Wrestling, man’s oldest and most challenging sport, can trace its history back 5,000 years. Inscriptions on the walls of the tombs at Beni Hasan, Egypt, show maneuvers that are the same as those practiced in any wrestling room today.

This article describes the Seven Basic Skills as outlined by USA Wrestling’s National Instructional Staff.

As a member of the USA Wrestling National Coaching Staff, I had the privilege of introducing the Seven Basic Skills at the USA Wrestling National Developmental Camps, Clinics, and at training camps for team members.

With these skills as a foundation, a well conditioned and mentally prepared athlete can attain the level of CHAMPION. They will help the wrestler reach his/her full potential. In all athletic endeavors, mastery and application of these fundamentals will produce competitive excellence.

Back Arch 

These Basic Skills provide sound bio-mechanical skills needed to obtain competence and proficiency at all levels of wrestling. As a coach it is essential that you learn the fundamentals of these skills and develop a proficient communication that will enable you to train your wrestlers daily using a consistent vocabulary that expresses these basic skills. You must coach your athletes in such a consistent manner that they will understand when you are telling them that they need to improve their position they will know what you mean. If you are telling them that they need to change their level or create motion during a match they will understand clearly what you are telling them to do. By adopting such a fundamental vocabulary you will be able to take your wrestlers and your program to that championship level.

It is imperative that all wrestlers understand clearly what each skill requires and that they include them in their repertoire of technique and skill set. No matter what maneuver is being executed, one or more of the Seven Basic Skills will be essential to completing the move successfully.

The Real Estate Investors' All-Cash Formula For Buying a House

As you move forward into the business of buying and selling houses, you'll need to start looking at how successful investors make offers. Let's say you already have your marketing in place. You're getting leads, and you know how to pre-screen those leads by asking three questions:

1. Is the house pristine or neglected (pretty or ugly)?
2. Can you buy the house with immediate equity built in the day you buy it, or can you create equity?
3. What is the degree of the seller's motivation? The way you can answer that is by looking at the WWOW:

W : What is the property WORTH (value)?
W : How much do they WANT (asking price)?
O : How much do they OWE (the loan balance, if any)?
W : WHY are they selling (their motivation)?

Let's say a lead comes in on a property estimated to be worth $ 100,000 (after the house is fixed-up) by a certified appraiser, but the seller is asking for $ 75,000. They owe nothing on the house, and the reason they're selling it is because it was inherited.

You've now got clues to answer all three of the questions above. To the seller, that house is little more than a free pile of money gifted to them from a relative. Not only are they not emotionally attached to it, but they are telling you by their asking price that they are willing to give up $ 25,000 worth of equity. That immediately answers questions two and three. You know you've got them ruling in the right direction. Their motivations are in your favor.

By looking at the average house price in the market of the lead, you can tell whether it's a pretty house or an ugly house. In this case, let's say the market average in that area is $ 200,000. With this house being below market average (because it's only worth 100k) we would lean towards this probably being an ugly house, most likely needing some degree of repairs. Now there are really only two buying strategies when it comes to buying ugly houses-either All-Cash or Split-Fund!

The other four buying strategies are for pretty houses only because your exit strategy for getting rid of a property that you get a deed on, for example, is to owner finance or lease option that property when you sell it. You're taking over someone else's mortgage and then you're going to create financing with your buyer that wraps around the mortgage that you took over. You are only going to do that with pretty houses because you'll be selling to a higher-end buyer-they're usually more responsible and can pay bigger down payments.

Even if you can get a super deal on a house buying all-cash, you never do it on a pretty house because there are only two ways to lose money in real estate-writing a big check to buy a house or signing your name to a big bank loan in the process of buying. Even if you could get an $ 800,000 house for $ 500,000 all-cash, you do not violate those rules. Not that it's out of the question that this can turn out to your benefit, but it's rare-it'll happen maybe once or twice in your career career as a real estate investor, if at all. As a rule, it's a safer bet to take an option on a pretty house rather than risk your cash.

So we're going to focus on the all-cash strategy in this example.Since we've determined that it's an ugly house, we have to consider that it will need repairs. When you buy at 65%, you can typically sell it fairly quickly to an investor at 70%, turning a 5% wholesale profit.

This formula only changes when you write a check and pay cash for a house when you current real estate market conditions decreasing in value. In such cases, you may want to lower your buying all-cash formula factor down from .65 to .50. Before you make the offer, make sure you have reliable comps on the house and include a repair estimate, a ballpark number that's reasonably considered. Also, when making an offer, you do not want to come out of the gate making your MAO (maximum allowable offer). When the original glass broke, did it break in a million little pieces or did it break in larger “chunks” of glass. If the glass broke in a million pieces then is a tempered glass. If the glass just cracked, or broke out if bigger chunks then it is know as a glass-ceramic. Commonly know as PyroCeram®(not Pyroceran), Robax or Neoceram. Just different brand names for the same type of product. On this site we use the term PyroCeram®. To learn more about PyroCeram® click here.

– 3rd – What kind of heat does your unit put out? Is it a gas unit, using natural gas or propane? A wood burner that just for looks. Or a Air tight wood burner that produces over 600 degrees?

If it is a gas unit, then it typically uses tempered glass. All though gas units do put out heat, the top end of the heat against the glass is less then 400 degrees. The tempered glass in these units is usually of a clear tint. If you have a masonry fireplace. A fireplace built in the home with brick and mortar. They can have a set of fireplace doors applied to the opening. These type of fireplaces are not very efficient and do not generate heat much higher than 400 degrees. At least not for any extended period of time. The glass in these types of door systems are typically tempered.

If you have an air tight wood stove or insert. These units can generate up to 1200 degrees and are very efficient. The glass in these units must be Pyroceram. Using any other type of glass will cause the glass to fail and could cause a home fire. Pyroceram glass has an amber tint in color. If you have a high efficiency fireplace. This is a fire place that is not air tight, but has a adjustable damper that allows you to control and slow down the fire to burn more efficiently and generate more heat. These units generally supply heat in the 600-1000 degree temperature range and need to use Pyroceram glass.

– Lastly – If your not sure about any of the above, there are still a couple of ways to find out. Look in your owners manual. It should tell your what type of glass was supplied. Contact the company you got it from. They should be aware of the different types and can advise you. Or just send us an email and give us as much info as you can. Brand name, size, wood or gas, and take a picture and attach it. We have seen most of the types out there and should be able to tell you what you need. Still not sure. Then replace it with Pyroceram. This will cover all the bases. It is able to be used in all the applications that we have covered.

Composite Decking Vs Pressure Treated Wood Decking

Warranty

Composite decking claims a 25 year fade warranty. That sounds great, right? Well after the initial install you will not notice the fading that is really taking place. It is a very slow process. How ever, if you have the need to replace one or more of the topping boards a year later, you will see the drastic change in color fade. There is a positive side to this however. In time, the new boards will also fade into the same color as the original boards. So if you can bare to live with the different colors for some time than its all good for you. If you think the difference would bother you, then you may want to do some more research on composite decking before you purchase.

Reasons why you may need to change composite topping after installed-

Composite topping boards are not scratch proof. Let me repeat this, composite topping boards are not scratch proof. Although they are very durable, they are not by any means scratch proof. And if a scratch happens, it can not be removed by sanding are any other means. You will either have to live with it or replace the board and deal with the color difference until it fades to match.

The good side to composite decking-

If you can live those downfalls, the upside to having a composite deck is the life span of the material. The composite decking will not rot. You will never have to paint it, stain it, or seal it. So once it has been installed it becomes virtual maintenance free. And that was were the down fall to pressure treated wood coming into play.

Pressure treated wood decking warranty-

Most pressure treated wood manufacturers will have between 15 to 25 year warranty on their product. This warranties only if you maintain proper maintenance for the life of the product. Yes that means you will need to power wash the decking at least once every 3 years and seal it with a good sealer. It is extremely important to do this or the decking will dry out, crack, and rot.

The up side to having an pressure treated wood deck-

Although you will have to keep up maintenance on it, the natural wood deck has the best appearance to it. You can use a semi translucent sealer to leave the natural wood grain exposed or you can use a solid stain to color it to match just about any color you may need. If a board gets damaged by a scratch it can be sanded and sealed again to match. If need be that more than one board needs to be replaced, they can also be sealed to match in color.

My opinion:

Well, in all of my years of installing decks, I have to say I like the wood decks better. They just look like they are real. I feel that the composite decks are very rich looking and elegant, and practical as far as maintenance goes. So it really is just a matter of what type of house do you have, what look you are going for, do you have time for maintenance, and maybe even what area you live in.

Liuhe Pagoda (Six Harmonies Tower) of Hangzhou China – History and Information

Liuhe Pagoda or Six Harmonies Tower is a tall multi-storied pagoda in southern Hangzhou, Zhejiang province, China. Located on the Qiantang River, at the foot of Yuelun Hill, the pagoda was built in 970 AD during the northern Song dynasty but destroyed in a war. It was then rebuilt and ruined several more times. The current wood and brick structure dates to 1152.

Being one of the impressive masterpieces of ancient Chinese architectures, Liuhe pagoda attracts thousands of tourists every year. The 196.5 feet tall pagoda has 13 stories outside and 7 stories inside. The six harmonies refers to the 6 directions (heaven, earth, east, west, north and south) as well as the six regulations of Buddhism. A bright lamp installed in the top can also served as a lighthouse.

The pagoda was originally built by the ruler of the Wuyue State (which is an area that now become a part of Zhejiang province). It is also believed that one of the reason for building Liuhe pagoda is to calm the tidal waters of Qiantang River as well as to become a navigational aid. During the night, lanterns were lit almost everywhere in the pagoda so that boats and ships on the Qiantang River could see the building and use it as a navigation tower. You can also see 104 large iron bells hung on its flying eaves as this was done to ward off harmful spirits who responsible for the heavy tides which had caused so much flooding before dykes were finally constructed.

Every story of the pagoda consists of 4 elements; the interior walls, the exterior walls, a zigzagged corridor and a small chamber. This octagonal tower also has a spiral staircase which leads to the top floor. Each of its seven ceilings are carved with painted figures such as birds, flowers, animals and characters. When the pagoda is viewed from the outside, it may appears to be layered-bright on the upper surface but dark underneath. That is harmonious alternation of light and shade.

If you climb to the top of the pagoda, you can see a beautiful and impressive view of the Qiantang River Bridge spanning the surging tides of Qiantang River. There is also an exhibition center near the pagoda that displays many details about other important ancient pagodas in China including all the information about their architectural style.
