right to order a set-out with the bailiff. Again, an attorney that specializes in evictions really helps here. In Columbus, Ohio, you only have a two hour window Monday-Friday to request and schedule a set-out. Additionally, the set-out must be scheduled within ten days following the red tag, or you have to order a supplement red tag (more money).

When the set-out is requested (it's generally a day and time agreed upon by you and the bailiff), you will be expected to have at least four people dedicated to setting furniture and belongings out of the house. You will also be required to have trash bags and boxes to pack items before removing them from the house. Good maintenance workers will be handy to have when you get to this point.

As you can see, evictions can be a rather drawn-out process that generally take a good three to four weeks to run their route. This is why I believe it's very cruel to always maintain good communication lines with your tenant and try and be as professional as possible in handling the situation. It will be frustrating! … but try and keep an open mind into ways you can help your tenant get through this. A good positive attitude can go a long way to making this process less stressful to both you and the tenant!
